Peppertree Atlantic Beach is a favorite family destination for many of our members, year
after year. The quiet coastal town is small enough to feel like you’re returning home, yet there
are plenty of attractions, events and activities to keep you busy during any season.
On the property, the resort has a thriving activities department with fitness classes such as yoga
and water aerobics, crafts for all ages, a weekly pig-pickin’, beach rentals and enough
pools (indoor and outdoor) to keep your water wings on throughout the year.
Several events draw crowds to the Atlantic Beach area all year, and you couldn’t ask for a

Dear Festiva Member,
e would like to wish you a happy 2010 and take some time to reflect on some of the events and
changes that took place within Festiva throughout 2009. Like all industries, businesses and individuals,
we have seen the impact of the struggling economy this year and we have taken actions to protect
our members, employees and properties while responsibly conserving our funds so that we can
come out on top once the economy recovers. We have faith that improvements will continue into 2010 and
that we will continue to grow as a company and expand vacation options for all of our members. The coming
year is particularly special as we will be celebrating our 10th anniversary throughout the year.

Like last year, we have decided not to mail the annual report to all members as we have done in the past; instead
we have made the report available to members on our website and have only printed a small amount. There
are several reasons for this change; primarily, to keep up with the digital age in which we all live today, to
be more environmentally friendly, and to save costs on printing and postage.
The Festiva Adventure Club (FAC) has grown to more than 17,000 members at the end of its third full calendar
year. Members continue to enjoy the flexibility and wide variety of vacation options offered through this
points-based club.
Towards the end of 2009 we launched a new benefits program for FAC members with 8,000 or more annual
points. The Loyalty Program is our way of saying thank you to these members by offering several new benefits and
amenities to further enhance your vacation experience. More information is available in the Loyalty Program
section of this report.
In an effort to provide more information and to better connect with our members and guests, we have increased
our internet presence over the last year with several new resort websites, destination blogs and a few social
media profiles. Read the Technology section to see where you can find us online.
The Festiva Charitable Fund was created in 2006 so that our employees can continuously give back to the
communities where our resorts are located. Despite the recent tough economic times, employees at Festiva
continued to show their true spirit of giving throughout the year. You can read about several organizations that
benefited from the Charitable Fund this year in our Corporate News section.
As always, we are happy to continue to increase benefits for our members, and 2009 was a very successful
year in that aspect. We hope that you will take advantage of everything we have to offer as we strive to make
2010 our best year ever.

Festiva Adventure Club
In the third full year of the Festiva Adventure Club (FAC), we focused on improving the club for both new and existing members,
particularly in the areas of employee training and customer service. Our member base in the club has grown to more than 17,000
members with 27 resorts and five Festiva Cruise Club destinations.
One change we made to benefit all FAC members this year was the elimination of the $89 multiple reservation fee. You can
now make as many reservations as you wish for no additional fees. We also launched the Loyalty Program for members who
purchase 8,000 or more annual points. Please see the following page in this report for more details.
To keep our members informed and updated, we maintain a password-protected website exclusively for Festiva Adventure Club

The Festiva Adventure Club was launched in the summer of 2006. It is a points-based vacation membership system that gives
members increased flexibility in many aspects when making their vacation plans.
Based on the number of points they have purchased, FAC members can:
• Make reservations at any of our 27 resorts and 5 Festiva Cruise Club destinations
• Stay in any size unit available
• Vacation any time of year available
• Take advantage of various stay lengths (3 and 4 night stays or 7 night stay)
• Take multiple weeks of vacation
• Accelerate points from future usage years
• Defer unused points to the following year (by December 15 of current year)
• Exchange a week long stay with any one of the thousands of Interval International affiliated resorts
As mentioned above one of the benefits of the Festiva Adventure Club is the ability for members to accelerate points from future
usage years to make reservations in the current year. For example, if a member has 4000 points to use in 2010 but the reservation
they desire requires 6,000 points the member can use points from the last year of their contract (accelerating points) to complete
the reservation. Members who have used their full allotment of points in a given usage year and wish to take another vacation can
also accelerate points from the final year of their contract.

