alifornia has always been America’s ultimate dream machine—the land of
Hollywood, Silicon Valley, Beverly Hills, sun-baked vineyards, cloudless sky,
beaches and pacific surf. For many, California dreaming entails owning property
here, in one of the stunning beach communities nestled along its long, splendid
coast. Spend enough time in any of them and you begin to believe that this was the entire
point of westward expansion. What you get for your money is far more than just real estate.
“What you’re buying is a lifestyle,” says Marie Larkin of Montecito—Upper Village
Brokerage Sotheby’s International Realty near Santa Barbara. Not all of California’s beach
lifestyles, however, are the same dream.
Santa Barbara, located roughly 100 miles northwest of Los Angeles, is removed from
much of the combustion and commerce that animates Southern California. With some of
the best school systems in the state, a steady diet of 72-degree days, land and sea recreation
and in-town theaters and museums Santa Barbara attracts buyers looking for a more casual,
insulated beach experience. Since the early ‘80’s home values have risen over 700-percent.
“People come here to raise their kids because it’s safe. They spend a lot of time outdoors here,
the sunsets are drop-dead gorgeous, and there’s culture,” Larkin says. She says that buyers
want either contemporary homes near the beaches, the beautiful Spanish- and Missioninspired properties of central Santa Barbara, or homes in the foothills, like the $1.995 million

centers of Los Angeles,” says Rick Edler of Peninsula Sotheby’s
International Realty, who describes Manhattan Beach as a very “highnet worth market.”
The combination of beach life and professional convenience
attracts a variety of homeowners from fields as diverse as aerospace, technology, the movie industry, finance, law and professional sports. They live primarily in either the “hill section” in Tuscan
and Cape Cod-style homes with panoramic views, or in the contemporary and Tuscan-style beachfront homes in the “sand section,”
most notably along a strip known as the Strand, which Edler describes
as “some of the most exclusive properties in the South Bay,” trading
at over $10 million. Newport Beach and Laguna Beach in southern
Orange County similarly offer lifestyles that meld soulful oceanfront
living and commercial convenience.
“It’s a beach lifestyle, but in so many beach resort type places
there’s not a sense of professionalism or workplace, where here they
kind of overlap,” says Bob Bonanno, partner at HOM Sotheby’s
International Realty.
The most prestigious properties here are those along the water.
Newport Beach consists of enclaves and gated communities with
both beach and bay access, of particular importance to boat owners.
Laguna Beach is a more isolated community with strict development codes and a more preservationist, artistic bent. Estates along its
stunning, rocky coastline typically range between $8 and $40 million.
In Laguna’s Emerald Bay a five-bedroom, 5,750-square foot home with
contemporary European design and sweeping views of the coastline
is offered at $18,995,000.
Brian Arrington, owner and President of Pacific Sotheby’s
International Realty in San Diego, cites the optimal climate—both in
temperature (the tropical, 70-degree average; 345 days of sunshine a
year) and in the market—as primary attractions for buyers exploring
the communities of La Jolla, Point Loma, Coronado, Mission Hills,
and La Mesa.
“Quite simply, the prices in the region are depressed, enough so
that even the exclusive, one-of-a-kind estates have come down in value
to a level that makes them irresistible,” Arrington says.
Homes in the elevated sections of La Jolla, Point Loma and Mission
Hills offer views of the coast and San Diego’s parks and green spaces.
On the Coronado peninsula just blocks from the beach and the famed
Hotel del Coronado, the 1926 Mediterranean-style Richard Requadesigned home features a custom wine vault, spacious courtyard,
Spanish tile interiors and a third-story turret that opens to panoramic

