all, our trusted NYC/LI NARI members – licensed

remodeling consumer.

experience, participate in 16 hours of
continuing education and be associated

NARI Code of Ethics.
CLC (Certified Lead Carpenter)
CLC designation is exclusively for
lead carpenters who are skilled and
knowledgeable in the technical, handson aspects of their work, and who have
demonstrated skill and knowledge in
project management, supervision, and
customer service. Candidates must have
worked in the remodeling industry fulltime and continuously for at least five
years, must comply with the NARI Code
of Ethics and must have at least two
years experience as a full time
lead carpenter.
CRS (Certified Remodeler Specialist)
This designation includes those
remodelers who specialize in six specialty
areas of the industry: concrete and
masonry, electrical systems, insulation,
mechanical systems, plumbing, and
CRPM (Certified Remodeling
Project Manager)
Certified Remodeling Project Managers
(CRPMs) are the field personnel who
oversee every aspect of the project:
customer satisfaction, personnel
management, project schedule,
administration, etc. while working on the
project or projects. Candidates must have
two (2) years continuous experience in
the remodeling industry, AND one (1)
year as a remodeling project manager.
GCP (Green Certified Professional)
Individuals with the GCP designation are
recognized as experienced remodelers
of green remodeling, have been in the
remodeling business for at least two years
and be associated with a business in
compliance with the NARI Code
of Ethics.
MCR (Master Certified Remodeler)
This designation recognizes Certified
Remodelers that have demonstrated
commitment to the remodeling industry
through support and involvement in their
local chapter, NARI National, and/or
their local community. Candidates must
be a Certified Remodeler for a minimum
of ten consecutive years, hold another
NARI certification (CKBR, GCP, CLC,
and UDCP) and must submit a letter
of recommendation from their chapter
executive or chapter president or
three letters of recommendation from
recent clients.
UDCP (Universal Design
Certified Professional)
Individuals with the UDCP designation
are recognized as experienced
professionals with skills and knowledge
in all aspects of universal design and
remodeling. UDCP’s must have been
working in the remodeling industry fulltime and continuously for at least two
years, must comply to the NARI Code of
Ethics and must complete a minimum
of eight hours of universal design
remodeling/building related education.

having fabulous flooring can help make your
home a showpiece. There are many choices
for flooring on the market today, so you don’t
have to settle on a limited selection of styles
and colors. No longer are people sticking with
the same type of flooring throughout their
home – they’re mixing it up in new, exciting
ways. From wood transitioning to tile, to
different types of wood flooring from one room
to another, perhaps the most exciting flooring
trend is that there are no rules.
Catherine Lanieri, flooring and millwork specialist at
Riverhead Building Supply, said that a cool color palette
for home décor, as well as wood flooring, seems to be
trending right now. “Gray washes that create a driftwood
finish have gained tremendous popularity,” she said,
adding that white translucent stains have also made
a comeback. On the other hand, some homeowners
are moving over to the dark side – with their flooring
finishes, that is. “On the opposite end of the spectrum,
dark stains are next in popularity because they create
a dramatic backdrop to make elements such as
architectural mouldings and painted cabinetry pop.”
For those who are concerned about mixing their flooring
from room to room, Lanieri offered, “It is absolutely fine
to mix various types of flooring throughout a home.”
She said one idea is to install traditional uniform-sized
plank flooring throughout a home, but then choose a
rustic wood in random plank widths in a more casual
space like a family room. Or, conversely, the homeowner
may wish to set their formal living room or dining room
apart from the rest of the home by installing an elegant
wood like walnut or cherry. “The bottom line is, there
are no rules when it comes to creating the ambiance of
a home that reflects the personality of the people who
live there.”

For Bernadette White, vice-president of Cancos Tile and
Stone, the trend toward grays has also worked its way
into the world of tile, but it isn’t the only color people are
moving toward. “Gray is definitely very popular, but green
is coming back in a big way as well.” White also said
that wood-look and marble-look tile is trending right now,
as well as some of the retro looks, like black and white
checkerboard tile. “I think the younger generation really
likes a mix of the old and the new. I can see this is an
upcoming trend,” she added.
Most in-store design staff and salespeople take the unique
needs of each client into account when helping them
select tile for their homes, and make recommendations
based on both personal preference and practicality.
“People may be surprised to learn that porcelain tile
flooring is highly durable, and lasts for 10 to 20 years
in most homes,” White said, adding that it’s easier than
ever before for people to find flooring that reflects their
personal taste. “There are so many new technologies that
make tile so beautiful now. It’s prettier than it ever was.”

