publisher’s note
Hello
Residents of
Cocoplum,
The Summer is almost upon us and we hope
you’ve had a wonderful 2016 so far. Look
forward to many more community events such
as Art Exhibitions, Family Movie Nights at the
park, community Tennis tournaments and the
Cocoplum Yacht Club fishing tournament coming up May 7. As always, we extend a special
thanks to all of the Cocoplum families who
help us make this publication a success!

For our tennis players in Cocoplum
who are interested in playing with
other residents but may not know
who to call, we will be featuring a
Cocoplum Tennis Players Page in the
magazine. We want to thank resident
and Islands of Cocoplum Board Member, Matt Martinez for spearheading
this initiative. The page will include
names and player levels so that residents can find a playing partner who
plays on the same level.
My wife and I had a beautiful bundle
of joy that was born on March 2. We
had a traditional home birth, which
was such an incredible experience
that we will never forget. Our daughter weighed 7lbs 10 ounces and was 19
inches long. We named her Hephzibah (Pronounced Hevsiba), which is a
Hebrew name meaning “God delights
in you.” We send a special thanks to
the Islands of Cocoplum Home Owners Association for sending us delicious cookies for the new baby!
Also, big thanks to all of our sponsors that make this publication a big
success. They are the ones that make
this all possible!
Thanks again for reading and supporting this publication and I wish
you and your family a wonderful
April! God Bless!

Martina in The Himalayas
Martina Arrosa
Travels Through India
FOR NATIONAL GEOGRAPHIC’S
STUDENT EXPEDITIONS PROGRAM
“
I’ve always dreamed of going to
India, so when I got into high
school I began looking for different
programs that would take students
there. Unfortunately, most of the
programs I found were a bit sketchy.
But when I stumbled upon National
Geographic’s Student Expeditions to
India, I felt a little more at ease and
so did my parents,” explains Martina.
The National Geographic’s Student
Expedition is a highly competitive
12 Cocoplum Living • April 2016
Since Martina Arrosa was a young girl, she
always had a love for art and a love for
travel. As a senior in Westminster Christian
School, she has won multiple art awards
and accolades. So last summer, when the
opportunity arose for her to fuse the two
things she loves most, there was no hesitation,
even if it meant she was going to travel with
complete strangers, to visit one of the most
remote places on earth – The Himalayas.
program that requires students to
fill out an application, including two
recommendation letters, and written
an essay describing why they would
like to attend the program. If selected,
students have to chose between a
Photography or Cultural Geography
track and experience what it’s like
to be on assignment for National
Geographic. Since Martina has a love
for photography, she decided to delve
further into that area of focus.
The expedition began in New Delhi,
where the group spent two days
exploring the incredible sites of the
city. Meandering through the maze
of streets in Old Delhi, Martina felt
like a movie star of sorts. “There
were places I would go in New Delhi
where I was almost traumatized.
Since I was a westerner and looked
so different, there were often crowds
that would gather around me,”
explains Martina. The group visited
many of the UNESCO World Heritage sites including: the Red
Fort, the immense Jama Masjid mosque, Humayun’s Tomb, Lotus
Temple, and the soaring Qutub Minar tower. Martina tells the
story of one afternoon when she was walking around New Delhi
for one of her photography assignments, “It was a little scary
because as I was strolling through the streets taking pictures
for my assignment, people would crowd around me. They were
actually stopping me to take pictures. I felt like a movie star. I
even had moms that would give me their newborn babies to take
pictures with them!”
For the next seven days of the trip, the group headed up to India’s
northernmost region – the Himalayas. While it remains the least
populated region of India, Ladakh has become the cultural center
of Tibetan exiles, as thousands of ethnic Tibetans have resettled
here. The influence of Tibetan Buddhism is visible in prayer
flags, the red of monks’ robes, and the intricate architecture of
shrines and temples.
The assignment for the group was to visit a remote community
school near the lively trade town of Leh, which was over 11,500
feet in altitude. “It was like a mini college campus and many
of the Ladakhis children in nearby towns would travel long
distances to get there,” explains Martina. The school was a place
where Ladakhis would prepare for college entrance exams. As
part of the program, Martina’s group was involved in a weeklong
Blind Music Teacher at Local School
community service project at the school, where they would join
the daily routine, cooking meals, tending gardens, and helping
the school maintain its solar energy system. Most Indians
don’t eat meat, so meals at the school were vegetarian dishes.
There was a small main room at the school where people would
gather to have conversations, drink tea, play the guitar, wash
the dishes, and it was always full of people. “It’s where we
would spend most of our time,” says Martina. The school’s
music teacher was someone that Martina will never forget.
“The first day I arrived at the school I introduced myself to the
music teacher as ‘Tina,’ and I quickly realized she was blind.

