Brimbank Gardens is a master-planned community developed by Peet Limited with building
guidelines and covenants in place designed to protect the value of property in the estate.
Building covenants assist homeowners design and build their homes to a high standard, which maximises the
value of their investment and maintains the appearance and quality of the community as it continues to grow.
Peet Limited has carefully developed covenants and guidelines that apply to roof pitch, building materials, floor areas,
garages and outbuildings. They also ensure driveways, fencing and landscaping are finished in a timely manner.
Details of the building covenants are subject to change at any time and specific covenants that apply to a particular property
form part of the contract of sale for that homesite. Peet recommends all buyers obtain a copy of the covenants for a specific
homesite and independent legal advice about building covenants.
When Peet Limited’s building covenants expire, on the date listed in the contract of sale,
any proposed changes to homesites become subject to local council approval processes.

black posts and black rails to a height
of at least 1.8m.

must be at least 1.2m high and
constructed from powder coated metal
in black ‘Essendon’ style tubular fencing.
Houses On Corner Lots
Sides of the house with a road frontage must have at least one window, with a minimum area of 1.62m 2 .
Each side with street frontage must have a connecting verandah between 3.5m in length and 1.2m in width .
Additional General Requirements
While Peet Limited’s building covenants are in place only one dwelling per lot is permissible (together with the usual outbuildings).
Subdivision of the land is not permitted.

Outbuildings (including any garage,
workshop or shed) must not exceed
20m2 unless the external walls of the
outbuilding are constructed of brick,
stone or Colorbond ® steel.

The property services, including,
but not limited to, exhaust fans,
ducts, pipes, clothes lines, solar
panels and airconditioners, must
not be visible from the street.

Driveways must be constructed from
brick, asphalt or concrete, and must
be completed at the same time as
construction of the house.

Courtyards and any other fences
in front of the building line must
be constructed in brick, masonry,
brushwood or Colorbond ® material.
Landscaping at the front of

within three months of construction.

Houses must have at least one roofed garage,
capable of accommodating at least two cars.
The garage must be constructed with sectional
or roller doors in the same colour scheme
as that of the house, or finished with a wood
grain or timber panel.
No house stumps should be left exposed.
There are specific building design
guidelines that are applicable to corner
lots within Brimbank Gardens. These
requirements have been established to
improve the overall streetscape of the
estate, and to ensure that every house
has a positive street frontage.