its beauty, has different characteristics,” Marasco
said, explaining that some countertop materials
require more upkeep than others, and that both
salespeople and customers should take that into
account during countertop selection.
One type of countertop that offers both natural
beauty and ease of maintenance is engineered
stone. Sarah Bakken, public relations and social
media director for Cambria, said that her company
produces its countertops by combining pure
quartz with a small amount of pigment and resin.
Cambria offers 126 designs to choose from, with
new designs continually in development. She said
one of the benefits of engineered stone countertop
is that it does not have to be sealed, making
it resistant to staining and to bacterial growth.
“Because of this, all that is needed to clean our

Young, who explained that granite also varies
greatly in appearance from one slab to the next, so
no two granite countertops are ever alike. Granite
countertops are usually sealed, which reduces
the stone’s porosity and allows it to repel stains.
Cleaning is easy – simply wipe down with warm water
and a small amount of mild detergent using a soft
cloth. Keep in mind – harsh cleaning chemicals can
strip away the seal, making the granite more prone to
staining.
Marasco offered that no matter the type of

You have some great ideas for your indoor or outdoor remodeling project, but
maybe you’re having a difficult time envisioning them. Fortunately for you,
many designers and remodelers are able to bring your ideas to fruition – well
before the actual building begins – by using 3-D rendering software.
Traditional, two-dimensional floor plans
can give you a basic idea of what your
project will look like, but 3-D rendering
takes your design to the next level.
Not only will you be able to see the
general layout, but also you’ll see colors,
textures and different angles, and often,

Burdi uses 3-D rendering to help her clients see
how selected countertops will look with cabinets,
room layout and dimension, and much more. The
program she uses shows her clients project designs
from a number of different angles. This helps them
have a much better understanding of available
space in a redesigned room than the traditional
two dimensional floor plan layout provides. Burdi
said that 3-D rendering is optional, but something
she highly recommends to her clients. “The last
thing I want is for my customer to be standing in
a finished room thinking, ‘I didn’t really get what
I want.’ With 3-D rendering, we can prevent that
from happening.”
Homeowners may be surprised to learn that 3-D
rendering isn’t just for inside their home. More
and more, landscapers and masons are turning
to 3-D rendering as a way to show clients how
their outdoor remodeling projects will look as well.
Bill Carry, owner of Carry Landscaping, uses 3-D
rendering to provide his clients with a realistic
portrayal of their finished landscaping or masonry
project, well before shovels even touch the ground.
“We put our client’s houses in the rendering, their
car in the driveway. We put a lot of detail in, right
down to the shading, so they’ll know what it’s like
when they’re lounging on the patio in the sun or
under their outdoor lighting in the evening.”

Carry said 3-D rendering can illustrate for clients how
certain plant life will look, the way different colors and
textures of decking and fencing will work, and even
how pools, waterfalls and ponds will appear – complete
with flowing and rippling water. He said that today’s
3-D design is able to incorporate so much of the actual
product, like decking materials, outdoor furniture
and pools, that clients can easily picture the finished
project. “You can really visualize what your project is
going to look like. You’ve got running water, you’ve got
clouds moving... modern 3-D rendering is so realistic,
sometimes people mistake it for real-life.”

FINANCING A REMODEL 101
Whether you’ve just purchased a fixer-upper or your current home is in need of
renovation, the chances are pretty good that you’ll need to finance your remodeling
project. Financing can be confusing, as there are a number of different loan products
available, and it isn’t always easy to know which is right for your needs. NYC/LI NARI
members Dawn Cameron, of Prospect Mortgage, and Steven Ross, of Franklin First
Financial, provide some insights on financing your remodeling project.
203(K) RENOVATION LOAN
According to Dawn Cameron, Licensed Loan
Officer with Prospect Mortgage, this loan is the
perfect choice for people who have purchased
a home that needs extensive remodeling, or for
those who require significant renovations to their
current home. Cameron explained that the “loan
is based on the finished value of the home,”
which is determined by an itemized contractor’s
bid. Once the loan is closed, the seller is paid
off, and the lender holds the money remaining
to pay the contractor as the work on the home
is completed. “This type of loan does benefit
everyone. It’s a win/win for the contractor
and the borrower.” Cameron cautions that the
homeowner should work with an expert loan
officer who has a complete understanding of
this type of loan, which is administered by the
Federal Housing Authority (FHA).

CASH OUT REFINANCE
If you have equity in your home, you can
refinance your current mortgage, based on
the existing value of your home, using a cash
out refinance. “We’re able to give up to 85
percent in a loan of the value of a person’s
home,” said Steven Ross, Mortgage Loan
Originator at Franklin First Financial. “In as
little as 12 days, people can have the money
in their hands in order to fix up their home.”
Unlike a home equity line of credit, this is not
a second mortgage – it essentially will pay off
your mortgage, and what’s left of the loan can
be used to remodel your home. Closing costs
similar to an original home mortgage will apply.

