January 2008 The Builder Brief THE OFFICIAL PUBLICATION OF THE GREATER SAN ANTONIO BUILDERS ASSOCIATION INSIDE: Winner! Buzzer Beaters A Salute ...and more! The Greater San Antonio Builders Association is proud to announce our 2008 President Michael Moore G R E A T E R SAN ANTONIO BUILDERS ASSOCIATION 2 • The Builder Brief Visit us at www.sabuilders.com January, 2008 FROM THE PRESIDENT’S DESK MICHAEL MOORE Ironstone Development Executive Officers Michael Moore President Fred Elsner First Vice President Gary Wilkerson Vice President, Treasurer Jack Uptmore Vice President, Secretary Albert Hernandez Associate Vice President Becky Oliver Executive Vice President GSABA Staff On behalf of the Officers, Directors and Membership of the Greater San Antonio Builders Association, I would like to extend our gratitude to Mike Hollaway, Mike Hollaway Custom Homes, for a great year under his leadership. The time and effort given during not only his Presidential year, but the three years leading up to the Presidency, sets an example for the rest of us to follow. This was a commitment of the heart and a great example of his love for this industry. I would encourage each of you to consider giving back to the industry by volunteering to serve in one of the many positions of leadership in this Association. I would also like to congratulate the prestigious list of our “Of The Year” recipients for 2008. Our Associate of the Year is Albert Hernandez, No-Burn of Bexar County. Our Associate Legend Award went to Keith Zars of Keith Zars Pools. The Distinguished Single Family Builder of the Year Award winner was Armadillo Homes. Builder of the Year was earned by John Friesenhahn of Imagine Homes and our James I. Campbell Lifetime Achievement Award went to David Anderson of David Anderson Custom Homes. Each of these individuals has been committed to improving the industry for all of our members and we congratulate them for their continued support of the Association. We start 2008 off with a bang! Jack Inselmann will be front and center with the Housing Forecast on January 7th at the Omni. As I write this article, the tickets are long gone because this is always a sell-out event for GSABA and SABOR. Following the Forecast, our PreRodeo Party and Chili Cook-Off is set for January 25th, Friday night. We have changed the location to accommodate a larger crowd. It will be at the Kendall County Fairgrounds. So be sure and look for details! We need everyone to turn out for this SABPAC event. Without our SABPAC funds, our political advocacy efforts would be severely daunted. Time and again, GSABA’s involvement and ability to access our elected officials has proven to be essential in protecting our industry against unnecessary increases in the cost of doing business. By the way, this a fun night and it is a great opportunity to bring your spouse or significant other out for a good time! For our builder members, the Spring Tour is around the corner. This is an excellent vehicle to spotlight your product to the homebuying public. I just can’t get enough! After an amazing year as your President, I’m proud to reassume the role of Membership Chairman. I’m looking forward to this year, as we will once again be giving away a beautiful Toyota Tundra thanks to our friends at Red McCombs Toyota. Our main focus this year will be retention. Our success in 2007 was unparalleled, and we have to keep all of those new members happy. Losing them would be a terrible thing. Join me in my efforts to keep all of our members, pick up the phone and call! If you are a member, and you find yourself questioning the benefits of the Greater San Antonio Builders Association, think about this: Your GSABA membership is like purchasing a hunting license on a private game preserve. Just having the license in your pocket doesn't guarantee that you'll bag any game. However, if you go out and hunt armed with the right tools and knowledge, you'll greatly improve your chances. Marketing, Networking, Advertising, Industry Awareness, Education and Training, – these are the tools you need to keep a successful business growing! These are the tools that you can find with GSABA! Please call the GSABA staff – they are very competent and very eager to help! I look forward to seeing all of you at the Membership Mixer that is being held this month at our building on 3625 Paesanos Parkway – hosted by Mastercraft Plumbing! As always, Mixers are a great way to meet new people and make valuable contacts with the most influential people in the real estate industry! Start your New Years Resolutions with us on January 17th, at 5:30 p.m. Visit us at www.sabuilders.com January, 2008 BUILDING BELIEVERS Happy New Year STEVE CRAIG The Bank of San Antonio GSABA welcomes the opportunity to serve all of our members in promoting their faiths through works of good deeds in our community. Contact the offices of GSABA at 696-3800 for The Builder Brief deadlines. I hope your Christmas and New Year’s Day celebrations were “merry and bright”. This time of the year gives us the opportunity to give to others and to spend time with family and friends. It is also a time to reflect on the blessings and challenges of last year. I encourage you to take time as we begin the New Year to establish new personal and corporate goals. Now is the time to think about “being great in 2008.” Charley Mann, Executive Director of the Barabbas Ministries was the speaker at our December luncheon. He gave a great presentation on this San Antonio based prison ministry. As a former police officer with SAPD, his old war stories were quite interesting. The ministry’s mission is to receive prisoners in Christ immediately after they are released from incarceration and effectively reintroduce them into a normal Christ centered life. If you are interested in more information about this ministry, please contact Charley at 210-3676549. Finally, I would be remiss if I did not personally thank each and every one of you who helped in November with the Thanksgiving luncheon for our service men and women from Lackland AFB, TX. I received a thank you note from Lt. Col. Jeff Jenkins, Commander, 737th Training Support Squadron, thanking us for a memorable time. In addition, there were some special individuals who “stepped up” and generously contributed in order to make this luncheon possible. Next time you see any of these folks listed below, let them know how much you appreciate them: Wanda Herber–Steve Heflin Architect /Builder, Becky Oliver – GSABA (Cont’d on Page 7 ) January, 2008 Visit us at www.sabuilders.com The Builder Brief • 5 ASSOCIATES’ COUNCIL ALBERT HERNANDEZ No-Burn of Bexar County “Now would be great time to make your goals for the year.” 6 • The Builder Brief Happy New Year and Welcome to 2008. As many of you know I will be serving you as the Associates Council President for a second term. 2007 Was a great year for the Association and for the Associates Council and I want to continue to expand on what we have built in my second term. My goals for this year are to increase builder and associate interaction, increase associate member participation