After that first encounter, every
time I would walk into the room the
teacher would recognize me and
say ‘Tina, Tina!’ At first I thought it
was because she heard me having a
conversation with someone outside
before I came in; but no matter how
quietly I would walk into the room,
the teacher would know that it was me
and would call out ‘Tina, Tina!’ It was
amazing how perceptive she was!”
After the group’s visit at the school,
they joined professional guides on a
three-day trek from Likir to Hemis
Shukpachan. During the hike,
the group would stay overnight in
family-run guesthouses, and walk

from village to village. “Hiking
through the Himalayas we would
stop in little towns. One of the
days we went to a town and broke
up into groups to do an assignment.
Our job was to try to collect as
much information about people
as we could, and since we didn’t
speak their language we had to
use hand signals and gestures to
communicate,” explains Martina. At
the guesthouses the residents would
prepare a lunch for the group before
they would continue on their hiking
journey. Martina tells us about the
meals they prepared, “Most of the
lunches consisted of a raw potato, a
hard-boiled egg and a strange bread
cities. On a bicycle tour one day, our
tour guide made me put my bottle
of water in a locked cooler, because
if the monkeys saw my bottle they
could possibly attack us,” explained
Martina. Then the group headed
east towards the Taj Mahal in Agra
and the fortified Mughal ghost city of
Fatehpur Sikri. In a nearby elephant
sanctuary, the group learned about its
mission to rescue and protect these
gentle giants. The journey concluded
in New Delhi, where the group
wrapped up their assignment projects
and shared them with the group
before flying home.
that didn’t have much flavor. But we were all so
hungry, that the raw potato really tasted amazing!”
For the final leg of the trip, the group headed
southwest of New Delhi to Rajasthan. The locals
are warm and the dress is colorful, as women are
draped in yards of vibrant fabrics, and men don
bright turbans. Elephants amble through town
and monkeys scamper over the polished marble of
Hindu and Jain temples. “They gave us a special
training about the wild monkeys that lived in the

The trip told the tale of India's complex history and spiritual
diversity. Shrines, palaces, markets, elephants, kite-flying
children, dazzling views of the Himalayas, and clamorous street
life provided the trip of a lifetime for Martina. “It was a life
changing experience! I would love to go back and do it all over
again one day,” exclaims Martina.
Martina is a senior at Westminster Christian School and is
planning to pursue a degree in Interior Design. She still loves to
travel and will be attending University in her native country of
Uruguay this upcoming summer. We thank Martina for allowing
us to share her wonderful experiences in India in this issue of
Cocoplum Living. And we wish Martina the very best as she
continues to pursue her dream of becoming an Interior Designer!

Exhibition At

On Saturday, February 20, and Thursday,

celebrating the Chinese New Year in 2016. The
6,576 square foot waterfront home featured

