DOUGLAS ALLRED COMPANY
Douglas Allred Company is a full-service real estate firm with projects in commercial, industrial, retail, and residential sectors.
We are a recognized leader in both real estate development and asset management. At the core of our reputation for
excellence are teamwork and the personal involvement of our principals in every phase of project development. We retain many

Douglas Allred entered real estate development, investment, and asset management in 1970 to develop properties of lasting

the exposed concrete and glass architecture. Mission Valley Limited overlooks
the 200 green acres of what is now Riverwalk Golf Club. Once Lion Property’s
headquarters, major tenants included Coldwell Banker, Control Data, GMAC, Sun
Life, Metropolitan Life, and Zenith National Life.

Located off of Highway 52 near Cuyamaca Street, Santee Village Square was
Douglas Allred’s first suburban retail and restaurant shopping center. Seven buildings
totaling 32,000 SF were designed to complement the rural surroundings through
ample use of rough-hewn wood. As a convenience to shoppers, three freestanding
buildings were developed to accommodate restaurants, including Jimmy’s Family

When University Square was acquired by Douglas Allred Company, the project was
an older center facing major deferred maintenance. Recognizing the potential longterm value of this ideal retail center site, this neglected project was viewed as

DOUGLAS ALLRED
Douglas Allred attended the University of Arizona on a football scholarship and
graduated with a Bachelor of Science Degree in Business. While attending the
university, he was enrolled in the Naval Reserve Officer candidate program and
obtained a commission after graduation. His three and a half year naval career
included shipboard duty and graduation from the Underwater Demolition Team
(UDT) training program. After training, Doug was assigned to UDT II, which would
later become Navy Seal Team 5 based in Coronado, California.
Upon release from the Navy, Doug started his real estate career at Coldwell Banker
& Company as a commissioned salesman. Specializing in residential income,
commercial and investment properties, his sales performance ranked among the
top 5% of all Coldwell Banker sales professionals. In 1970, Doug co-founded Lion
Property Corporation and served as the firm’s president and chief executive officer
for 11 years.

In 1981, Lion Property Corporation was dissolved, and Doug formed the Douglas
Allred Company, a diversified real estate firm providing residential and commercial
land development, construction, marketing and property management services.
Under Doug’s and son Dave’s leadership, the firm has developed over 6,300
multi-family and single-family residential units and more than 5,500,000 sq. ft. of
commercial, industrial and retail space. Today, the Douglas Allred Company remains
a family-owned and operated corporation, developing and managing a diverse
portfolio of business operations, including the San Diego Tennis & Racquet Club,
the Beach Colony in Del Mar, Club Torrey Pines, and Sports Arena Village. Always
an athlete and sports enthusiast, Doug is often credited with being among the
first developers to build fitness centers and sports facilities into planned residential
communities.
Based in coastal, North San Diego County, the Douglas Allred Company has
expanded its development and property management operations into Arizona and
Texas and has also developed and sold properties in North Carolina and Florida.
Doug has and continues to serve on the Board of Directors of prominent business
and community institutions, including the San Dieguito Boys & Girls Club. In
honor of his many years of support, the organization named one of its two Carmel
Valley facilities “the Ann and Douglas Allred Branch.” In addition to generously
supporting San Diego’s youth, Doug is committed to supporting military families
through organizations such as the Naval Special Warfare Family Foundation. He
has proudly supported the Hubbs-SeaWorld Research Institute, the San Diego Hall
of Champions, as well as the Torrey Pines High School and Rancho Santa Fe Youth
Booster Clubs. Doug has five children and 14 grandchildren.

David Allred is a graduate of the University of Southern California, where he earned
a B.A. in Economics. As President at the Douglas Allred Company, Dave oversees
a wide range of day-to-day operations and processes, from site acquisition and
commercial development to project financing, leasing and marketing. Since joining
the family business in 1987, Dave has specialized in developing and marketing
commercial and industrial properties in the California, Arizona, and Texas markets.
He holds real estate licenses in California and Arizona.
DAVID ALLRED

