EVALUATION OF LONGEVITY FOR
FORTICEL™ MOLD PREVENTION COATING
FOR BUILDING MATERIALS
Test Purpose
The purpose of the reported data in this bulletin is to evaluate the long term efficacies of FortiCelTM, a product of
Protective Coatings Group, LLC, designed to prevent the promotion of mold growth on construction products including
wood, concrete, and sheetrock. Material samples were collected and treated with FortiCel™ according to the
manufacturer's recommended application rate and then subjected to the testing criteria defined in the following protocol.
Test Overview
Pieces of kiln dried pine dimensional lumber were cut from normal stock and prepared in a manner consistent with building
materials. Two samples, each a 2" x 4" x 18" long were prepared to act as untreated controls and two additional prepared and
coated on all sides with FortiCelTM applied using an ALLPRO 300T HVLP gun.
These samples were then soaked for a period of 8 days in Distilled Water to determine release rate of one of the active
ingredients. Release rates were consistent for 1 and 8 days which would be expected given the volume of water, 10L, used and
the ion exchange nature of the active ingredient being measured. Samples of the distilled water were then bottled and sent for
analysis by ACZ Laboratories of Steamboat Springs, CO. The liquid was then digested according to EPA Method M200.2 for
total digestion via a hot plate and then the resulting material analyzed using Inductively Coupled Plasma-Mass Spectrometry
(ICP-MS) according to EPA Method M200.8.

From these release rates you can calculate the expected longevity based on the total amount of active ingredient present in the
coated surface (a factor based on the load rate in the percent solids left in the thickness of coating applied) and dividing that by
the result above, taking into account the surface area treated and the volume of water used. In this calculation the results are

The purpose of the reported data in this bulletin is to evaluate the efficacy of FortiCel™, a product of Protective Coatings
Group, LLC, designed to prevent the promotion of mold growth on construction products including wood, and concrete
using ASTM D3273-94. Material samples were collected and treated with FortiCel™ according to the manufacturer's
recommended application rate and then subjected to the testing criteria defined in the appropriate ASTM specification.
Pieces of CDX Plywood and Dimensional Lumber were cut from normal stock and prepared in a manner consistent with
building materials. Each sample was prepared and coated on all sides with the FortiCel™ coating at a rate recommended by
the manufacturer and applied using an ALLPRO 300T HVLP sprayer. The treated samples were then tested according to ASTM
D3273, a standard test method for resistance to growth of mold on interior coatings in an environmental chamber. The tests
were conducted by EMSL Analytical, Inc. in a controlled test chamber with a temperature of 32.5 +/- 1ºC and a humidity of
95% to 98% containing soil inoculated with Aureobasidium pullulans ATCC 9348, Aspergillus niger ATCC 6275 and
Penicillium citrinum ATCC 9849.
After a 4-week incubation period the samples were examined for visible effects of mold growth according to ASTM D-3274
which uses photographic reference standards that provides a numerical rating system from 0 to 10, with 10 indicating a
sample totally absent of mold. A rating of 8 indicates a slight amount of growth (less than 10%), 5 indicates moderate growth
(30-50%), 3 indicates heavy growth, and a zero rating indicates full coverage of mold growth (greater than 90%).
Results for the evaluation of the submitted samples are shown in the following table:

All surfaces must be free of debris, oil, grease or anything that
would prevent direct contact of FortiCel TM to the intended surface.
Crawlspace Disclaimer: Crawlspace environments may promote
conditions which are outside the limits of coating technology and
warranty provisions. PCG reserves the right to evaluate these
conditions and determine if warranty shall be enforceable.
Warranty Coverage
In the unlikely event of a FortiCelTM product failure, PCG will use
its own discretion to remedy any defect or claim and will restore
area to original condition. PCG shall make determination.
PCG will choose personnel who are certified to make remedy of
cure and retreat area(s) in question. If remediation is required to
remove mold, PCG will cure such areas according to IIRC S526.
Such cure shall be completed by PCG approved representative.
Approved remedial costs shall be paid by PCG unless it is

determined that FortiCel was improperly applied or not
applied according to the Application Guidelines, then the
warranty shall be made void.

Protect all surfaces with masking materials prior to application

of FortiCel such as window frames, doors, fixtures or any
surfaces that are undesirable to coat.
Apply FortiCelTM at a rate of 2500 square feet per gallon to
intended surfaces and allow drying for 20 minutes. Material
must be mixed thoroughly prior to and during application.
Application shall be made using appropriate spray equipment
such as an airless, HVLP, or fogger. If application is made using a
fogger, calculations for materials must compensate for the
entire area including all floors, ceilings and walls. (Extra
precautions must be made if fogger is to be used to prevent
application on surfaces other than intended).
Claim Notification
All FortiCelTM product claims shall be made to;

Notifications shall be made in writing and sent to the address
shown in Warrantor via certified attention “Claims
Department”. PCG will respond to all claims within 24 hours of
receipt of notification. All claimants must provide details of
claim and appropriate contact numbers, addresses and
responsible individual.
Disputes
PCG and Purchaser agree that any claim or dispute arising out of
this warranty shall be settled through arbitration in Orange
County, Florida and administered by the American Arbitration
Association under its Commercial Arbitration Rules.