We recently introduced a new program that offers exciting benefits to a select group of
members. Any Festiva Adventure Club member who has purchased a certain amount of annual
points is automatically a part of the Festiva Adventure Club Loyalty Program.
Members must register their account online to have access to any of the benefits in the
Loyalty Program. Visit loyaltyprogram.festiva.travel and follow the link provided to register
your account. You will need your Owner ID and your Validation Number to
complete registration.

Interval International
Designations
The Festiva Adventure Club is proud to have a long-standing affiliation with Interval
International (II) so that our members have access to thousands of resorts worldwide. This
affiliation is also beneficial when members vacation to our own resorts as II has certain
standards of quality and service that must be upheld. The two highest designations awarded
to resorts each year are Premiere and Select.
Interval International Premier Resorts, the highest level of recognition, provide an
outstanding vacation experience, with state-of-the-art conveniences, and modern features
and appointments.

Rangeley Lake Resort
Rangeley Lake Resort is a paradise for outdoor lovers year round with every winter sport
imaginable in the colder months and plenty of hiking, water activities and wildlife viewing in the
warmer months. The cozy cabins at the resort are fully equipped and the staff will cater to
your needs to be sure you have everything to make your vacation comfortable and memorable.
Rangeley is a four-season destination in the heart of Maine’s western mountains. In the winter,
whether you want to participate or just watch, the Rangeley Lake Snowmobile Club presents
the annual Snodeo with demonstrations, antique snowmobiles, sleigh rides, chili/chowder
cook-off, an obstacle course, fireworks and more. Ski competitions and events last into the
spring in the area. Golf tournaments, concerts, parades and festivals are common in the
summer months while fairs, harvest festivals and more concerts fill up the area’s fall calendar.

Southcape Resort & Club
The Southcape Resort & Club, in the Southwestern part of Cape Cod, has all of the amenities that
visitors to this famed vacation destination would need. However, with just over an hour’s drive to
historic Provincetown at the opposite end of the Cape, a visit to the area should most definitely
include experiencing local events and activities.
Close to the resort, Mashpee Commons is a shopper’s haven any time of year with boutiques of
all kinds and plenty of cafes and restaurants. For the sports-minded, there are tennis facilities and
golf courses throughout the island, and fishing are great pastimes for warmer weather. The
Creative Arts Center in Chatham and the Cape Cod Museum of Art in Dennis have exhibits and
events throughout the year, and the Sandwich Glass Museum is a must-see. From October
through May, historic Highfield Hall presents Music at the Mansion with a series of concerts
and lectures focusing on a wide variety of genres. If you’re visiting Southcape in the winter,
you can hop from town to town on the Cape for holiday parades, concerts and plays.

The Cabins at Green Mountain, Stormy Point Village and Thousand Hills are all located
in Branson. Each of these resorts provides a unique experience for members whether your
family is looking for a lakeside cottage, a cabin in the woods or a golf course view. All
three properties are in an ideal location for enjoying everything that Branson has to offer
all year long, from shows and entertainment to dining, theme parks and shopping.
In the spring of 2010, famed local theme park Silver Dollar City will kick off their 50th
birthday bash with a new water ride and plenty of fun festivities. The annual three-day
Super Summer Car Show in August will take you back in time to the days of Hot Rods and
Speedsters. In the fall, Branson honors veterans with a week long Veterans Homecoming
celebration that will take place November 7-14, 2010. For those of you who love the
holidays, this Midwestern town is brilliantly adorned from November 1 through December
31 for the Ozark Mountain Christmas which features themed performances, millions of
holiday lights, outdoor events and attractions and plenty of warm Ozark hospitality. As
you can see, no matter when you vacation, there’s always something to do in Branson!

