South Miami Hospital
Cafeteria
On February 4th, 2013 Link officially began the renovations at the cafeteria in
South Miami Hospital. The project designed by Leo A Daly consisted of renovating
the existing cafeteria into a new modern facility. The work included complete
demolition, new drywall partitions, curved soffits and walls, decorative back
painted glass, curved glass wall, 3-form decorative panels, and complete MEP
and fire renovation among other things. The work was completed in approximately
4 months. Temporary Certificate of Occupancy and AHCA inspections were
performed and approved at the time agreed with the owner without any delays.
Between the design and the quality craftsmanship, the final product was striking.

e are extremely happy to bring you the Year End issue of our Link Ledger. 2013 was our biggest revenue year yet ,
since our inception. With the economy taking a bump upward our diversity of sectors continues to make strides in our growth
in the South Florida market. We humbly thank all of our clients and our employees whom without we could not have done this.
This year we completed two marquee projects; The Miami Herald Production Facility and Headquarters and the Hialeah Park
Casino. Both projects have been a huge accomplishment for the company and we feel honored to have had the opportunity to
work on these iconic landmarks. We’d like to thank the project team for their long hours and dedication.
In mid 2014 the Link family will be moving its headquarters to a new location in the lovely City of Doral. This mixed-use
warehouse and office building is located on 5350 NW 77th Court, facing the Palmetto. The space totals 14,000 square-feet of
which 10,000 square-feet will be used for the office and the remainder as a storage facility. Design development and permit
drawings are currently under way and assisting this process is our very own Guido Del Valle, Project Manager whom previously
worked at our Hialeah Park Casino project. We hope to build a state of the art home for our employees and to give our warm
welcome to the City of Doral.
Once again, we feel blessed to continue our growth and success and we thank all of our employees and clients for their
support and look forward to a prosperous 2014.

Production Facility and
Headquarters is now COMPLETE!
When Link got the news in late 2011 that The Miami Herald Media
Company would be building a new home for its business and
production facilities, their eyes lit up
with anticipation at the thought of being
involved in such a signature project. Link
Construction Group was awarded the
construction of both contracts.
Thursday, March 22, 2012, Link
Construction Group, Inc. broke ground on
the new Miami Herald Media Company
Production Facility. The 2-phased project
entailed the construction of a new
3-story, 119,000 sq. ft. industrial plant that
houses the printing presses, along with
the renovation of a 2-story, 160,000 sq. ft.
facility that houses the company’s news
and business division. The two properties sit adjacent to each other
on a 15-acre site.
PRODUCTION FACILITY
The three story new construction of the Production Facility, consists
of support staff offices; all the equipment
for printing, packaging, and delivery of
the Miami Herald Newspaper in addition
to other magazine and newspaper
publications.
The new facility has three, 900 KW backup
generators and a 6,000 gallon above
ground fuel tank, as well as 5 recessed
800 gallon ink tanks, dust collectors,
compressed air systems, reverse osmosis
system, inertia pad, rolled handling
equipment and conveyor systems.
HEADQUARTERS
The newly renovated headquarter houses
all of its news and business divisions. It is equipped with a large scale
media room, a gym, an employee lounge and various media facility
rooms.

On November of 2013, Link Construction Group was officially awarded
and selected as the contractor of choice for a new affordable housing
development - The 7th Avenue Transit Village by Atlantic & Pacific
Development.

The 42,000 square foot headquarters
for Costa Farms has been completed in
Goulds, Fl. The new state of the art facility
includes main office spaces, a purchasing
department, show rooms, humidity control
test areas, marketing and photo studio
room, an employee fitness area and a large
cafeteria.
The project, designed by Boca Ratonbased RLC Architects, was built with a
tilt up, structural steel roof and it includes
beautifully polished concrete floors under a
handful of skylights and high-end millwork
finishes to compliment the sustainable
design features.

Miami Dade County
Public Schools
Under the Miami Dade County Public Schools - Large
Miscellaneous Contracts Program, Link performed the
iPREP Math classrooms renovations for Citrus Grove
Middle School, Palmetto Middle School, Redland Middle
School, Rockway Middle School and Arvida Middle
School . The work included the selective demolition of
three (3) existing classrooms and the interior renovation
of approximately 2,200 square feet of classroom space,
along with technology upgrades and new construction
of partition walls, fire alarm, electrical, mechanical and
finishes including new flooring, ceiling tile, paint and
millwork.

Downtown Fort Lauderdale set the scene for a special night for the Latin Builders Association®
on Saturday, November 23rd, 2013. The Westin Diplomat Resort and Spa hosted LBA’s 2013
Presidential Gala, to install Guillermo Fernandez, as the new President of the LBA. Miami Dade
County Commissioner – Chairwoman Rebecca Sosa had the extreme honor and privilege to
swear in Guillermo Fernandez at the ceremony.
The gala also celebrated the new incoming board of directors and staff with over 600 guests in
attendance. State Representatives, Judges and other elected officials from Miami Dade County
and local municipalities were also present, with special guest Sandra Peebles from Univision
News as the Emcee of the event.
Mr. Bernie Navarro, the Immediate Past President, also spoke at the gala, recalling his last
two years as President. He extended gratitude to all of the board members and reflected on
his time served, and also extended the involvement of the LBA Academy. After the installation
ceremony, guests enjoyed a fantastic performance from Latin Grammy Winner, Willy Chirino. The gala celebrated the
future of the Latin Builders Association and reflect the extraordinary endeavors it has overcome.

