BACKGROUND AND REQUEST
Golub Realty Services has applied
for
an
attached
tenant
identification sign for Travelers on
the northeast side of the building
located at 940 West Port Plaza
Drive in the Westport Plaza
Planned District.
PROPOSED SIGN
LOCATION
The proposed sign consists of
white channel letters with a red
umbrella logo. The letters are
2.71 feet tall by 18.25 feet wide
and the umbrella measures 4.79
feet by 5.44 feet wide. In total,
the sign is just over 75 square feet
in area.
Ordinance #1998-1438 governs signage on this building. The ordinance states that signage shall be as
per the Zoning Code unless otherwise approved on a sign package by the Planning Commission. There
is a sign package on file from 1998, but no attached tenant identification sign is shown or approved for
940 West Port Plaza Drive.
Since the building is several stories in height and contains multiple-tenants, tenant signs are governed
by Section 25-15.11.C, Attached Identification Signs on Multiple-Story Buildings Containing Multiple
Businesses or Tenants, of the Zoning Code. The Code requires Planning Commission review and
approval of attached tenant identification signs on multi-story buildings when they are on or above the
floor plate of the second floor. As required, the applicant has submitted a sign package (attached to
this report) consisting of photographs of the existing attached tenant identification signs throughout
Westport Plaza for comparison.

ANALYSIS
The following is a review of the proposed sign versus the criteria contained in Section 25-15.11.C.3 of
the Zoning Code:
SECTION 25-15.11.C.3. OF THE ZONING CODE
a. Number. A maximum of two (2) attached identification signs
for individual tenants per building façade or elevation facing a
public street shall be permitted.
CITY PLANNER’S COMMENTS
The applicant is proposing 1 attached
identification signs on northeast side of the
building.
b. Location.
i.
No sign shall be located on any mechanical/service
penthouse or other rooftop appurtenance.
ii. The building identification sign shall be located highest on
the building. The attached signs for individual tenants
shall be organized along, and integrated with, a common
horizontal or vertical band or architectural element,
except where such band or element is not physically
provided by the architecture.
c. Area. No single attached identification sign shall exceed two
(2%) percent of the surface area of the building façade or
significant elevation upon which is it placed.
d. Total Area. The total combined area of all attached tenant
identification signs shall not exceed two (2%) percent of the
total combined wall area of all building facades or significant
elevations facing a public street.
The sign would be attached to the face of
the building as required.
No building identification sign is proposed,
only a tenant identification sign.
The proposed sign is 1.7% of the surface
are of the elevation upon which it is to be
placed.
Only one tenant identification sign is
proposed on this building.
e. Design.
i.
Such signs shall be designed as an integral component
of the architectural elevation.
The sign does not detract from the
building’s architecture.
ii. Such signs may contain business name and/or logo
only.
The sign contains only the business name
and logo of the company.
iii. Such signs shall consist of individual letters or logos
only. No illuminated panels will be approved.
The sign consists of individuals letters and
a logo.
iv. Such signs shall be uniform in color, compatible with
the building’s color(s), and matching the building
identification sign(s) if present.
v. Mounting hardware shall be hidden from view.

FINDINGS AND RECOMMENDATION
The City Planner finds:

The Zoning Code requires Planning Commission review and approval of the proposed sign as
it is an attached tenant identification sign on a multi-story building with multiple tenants.

The proposed sign meets the location requirements of the Zoning Code.

The proposed sign is less than 2% of the area of the elevation to which it will be attached,
meeting the area requirements of the Zoning Code.

The proposed sign is consistent with the white and red color palette established for signs on
multi-story buildings within Westport Plaza (see the applicant’s sign package attached to this
report).

The proposed sign meets all other design requirements of the Zoning Code.
Based on the above findings, the City Planner recommends approval of the proposed attached tenant
identification sign for Travelers at 940 West Port Plaza Drive in the Westport Plaza Planned District.