PCG must be notified immediately upon discovery of any
suspected product failure. If claimant should neglect to make
notification to PCG and allow PCG to inspect and determine best
course of remedy, then warranty shall be nullified.

Registration and Transferability
Property owners or applicators must register the property address
and application specifics with PCG within 30 days of application
to receive warranty.
Warranties shall automatically transfer record of property to
present and or future owner for the entire 25 year warranty
period without requiring any action on behalf of property owner.
Severability

If any part of this Warranty shall be determined to be invalid
then such portion shall be deemed severed from this Warranty
and the remaining terms, exclusions and limitations shall apply.
Any costs incurred by PCG in the completion of this warranty
will serve as PCG’s sole and exclusive obligation with respect to
such defect or nonperformance.
Provisions
PCG warrants that each of the treated surfaces described in the
section marked Use Cases shall be free from mold from the date
of application and for a period of 25 years post application.
* PCG reserves the right to amend its warranty language and all amendments shall
supercede previous document provisions.

SECTION 09800 – SPECIAL PROTECTIVE TREATMENT
I. GENERAL
1.01 General requirements of the Project Manual shall apply to all work specified in this section.
1.02 Quality Assurance
A. Applicator
1. Applicator shall be trained & certified, by PCG or its appointed agents, in accordance with PCG methods and
standards for mold protective treatment applications.
2. Applicator shall certify, in writing, that all technicians utilized for work in this section have been –
a. Trained and certified journeymen in the PCG FortiCel™ mold protective treatment product
application.
b. Shall have demonstrated a proficiency, in this area, by citing past usage of these products as a
complete system.
3. Applicator shall include in this certification that any specialized equipment, as required by the manufacturer, will
be used for work in this section.
1.03 Submittals
A. Product Data: Submit manufacturer’s (PCG) technical information, including Product Technical Data Sheets, Material
Safety Data Sheets, detailing job site and personal safety instructions, product mixing instructions and application
instructions for each material specified. Identify by manufacturer’s catalog number and general classification:

1.04 Delivery and Storage
A. Deliver materials in sealed containers with manufacturer’s labels intact.

1.05 Job Conditions
A. Apply FortiCel only under the following prevailing conditions:

c. Prevent direct exposure to water for 5 days on the freshly treated surfaces to enhance curing of the treatment.

2.03 Product Requirements

Surface Treatments shall have passed ASTM D-3273-94 testing, with a zero mold growth (10) rating. And
must be performed by a credible third party national laboratory.
6. Treatment must be warranted for 25 years and must include a Manufacturers Backed 25 Year full remediation
warranty on all treated areas.
i. Warranty must be serialized and traced to the property address of application and must be
enforceable without regard to ownership.
2.04 Material Preparation
A. Mix materials strictly in accordance with manufacturer’s most current printed technical literature.
B. Thinning: NO THINNING is required for the FortiCel™ Mold & Mildew Preventive Coating
C. Surface must be dry prior to application.
III. EXECUTION
3.01 Pre-work Inspection
A. Examine all surfaces to be treated and report any conditions that would adversely affect the performance of the
protective treatment and which cannot be put into an acceptable condition by specified surface preparation methods.
B. Remove and/or replace any surfaces, which cannot be put into an acceptable condition.
C. Do not proceed with the mixing or application of the specified protective treatment until all surfaces can be placed into an
acceptable condition.
D. All surfaces must be dry and free of any debris, or residue that would interfere with adherence of coating to structural
members.
3.02 Equipment Requirements
A. Mixing Equipment
1. Drill operated high-shear mixer
2. Continuous mixing shall include not less than 5 minutes with assurance of thoroughly mixing all sediment into
solution.

3.03 Surface Preparation
A. General Area Preparation
1. Prior to all surface preparation operations, completely mask, tarp, remove or other wise adequately protect all
fixtures or surfaces not to be protective treated.
2. Remove all construction debris from wall cavity, floor, and window areas to be treated.