Gatlinburg, Tennessee
Laurel Point
Laurel Point, a Festiva Adventure Club affiliate resort, offers the ideal mountain vacation
with its convenient location in popular Gatlinburg and the scenic backdrop of nearby Smoky
Mountain National Park. Whether you want to spend your time exploring the town or the
vast surrounding areas, there are plenty of events and activities to keep you entertained any
time of year.
Winter is magical in Gatlinburg with the Trolley Ride of Lights, Winter Tunes & Tales and
a New Year’s Eve Ball Drop celebration. Several festivals and celebrations take place
in the spring including the Holly & Shamrock Parade, Wildflower Pilgrimage, Ribfest &
Wings, Scottish Festival & Games and more. In addition to hiking and other outdoor activities,
summer visitors can enjoy parades, fireworks, Tunes & Tales and the local Craftsmen’s Fair.
Fall in the Smokies is ideal for leaf-peepers, and you can take in the colorful scenery with

Set high in the Blue Ridge Mountains, Peppertree Maggie Valley is a wonderful escape from
the ordinary. The resort is located across the street from The Maggie Valley Country Club,
the site of four North Carolina Open golf tournaments. The charming town of Maggie Valley
will win you over with its quaint shops, down-home restaurants and friendly faces. The
surrounding mountains will take your breath away with astounding views, vibrant colors
and cascading waterfalls.
Spring and Fall both bring Thunder in the Smokies, and we’re not talking about bad weather.
Maggie Valley hosts this motorcycle rally with live music and entertainment, bike shows and
more. The best part about this rally for bikers is that any direction to or from Maggie Valley
is a scenic route, so bring your bike and enjoy the ride! Auto-enthusiasts flock to this cozy
mountain town throughout the year for a variety of car and truck shows, and local talents
are displayed at several arts and crafts and quilt shows.

Blue Ridge Village
A perfect place to get away from the everyday grind, Blue Ridge Village is set in the woods
of Banner Elk where you can unwind, relax and breathe in the clean mountain air. For snow
bunnies, there are several ski slopes just minutes away including Sugar Mountain and
Hawksnest Golf & Ski resort. Hikers can enjoy the breathtaking views from Grandfather
Mountain and Blowing Rock, particularly when the leaves are at their peak color in the fall.
Canoers and kayakers can take a leisurely float down one of the nearby rivers, or can test
their skills with level III rapids in the summer. For a bit of art, culture and shopping, the
college town of Boone is just a short drive away.
In addition to the many activities and attractions that are always available in the area, there are
several events that draw visitors year after year. Ski clinics and races at Sugar Mountain are
worth checking out in the winter. In the spring, nearby Wilkesboro hosts MerleFest, a family
friendly music festival celebrating traditional, roots-oriented sounds of the Appalachian
region including Bluegrass, Old-time, Americana, Country and more. The Grandfather
Mountain Highland Games in July features music, crafts, food, athletic competitions and
more to foster and restore interest in Scottish Clans and Gaelic Culture. In the fall, the
Woolly Worm Festival brings together nearly 20,000 people for this unconventional
celebration of the brown and black furry caterpillar that is said to determine the weather for
the upcoming winter. Visit Banner Elk in 2010 and make the mountains your home away
from home!

New Orleans, Louisiana
Frenchmen Orleans
With so much to choose from in New Orleans, even a weeklong stay can have a packed itinerary.
Whether you want to hit all of the hot tourist spots, attend one of the many famous festivals
in the Crescent City, or explore the clubs and restaurants of the local neighborhoods, you’ll
have a unique experience each time you return to the Frenchmen Orleans. The Frenchmen
Street area has become one of the most popular off-the-beaten-path neighborhoods in the
city. Locals and tourists alike flock to the many bars, restaurants, shops and galleries, and
there’s often a festival or parade just steps from the resort.
Of course, any time you visit New Orleans there will be an event, parade, festival or celebration
somewhere in the city. Mardi Gras festivities start shortly after the New Year in 2010, with
events running from January 6 until February 16. Spring brings the French Quarter Festival
during a long weekend in April, and the Satchmo SummerFest will draw Jazz lovers from
all over in August. Halloween in New Orleans is spooky, but you shouldn’t miss the Voodoo
Experience in late October with world-famous musicians and entertainers from all genres.
No matter what time of year you head south for a stay at the Frenchmen Orleans, you are
sure to be welcomed by music and celebration.
Orlando, Florida