mong the records set at the Olympic Games in London this summer, it might seem incongruous to
add that of museum and gallery attendances. However, to coincide with the athletic competition
there will be a series of exhibitions and events designed to showcase the best of Britain’s rich
artistic and cultural life, both historic and contemporary.
Known as the Cultural Olympiad, this
celebration of human artistic endeavour
has been present as part of the games
for decades, when Baron Pierre de Coubertin, recognized as the father of the
modern games, advocated “Olympic Art
Competitions” in Paris in 1906. Indeed,
until the early 1950s competitive medals
were awarded for architecture, music, literature, sculpture and painting, while the
first formal cultural program was presented at the Stockholm games of 1912.
A century on and, as with the athletic games, the Cultural Olympiad has altered significantly.
The program for London began in 2008 and to date more than 16 million people across the entire United Kingdom have taken part or attended performances. The initial series of projects was
spearheaded by Artists Taking the Lead, which has brought contemporary art to numerous town
and cities, notably specially commissioned art works on the tops of London’s bus shelters, making
them visible from the top of the iconic red buses. In addition, this project has been joined by other
initiatives including Stories of the World, showcasing the best museum, library and archive collections; Unlimited, a celebration of arts, culture and sport by disabled and deaf people;
Film Nation: Shorts, giving young filmmakers a chance to shine; and Discovering Places,
exploring the best of our natural, built and historic landscapes.
With the Olympic year finally here, the cultural events will culminate this summer in
the London 2012 Festival, which, in fact, extends free world-class events throughout the
country. The festival commences on Midsummer’s Day and ends in September with the
ceremony to close the Paralympic Games. Nicholas Kenyon of the Barbican Centre, which
will play a major role in events, said “It would be mad for London to have an event as big as the
Olympic Games without it having a really strong cultural component. What London is about so
much these days is culture.”
However, a number of high profile exhibitions will precede into the festival proper, with five
blockbuster shows leading the field. First out of the blocks has been The Royal Academy’s David
Hockney RA: A Bigger Picture, showcasing the artist’s new studies of his native Yorkshire. Close on
its heels comes a retrospective of the portraiture of Lucian Freud at the National Portrait Gallery on
Trafalgar Square, with the last work the artist was working on before his death. Coming up strong
on the inside—if you will excuse the sporting analogy—is the Tate. In addition to an exhibition on
Picasso now open, a retrospective of the controversial artist Damien Hirst will act as a centrepiece
to the London 2012 Festival.

o should you be fortunate enough to have tickets to the games
this summer, what exactly can you expect from the festival itself.
It encompasses everything from food to fashion, music to sculpture, dance to design. Exploring the website reveals the staggering
depth and breadth of events: Cate Blanchett will be performing in Botho
Strauss’ Big and Small at the Barbican; Yoko Ono will create an art installation at the Serpentine Gallery; the largest ever Shakespeare festival will
include interpretations of the Bard’s plays from more than 50 countries;
a complete cycle of Beethoven’s work will be performed for the BBC.
Events are not solely confined to London, but extend across the country
from Belfast to Edinburgh, and even Much Wenlock, a tiny rural market
town once home to a 19th century advocate of the Olympic ideal.
Even if you do not attend the Festival, public artworks have been
commissioned throughout the Olympic venues, marrying the
sporting and the cultural program. From wildflower meadows to wall
paintings, creativity infuses the Olympic park, but preeminent is the
sculptor Anish Kapoor’s Orbit tower, a 377 foot steel construction that
contains two observation platforms for views across the entire games
site. Seemingly defying gravity it loops through the sky and has been
described by the artist as “a long winding spiral: a folly that aspires to
go even above the clouds and has something mythic about it.” That
sense of aspiration and achievement that is characterized in the Orbit
runs through the events for the Cultural Olympiad, ensuring that art and
sport share the podium this summer.

Staging a
Comeback
In real estate markets around the globe, optimism is returning.
Cash-rich buyers who feared investing in a depreciating asset after the financial downturn
of 2008 are dropping back in, confident that prices have bottomed out.