3.04 Mixing
A. FortiCel™ Mold & Mildew Protective Coating:
1. FortiCel™ must be properly mixed prior to use. This product is packaged, in ready to use container. For
proper mixing –
a. Using an mixer with a variable speed drill and mixing paddle, blend for 5 minutes at high speed.
Be certain to mix all sediment which has settled to the bottom of pail completely before use. Repeat
mixing periodically every 20 minutes while in continuous use. Foaming may occur this is a normal
response to the mixing process and should not present any concern.
3.05 Application of FortiCel™ Protective Treatment
A. Strictly follow these PCG recommendations and instructions regarding product material and mixing, so as to provide the
best quality work. Refer to technical Document FC 300.
B. Building roof shall be intact and dried in prior to application
C. All materials shall be applied under adequate illumination, evenly distributed and properly applied and shall have a
visible golden-orange tint evident after application.
D. All materials shall be applied in an even and full continuous coating, free from skips, holidays or pinholes. Application
rate to be 1 Mil wet thickness.
E. FortiCel™ is best applied by Conventional Spray Equipment. Small areas or perimeter edges can be coated using a
Natural Hair Bristle Trim Brush. Apply as follows:
1. Configure your spray application so that a working wet line is maintained. Strive to spray to natural breaks.
Always keep the tip pointed perpendicular to the surface.
2. Beginnings in a corner, or other natural break, apply FortiCel™ material using vertical sweeps of the gun.
Work in areas of arms length, which are most comfortable for the individual. Keep the gun tip parallel to the
surface being sprayed.
3. Use good journeyman spray techniques in order to achieve a thin, uniform coating deposit free from skips,
holidays.
4. The surface being treated will ultimately dictate the square foot per gallon yield of FortiCel™. As a general
rule, the following guidelines can be used:
a. Wood surface areas – 2000 to 2,500 sq. ft./gal @ 1 Mil wet
b. Masonry surface areas – 600 to 1000 sq. ft./gal. @ 1 Mil wet
c. Steel surface areas – 2000 to 2,500 sq. ft./gal @ 1 Mil wet
5. Continue application until the entire room has been protective treated. FortiCel™ will dry to touch in
approximately 1 hour and will thoroughly cure within 5 to 7 days, depending on prevailing ambient temperature
ranges. Do not expose to water for 5 days post application.
3.06 Clean up
A. Clean up spray equipment
1. Use water in clean 5 gallon pail to flush FortiCel™ from pressure lines and pump.
2. Remove the tip from the gun nozzle housing and further clean the tip orifice, so as to prevent future clogging.
3. Collect and dispose of the FortiCel™ container in a proper manner, consistent with all jobsite disposal
recommendations.
B. Job Site Clean Up – General
1. All empty containers of PCG products must be collected and placed in appropriate collection bins for proper
disposal.
2. Remove all masking and other associated debris from the job site and leave the storage area clean.
3.07 Inspection
A. Inspect and repair all work that is not acceptable to the Specifier and request the final acceptance.
3.08 Protective Surface Treatment Schedule
A. As indicated on this schedule
1. Mold & Mildew Treatment installation onto all unfinished wall surfaces according to project work scope.
a. Apply FortiCel™ onto cleaned and properly prepared surfaces, per Project Scope.
3.09 PCG Specification
3.09.1
This Specification is a general work order specification. It is intended for use, as a general guideline, for the successful
application of PCG FortiCel™ Mold & Mildew Preventive Treatment onto interior surfaces, which are subject to continued
mold and mildew growth conditions. Extensive laboratory and field testing has shown that the inorganic film structure of
cured FortiCel™ Mold & Mildew Coating will not support mold and mildew development, on its cured film.
A. PCG is a manufacturer of blended chemical compounds and coatings to prevent mold, mildew and algae on the coated
surfaces.

Dear Lenny,
This is a final report from MouldWorks on our evaluation your FortiCel
protective coating.
We evaluated the ability of material to inhibit
germination and/or growth of 15 different commonly occurring interior
molds.
Mold infestations in houses are established by spores which are deposited
from the air, brought in by water intrusions, or disseminated by insects
and mites. In virtually all cases infestations occur when spores germinate
and grow within or on common construction materials such as OSB,
dimensional lumber, drywall, or insulation. If spores cannot germinate
and grow on protective coatings, then they cannot serve to initiate mold
colonization within a building. The MouldWorks protocol for evaluating
the resistance of coatings to molds involves an assessment of spore
germination in 15 species of common household molds under laboratory
conditions which simulate those that may occur in buildings prior to
appearance of mold problems. These spores came from cultures of molds
isolated by us from samples sent to MouldWorks for analysis – bulks,
tapelifts, and viable spore plates. For the most part these cultures were
isolated within the last 6 months.
When cultures show signs of
senescence and loss of vigor, we replace them with recent isolates.
FortiCel was sprayed onto the surfaces of dry filter papers. When the
coating had dried for 2-3 days, about ½ ml of spore suspension
containing ca. 1 million spores/ml in a nutrient solution was placed on
the surface of each coated paper and spread with a sterile cotton swab.
The inoculated filter papers were then placed on the surfaces of water
agar plates, and spore germination was monitored for 2 weeks. We did
this by taking tapelifts from the surfaces of inoculated coatings and
looking for signs of spore germination under the compound microscope.
Control filter papers coated with black enamel spray paint and placed in
water agar plates were inoculated with the same 15 mold species used for
the test coatings.
These controls tested both for spore viability on non-coated agar and on a
non-toxic coating, since some of the spores placed on the filter paper
always moved in water films onto the surrounding
agar. After two weeks spore germination was scored and tabulated. The
results from these tests are shown in the table below.