If you’re looking for a family-friendly vacation and want to give your children memories to
last a lifetime without spending your life savings, the Blue Heron Beach Resort in Orlando is the
perfect home base for visiting all of Disney’s theme parks and any other area attractions. With
views overlooking Lake Bryan’s sunrise on one side and Downtown Disney’s fireworks on the
other, you couldn’t ask for a better view. The accommodations are spacious with enough sleeping
space for a family of eight to ten along with a fully equipped kitchen for skipping on the high
prices at the theme parks and eating a few meals in.
Of course, there’s plenty to enjoy in the Orlando area any time of year. Most people who flock
to this area immediately head to Disney’s theme parks, and with so much to do and new features
such as the Manta at Sea World. This popular attraction features 10 stunning aquariums that
immerse visitors in a variety of sea life, as well as a one-of-a-kind roller coaster that simulates
the experience of riding on a Manta Ray’s
belly. For a more adult-oriented celebration,
Epcot Center hosts the famous International
Food & Wine festival from late October
through mid-November each year.

If you step away from the theme parks, there’s still plenty to
see and do in the Orlando area. Sports fans are always kept happy with the Citrus
Bowl on New Year’s Day and more low-key events like the Houston Astro’s spring training,
college baseball and football and Orlando Magic NBA games. For the more arts-oriented, there
are plenty of art shows, music festivals, film festivals and more all year long.
St. Augustine, Florida
Ocean Gate at Hibiscus
Just a two-hour drive from the Blue Heron, this beach front property in historic St. Augustine is
the newest addition to Festiva’s family of resorts. Escape here to enjoy the quiet beach just steps
from your villa along with the swimming pools, tennis courts and other amenities at the resort.
When the charm and history of St. Augustine and the surrounding areas coax you from your
beachside retreat, you will not be disappointed. The unique shops, horse-drawn carriage tours,

that showcase the city’s modern culture and progressive arts. One of the biggest events of
the year typically coincides with Valentine’s Day weekend, the Southeastern Wildlife
Exposition with conservation exhibits, wildlife collectibles and live demonstrations. Bring
your running shoes in March for the Cooper River Bridge Run, a 10-K race that has been a
Charleston tradition since 1978. This event draws more than 30,000 visitors for just one day.
Spring is one of the most beautiful times to visit Charleston, and there are plenty of events
to take in during this time including the Charleston International Film Festival, the Family
Circle Cup tennis tournament, home & garden tours, and more. The summer kicks off with
the Spoleto Festival which brings singers, dancers, musicians and other performance artists
from around the world. Don’t miss the Piccolo Spoleto festival during the same time but

Myrtle Beach is one of the most popular vacation destinations in the country so it’s only

has seven properties in the Grand Strand vicinity ranging from family-friendly Ellington
at Wachesaw East in the fishing village of Murrells Inlet to several beachfront properties
including Sea Mystique and Peppertree Ocean club to a golfer’s paradise in charming
Conway at Wild Wing Resort.
There’s no shortage of attractions in the area from theaters and theme parks to museums and

Just a few hours north of Myrtle Beach, the Crystal Coast of North Carolina is a relatively

of activities for all ages, indoor and outdoor pools, tennis courts and beach access, but it’s

