Location: Magarpatta city is situated off Solapur Road at Hadapsar, Pune on the
outskirts of Pune, in eastern side.
Area of Study: Architecture and Town Planning

Aim of visit : To study various aspects & features of Town planning as well as to study township with
respect to services, infrastructure, street furniture, housing , Landscape etc.
A place where one can walk – to – work, walk – to – school & walk – to – shop.
Objective of site visit:
As per Academic consideration, for subject Architecture and Town Planning (ELECTIVE) Students
needs to see planning of services for Township. So main objective of visit was to see actual concept of
neighborhood planning and its services.

Brief of visit:
Spread over 430 acres, Magarpatta City is an award winning and internationally acclaimed model of integrated
development and self-sustainability. A city within a city, Magarpatta City is home to a commercial zone, residential
neighbourhoods, two schools, a multi speciality hospital, a shopping mall, multiple restaurants, a gymkhana and a
large 25 acre serene park called Aditi Garden. All this is complemented by a verdant environment and a pollution free

ambience - a supreme setting for life and business. Through its sustainable development model, Magarpatta City has
introduced eco-friendly development and has green spaces that make up for 30 per cent of the area. The
implementation of comprehensive waste management and sustainable systems ensures further preservation of the
environment. It has won accolades at the Sydney World Congress of Metropolis, 2008, and the Maharashtra
Economic Development Council lists Magarpatta City among the 'Top 10 success stories of the State'. Today, the
name Magarpatta City stands for quality in construction, innovation in design and impeccable planning. It is the only
fully functional and privately managed township in the country and is regarded as a remarkable reality; a reality born
through immaculate vision and brilliant execution.
Magarpatta City is a satellite township of Pune, India. It was built over 430 acres in the erstwhile village of
Hadapsar, on the outskirts of Pune. Magarpatta was conceived to have residential as well as corporate, mostly
IT/ITES, community. Some of the IT/ITES corporates based in Magarpatta are Accenture, Amdocs, Avaya, TATA Elxsi,
BNY Mellon, iNautix Technologies, Principal Financial Group, Capita, CompuCom, MarketsandMarkets, EDS, Mphasis,
iGATE and Sybase, system +, Destination center, HCL Technologies Limited. It also has offices of top consulting firms
like ZS Associates & Dar Al-Handasah and outsourcing services firms like EXL & Yash Technologies including John
Deere. An Engineering center of Red Hat is also based here.
The Masterplanning and Architectural development of Magarpatta City was undertaken by Associated Space
Designers Pvt. Ltd, Pune, under the stewardship of Ar. Prakash Deshmukh. Situated on the eastern side of Pune,
Magarpatta is close to the Kharadi IT Park, EON IT Park, Kalyani Nagar, Koregaon Park, Fatimanagar and the Hadapsar
Industrial Estate.
History : Magarpatta was originally multiple plots of land owned by a farmer community called "Magar", "Tupe" and
various other localities. The land they tilled has been under the Pune municipal jurisdiction since 1960, though it was still
an agricultural zone. But in 1982, the Pune Municipal Corporation marked it as a 'future urbanisable zone' in its draft
development plan, which meant that the government could easily acquire the land under the Urban Land Ceiling Act. The
Magar clan and their immediate neighbours, comprising 123 families decided that they would develop the land
themselves. They pooled 400 acres (162 ha) before requesting architect Hafeez Contractor to draft a private township
plan, which was submitted to the departments of the state administration for approval. They mooted the idea of a
company rather than a cooperative so that each family got shares equal to the size of their landholding. The company
was registered as the Magarpatta Township Development and Construction Company Limited; Satish Magar is its
managing director.

Present day Magarpatta City consists of three primary real estate entities listed below:
 Residential: includes all the residential neighbourhoods.
 Commercial: includes the shopping complex Destination Center and Mega Center.
 Cybercity: includes towers 1 to 12 and the new SEZ towers.
Other than the above mentioned entities, Magarpatta has a large circular garden named Aditi Gardens
which lies in the geometric centre of the Cybercity circle. Magarpatta has two schools for primary and
secondary education. The Noble Hospital also comes directly under the Magarpatta umbrella
association.Carpooling is catching up in the suburb. For corporate employees, mebuddie.com provides
carpooling services across the city as well as for intercity travel.

Security is given prime importance at Magarpatta City. It has high class security mechanism where no outsider is allowed
to enter inside without prior permissions from the concerned officials. There is 24X7 check on the visitors & vehicles
entering from different gates of Magarpatta city.
We visited nursery on the way on Solapur highway to study selection of trees, bushes etc for landscaping
