General:
It is our pleasure to welcome you to the “Sharlene” Cottage. We sincerely hope you enjoy your stay in
our beach cottage and all that the CT shoreline has to offer. In an effort to make your stay as enjoyable as
possible we have prepared this information booklet so that you will have all the information at your finger
tips so that your valuable free time is spent relaxing and enjoying this shorefront paradise.

Directions:
North Bound I-91
Exit 63 off I-91, End of ramp take a left and a quick right at the light. Follow down to Rt1. At light on
Rt1 take a left. Follow Rt1 for about 1 mile and take a right onto Beach Road. Follow Beach Road to the
end and take a left onto Shore Road. Follow Shore Rd for about 1 mile and the cottage will be on your
right.
South Bound I-91

for about 1 mile and take a right onto Beach Road. Follow Beach Road to the end and take a left onto
Shore Road. Follow Shore Rd for about 1 mile and the cottage will be on your right.

There is a landline phone in the cottage for your use. Please feel free to give the number to your friends
and family during your stay. Please keep in mind that long distance calls are not included and will be
billed to you if we receive extra charges during your stay.

Cable TV & DVD Player:
The cottage is equipped with Direct Satellite TV and a DVD player. For satellite operation the TV needs
to be set to channel 3 and then use the DTV remote to change channels and volume.
For DVD operation use the TV remote and set the TV input to Aux and then use the DVD remote for
player control.
Games:
There is a small supply of board games & puzzles for your enjoyment. They are located under the coffee
table in the baskets.
Books:
There is a small variety of books and magazines throughout the cottage.
Appliances:
The Sharlene cottage has all new appliances that include a 4-burner stove and oven, full size
refrigerator, microwave, toaster, dishwasher, coffee maker and blender. The kitchen also has a full
supply of pots, pans, glasses, dishes, silverware and cooking utensils. There is also an iron and ironing
board in the bedroom closet just in case you miss doing your chores.
Outdoor Grilling:
There is a charcoal grill and a gas grill in the courtyard for your use. You will
need to bring your own charcoal. The gas grill is supplied with gas. Please be
sure to turn the gas off after each use. In the kitchen you will also find a
complete set of grilling tools. Please do not leave the grilling utensils outside
when you are done. Check out our web site for some great grilling recipes and
tips.
Heating:
This is something you will not need unless you are renting in the late fall. You will find multiple electric
baseboard heaters stored in the closet. Simply plug them in and set the onboard thermostat. Please do
not leave the heaters on when you leave.
Air Conditioning:
Now this is something you might need if you are renting in August. You will find two window AC units
installed. Simply turn on, set fan speed and temperature. The cottage also has ceiling fans and there is
always a nice breeze off the water.
Radio-CD Player:
There is an AM/FM/CD radio in the cottage. This unit is simple to use just on/off and volume. Please be
respectful of neighbors with the volume. We normally have a CD or 2 there with standard summer type
songs but feel free to bring your favorite disc.

Refuse:
There are trash containers at the property for your use. Please keep all trash in the containers with the
lid closed. Trash pick-up day is Monday morning and recycling day pick-up is Tuesday morning. We ask
that you bring the container out to the curb the night before pick-up and bring the empty container back
in after pick-up. The beach association rules require the containers not be at the curb before 4PM and
removed from the curbside by 9AM after pick up. The containers need to be 3’ apart or the trash
company will not pick them up.
Recycling:
There are also blue recycling bins there for your use. Please use these bins for glass, metal, plastic and
newspapers. Remember recycling day pick-up is Tuesday morning