Conclusions
The FortiCel coating completely prevented any germination of spores
within the 15 species tested. Each species were tested independently to
evaluate the effect of the coating by spore type. This conclusive data
indicates that the coating is sufficiently capable of preventing mold
growth on the coating surface of each of the tested species.
Mold spores which are incapable of germinating will become completely
non-viable and therefore no longer represent recurring threat of growth.
All test conducted were without the supervision or influence of Protective
Coatings Group, LLC, which allowed for the studies to be independently
evaluated without undue influence or bias by any outside party.
The MouldWorks Mold Spore Germination Test protocol is a proprietary
testing method of MouldWorks. The protocol was developed to provide
extreme test measures that better represent real world conditions beyond
all existing ASTM protocols for microbial testing. It is believed by
MouldWorks that a determination of growth as reflected in ASTM is not
sufficient to predict long term results and that the proper evaluation
should be measured by the ability to prevent germination.

Here is a short story for you on how your product FortiCel saved us twice on the
same house.
We were in the process of building a 5,000 square foot home in the Lake Norman
area, when a sales representative of yours came by and talked to us. We were
not a hard sell as far as understanding the need for some type of mold and
mildew preventative.
We have all heard the horror stories concerning mold and mildew health issues
and the way it can turn any home into an un-sellable pile of wood. I was a hard
sell however, when it came to being assured we were using a safe product, as
you know from our conversations and the conversations I’ve had with your
chemists. Once convinced we were applying a product that would have no
adverse affects on our house or our clients, your product was applied to our new
construction.
Well, I was fortunate to sell the house to a gentleman from Las Vegas before
completion. Before closing however, (and while I was out of town), our painters
left the outside water faucet continually running on newly backfilled soil for hours
and hours. Needless to say, it ran right down the side of the house. As luck
would have it our French drains diverted most of the water, but a certain amount
did make it under the basement slab, right under a dark storage closet in a
corner of the basement. We did not have carpet down but moisture still came up
through the concrete and proceeded to create mold and mildew on the finish
lumber and sheetrock.
One of our client’s friends came by the house to check the progress and
discovered the problem. The client just happened to be a real estate agent in
Las Vegas who was aware of the issues concerning mold and mildew. They
informed me there would be no way they would purchase the house with mold
possibly growing in the wall and floor cavities to the first floor and would be
backing out of the deal.

Plain and simply, the fact the house had been treated with FortiCel and it was
backed with the warranty, saved the day. I sent the information to the client on
FortiCel and after he checked into it, he felt comfortable with proceeding with the
closing.
A few weeks ago, I received a call from the same client. He only uses this house
once every few months and walked into the basement to find the carpet wet and
mold growing on the baseboards and up the sheetrock. This area had a
community well water supply with guaranteed psi ratings, making individual
pressure regulators un-necessary.
Sadly, all the houses at the end of the lines were bombarded with over 125 psi of
water pressure when a regulator malfunctioned. The hot water heater had
released more gallons than the drain pan could handle flooding the basement.
Unfortunately, no one was home to discover the problem until the client came in
from out of town.
When the company that cleans up water damage came in, they warned me that
based on the mold and mildew they were seeing I was going to have problems
inside the wall cavities. I informed them I was confident I would, not only have
no mold on the studs but that I wouldn’t have anything on the floor plates either.
They mentioned places that were a lot better than this one and found plenty of
mold and mildew in the wall cavities.
Okay, I had an unfair advantage knowing the house was treated with FortiCel, it
was still fun seeing their faces when the framing was exposed and it looked as
good as the day it was put in.
What more could you possibly ask in pay back from a product? The grief and
expense it saved me on this one house will more than cover the application
expense for many houses to come. Coupled with the fact it is an excellent selling
tool, as we are one of the few taking the necessary steps to combat the growing
mold and mildew issues facing our industry.
FortiCel will be applied to every house Haven Custom Homes, Inc. builds, no
matter how big or small, in the future!