Sponsored by Mavroleon Real Estate Group, Art Lexïng Gallery,
Eric’s Outboards and Global Capital Financial Services, the art
exhibition included works from renowned Chinese photographer Quentin Shih, and internationally acclaimed painters Ye
Hongxing and Lu Chengxiang.
Photographer Quentin Shih is widely recognized for his individual artistic style, which utilizes vast sets and dramatic lighting
to engage in emotional narratives. A self-taught photographer,
his works have been collected by American museums, such as
the Danforth Museum of Art, the Worcester Art Museum, the Art
Museum of Los Angeles County and the Mint Museum. In 2007,
Quentin was named “Photographer of the Year” by Esquire Magazine (China), and in the last few years his interests have shifted
to commercial and fashion photography. He has produced work
for top commercial clients such as Adidas, Microsoft, IBM, Yahoo, Sony, Siemens, Christian Dior, Vogue, Harper's Bazaar and
Esquire, winning numerous prestigious international advertising
and photography awards. Quentin’s photographs that were ex-
Lu Chengxiang’s finely tuned, and detailed ink paintings fuse the
Old World imperial aesthetic, with a modern sense of humor and
point of view. Graduating from South Jiangxi Fine Art Academy,
Lu was nominated as an Artist to Watch in 2007 at Beijing's BS1
Contemporary Art Museum. His work has also been featured in
group exhibitions in Shanghai, Beijing, Taipei, Los Angeles, and
Southampton, New York. Lu’s ink paintings subtly introduce the
restlessness of modernity into traditionally inspired scenarios with
ancient Chinese symbolism, freely flowing throughout his work.
Noteworthy are his use of cranes, symbols of immortality and the
Taoist "xian," who could fly between worlds seen and unseen. Juxtaposed with his figures of contemporary men, schoolchildren, and
limousines they stand as stark reminders that fantasies cannot last
as long as the mythologies they're founded on.
Painter Ye Hongxing, is one of the most relevant and successful
stars of the contemporary Chinese art scene. Previously selected
as one of the top 20 contemporary Chinese artists by the curator
of California’s Asia Art Museum and the director of Art Cologne,
Ye’s large-scale canvases dazzle the viewer with their dizzyingly
busy compositions and joyously psychedelic palette. Her work is

Ye’s sticker mosaics juxtapose traditional Chinese imagery such
as mandalas, Buddhist symbols, and tigers, with modern objects
of kitsch including pop culture symbols, cars and kittens. She
represents an unsettling contrast between the sacred and the profane, the respected elite and the trashy commercial. Her works
have earned her popular acclaim worldwide and Ye has exhibited
internationally at fairs including Art Cologne, Scope (Basel, New

FOUNDS HIS OWN ART COMPANY AND BECOMES VICE CHAIRMAN
FOR THE MUSEUM OF CONTEMPORARY ART IN NORTH MIAMI
Nick Swerdlow has been living in Cocoplum since he was 4 years old, “My
house in Cocoplum was full of great art books and paintings. My parents
have always really appreciated art, so even back when I was in a stroller,
before I could remember, I know that my mother Sherie would take me
to all of the great museums,” recants Nick. But it wasn’t until Nick was 9
years old, that he began really discovering and understanding art for the
first time, “I remember I was around age 9 when I was fascinated with Van
Gogh. I discovered a love for art and I would spend afternoons flipping
through art books trying to draw Van Gogh’s paintings.” During Nick’s
teenage years he attended Ransom Everglades and an interest for the
sciences and medicine replaced his enthusiasm for art. When Nick finally
graduated in 2011, he toyed with the idea of studying medicine before
settling for a degree in Economics at Vanderbilt University.
But during his first semester at
Vanderbilt, Nick had a life changing
epiphany. “I took an Intro to Art History class that first semester, and I just
remembered how much I loved art,”
explains Nick. Although he had recaptured his profound passion for art, in
the back of his mind Nick wondered if
it was realistic to think he could make
a good living focusing his career on the
arts. Throughout the next few years at
Vanderbilt, Nick began discovering the
28 Cocoplum Living • April 2016
entrepreneurial possibilities related
to the art market and soon realized
that his interest for economics and art
could complement each other.
In his sophomore year, Nick went to
London and studied an “Art and its
Markets” class at Sotheby’s Institute of
Art. His experience there opened his
eyes, “I didn’t know about the kinds
of opportunities that existed in the art
market and what a booming industry