Cameron said another option for capitalizing
on your home’s value is a Home Equity Line
of Credit, commonly known as a HELOC. With
this type of loan, Cameron explained that the
homeowner doesn’t have to redo their whole
mortgage or pay closing costs. “For smaller home
improvement jobs, a HELOC makes a lot of
sense.” She said that a HELOC is based on the
existing value of the home, and is, essentially, a
second lien on your home. Typically, homeowners
get back 80 to 85 percent of the home’s value
on this type of loan. “If they only need $15 or
$20 thousand to renovate a room in the home, or
siding, a HELOC is a good choice.”

REVERSE MORTGAGE
For the homeowner 62 years of age or older, a
reverse mortgage is also an option. “It’s a popular
myth that people who choose a reverse mortgage
essentially give up their homes to the bank, and
this simply is not true.” He explained that a
reverse mortgage (which, like a 203(k) loan, is
an FHA loan) allows an established homeowner
to convert the equity in their home into cash. The
cash is tax-free and this type of financing does
not require the homeowner to sell their home, give
up their title, or take on a new monthly mortgage
payment. “Homeowners don’t have to make any
payments while they live in their home,” Ross
said. He explained that the loan is repaid after
the homeowner dies, sells the home or no longer
lives there for any reason, and that the estate of
the homeowner is responsible for the repayment.

Creating a kosher kitchen might imply old school
traditional, however this design transcends the usual
perceptions of duplicate work spaces. We used panels
matching the cabinetry on some appliances to minimize a
more industrial look. The quartz countertops, manufactured
by a certified kosher supplier, highlighted the long runs of
cabinets successfully providing functionality and elegancy.
The homeowner asked for an open concept main living
area by connecting the living room, kitchen and dining
area. A steel beam was installed facilitating the openness
with natural light, an updated look and feel to the kitchen,
a better traffic flow, additional counter space and the
openness to entertain.

This wet room challenge combined the tub and shower,
which opened the limited square footage but also engaged
principles of universal design and aging in place. This spa
retreat also includes a double sink and a vanity/make-up
station for added sophistication.
The design challenge was to create openness without doors,
but provide a modicum of privacy. Using slate-looking tile,
a pebble stone shower floor, natural wood furniture and an
open-sided fireplace offers these homeowners a luxurious
space while bringing a fondness for the outdoors inside.

The master suite gained its award-winning en-suite by repurposing two

These homeowners were looking to replace roof, siding, windows, kitchen and
add one additional, and bathroom for the second floor. They were also looking
to be more energy efficient. For this remodel homeowner had to move out. Our
time frame to get them back in their home was short. They didn’t want to disrupt
their children’s school schedule. We started the last week of June and had them
back in their home the first week of September. That was our oiginal goal without
unexpected framing, sheathing and water issues in the basement that occurred.
To do this we made the home weather-tight and focused on the interior.
After they were back in we completed the exterior work and the minor interior
punch list.

This project was a total remodel of a commercial building. Our client wanted a
space that was warm and friendly, yet professional in the office section. They
also wanted the warehouse to “feel like” a hanger since they sell helicopter parts.
Safety, comfort and efficiency were paramount. Being green conscious, our client
wanted everything as energy efficient as possible.

All lighting is LED switched with motion detectors and timers. The industrial
sized fans were chosen because they create a 10 degree change in room
temperature by moving conditioned air either up or down. The 1.5 HP motor
is variable speed to save electric. In the restrooms (8), we used Kohler power
flush toilets that use less water. We also used electric high speed hand dryers to
eliminate paper use and waste. Marvin windows were installed for their energy
efficiency, and heated vestibules were used for the entrances. Gas fired curtain
wall heaters were installed on each truck bay door to cut down temperature
change inside when bay is in use. We were able to complete the project within
6 months.

The redesign placed the sink under a new window with counters on each side.
Open storage creates the illusion of a stand-alone sink base. An angled peninsula
and elevated seating area was included. The back wall received stacked cabinets
of different depths for pantry storage. Their contrasting color highlighted the
reclaimed soffit boards used for the backsplash and wall above. These boards
were original to the house.
Recessed ceiling and pendant fixtures give generous lighting and push button
switches maintain the period appearance. Under cabinet lighting was used below
the wall cabinets and the seating area.
All of the cabinets were a traditional reveal door style. The green cabinets were
selected for their softness of color and were highlighted by the contrast of the
quartz counter giving the kitchen a period look.