xisting-home sales are expected to rise 4 to 5% this year, according to projections by the National Association of Realtors. And Philip White, president and COO of Sotheby’s
International Realty Affiliates, reports a “steady improvement
in the higher end market. The $1 million-plus price market came back
in the double-digit range, as did the $10 million-plus price range. Even
more encouraging, 2012 has gotten off to a very good start.” The energized stock market “is a harbinger of the future for luxury real estate,”
notes White, leading him, along with others, to anticipate accelerated
market stabilization.
Luxury real estate is outperforming other segments of the market
with much of the attention focused on the ultra high end, says Jonathan Miller, president of Miller Samuel Real Estate Appraisers in New
York. Markets have been buoyed by the weak dollar against foreign
currency, “so you have an influx of very wealthy individuals buying very
high end real estate,” along with well-compensated senior level executives of Fortune 500 companies.
uPward trendInG vaLues
A number of top tier markets have not only stabilized but are
trending upward. New York City is one. A recent New York Times article reports limited inventory caused by a dry spell in new construction over the last three years has fueled demand. Values of ultraluxury
properties—$7 million and above—have soared. Fred Williams of Sotheby’s International Realty in Manhattan agrees. The $10-20 millionplus range is the firm’s sweet spot. In addition to new developments,
a marquee inventory of pre-war townhouses and small buildings has
been attracting international buyers with cash. As Williams tells customers, “They’re not making these buildings anymore. It’s like a colSOTHEBYSREALTY.COM I 11
lectible item. And people perceive it as a good buying opportunity.”
Elsewhere in the metropolitan area, homes in Long Island and Connecticut are also fetching strong prices.
According to James Retz, of Daniel Gale Sotheby’s International
Realty, which covers a region that includes “Gold Coast” properties
on Long Island’s North Shore, though the number of transactions declined slightly in 2011, the average and median sales prices increased.
Last year, the firm participated in the single highest residential transactions for each of the counties it covers, $15,880,000 and $12,300,000.
Connecticut’s prestigious town of Greenwich kicked off the year
“busier than normal,” says Joseph Barbieri of Sotheby’s International
Realty. “Sellers are acknowledging new prices levels, which historically
have been untouchable until the market dropped” and now understand they need to be in the market, not just on the market. The firm
had 52 sales over $5 million in 2011—a spike from 36 in 2010—including
a waterfront estate that sold for a record $39.5 million.

MarKet turnaround
In a turnaround that has surprised even some insiders, Miami,
Fla., is witnessing a “great recovery in the luxury market,” says Mayi
de la Vega, of ONE Sotheby’s International Realty. HousingWire.
com reports that transactions in the upper echelons are showing
double-digit increases. Especially hot is the section of South Beach
known as “South of Fifth,” where some properties have enjoyed a 40%
price boost from a year ago and some condominiums are commanding $2,000 a square foot. There’s “excitement” on the west coast of
Florida, too. “Our brokers are busier than they’ve been in the last five
years,” says Judy Green of Premier Sotheby’s International Realty.
Canada is a feeder market and more investors from Toronto are coming to buy. Beyond U.S. borders, the Cayman Islands are experiencing
a surge in luxury market activity, according to Sheena Conolly of Cayman Islands Sotheby’s International Realty. The islands are recognized
for their quality-of-life conditions and financial incentives and, more
recently, as an economic zone for business. There are no income,
property, capital gains or inheritance taxes—a draw for high net worth
investors. Foreign ownership is encouraged.

Out West in Aspen, Colo., home sales are trending slightly better
than they’ve been for the last few years. Craig Morris of Aspen Snowmass Sotheby’s International Realty said his firm had a 25% increase
in the number of transactions and 22 sales above $10 million in 2011, a
record. Meanwhile, the luxury market in Hawaii is gaining steam. Mary
Worrall of Mary Worrall Sotheby’s International Realty predicts it “will
be a transition year from a bad market to a
good market. The competitive mortgage
interest rates have created such tremendous opportunity.” continued >

Investor rebound
In Canada, the country’s three largest luxury markets, Vancouver, Montreal and Toronto are
“extremely strong and have been for the past five years,” reports Ross McCredie of Sotheby’s
International Realty Canada. At least half of the $4 million-plus homes across Canada are selling to foreign buyers. Canada is easy to navigate in terms of immigration, trade and banking.
Homes in Vancouver priced in the $4-5 million range typically sell within a month, McCredie
says. Bilingual Montréal offers easy connections to North America and Europe and is low cost
compared to other major cities. Buyers in Toronto, like other Canadian cities, are attracted to its
stability and solid infrastructure.
Overseas in Sweden, the state-run mortgage institute SBAB predicts higher demand based
on a survey of 220 real estate agents. “Sweden is one of the countries that has been handling
the unstable financial situation the best.” says Johan Lefèvre of Sweden Sotheby’s International
Realty. He says the year has gotten off to a good start with a positive trend in foreign investment. The Öresund region that connects Malmö, Sweden, with Copenhagen, Denmark, “could
very well be the next place to invest thanks to the strategic location, proximity and easy reach
to the rest of Europe.”
The French luxury market has largely shown steady growth, developing into a blue chip
investment on the international property scene, says Alexander Kraft of Sotheby’s International
Realty France–Monaco. “Paris,” says Kraft, “is still less expensive than other global centers such