it was. That class really made everything click for
me and immediately I knew what I wanted to do with
my career.” It didn’t take him long to sign his first
artist, “At a gallery in London I discovered the artist
Bill Dunlap. I really enjoyed his work and I bought a
painting of his, which became the first painting I ever
bought!” Soon after, he reached out to Bill Dunlap
personally and they quickly became friends.
The following summer in between junior and
senior year Nick began working at Gagosian Art
Gallery, and Bonhams Auction House in New York
City. After gaining some experience working with
a gallery and auction house, Nick reached out
to Bill Dunlap and proposed putting an art show
together during Miami’s Art Basel week in 2014.
That semester Nick founded Swerdlow Art Group
and decided to invest his savings to get the company going. “I ended up having my first show at
Miami Ironside during Basel 2014 and we showed
INTERSECTIONS, Art Basel 2015

about 50 works from Bill Dunlap. It was really encouraging because the show turned out to be quite
successful,” explains Nick.
At the time, the Director of the Museum of Contemporary Art of North Miami (MOCA), Babacar M'Bow,
took notice of Nick invited him to attend one of their
board meetings. What happened next blew Nick
completely away, “Here was this 22 year old showing up to the board meeting, while everyone else at
the meeting was nearly twice my age. So I was just
sitting around enjoying the buffet, when the Director
put me on the spot and asked me what I think about
Miami as an art hub. I ended up speaking for about
10 minutes in front of all the members.” Shortly after Nick’s speech the meeting began, “They said ‘Ok
lets have the elections for the board of trustees now.’
You know I’m a young guy, I really wasn’t expecting
Bill Dunlap Show, Art Basel 2014
to be involved in the election process
at all.” The meeting took a turn when
the vote for Vice Chairman came up,
“A woman stood up and nominated me
for Vice Chairman, and everyone else
in the room quickly agreed. Before
I even knew what was going on, the
Mayor had smashed the gavel down
and suddenly I was on the board with
MOCA at North Miami.” It has opened
a lot of doors for Nick to say the least.
His connections with MOCA have
enabled him to meet hundreds of artists, especially Latin American artists.
“Through MOCA I’ve been able to
meet many Latin American artists living here in Miami as well as in Central
and South America,” explains Nick.
Bill Dunlap
In the last year, the company has
grown tremendously, as Nick expanded from one artist to about 15 artists,
which he represents today. “I had a
show last December during Basel at
the same space in Miami Ironside.
But it was a completely different type
of show than the one we did the year
before. This was a really International exhibition. We had an artist from
Berlin, one artist from Madrid, an
artist who is a Jamaican that actually
lives in Beijing, a Dominican painter,
an artist who lives in Bogota and then
an American artist as well. The title
of the exhibition was ‘INTERSECTIONS – Trans-Cultural Expressions.’

It was a wonderful global show and thankfully the
artists were very well received as it turned out to
be a great success.”
The goal for Nick and Swerldow Art Group is to
represent artists from all over the globe and show
the unique ways that they are expressing themselves.
“I work with artist from the ages of 23 – Kids who
are my age that just graduated from school and are
really gaining a lot of momentum now – to artists
that are in their 50’s. So it’s a very wide array of
multinational artists,” explains Nick. Nick wants his
lineup of artists at Swerdlow Art Group to represent
the global direction that the art world is moving
towards. “To me the program that I have going with
these artists sort of represents what’s going on in
the art world right now. There’s no real school or
direction that art is heading in. They like to say
we’re in a Post Modern period, but a lot of the world
hasn’t become modern yet, such as, Africa, certain
parts of Latin America, parts of the Middle East and
Asia. So the Post Modern term doesn’t really apply
to the global art trend.” For Nick it’s important
to explore how artists are expressing themselves
in different areas of the world, and to display the
unique styles, techniques and particular mediums
they use. Nick explains, “Right now, it’s kind of
like a free for all period, where the art is about the
individual artist, their surroundings, their regional

Trying to help its artists get the best
exposure possible is Nick’s vision for
Swerdlow Art Group. “At the end of
the day, it’s not just about the money.
I love the arts and I love to promote,
show and support the artists that I
work with. Ideally we’d like to help
our artists get their work into museums and in the hands of influential
collectors.” In 2016, Nick is already
working on his next Art Basel show
while he finishes his last semester at
Vanderbilt University. He plans to
come back to Miami to keep searching