Beach Rules:
The complete beach rules are posted in the cottage and on our web site. Please follow these rules for
the safety and enjoyment of everyone.
No open fires on the beach
No glassware allowed on the beach
No Dogs allowed on beach without a leash
No overnight sleeping or camping on the beach
Proper beach attire must be worn at all times
Motorboats & jet skis must not be operated with 200ft of shore or swimmers
Please keep noise volumes (radio, TV, Etc) to a reasonable level.
Parties should break up by 10PM
Littering is prohibited under ordinance 67-1 and subject to a $25.00 fine.
Beach Boundaries:
CT State Law states that the area below the 100 year average mean high tide line is public property.
Anything landward of this mark is private property of the home owner.
Please be respectful of private property.
Free Wi-Fi:
There is free internet in the cottage for your use. The login code will be supplied at time of rental.
The code is also on the inside cover of the guest book.
Electrical Panel:
If for any reason you need to check a circuit breaker, the panel is located in the kitchen cabinet to the
left of the stove. We’ve never had a problem and you shouldn’t either but just in case.
If for some reason the power goes out there are flash lights in the kitchen drawer.
Parking:
As you can imagine parking is a premium at the shore. There are two dedicated parking spot for the
Sharlene Cottage.

Please be sure your guests also follow the parking rules
Parties & Visitors:
The Sharlene cottage sleeps 8 people. You are welcome to have daily visitors but please do not exceed
the sleeping capacity for overnight guest. If you are planning on having a party, please make sure that
we are aware of the date and the number of people. You are responsible for your guest’s behavior.
Please make sure that they do not park in an unauthorized spot.

F A Q’s
When do you start renting summer cottages?
We have many families that come back year after year. Some for generations! Most of our repeat
clients rent the same time slot each year to continue their family tradition. We suggest reserving your
time slot as soon as your plans are made. Many of our properties rent up to a year in advance. Our staff
is always available to help you in choosing the best property for your needs as well as handle the
paperwork. So the sooner the better!
What is your cancellation policy?
Should you wish to cancel your reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED
MORE THAN 60 DAYS PRIOR TO YOUR CHECK IN DATE. We will refund the sums you have paid, less a
$100.00 cancellation fee. If your notice of cancellation is RECEIVED LESS THAN 60 DAYS PRIOR TO YOUR
CHECK IN DATE, you will forfeit all sums paid, except security deposit, unless we are able to re-rent the
property to someone else, at the same rate, for the same period.
When is check-in time?
Check-in time is 1PM if requested in some circumstances we can arrange an earlier check-in time.
When is Check-out time?
Check-out time is 10AM. if requested in some circumstances we can arrange a later check-out time.
What is the minimum rental period?
In the high season (June, July, Aug. and part of Sept.) the minimum rental period is 1 week. In the low
season the minimum rental period is 2 nights
May I extend my rental?
Sorry normally NO. Most properties are rented back to back so when you leave another family is
moving in. If the following week is open then we can extend your rental. There are times in the low
season that we may be able to extend your time
Do rental rates rise each year?
We try not to raise our rates each year. As expenses go up so do our rates. All of our rates for the
current year and the following year are posted on our web site.
Are pets allowed?
It depends on the property. We realize that a family pet becomes part of the family and wants to have a
vacation as well but some beach properties do not allow dogs on the beach. Feel free to contact us
about what property will work best for you.
Can I bring my own Boat, Jet Ski, etc?
Yes bring them along! You will have to park your trailer elsewhere though. There is a boat launch about
2 miles away. There is a mooring for your use as well in front of our cottage. Please keep in mind and
follow all "safe boating rules" for your safety and the safety of others.
Cleaning the Cottage:
You are expected to return the property in the same clean condition you find it in. Because everyone’s
idea of clean is different we inspected the cottage before you arrive to make certain that they are clean
and ready for your arrival. Your lease agreement will outline the extra fees that will apply if the
property is not left in clean working order. There are cleaning supplies at the cottage for your use.
Can I pay someone to clean after we leave?
Yes we can arrange to have your property cleaned upon your departure for an additional cost. Please
contact us for rates.
Departure Check List:
Please be certain to gather all your personal belongings, check all dresser drawers and closets. Any
items left behind will be found on eBay the next day! Just kidding…if it’s nice I keep it!
Please remove all food from refrigerator and freezer
Please make all beds as you found them
Please close all windows and doors
Please do not leave any trash in the house. Dispose of all trash in the containers supplied.
Please turn off all lights and air conditioners
Please don’t forget to sign our guest book and give us your feedback on your stay.
Please leave all keys in the same spot that you found them
Beach Seating:
The Sharlene cottage has a very nice front and rear porch to enjoy the summer breeze. There are also
chase lounge chairs and extra seating chairs for your use on the beach.
Water Toys:
Last year we installed our own floating swim platform. As you look out at the water you will see it about
75’ out. This is a great little place to swim out to and just sit and soak up the sun. At low tide you can
almost walk out to it.
We have a Hobbie Cat Sail boat that we normally keep at the property. Please feel free to take it for a
sail. There are life jackets in the dock boxes and MUST be worn at all times. It is very easy to use; just
make sure you bring the oars with you just in case you lose the wind. Use at your own risk.
Bedding:
We do not supply be linens in this cottage. Each bed will have a bed spread, mattress cover & pillows.

