Patuxent Architects, Inc. has professionally served the Residential, Commercial, Religious and Civic
Communities of Southern Maryland since 1992.

FIRM HISTORY
Patuxent Architects was founded during the recession of 1992,
when Paul Kosla and Brent Hutchinson set up shop in the basement of Paul’s house in Prince Frederick, Maryland. Working
in a room just big enough for two drafting tables, we learned
what it means to start a small business from the ground up.
From those humble beginnings, we moved into a spacious 400
square foot building across from the County Court House on
Main Street in Prince Frederick. With prosperous economic
times, Main Street exposure and the benefit of a developing
good reputation, we soon outgrew that locaTion and, in 1998,
renovated and moved into a small bungalow at 81 Armory Road.
While there, Patuxent Architects, Inc. grew to include four more
employees and we designed, constructed and moved into our
current location at 75 Armory Road.
During our growth, Patuxent Architects, Inc. has had the pleasure and privilege of working with many local professionals,
businesses, developers and land owners throught the Calvert,
Charles, St. Mary’s, Anne Arundel and Prince George’s county
region. We realize the importance of building productive relationships with local businesses and private citizens as well, for
these relationships are what a strong, healthy business is founded on.
We are a licensed professional architecture firm specializing in
design and construction management services for a wide variety
of clients including military, industrial, commercial, public, religious, historic preservation and private residential projects. Our
services have varied from just a few hours of consulting time to
complete designs for projects with large construction costs.
Not only are we experts in design and construction management,
but we are experienced in feasibility studies, building and zon-
ing code review and compliance, life safety evaluation, coordinationa and
organization of professional consulting engineers, cost analysis and project
management. We are also experienced in coordinating and integrating civil,
structural, mechanical and architectural elements to provide a complete
engineering and architectural package.
Patuxent Architects, Inc. uses the latest in BIM (Building Informatin Modeling) technology to communicate ideas and information from the preliminary design phase through the construction document phase and fruition of
a project.
Our firm places great importance on conserving the earth’s resources and
environment. We staff a LEED AP and continue our education in this area
to provide greener, healthier facilities.

REDEMPTORIS MATER SEMINARY OF WASHINGTON, CHILLUM,
MD: This 1929 Seminary had been vacant for nearly 20 years. Draftsman
for construction documents for total renovation of an 80,000sqft. facility. Spaces include two chapels, three apartments, a dining/meeting room,
kitchen, six offices, four classrooms, six living suites, fifty double occupancy rooms with baths, a library, recreation room and a lounge area.
FATHER ANDREW WHITE CATHOLIC SCHOOL, LEONARDTOWN,
MD: This project consisted of the renovation of a 1950’s school of 22,400
sqft. Improvements to the existing facility included the updating of all
mechanical and electrical systems, replacement of all windows and installation of a new pitched roof. An addition including restrooms, a science room,
a music/art room and a 2,700 sqft. library was also part of the project to
modernize the school.
SOLOMONS UNITED METHODIST CHURCH, SOLOMONS, MD:
Draftsman for new two-story fellowship hall and meeting facility and the
renovation and restoration of the existing Sanctuary. The exterior of the
church was also given a face lift to return it to circa 1870 appearance.

ST. JOHN’S CATHOLIC CHURCH, HOLLYWOOD, MD: Draftsman for
construction documents for a new 15,800sqft. Gymnasium, Cafeteria, Auditorium
Facility capable of assembling 750 people. This design incorporated many “green”
characteristics such as upgraded mechanical systems for high efficiency, ecologically friendly materials and an abundance of natural light—a key factory to reducing energy usage and costs.

As a principal at COA, Mr. Ulrich has provided engineering and project management services for civil development projects consisting of new
roadway designs, roadway realignments, roadway expansions, roadway drainage (both closed and open drainage systems); Institutional site
development such as elementary, middle, high schools, libraries, and public parks; Industrial sites such as maintenance buildings, repair facilitates
and mining sites; Commercial office, retail buildings, and business parks; Single family and multifamily residential sites; Slope erosion projects

Collinson, Oliff and Associates, Inc. (COA) is a Maryland Corporation located at
110 Main Street, Prince Frederick, Calvert County, Maryland. The company was
established in March of 1990 and currently has 23 employees comprised of 18 office
personnel, (1) two-person field-surveying crew and (1) three-person field-surveying
crew.
COA is an engineering, comprehensive land planning, land surveying, and mapping
firm providing professional land development design services for single-family residential, mutli-family residential, commercial, industrial, recreational, educational and
governmental development projects from conception to completion.
Our staff has over 300 combined years of surveying experience with three (3) Registered Professional Land Surveyors and one (1) Registered Property Line Surveyor
on staff, and over 90 combined years of Civil Engineering experience with two (2)

consists of AutoCAD Civil 3D Land Desktop 2009 and Civil 3D 2010. Field personnel are currently using Nikon/Topcon total stations and Topcon GPS combined with
TDS data collector systems for the gathering of physical data.
The majority of the surveying and engineering experience has been in Southern
Maryland since 1971. COA is also associated with environmental and engineering
consultants to provide additional specialized services as dictated by each project.
The designs for grading, sediment control, layout, storm drainage, storm-water management, forest stand delineations, forest conservation plans and geometric designs
will be provided in-house. The staff of COA is well informed and has a very professional relationship with local county agencies with respect to design and permitting
procedures required for the development of projects within Southern Maryland.

A Building Information Model is a digital representation of physical and functional
characteristics of a facility. As such, it serves as a shared knowledge resource for information about a facility forming a reliable basis for decisions during its life-cycle from
inception onward.
Building Information Modeling (BIM) is an approach to building design, construction and management. It supports the continuous and immediate availability of project
design scope, schedule and cost information that is high quality, reliable, integrated and
fully coordinated.
Patuxent Architects, Inc. is highly focused on ways in which new technologies can help
us to develop our architecture. The BIM method represents a whole new way to communicate; a method in which data is efficiently provided to everyone working with the
same model. BIM is an effective and 3D-oriented means of electronic communication
which secures better communication between the stakeholders in a project, and reduces
the risk of construction errors. The result is increased quality in both the design and the
finished construction.

Following the devastating tornado that struck Southern Maryland, and destroyed the
Archibishop Neale Catholic School in April 2002, Patuxent Architects, Inc. met the challenge of ensuring a temporary school facility for the students to return to in August for
the new school year, and immediately began the design of a new 55,000 sqft., two-story
school facility to serve 550 students. The drawings were completed to apply for permits
on Oct. 1, 2002. The permits were issued on Oct. 23, 2002 and the new building was
occupied in January 2004. Patuxent Architects, Inc. was able to condense the design
and permitting of a project which normally takes approximately 18-24 months into 5
months.