A Conversation With
Consuelo Stewart
ABOUT COCOPLUM’S
REAL ESTATE MARKET
Consuelo Stewart has been living
in Cocoplum since she bought her
first lot in 1974. Since then, she has
been a Cocoplum Civic Association
board member and one of the most
successful realtors in the history of
Cocoplum. We sat down with Consuelo
to pick her brain about recent trends
that she saw in 2015 and what she is
seeing in the market today.
The global economic recession
in 2008 significantly affected
real estate prices in Cocoplum.
Looking back at 2015, do you
think that Cocoplum real estate
prices have bounced back to
prerecession levels?
You know, there are many factors
that affect the price that a home
is sold for in a luxury market
like Cocoplum. But when you
really sit down and look at the
numbers, I think we have truly
seen a resurgence.
Because Cocoplum was developed in the 1970s and 1980s,
many of the homes were built
over 20 years ago. So when you
would find homes that sold in the
low $2 million range or below,
it was typically due to the fact
that the architecture and interior
design had not been significantly
updated since the home was
built. On the other hand, when
you would find homes that had
been renovated to reflect a more
modern design, the price per
square foot would sell at a significantly higher price; and that’s
34 Cocoplum Living • April 2016
when you would see homes selling for upwards of $3.5 million
and getting into the $6 and $7 million range.
But if you look carefully today, you’ll find that the market has
shifted upward. No matter what the state of the home is, it’s
getting pretty difficult to find a home in Cocoplum today for
less than $2.5 million. So the market has taken all of these
years to bounce back, but I think we’re finally seeing Cocoplum real estate prices reflecting the true value of the community and the location we have.
Consuelo, what are your thoughts on the demographics of
Cocoplum in the last few years? Are you seeing more families
purchasing homes or are you finding more retired couples that are
settling down? Are you seeing a trend of local buyers or is there a
trend towards International buyers?
I’m finding that there are so many young families moving into the
community. In fact, in the last few days I was showing Cocoplum
homes to a few different families. One family has 2 children and
the other has 3 children. What they’re telling me is that Miami
is getting so busy that they need a more central location that is
closer to their offices and their children’s schools. Our amenities
are also a great draw for families. Phase 1 offers tennis courts
and a roaming patrol. Islands of Cocoplum Phase 2 offers more
amenities than any other Coral Gables gated neighborhood – Tennis, basket ball, beach volley ball, gym, lap pool, play ground and
clubhouse – for a lower fee than the other Gables neighborhoods.
It’s a great value for a great lifestyle.
the demand for a central location is becoming more and more
important. This trend will not be reversing anytime soon, so as
the years go by, Cocoplum’s value will likely continue to increase
simply due to its centrality.
Consuelo, I’ve noticed that each year you have several homes
where you have brought together the seller and the buyer. What
is your secret to consistently achieving that level of success?
My partners and I have been selling real estate in Cocoplum
since before the homes were built on the land. So we have
been able to build a name in Cocoplum for many years. A lot
of our sales come from previous Cocoplum clients calling us
directly because they trust us.
It’s amazing but as I look back there are a few families, which
we have helped move over 6 times, just here in Cocoplum
alone. There are other families, which were our clients, and
now we’re helping their children buy a home here in Cocoplum
as well. Sometimes I drive by homes where I remember selling the original lot, and then selling the same house 3 or 4
additional times throughout the years. Cocoplum is a place I
have loved for many years, and I truly care about my community and the people that live here. At the end of the day, that
is my biggest recipe for success.
On the other hand, I’m finding that there are many empty nesters
looking to downsize. Sometimes it’s a family that I sold their
home to 20 years ago, but their kids have graduated and gotten married, so they feel like they don’t need such a large home
anymore. You find that these couples are looking to move into
condos near the water.
Another interesting fact is that we’re seeing a trend of foreign
buyers moving in. I mean, in Cocoplum we’ve always had many
Central and South American buyers, but what you’re seeing now
is more international buyers. For example, last year my partners
and I sold a home to a couple from Aruba, another family from
France and so on. These buyers are relocating to the U.S. and
they love the fact that there is a heightened level of security and
convenience that comes with living in the Cocoplum community.
There is a factor that I have to highlight because I’m hearing this
so often from prospective buyers. Remember that we have some
of South Florida’s best private and public schools in the area.
Traffic is bumper to bumper in Miami at 8 a.m. no matter where
you are, so families are taking that into consideration more than
ever when buying a home. This is very good for Cocoplum homeowners in the long run. Cocoplum’s location has always been a
desirable quality, but as the Miami population continues to grow,