Taking a hands-on approach to management, Dave enjoys interacting with
architects and construction teams, and overseeing general contractors throughout
the construction process. He works closely with his executive team to negotiate
commercial property financing and leasing transactions. Throughout his
accomplished career, Dave has built a reputation for bringing challenging projects
and transactions to fruition with his unwavering problem solving and negotiating
skills. In addition to managing commercial development operations, Dave works
with the company’s CEO on the acquisition and management of the firm’s portfolio
of investment properties.
Outside of commercial real estate, Dave serves on the Board of Directors for
American Pain Solutions, a privately-held health care company dedicated to helping
patients manage post-surgical and chronic pain and a life free of addictive pain
medications. He is also a partner in Blue Sky Airport Parking based in Phoenix,
Arizona. Following his entrepreneurial spirit, Dave co-founded Nigel Power, a hightech start-up venture that was purchased by Qualcomm for its patent portfolio.
A firm believer in supporting and giving back to our nation’s youth, Dave has served
on the Board of Directors for the Boys & Girls Club of San Dieguito, where he is a
past recipient of the organization’s Man of the Year award. David is also an active
member of the National Association of Industrial and Office Properties (NAIOP),
where he has earned awards and recognition from his peers. In his spare time, Dave
enjoys sport fishing, golf, horseback riding, and the outdoors. He resides in North
San Diego County with his wife and is the proud father of three great kids.

BRYAN PUTNAM
Bryan Putnam is a native of Bay Village, Ohio. He earned a Bachelor of Science
in Business Administration from the Fisher School of Business at The Ohio State
University. Bryan started his career in 1996 as an auditor at Hausser & Taylor LLP,
Ohio’s largest regional accounting firm. He held positions of increasing responsibility
with the firm and developed broad experience providing tax, audit, and accounting
services for a wide array of industries.
In March 2001, Bryan joined the Douglas Allred Company as Controller, overseeing
the day-to-day operations of the accounting department. In October 2011, Bryan
was promoted to the position of Chief Financial Officer. In this role, Bryan reports
directly to the CEO and to the President. Bryan is a primary advisor and decisionmaker on company financial matters including dispositions; acquisitions; permanent,
construction and bridge financing; and debt restructuring. He also has broad-ranging
oversight on administrative operations.

In addition, Bryan is responsible for supervising the firm’s accounting operations,
including tax compliance, treasury management, risk management, and payroll
and benefits administration. Bryan feels fortunate to work for a family-owned and
managed company, where the leadership is very accessible and the decision-making
process is far more streamlined than the bureaucracies at larger organizations.
An avid sports fan, Bryan enjoys following his Ohio State Buckeyes, as well as the
San Diego Chargers and Padres. Being the father of young triplets keeps Bryan
and his wife on their toes, participating in school functions and taking the kids to
their many sports activities. They reside in North San Diego County and feel that it’s
one of the greatest places to live.
KURT SULLIVAN

Kurt Sullivan joined the Douglas Allred Company in 2004 to manage the firm’s
national portfolio of residential apartment communities. As Vice President, Property
Management, Kurt now oversees the operations and administration of the company’s
expanding portfolio of residential and commercial properties in California, Arizona,
and Texas. Kurt enjoys the diverse range of tasks that come with his position and is
proud to work for a company that maintains high ethical standards and confidence
in its people.
Prior to joining the Douglas Allred Company, Kurt spent nearly 20 years managing
regional shopping centers for The Hahn Company and TrizecHahn Development
Corporation, where he held the positions of Vice President, Property Management
and Vice President, Management Resources. Kurt’s past career experience includes
serving as on-site general manager at several regional shopping centers in California
and New Jersey. To this day, he carries a toolbox in his car and will not hesitate to
roll up his sleeves and complete a minor repair at one of the company’s properties.
KURT SULLIVAN
VICE PRESIDENT,
PROPERTY MANAGEMENT
As a faculty member for the Burnham-Moores Center for Real Estate at the
University of San Diego, Kurt teaches property and asset management for the
school’s Certificate in Real Estate Finance, Investments and Development program.
He serves on the Executive Committee for the San Diego County Apartment
Association and is Vice Chairman of the City of San Diego’s North Bay Community
Planning Group.
Outside of his property management expertise, Kurt has owned and operated two
service businesses and worked in commercial aviation as a flight instructor and
charter pilot. He is also an active member of his community, teaching evening youth
courses, playing music with the choir, as well as writing and directing the annual
Christmas play at his church. For recreation, Kurt enjoys tennis and plays ice hockey
in a league with his son. He and his wife reside in Scripps Ranch with their dog,
cat, and goldfish.