and increase your business opportunities. Your goals should be to increase your attendance at all Association events, increase your participation in Associates Council which will lead to an increase in your business opportunities. I want to make sure that I do my best to represent the Associates Council to my fullest capacity. In order for me to do that, however, I need you to be active in the Associates Council and give me your thoughts. I want to hear from you. I need to hear ideas on how we can improve builder-associate interaction. I need to know the things that are not working for you and I also need to hear the things that are working for you. I want to work together with you to make sure that you are getting full advantage of everything the Association has to offer. Now would be a great time to make your goals for the year. One of your goals should be: “I will become more involved with GSABA.” As long as you are doing more this year than you did last year, you are putting yourself and your company in a better position to succeed than you were last year. So what are you going to do to become more involved this year? Will you join an event committee? Will you be a part of the Parade of Homes at Cibolo Canyons, or at the Builders Showcase Expo at the Alamodome? Will you attend every Membership Mixer? Will you attend the fishing tournament, skeet shoot and golf tournaments? Even if you only do one more thing this year than you did last year, you will doing yourself a great service. If you have any questions about how to get involved or what committees are available, please be sure to call me at 210-240-7351 or email me at [email protected] today. I want you to be as successful as you can be because our industry and our Association is only as successful as our members are. Together I know we can make 2008 another great year for GSABA and a great year for you and your company. LIZ PRUSKI D.R. Horton Why gamble with your future when you can shape it? Property rights, development and building issues, impact fees, immigration, improper code enforcement . . . the list goes on and on. But, the GSABA Government Affairs Committee is here to address all of your concerns! members should come ready to work! We will discuss the focus of the GAC and what issues are important to our industry. We will form a “plan of action” and in some cases, a “plan of attack” to deal with current problems. We will meet with local leaders and form relationships that will carry us through when we are not “winning.” The Government Affairs Committee is responsible for tracking issues of public policy locally and working with our leaders to make sure the interests of our members are always represented in regulatory decisions. In addition, the Committee follows statewide and national issues that will affect GSABA members and participates on these levels as necessary. Over the last few years, the GAC has met “as necessary” instead of holding regular meetings. The format has worked quite well, but it is time to start rebuilding the Committee and get more members involved. The Government Affairs Committee will be Chaired by the incredibly intelligent and fabulous, Mr. Norman Dugas of Dugas Diversified Development, L.C. Norman is a residential developer and has developed over 3,500 lots in and around San Antonio. His background as an attorney, a SAWS Board Member, and on various committees locally makes him the ideal candidate to lead the “New” Government Affairs Committee In 2008 the Government Affairs Committee will begin to hold regular meetings that will be open to all GSABA members. The GAC makes a positive impact on your business through the behind-the-scenes work, and you can be part of that impact by joining the GAC. Committee 12 • The Builder Brief Assisting Norman with her extensive knowledge of the home building industry and fortitude is the extraordinary Liz Pruski with D.R. Horton. As the new Co-Chair for the Government Affairs Committee, Liz brings almost 10 years of experience as the Construction Office Manager at D.R. Horton, dealing with the City of San Antonio and will be a perfect fit for the GAC. Liz Visit us at www.sabuilders.com (Cont’d on Page 13) January, 2008 Government Affairs (Cont’d from Page 12) is well-known at Development Services and she knows how to keep staff on their best behavior. Over and over, we have heard from our local leaders that they understand that our members have problems, but it means more to them when the people who are affected by new regulation come speak to them. So help us continue our efforts to build stronger relationships with our local officials, protect affordable housing in San Antonio, and ensure your business is protected from unnecessary regulations. Side Setbacks and Fire Rating Many of you will remember reading about this issue earlier in the year. We would just like to remind you about the new requirements on side setbacks and fire separation distance for overhangs. The new fire separation distance is 5 feet from the property line, and any projection – including the overhang – must comply with the one-hour fire rating requirement in Section R302 of the 2006 International Residential Code (IRC). best for their company. There are currently 3 options: • Change future plats to comply with the 2006 IRC (make sure lots are wide enough to accommodate the home with 5’ between the overhang and the property line). • Change future home designs to comply with the 2006 IRC (design a more narrow product to fit on the lots that have already been developed so there is 5’ between the overhang and the property line). • There is also currently one method approved for the firerating on the underside of the overhang (if the overhang extends into the 5’ setback). The soffit detail construction will consist of 1) Layer of 5/8" Type X Gyp Board, 2) Layer of Fiber Cement siding (e.g., Hardiplank or other), 3) No Burn Primer, 4) Weatherproofing top coat sealer. Please note this is on projects going forward. If you have plats with Plat ID numbers issued before January 1, 2007, you are still subject to the current guidelines. Are you looking for a way to become involved with the Greater San Antonio Builders Association? Consider joining the Retention Committee. Active members of the Retention Committee will have opportunities to network and communicate with new members of the Association, and will be rewarded with Spike Points and chances to win! When new members join GSABA without a sponsor (Spike), Retention Committee Members will be assigned to the application as reward for their work. This will help the Retention Committee Member garner Spike points, opening opportunities to them such as the Spike Party at the International Builders Show in Orlando. Gaining Spike Points is also the ONLY way to work towards getting your name on the Spike Wall of Fame located at the new GSABA building. 2008 Retention Committee Schedule: An ideal candidate for service on the Retention Committee will have excellent phone skills, be enthusiastic, and be willing to dedicate one hour per month to Retention Committee Meetings.