We do offer a complete linen and towel package at an extra charge if you don’t want to bother bringing
your own. Towel & bed linen package $125.00 per week
General Linens:
You will need to supply your own bath, beach and hand towels.
Smoking:
Smoking is NOT allowed in any of our cottages. Please follow these rules. When smoking outside
PLEASE do not put your cigarette butts in the beach sand, please use the smoker’s outpost cigarette
receptacle.
Outdoor shower:
There is a hot /cold outdoor shower for all to use. Please do not use soap in the outdoor shower, it is for
washing off the beach sand or a quick cool down.
Umbrellas:
There are outdoor umbrellas there for your use. Please be sure to close them if the winds pick up. You
will also find personal umbrellas inside the cottage just in case it rains.
Bicycles:
We have a few bicycles at the property for your use. There is one fun 2-seater and 2 regular bikes.
These are old style bikes. You are also welcome to bring your own. Please be sure they are not blocking
sidewalks or parking area. We do not have helmets at the cottage so please bring your own.
Security Deposit:
As your rental agreements outlines we do take a credit card number for a security dep. This is only used
if there is damage to the property, extra phone charges during your stay or if the property is not left in
clean rentable condition. We will not charge your card without notifying you first. We have not charged
a card yet so please don’t break our perfect record.
Consumables:
Consumables are things like hand soap, paper towels toilet paper etc. We try to keep a small supply of
these items in the cottage. You will need to bring your own shampoo and toiletries. Feel free to use our
consumables but please replace them before you leave.
Door codes and keys to the cottage:
The Sharlene cottage has an electronic door lock. The code to open the lock will be
supplied at time of rental. Simply push these numbers in order and the door will
unlock. To lock the door push the button that has a picture of a pad lock on it and the
door will lock. There is also a key inside hanging on the wall as you enter.

Now in our fourth decade, Allegra Farm is the largest authentic "livery stable," in Connecticut, catering

Gillette Castle – completed in 1919 as the home of one of the most celebrated
stage and film actors of the early 20th century – is a national treasure, a jewel in
the park and forest system of the State of Connecticut.
Purchased by the State in 1943, the castle attracts more than 200,000 people
every year. As a public resource of history and beauty, it has increasingly
provided the setting for memorable celebrations with family and friends.
The castle is a fitting centerpiece for the green valley of the
lower Connecticut River; itself designated a “Last Great
Place” by The Nature Conservancy. Its buildings and estate of
184 wooded acres have been newly renovated and restored
to preserve its heritage for generations to come.
In addition to important work on the castle which was completed in 2002, the
project included a new and striking center for individual visitors, families, and
organizations. The center opened in May 2003; it features a small auditorium, gift

grow many crops on our 320 acres farm, 300 acres of which is owned by our family farm corporation.
