Description:
Tuscany is one of the biggest regions
of Italy, more or less triangularly
shaped, with in the North-West the
Apennines, till the sea in the South. A
large part of this region is hilly, even
mountainous, and the plains form but
a small part of the total, mainly at the
coast. Wherever you want to go;
beauty and enjoyment is everywhere:
Florence and other famous art-cities
such as Pisa, Lucca, Siena and
Arezzo, but also the smaller cities like
Volterra, San Gimignano, Pienza and
Montepulciano. And even the
smallest villages; they all can proudly
boast at least one art-treasure, and
the history of all of them can fill a
library.
This estate is an extremely attractive
property surrounded by huge
grounds (approximately 30 hectares
of land) located in the heart of the
Maremma region, the wildest area of
Southern Tuscany. It was acquired by
a renowned Swiss film-maker who
fell in love with the beautiful
landscapes of the estate and decided
to give new life to the farm, including
production of natural wine and
bio-dynamic olive oil.
The imposing original stone-built
main building has been completely
restored to the highest standards and
furnished with all modern amenities
-- such as a large professional
kitchen and a steam-bath -- and is
now available for rent. A particular
feature is the unique infinity
swimming pool, definitely one of the
best we have ever seen in Tuscany.
Considering its superb panoramic
position overlooking picturesque
rolling hills that stretch to the
Mediterranean coast, the owner
decided to transform the pool area
into an ideal setting for social events.

On a side of the pool is a very large
covered terrace, with a built-in
cooking area with barbecue, fridge
and sink for entertaining.
The unusually large swimming pool
(22 x 4,5 meters) includes two
separate baths, a wading bath and a
full size jacuzzi and is heated by solar
panels that make it enjoyable in
Spring and Autumn.
The whole property is an enchanting
environment ideal for relaxing and
enjoying magnificent views of the
Tuscan countryside, or taking long
walks through its fields, including up
to a lovely cabana furnished with
hammock placed on one of the most
panoramic points on the estate.
Despite its peaceful isolation the
property is only at 4 km away from
the medieval hamlet of Tatti and 30
minutes away from coastal resorts.
Our conclusion: beautiful property in
the Maremma region, placed in a
stunning position. Exceptional heated
pool with jacuzzi bath and wading
bath. All modern facilities including
steam-bath. The villa can
accommodate 14 + 2 persons (7
bedrooms, 6 bathrooms).
Layout 14 + 2 pers.:
Ground floor: entrance hall, big
sitting room with wooden floor ideal
for yoga, big dining room with
fireplace. These rooms have access
on to the garden, a covered wooden
veranda, and a trellised pergola
furnished for outdoor meals with
beautiful views. Very well equipped
hi-tech kitchen opening on to a back
patio, lunch room with fireplace,
breakfast room with traditional
wood-burning bread oven and access
to the garden and with a loft space
(accessible via a wooden ladder) with
a double bed for additional guests,
bathroom with shower, laundry room.
First floor: left wing: master
bedroom with four-poster bed and
en suite dressing room, bathroom
with bath and separate shower, twin
bedroom. Right wing: double
bedroom with bathroom and shower,
double bedroom.
Second floor: suite composed of a
double bedroom, a room with a
fireplace, with a single bed and a
bathroom (shower only), second
suite with double bed and en suite
bathroom (shower only), double
bedroom with bathroom (bath and
shower).

Cleaning service three hours per day
from Monday – Friday.

The swimming pool (22 x 4,5 m) is in
general opened from May ---October 3rd. Outside this period,
please enquire upon booking if the
pool can be opened
Upon arrival, a deposit of € 1.000,00
is required. In case the
accommodation disposes of a
telephone with an outgoing line, an
extra deposit of € 250,00 is also
required. Both amounts to be paid in
cash
Check-in on the day of arrival
between 16.00-19.00 hrs. Check out
on the day of departure before 10.00
hrs.
Many villas are situated in rural
surroundings, sometimes only to be
reached via a so-called "strada
bianca", an unpaved road. Please
enquire prior to booking if the
accommodation of your choice can be
reached by car
In most cases, pets are not allowed
so in case your booking depends on
whether or not you can take a pet
along, please enquire beforehand. If
permission is granted, an extra
deposit will be applicable