Historic Hampton House
The Historic Hampton House Restoration project designed by Gurri Matute, consists of the restoration of a two-story, 29,762 square-foot structure. All work carried out must ensure the preservation of the site, building, and other structures on
the property. The preservation of historic materials and the building’s distinguishing character, while at the same time adapting it to its new use as a multi-use
center of social and cultural life for the local community.
VF107 Spec Warehouse
SFLC Building 2 & 3
Flagler Global Logistics Park is an industrial park which consist of 200-acre intermodal logistics complex and offers cargo handling that includes multimodal transportation access, foreign trade zone advantages and refrigerated cargo options
and being developed by Florida East Coast Industries.
Building 1 was completed by Link a couple of months back and we are gearing up
to start buildings 2 & 3. All 3 buildings have been designed by RLC Architects. Each
one of these buildings is unique in its own way.
Building 2 will be the largest of the three at roughly 275 ,000 square feet with bays
on two sides, North and South. Building 3 is the smallest of the three at 111,000
square feet. All three buildings are part of one the most advanced and innovative
industrial parks of its kind.
BAPTIST HEALTH
DISTRIBUTION CENTER
The project consists of a new warehouse building of 41,132SF of which 10% will
be office. The structure is composed of tilt exterior wall panels with the roof
structure as steel columns, beams and bar joist. The clear height is 30 ft clear
It is located in the City of Medley close the Okeechobee Road. VF107 has been
designed by Rodriguez Pereira Architects.
SMART STARTS SCHOOL - Doral
We are currently underway with the new construction of the Centralized Distribution Center for Baptist Health of 151,948 SF of which approx. 15,000 SF will be of
office. This project is located at 9001 NW 31st Street, Doral FL.
This project being is developed by Aligned Properties in a design -developer type
project setting. The project designer is RLC Architects out of Boca Raton and it is
scheduled to be a LEED Certified Building.
Smart Starts Child Care & Preschool in Doral, is designed by Villa & Associates,
Inc. When completed it will be a 8,100 SF Tenant Improvement having nine classrooms, a reception, offices and a serving room as well as a 4,200 SF playground.
This will be one of two Smart Starts Child Care & Pre-School that Link Construction Group have been contracted to perform the Tenant Improvement for.
This project is just South of the newly constructed Miami Herald Production Facility which we completed this year. The project is scheduled for completion in 2014.
IMUSA USA
BHN CCU Renovation
Interior Office Improvements for Imusa USA, LLC. is a 5,700 sf expansion to Imusa’s existing office space. This includes new office space and a mezzanine for
storage of goods, designed by Rodriguez Pereira.
Scheduled to begin this December is the complete renovation of the existing CCU
9th Floor Wing to create a new Nurse Station, Lounge, Clean Supply, Nourishment,
(8) Critical Care Units, Patient Room and Mechanical Room. The existing space
will be completed demo-ed. All the finishes and MEP infrastructure utilities will
be removed and upgraded. The space will have all new doors, drywall, acoustical
ceiling, paint, flooring, plumbing, medical gas for the head walls, mechanical
ductwork, insulation, a new air handling unit, electrical outlets & light fixtures. The
existing flooring will be shot blasted to apply self-leveling so that the new flooring
is leveled & prevent blistering from the traffic of the patient beds. Outside of new
finishes, the exam rooms will have new automatic sliding doors and medical gas
system including new head walls. The old air handler that serves the main corridors
at the elevator lobby will be replaced for a new unit that will better serve the area.
The Nurse Stations will be completely new with new nurse call system, upgraded
telephone & data system.BHN CCU has been designed by MGE Architects.
This project also includes modification to their existing 5,450 sf offices. This project will take place at Imusa’s occupied office facility and shall be divided in two
phases to facilitate a smooth tenant transition.

ink Construction Group held its annual holiday party December 7th, 2012 at
Briza on the Bay. The attendees enjoyed cocktails, dinner, and entertainment. This
was a night to honor the employees and their hard work throughout the year. Link
Principals, Willy and Mickey raffled off a generous amount of gifts, from cameras to
TV’s to cash prizes. The group was not only entertained by the speeches from the
principals and Joe Llanes, General Superintendent but also by some thing we call
‘La Hora Loca’.
Link Circus - A Company Picnic
L
ink Construction Group held a circus themed
picnic for its employees and their families. The group
enjoyed refreshments, food catered by Italian Sports
Grill and tons of games. The kids were entertained
by an obstacle course bounce house, a clown, stilt
walker, game master and a magician. The day ended
with a pie eating contest in which even the principals
joined in. However, the winner was Tony Roque one of
our Superintendents- looks like Tony is $100.00 richer.
Thank you to all who joined in on the fun and Que Belle
events for helping in the planning and execution.