MIKE MESA
Tells Us About His
Classic 1982
Porsche 911 Turbo (930)
For this issue of Cocoplum Toys, we met with
Cocoplum resident Mike Mesa to talk about
his love for Porsches as he shares one of his
favorite classics in his collection, the 1982
Porsche 911 Turbo (930) European Spec. Mike
is the Co-founder of Vertex Automotive, they
specialize in Porsche parts and also have
a full service facility near Merrick Park. His
company has been operating for over 30 years
and has expanded to Porsche sales in addition
to servicing most luxury European vehicles.
Mike and his brother have been avid Porsche
aficionados since they were teenagers, so
we picked Mike’s brain a little bit about what
makes these classic Porsches such a special
gem for car collectors all over the world.
36 Cocoplum Living • April 2016
At his Vertex Automotive showroom,
Mike houses one of his most coveted
Porsche models, the 1982 Porsche 911
Turbo (930). We invited our friends
from Exotic Go Mobile Luxury Detailing to spruce up the classic car and we
interviewed Mike about what makes
this particular model one-of-a-kind.
Mike, you’ve been a Porsche fanatic
since you could remember, so when
you finally bought your first Porsche,
what model was it?
Believe it or not, my first Porsche was
also a 911 Turbo converted into a Kremer 935 DP. This body style was very
famous for winning races in Le Mans,
Sebring and Daytona in its era. This
one in particular I had imported from
Germany back in the late 1980’s. The
car had a Eurospec 3.3 liter engine that
was modified with a bigger K-27 turbocharger and an aftermarket intercooler, European headlights and taillight
lenses. I wanted it to be different, the
specs were completely European with
an odometer that was in kilometers,
and all the gauges were in German.
The car had to have some modification’s done in order to make it street
legal in the states. It was an awesome
car because it was very unique, well
maintained and had low miles.
What is your favorite Porsche
911-generation Mike?
My favorite 911-generation would
probably have to be the 911 SC built
between 1978 and 1983. The reason is
that the car has truly classic German
engineering; it handles spectacularly,
and the way it feels when you drive is
unlike most other of the 911’s. In my
opinion, it’s one of the most sought
after classics in the market because it
has the 3-liter air-cooled engine with
a 915 5-speed transmission.
Tell us a little bit about this 1982 911
Turbo (930) Porsche that we’re photographing today.
This one is a 1982 European version that has been heavily modified
mechanically to fit racing specs. The
body of the car has all its original
factory components, but the brakes
and suspension have been modified
for a racing environment. The motor
was modified from a 3.3-liter factory
spec with 300-horsepower, to a bored out 3.4-liter motor with
420-horsepower. Also, the car has an aftermarket intercooler
and a modified fuel injection system was installed, so it’s fairly
advanced from what it would have been original from the factory.
It has Recaro racing seats in it, as well as a roll bar and a quick
release racing steering wheel. This is one of the cars that we frequently take to shows and competitions.
We hope that Mike will enjoy his collection of Porsches for many years
to come, and we are honored to have featured his personal favorite
1982 Porsche 911 Turbo (930) in this issue of Cocoplum Living! Make
sure to say hi next time you see Mike riding around Cocoplum in one
of his collectors edition Porsches… if you can catch him...
How fast does it accelerate from 0 to 60mph?
After all the modifications, this Porsche can do 0 to 60mph
anywhere between 3.5 and 3.7 seconds. It’s probably topping
off at a speed of around 180mph as well. If it came straight from
the factory it would have done the 0 to 60mph in a little over 4.9
seconds. This is a very driver involved car and it’s not for the
faint at heart. You really have to drive the car because there is no
power steering, the clutch is cable driving, and you have a heavy
rear end. Rear engine cars are known for dramatic over steering
so when you’re coming to a turn you’ve really got to make sure
you’re in control or you’ll over steer pretty easily.
Why do you think the Porsche 911 model from this time period is
so coveted in the car collector world?
This might sound cliché, but one of the reasons that classic
Porsches retain and increase their value so well is that they just
don’t make them like this anymore. Porsches in the 1980’s were
practically hand made. If you look at videos from the Porsche
factory in 1982, the cars were being put together through a conventional assembly line. You’ll see the workers taking the doors,
mounting them on the car and hitting them with a mallet to adjust
them. The engines were assembled by hand as well, so the level
of craftsmanship was incredible. This makes the classic Porches
very special and really one-of-a-kind.