N.C. Aquarium in Pine Knoll Shores offers special events along with their fascinating

festival Junkanoo, a tradition dating back to the 16th or 17th century when slaves were given
several days off for the Christmas holiday. The origin of the word is as obscure as the parades and
costumes of the celebrations are colorful. Junkanoo parades happen throughout the year on
important dates, two of the largest being Boxing Day (Dec. 26) and New Year’s Day. Labour
Day and Bahamian Independence Day (July 10) also feature Junkanoo celebrations similar
to Mardi Gras in that there are different troupes (like Mardi Gras krewes) that flaunt different
costumes within a chosen theme. The troupe with the best theme can win thousands of dollars, so
the costumes are sure to dazzle and impress. But don’t oversleep, because Junkanoo parades
begin around 2 a.m. and end at dawn. If you miss one of the parades visit the Junkanoo
Expo, a new attraction at Nassau’s waterfront that features artwork, crafts and souvenirs
inspired by this uniquely Bahamian festival.

Festiva Sailing Vacations and the Festiva Cruise Club added two exciting destinations in
2009. In November, we began setting sail out of northern Cancun. This itinerary explores the
coastal islands of Isla Mujeres, Isla Contoy, Boca Iglesias and the exciting beaches of Cancun.
Our week sailing the waters of the coast of Cancun will give you a taste of the excitement of
Cancun and will also introduce you to some of the region’s more remote islands, pristine
beaches and fantastic snorkeling. Throughout the route you will experience historic ruins
and spectacular underwater wildlife unique to this region.
Members of the Festiva family who are not part of Festiva Cruise Club have the opportunity
to reserve a cabin for two with Festiva Sailing Vacations once every four years. This can be
done through exchanging your home resort week or Adventure Club points and paying only
the all-inclusive fees. Alternatively, you can purchase a charter at a 15% discount off of our
normal charter pricing if you do not wish to trade your week or use your points.
This new base has one major advantage over our other current destinations: ease of access.
The Cancun Airport International (CUN) offers multiple direct flights from all of the major
U.S. hubs. With affordable pricing and air travel that can be as little as two to three hours
from the U.S., we hope this will offer a more convenient and cost-conscious option for many

At the request of many of our members and guests to explore some of the other locations in
the Virgin Islands, we have created a USVI itinerary which departs from our main base in
Nanny Cay, Tortola. On this charter, we highlight the beauty and allure of St. John along

Caribbean a sailor’s paradise.
With two thirds for St. John made up of national park, this popular destination is recognized
as one of the most beautiful islands in the Virgin Islands. It's the smallest, quietest, least
populated and most secluded of the three U.S. Virgin Islands. That's not to say there isn't

How do I make an exchange with Interval International or RCI?
FAC members
Exchanging your points for a vacation at an Interval International (II) affiliated resort is an
easy process. First call Festiva’s Central Reservations department and let them know the unit
size and season you would like to deposit. The number of points required will then be
deducted from your account and the appropriate unit from the club will be deposited into
your II account. Then you then call II to begin your exchange search. II will ask you for the
general location and travel dates you wish to search. The more flexible you are with travel
dates and resort preference the more likely II will be able to find a match for
your search.
Weeks Owners
Contact the Festiva Central Reservations Department and let them know that you would
like to exchange your week. They will give you the appropriate information and take you
through the process from there.

