OUR ARTICLE : RESIDENCY PERMIT PROGRAM FOR NON-EU CITIZENS
On April 2013, Greece introduced a new Law (4146/2013) which gives to non-EU
citizens and members of their families, the opportunity to obtain a temporary 5 year
renewable Residence Permit, in exchange for carrying out real estate transactions in
Greece, whose value exceeds 250.000 Euros (min contract value+ transfer tax).
There are two basic types of property transactions:

1. Purchase of a residential property (located all over Greece), or
2. Purchase of a Timesharing Agreement, for at least 10 years

In each of these scenarios, the purchase can be made by an individual or through a
legal entity (company) that is 100% owned by an individual. The Residence Permit
may be renewed for the same duration (5 years), if the property remains unchanged
in its legal ownership status, as described above and the contracts of ownership
remain in effect and other statutory conditions details above are met.

The key characteristics of Greek economy recession are the further decrease in
households’ disposable income, the contraction of investment activity, the uncertainty regarding the tax environment as well as the rising unemployment. The Greek
real estate market is characterized by significant supply and a substantial stock of
properties, very low demand and limited number of transactions. Greek residential
market is characterized by a) excessive supply - significant stock of unsold properties, b) low demand, c) falling purchase and rental values. According to collected
data by the Bank of Greece, in 2012 and the 1st quarter of 2013, the drop in prices in
the residential market continued at a faster pace than in the first years of the current
crisis. The relative resilience of house prices despite the economic crisis resulted