CATHY EXETER
Cathy Exeter is a graduate of California State University, Hayward with a Bachelor of
Science degree in Liberal Studies and minors in English, Sociology, and Psychology.
She also obtained a California Teaching Credential.
With more than 20 years of experience in construction and commercial real estate,
Cathy brings a unique blend of leadership, vision, and a diligent hands-on attitude
that consistently achieves outstanding results. As Vice President, Project Manager
for the Douglas Allred Company, Cathy manages high-end commercial real estate
development projects — from conceptual site planning and preliminary budgeting
through final construction and tenant occupancy.

Cathy’s varied responsibilities include establishing and meeting project schedules;
screening and selecting general contractors and design teams; and establishing
and maintaining relationships with local municipalities and commerce departments
to secure building permits and verify client tax benefits. Cathy works with her senior
managers to establish team workload capacities, prepare project development
budgets and consistently beat very demanding tenant move-in deadlines. She
always strives to accommodate each client’s unique needs and expectations while
meeting budgets and timelines.
Since joining the Douglas Allred Company in 1999, Cathy has taken great pride in
working for a firm that offers its people the flexibility to balance their careers and
family. The Douglas Allred Company also works as a team where everyone shares
in the company’s success. Cathy’s favorite part of her job is being recognized by
city development departments for meeting impossible deadlines while upholding the
high standards of quality and integrity that are synonymous with the Douglas Allred

Cathy’s professional affiliations include membership in Orange County Business
Real Estate Women, as well as the Orange County and Phoenix Chapters of the
National Association of Industrial and Office Properties (NAIOP). Cathy and her
husband live in North San Diego with their four kids. In their free time, they enjoy
playing soccer, running, scuba diving, and spending time at the beach.

Doug Jensen is a seasoned professional with over 30 years of experience in the
commercial real estate industry. Educated at the University of Southern California,
he holds a Bachelor of Arts in International Relations with a minor in Economics.
In his role as Vice President, Investment Acquisitions at Douglas Allred Company,
Doug is responsible for the acquisition, repositioning for value-add, and disposition
of investment properties. He also works closely with the firm’s executive team
to arrange debt and equity financing while procuring and enhancing investor and
lender relations.

Prior to joining the Douglas Allred Company, Doug excelled in several management
level positions in commercial real estate, including Managing Partner with Broadmoor
Homes Southwest, Inc., President of Dano Companies, Inc., and Founding Partner/
Investor with Storage Etc. LLC. Doug also spent eight years as a sales and leasing
specialist with CBRE Los Angeles. His vast and diverse expertise in real estate
brokerage, acquisition, land entitlement, and development make Doug a valued
addition to the firm’s leadership team.
To stay at the forefront of commercial real estate industry trends, Doug is an active
member of professional organizations including the National Association of Industrial
and Office Properties (NAIOP) and Building Industry Association (BIA). He is also
member of the Huntington Hotel Corporation’s Board of Directors and takes pride
in serving as a Director for the Boys and Girls Clubs of San Dieguito Foundation.
Doug and his wife of 25 years reside in North San Diego County and have two sons
who also work in the real estate industry. Doug is an avid outdoorsman and athlete.
In his spare time, he enjoys horsemanship, fly and sport fishing, cycling, golf, and
skiing.

JENNIFER SHUMAKER
Jennifer Shumaker has a Bachelor of Science degree in Business Administration
through the University of Iowa’s Henry B. Tippie College of Business. She joined
the Douglas Allred Company in 2000 as a staff accountant. Prior to being promoted
to Controller in 2011, Jennifer served the company as Senior Financial Analyst and
as Assistant Controller.
Working closely with the firm’s CFO, Jennifer oversees a wide range of day-today accounting operations. These include financial reporting, preparing budgets
for residential and commercial properties, and supervising the company’s Staff
Accountants and Accounts Payable Administrator. She serves as the point of
contact for the firm’s residential property management software provider and assists
the company CFO with tax compliance, insurance matters, and obtaining financing
for commercial transactions.

Jennifer is passionate about her work. She enjoys being involved in all stages of the
commercial real estate development process and appreciates the team atmosphere
at Douglas Allred Company where all employees share in the company’s success.
To further her industry experience, Jennifer is involved with Commercial Real Estate
Women (CREW), which exists to help promote women in the industry. She has
served on its Board of Directors for six years.
In her free time, Jennifer and her Labradoodle, Finnegan, volunteer with “Love on
a Leash,” a volunteer pet therapy program that visits schools, libraries, assisted
living, and Alzheimer’s facilities. Jennifer also enjoys playing soccer, road biking,
and traveling.