My membership or ownership no longer makes sense for my lifestyle, or I simply cannot
afford it. What are my options?
At this time Festiva does not have a resale program. There are several options for doing this
on your own, and some may be more successful than others. The American Resort
Development Association (ARDA) has helpful guidelines available for reselling your
timeshare or vacation club membership. Go to www.arda.org and click on “Resale
Guidelines” under the “Consumer Information” menu on the home page.
How are maintenance fees calculated and what do they cover?
Maintenance fees are paid to the Homeowners Association for your home resort if you are a
weeks owner or to the Club Members Association if you are an FAC member for the
maintenance and operation of the resorts. Just like taking care of a vacation property,
maintenance fees help to maintain the quality and future value of the resorts.
Maintenance fees pay for on-site management, unit upkeep and refurbishing, housekeeping,
security, administration, property taxes, insurance, utilities, and maintenance of the resorts'
common areas and amenities, such as pools, tennis courts and golf courses. The maintenance fee
also covers the administrative cost of making reservations. In order to make any reservations
your maintenance fees must be paid in full.
The FAC maintenance fees consist of a base fee and a per point fee. Maintenance fees for weeks
owners are determined by the HOA board of directors for that resort.
What is travel insurance?
For just $59 a year, CSA’s Annual Vacation Ownership Insurance protects you before, during
and after your trip. Your maintenance fees will be reimbursed if something unexpected happens
that prevents you from taking your vacation or forces you to end your vacation early such an
unexpected illness causing everyone in your party to cancel their trip or extreme weather
conditions such as a snowstorm or hurricane.

What is the Platinum Rewards program?

It’s no secret that certain times of the year are busier than others in our resort locations. The
busiest times at each resort vary and can become fully booked as early as a year in advance.

Corporate News
Festiva Hospitality Group’s corporate headquarters in Asheville, N.C., had a busy year in
2009 and we are looking forward to the opportunities that 2010 will bring. The year came to a
close with just over 80 employees in the corporate office. Though it was a tough year in many
ways, employees continued to work together as a family and give back to the community in
many ways throughout the year.
At the end of 2008, we had more employees in our corporate office than ever, and in early
2009 we expanded our Asheville offices by moving our Finance department to a building
just down the hill from Zealandia.
The Festiva Charitable Fund is a flexible endowment that began in 2006 and is managed by
the Community Foundation of Western North Carolina. In 2007, the Charitable Fund pledged
$100,000 to the Trust for Public land, a “national, nonprofit, land conservation organization
that conserves land for people to enjoy as parks, community gardens, historic sites, rural
lands, and other natural places,” as stated on their website, www.tpl.org. As of 2009, $60,000
of that pledge has been fulfilled.
Festiva’s corporate employees have been involved with Asheville’s United Way over the past
few years, and 2009 was no exception. Throughout the summer there were two small events
that raised nearly $600 for the organization's School Fund Drive to help buy school supplies
and backpacks for underprivileged children. In September, 10 employees participated in the
organization’s Day of Caring, an annual event that allows businesses, individuals and
organizations to go out into the community and help local nonprofit organizations with
specific projects. Festiva’s employees were assigned to Loving Food Resources, a local food
bank dedicated to providing food, health and personal care items to people living with
HIV/AIDS or any person receiving home Hospice care in the 17 counties of Western North
Carolina. Most departments of the corporate office were represented including Owner
Services, Accounting, IT, Payroll and Communications.
The sixth annual holiday auction at Zealandia on December 3 was a great success due to the
generosity and participation of employees. Even though there were fewer employees and
fewer items auctioned compared to the 2008 auction, a record $11,000 was raised for the
Asheville Buncombe Community Christian Ministries to provide gifts for families who
otherwise may not have had presents on Christmas morning. The company then matched
that amount to put into the Charitable Fund.

In 2006, a recycling program was started at our corporate headquarters in an effort to go green
while protecting sensitive information by having all paper that would otherwise be thrown away
shredded and recycled. In 2009 we continued to shred and recycle an estimated 20,000 pounds
throughout the year.

2009 milestones and goals
Since 2007, we have made improvements in technology a primary focus in bettering the customer
service experience for all owners and members. We were able to accomplish many goals
throughout 2009, and are ready to continue those improvements in 2010.
In 2009 we accomplished the following:
• Upgrade of our core software system
• Redesign of secure online maintenance fee payment system
• Expansion of internal application development department
• Tighter integration and automation of key information systems to ensure better data accuracy
Goals for 2010 include:
• Continued improvements in customer experiences through new systems including real time
online reservations
• Expanded automation to include all departmental information systems and processes
