With The President
2008
GCAR President
Marie Bettini
In my first message of 2008 I quoted
a verse from a song from the Broadway
show “Wicked” and now will share the
rest of it. “Well I don’t know if all that’s
true. But I know I’m who I am today
because I knew you”. A fitting summation of this year: I have been enriched by
this experience. From the new people
I have met, to the relationships that
have been strengthened it has been
most rewarding to serve as President
of GCAR.
We end the year having witnessed a
drop in sales (through Sept.30) of 16%, a
drop in average price of 1% and a steady
($193,000) median price. Comparatively
speaking we are ahead of much of the
country. This slowing of the market did
not adversely affect our membership
which currently stands at 3,501 down
only slightly from the 3,597 in January.
All GCAR Committees had a busy year.
The Community Relations Committee
has begun to develop programs which
will allow GCAR members to partici-
pate directly in local charitable efforts.
The Community Outreach Fund, GCAR’s
charitable arm, made donations totaling $10,100 to various worthy causes.
The Education and Trade Show (now
known as “REALTOR® Day”), with a new
format and national speaker was a huge
success. The Technology Committee
brought a proposal to the Board of
Directors to consider a Centralized/OneCall appointment center which has been
forwarded on to the CRMLS Board of
Directors for consideration. GCAR continues to be a leader in contributions to
RPAC being among the highest donors
among associations who have reached
their goal.
During the year GCAR has followed
up on the efforts of a Task Force of the
NYS Association of REALTORS which has
led the effort to consider data sharing across MLSs. The effort has grown
from five MLSs to eighteen or nineteen who would be charter members of
UNYREX (Upstate New York Real Estate
Exchange).
As this year comes to a close it is
fitting to offer a special thank you
to the Executive Committee: Sandy
Nardoci, Laurene Curtin and Jim Ader.
This Association is in good hands next
year and in years to come due to these
individuals along with the Board of
Directors, Committee Chairs and members, and all who give so freely of their
time and talents.
GCAR Seeks Candidates
For REALTOR® Emeritus
Status
The National Association of
REALTORS® (NAR) has a program
whereby it recognizes long standing members and designates them
as REALTORS® Emeritus. Recently two
GCAR members, John Connors and
Sandra Silverhart, received the designation. And now GCAR is looking for
additional members who meet the
requirements for recognition.
Recognition as a REALTOR® Emeritus
carries with it an exemption from paying NAR dues as you go forward in
your career.
substantiation of 40 years' membership should be attached to the form
when it is returned to the National
Association.
So for those of GCAR’s members
who have been active members of
this, or any other REALTOR®, association for forty (40) or more years we
would encourage you to obtain an
application from GCAR and apply for
recognition.
Just what is required of a member for the status? Any person who
has held membership in the National
Association as a REALTOR®, REALTORASSOCIATE®, or a combination of
both, for a cumulative period of 40
years in one or more Associations of
REALTORS® is eligible for REALTOR®
Emeritus status.
A standard certification form (available from GCAR) is necessary to begin
the approval process for a REALTOR®
Emeritus candidate, which is to be
filled out by the applicant and the local
Association. Any available documentation that would provide reasonable

Christiana Selected As 2008 GCAR
REALTOR® of the Year
At GCAR’s 2008 REALTOR® day, held
at the Desmond Hotel, REALTOR®
Jeffrey Christiana, Prudential Manor
Homes, was announced as GCAR’s
2008 REALTOR-of-the-Year. 2007
REALTOR®-of-the-Year Miguel Berger,
TechValley Homes Real Estate, made
the announcement and presentation
of the honor.
Mr. Christiana has, during his long
career, performed as a salesperson and
now owns one of the Capital Region’s
largest companies.
He is the holder of both the G.R.I
(Graduate, REALTORS®’ Institute) and
C.R.B. (Certified Residential Broker)
designations.
Mr. Christiana has been active in not
one, or even two, REALTOR® associations. In fact our recipient has served
three different associations, including
GCAR, as its president.
He has served on the Board
of Directors of the New York State
Association of REALTORS® and is
currently a member of the Board of
Directors of the Capital Region Multiple
Listing Service.
REALTOR® Christiana has long been
an active member of his community
and has encouraged his company to
give back to the community as well.
Currently his company is very active
with several charitable organizations
and especially the Sunshine Kids program. And as an individual he has
started a program to reach out to
young persons through a ministry
based on boxing. Mr. Christiana is a
board member of Junior Achievement
of the Capital District and of Proctor’s
Theater.
He began his career in 1963 – yes,
that’s 45 years ago – and still has the
same high level of enthusiasm for the
business, and demands that his company service each and every client or
customer they meet with complete
honesty and integrity.
GCAR is very proud to say that Jeffrey
Christiana is its 2008 REALTOR®-of-theYear.

Why REALTOR® Safety Is for Everyone
Some people probably sat through
the REALTOR® safety training presentations thinking it did not apply to
them. Unfortunately, news stories

Congratulations and thank you
to REALTOR® Jeffrey Christiana,
Prudential Manor Homes, for his donation of forty-eight acres of land in the
Indian Kill Greenway to the Town of
Glenville.
The fact of the matter is that, as
REALTORS® and as citizens, practicing
safety measures is the smart thing to
do. Those measures include
1. Always make sure someone
knows where you’re going and
who you plan to meet there—
including the client’s name and
phone number.
For example, a man with 25 years of
experience selling real estate might
discount advice on using smart, safe
marketing materials on the grounds
that no one is likely to circle his head
shot in the local paper and come looking for him. Someone may, however,
use his full name, address and phone
number—easily found on his business
cards, on his Web site and in his ads—
to steal his identity and make his life
miserable for months and even years.

happen in all types of communities. In
fact, the percentage of violent crimes
in general are dropping in cities and
increasing in rural areas.
REALTOR® Jacquelyn Witbeck,
Coldwell Banker Prime
Properties, on the death of her
sister Judith Carpenter.
2. Always schedule first meetings
with new clients in the office,
verify their identity, and introduce
them to a colleague.
3. Always keep a charged mobile
phone in your pocket or clipped
to your belt, whether you’re in the
office, on the road or at property
showings.
Or a REALTOR® who lives and works
in a small town may believe that she is
safe from robbers and others who prey
on real estate agents; the fact is that
crimes against REALTORS® can and do