utmost convenience of being immersed in a walkable fashion epicenter. Designed with only one-to-two expansive condominiums
per level, including one penthouse spanning the entire 10th floor,
Laguna House will feature the largest units in the area, with floor
plans ranging from 3,000 to 6,250 square feet – ideal for those
looking to transition from a large home without sacrificing space.
“We are pleased to introduce this exceptional luxury product in
Merrick Park,” said Oscar Roger, President and CEO of Roger
Development Group. “In today’s market, real luxury is limited.
With Laguna House’s handful of units, few neighbors and unique
location in Coral Gables, it is the exclusive alternative to owning
an estate or living in a large Miami
skyscraper. Yet even in its boutique
setting, homeowners will experience
the daily metropolitan conveniences
of enjoying dinner out or shopping on
a whim, all just a stroll away.”
In keeping with the timeless Mediterranean architecture synonymous
with “The City Beautiful,” the design
palette of Laguna House, conceptualized by Boca Raton’s PGAL Architects, harmoniously blends the
classic elegance of its surroundings
with the contemporary style of its
interiors. Oversized great rooms and
open concept gourmet kitchens with
Italian cabinetry, stainless steel appliances and a built in wine cooler will
be ideal for stylish entertaining. All
bathrooms will offer natural light-
ing with large window vistas, and a
spa-inspired master bath featuring
imported European stone throughout
and a freestanding deep soaking tub.
Poised to be a gathering place for
family and friends, sprawling 10-foot
private terraces adjoining the great
room will be adorned with a summer
kitchen and outdoor grill. Boasting superb finishes, each of Laguna House’s
residences will be set amidst stunning
views of Shops at Merrick Park and
its green spaces, with the upper floors
overlooking Coral Gables’ lush treetops and views of Biscayne Bay and the
downtown Miami skyline.
Laguna House will be complete
with deluxe amenities and the perks
of Merrick Park. Residents can
enjoy an outdoor pool
and sundeck, private
dual-entry elevator
that opens in a foyer
or directly in the unit,
two parking spaces per
residence, and a oneyear membership to the
adjacent Equinox Fitness. Indulging in the
area’s bustling retail
scene will also be commonplace, with more
than 100 boutiques
and restaurants at
your doorstep, including Gucci, Burberry,
Diane Von Furstenberg,
Jimmy Choo, Nordstrom, William Sonoma, and
more. The property will additionally feature
3,565 square feet of retail on the ground floor
with additional shopping and dining options.
“Each detail of Laguna House – from its strategic placement next to Merrick Park, to its
home-like appeal – were meticulously crafted
to satisfy the social lifestyle needs of today’s
sophisticated and modern homeowner,” concluded Roger. “We look forward to providing our
residents the sense of community they value.”
Priced from $1.5 million, Laguna House
launched sales in December 2015, with
exclusive sales and marketing representation by Michael Martinez of ONE Sotheby’s International Realty. The project
is slated to break ground early 2016. For

