3RockD Background
3rd Rock Development Company LLC (3RockD) is a community development company that designs, builds, and manages mixed-‐‑use "ʺgreen communities"ʺ in underserved urban communities across the world. 3RockD'ʹs mission is to create sustainable, smart-‐‑growth developments, called “3RockD Green Economic Zones” that utilize environmentally conscious technologies and materials, and harness innovation to catalyze positive socio-‐‑economic growth in the communities surrounding each 3RockD zone. 3RockD’s first project is located in Quy Nhon, Viet Nam. On January 22, 2010, the People'ʹs CommiWee of Quy Nhon, Viet Nam; the Urban Development Department of the Ministry of Construction of Viet Nam,; Globalization Research Center University of Hawaii-‐‑Manoa,; and 3rd Rock Development LLC, signed a Memorandum of Understanding (MOU) outlining a development plan that demonstrates the larger principles of urban livability and resiliency. The plan calls for the systematic development of three large parcels of land, “3RockD Quy Nhon Economic Green Zone” (EGZ), within the Binh Dinh Province Quy Nhon city limits in a coordinated manner that forms the foundation for a long-‐‑term (25-‐‑year) city-‐‑wide urban development strategy. Specifically, the strategic and simultaneous development of three non-‐‑
contiguous South China Sea beachfront parcels, totaling approximately 14,500 acres of developable land development of the Ghenh Rang, Nhon Ly-‐‑Cat Tien, and Tan Thanh sites, as well as their connection through targeted infrastructure and community events will form the backbone for a major regional center that can “in-‐‑fill” over the following decade. 3RockD is the lead developer of all three sites working as the conduit between the National, Regional and Local Vietnamese government and international and domestic development and financial partners. 3RockD Economic Green Zone Quy Nhon Master Plan
3RockD Economic Green Zone Sites:
Site #1 Tan Thanh: Xanh Quy Nhon North “Grand Quy Nhon”
Site #2 Nhon Ly-‐‑Cat Tien: Xanh Quy Nhon Central “Xanh QN”
Site #3 Ghenh Rang: Xanh Quy Nhon South “College Park”
All three sites share certain characteristics, with their development driven by criteria that will help to “brand” the city of Quy Nhon and Binh Dinh province more broadly as an excellent place to do business, pursue academics, visit, and live:
•  The use of environmental technologies •  Innovations in community development •  Public private partnerships from the planning stage •  Innovations in local public finance •  Historic and cultural preservation and development •  Livability and development of a unique city identity •  Co-‐‑Location of related industries •  Targeted municipal economic and investment zone 4