Dr. Beatriz And Dr. Marco Amendola
Build A World-Class Private Cancer Institute
In The Heart Of South Miami
Dr. Beatriz and her husband Dr. Marco Amendola have been
working as a team for almost 40 years, helping to save lives from
the devastating effects of cancer. While Dr. Beatriz practices as a
world-renowned radiation oncologist, Dr. Marco works alongside
her as a noted oncologic radiologist. Having lived in Cocoplum for
more than 25 years, the couple found that there were no privately
owned freestanding facilities in the area that offered radiation
oncology services to all patients. All services were either rendered
through a hospital or through a university. So in 2008, they decided
to open their first private practice close to home, where they would
offer not only the latest technology, but also where patients could
have one-on-one personalized care. That center became known as
the Innovative Cancer Institute in South Miami.
In a short period of time, the facility grew to 16 employees and was seeing on average 30-40 patients
per day. Dr. Beatriz and Dr. Marco quickly realized that in order to satisfy the needs of the local
community as well as the international patients
that frequently visit South Florida, a larger facility
with a Radiosurgery Division, would need to be
developed. So in 2014 the couple hired GS&P, one
of the leading healthcare design firms in the U.S.,
to spearhead the design and construction of the
61,500-square-foot, four-story radiation and cancer
treatment facility in the heart of South Miami.
“The Innovative Cancer Institute is the work of a collaborative team with an unwavering focus on provid-

ing patients with a positive, healing
environment and the very latest in
cancer treatment. GS&P has created an
inspired, modern facility that helps us
embrace the most advanced, sophisticated technology. We are proud to
serve the South Florida community, as
well as domestic and international patients. Our team is dedicated to changing lives one at a time with exceptional,
personalized care,” said Dr. Beatriz.
The building is styled with sleek, progressive features that complement the
emerging South Miami neighborhood.

Aluminum cladding, frosted and clear
glass, brushed metal signage and a
smooth-texture white stucco finish
distinguish the exterior. Eye-catching
interior features such as art collections, waiting-area landscaping
and views to lush gardens generate
interest and alleviate anxiety. Neutral,
contemporary offices and clinical areas contribute to a calming aesthetic.
“It’s been a tremendous experience
for our design team to create this
next-generation cancer-treatment facility,” said Luis J. Cano, AIA, senior
healthcare principal at GS&P. “We
worked closely with the center’s leaders to understand the unique needs of
their patients and provide the technological tools and healing environment
that will support restored health.
GS&P is confident that our design
reflects the quality of care offered by
the Innovative Cancer Institute to the
residents of South Florida.”
In addition to the building’s cutting-edge design,
the Innovative Cancer Institute houses some of the
world’s most advanced radiotherapy/radiosurgery
technologies. Dr. Beatriz and her team are nationally and internationally acclaimed for their innovative work using radiosurgery for lung, liver and spine
cancer. She is also well known for using advanced
brachytherapy for breast cancer using accelerated
partial breast irradiation. “Radiosurgery can be appropriate for many early-stage cancers and metastases, including tumors of the brain, spine, lung and
other areas of the body,” said Dr. Beatriz. “Better
diagnostic tools are making it possible for us to see
tumors much earlier, and radiosurgery
is often an ideal approach for attacking these tumors without the use of
conventional surgery.”
Located on the building’s first floor, a
new Varian Edge™ radiotherapy system was installed, a first-of-its-kind
technology in the state of Florida, and
one of only five sites nationwide. It
delivers flexible cancer treatments
and tumor-destroying radiation for a
variety of cancer types with pinpoint
accuracy and precision, ease and
speed, while protecting surrounding healthy tissue. Treatments are
completed typically in about fifteen
minutes, meaning that patients are in
and out of the treatment center in just
about an hour. “This state-of-the-art
system enables us to offer patients a
fast, effective surgical option without
an incision or the need to recover in
a hospital setting,” said Dr. Beatriz.
“Its knifelike beam can accurately

dedicated 64-slice wide-bore “stateof-the-art” Siemens CT scanner for
radiation treatment planning. Not
only do they treat patients at ICI,
they also train national and international radiation oncologists and
On July 28 2015, Miami Dade Commissioner Xavier Suarez visited the
ICI to present Dr. Beatriz Amendola
with a Proclamation for more than 35
years of dedication to healing patients
with cancer. “Our approach to cancer
patient care is to provide them with
personal attention and compassionate
