Mastercraft Starwood, through the dynamic leadership of John and Bruce Greenberg is
aperfectexampleofaDevelopmentTeamthatsatisfiesalltheserequirements.We’ve
seen this in projects in Toronto, such as the SoHo Metropolitan Hotel and Condominiums,
TheHazeltonHotel&Residencesandmanyothers.Mastercrafthasafiftyyeartrack
record in urban developments in Ottawa starting with its first apartment building on
Breezehill in 1954.
SOHO residential condominium developments in Ottawa include SoHo Parkway and SoHo
Lisgar. Each project represents excellence in and of itself, but also requires a partnership
with the municipality, nearby property owners and neighbours. Mastercraft Starwood
has pioneered iconic architecture, partnered with Gluckstein Design to provide SoHo
with world class interior design, and introduced services and amenities normally found
only in luxury hotels. Bruce Greenberg has also worked closely with Roderick Lahey, the
Project Architect; Ted Fobert, FoTenn Consultants Inc., Planners and Urban Designers,
and Janet Bradley, a Lawyer with Borden, Ladner and Gervais on the rezoning of this site.
SoHo Champagne’s architecture and planning manifest the best of what is often called
the “new urbanism” in city planning. The rezoning allows this site to be transformed from
its previous 12-storey monolithic design into a model of urban design. The mixed use
project will accommodate a wide array of people and lifestyles.
Mastercraft Starwood was the first developer in the neighbourhood to make a major
contribution to the City to pay for a pedestrian bridge on Hickory Street across the
O-Train corridore. You see this in the fine detailing and landscaping of their projects,
the commission of original Canadian artists to provide art for their projects, cued by the
savvy of Marnie Bennett, Real Estate, the Construction Management provided by John
Bassi and his team, and Rod Lahey’s extraordinary design. You see this in Mastercraft

Ted Fobert MCIP RPP, is a founding Partner in FoTenn Consultants Inc. with over 30 years of land use planning experience. He
has been the Project Manager and lead Planner on many complex urban projects. Ted brings an unparalleled level of knowledge

SoHo Champagne’s point towers will rise above an elegant podium of glass, aluminium
and black brick.
In designing the SoHo Champagne, the renowned Roderick Lahey was eager to integrate
the organic qualities of the site into the architecture itself.
The iconic two building point tower design is sleek and contemporary. These striking glass
towers are punctuated with glass balconies and brick punched windows. Anchoring the
towers are the ultra-luxurious townhouses and a three storey podium. A monolithic black
granite entrance with 10’ doors leads to the spectacular hotel inspired lobby sheathed
in imported marble.
Founded in 1991, Roderick Lahey Architect Inc. focuses on urban architecture and design.

Ottawa is the capital of Canada, the second largest city in the Province of Ontario, and
the fourth largest city in the country.
The o-Train
Ottawa is connected by several bridges to its Quebec neighbour on the shores of the
Ottawa River — the city of Gatineau. The two cities and surrounding area are designated
the National Capital Region.
The National Capital Region which encompasses Ottawa, Gatineau and surrounding
suburbs and towns has an estimated population of 1,451,415.
In 2010, Ottawa had the 2nd highest quality of living of any city in the Americas, and
14th highest in the world according to the "Mercer Human Resource Consulting Quality
of Living Survey". It was also considered the 3rd cleanest city in the world by Mercers
2010 eco-city ranking.
Ottawa is served by a number of airlines that fly into the Ottawa Macdonald-Cartier
International Airport.
The capital city of Canada is also served by a network of freeways, the main one
being provincial Highway 417 (called The Queensway), Ottawa-Carleton Regional Road
174 (formerly Provincial Highway 17), and Highway 416 (Veterans' Memorial Highway),
connecting Ottawa to the rest of the 400-Series Highway network in Ontario. Highway
417 is also the Ottawa portion of the Trans-Canada Highway. The city also has several
scenic parkways (promenades), such as Colonel By Drive, Queen Elizabeth Driveway, the
Ottawa River Parkway, Rockcliffe Parkway and the Aviation Parkway and has a freeway
connection to Autoroute 5 and Autoroute 50, in Hull.

The o-Train
The O-Train is a light-rail transit (LRT) service in Ottawa, Ontario, Canada operated
by OC Transpo. The present line runs north-south on a railway line, from Bayview to
Greenboro, a distance of approximately 8 kilometres (5 mi). It is entirely isolated from
road traffic, but shared with other trains; after operating hours the track has been
infrequently used by Ottawa Central for freight service to the National Research Council.
The Carling stop is located at Carling Avenue and Preston Street. South of Carling, the
train enters a tunnel to pass under Dow's Lake.
In June 2002 the O-Train Light Rail Transit project received the Canadian Urban Transit
Association’s Corporate Innovation Award.

Ottawa is home to many renowned landmarks, notable institutions, national museums,
officialresidences,governmentbuildings,memorialsandheritagestructures.Amongst
the city's national museums and galleries is the National Gallery of Canada designed
by famous architect Moshe Safdie, it is a permanent home to the Maman statue. The
Canadian War Museum houses over 500,000 collection pieces and was moved to an
expanded facility in 2005. The Canadian Museum of Nature was built in 1905, and
under went a major renovation from 2004–2010. The city is also home to the Canada
Agriculture Museum, the Canada Aviation and Space Museum, the Canada Science and
Technology Museum, Billings Estate Museum, Bytown Museum, Canadian Museum of
Contemporary Photography, Canadian Ski Museum, Currency Museum, and the Portrait
Gallery of Canada. Since 1969, Ottawa has been the home of the National Arts Centre,
a major performing arts venue that houses four stages and is home to the National Arts
Centre Orchestra, the Ottawa Symphony Orchestra, and Opera Lyra Ottawa. Also in
the National Capital Region across the river in Gatineau is the most visited museum in
Canada, the Canadian Museum of Civilization. Designed by Canadian aboriginal architect
Douglas Cardinal, the complex also houses the Canadian Children's Museum and the
Canadian Postal Museum.

Federal buildings in the National Capital Region are managed by the Public Works
Canada, while most of the federal lands in the Region are managed by the National
Capital Commission or NCC; its control of much undeveloped land gives the NCC a great
dealofinfluenceoverthecity'sdevelopment.In2006,theNationalCapitalCommission
completed work on the long-discussed Confederation Boulevard, a ceremonial route
linking key attractions in the National Capital Region, on both sides of the Ottawa River,
in Ottawa as well as Gatineau, Quebec. The Ottawa skyline has remained consevative
in skyscraper height throughout the years due to a skyscraper height restriction. First
installed to keep Parliament Hill visible from most parts of the City, that initial restriction
was changed to a more realistic law many years later. The restriction allows no building
to overwhelm the skyline, keeping almost all the downtown building around the same
25–30 story range. Other cities with building height restrictions like Ottawa's include
Washington, D.C., USA, Belfast, Northern Ireland, and Saint Petersburg, Russia, amongst
others. In 2010, Ottawa's Festival industry received the distinguished IFEA World
Festival and Event City Award for the category of North American cities with a population
between 500,000 and 1,000,000. Ottawa is home to a number of festivals, special
events and fairs that enhance and animate all the community has to offer. The industry
isrepresentedbyOttawaFestivals,anot-for-profitorganizationthatworkscloselywith
the City of Ottawa and other partners to deliver services that help strengthen and sustain
the festival industry.

Ottawa is home to the National Hockey League's Ottawa Senators who play out of
Scotiabank Place located in the westend suburban community of Kanata. The Ottawa
Senators are Ottawa's only major league sports team. The Ontario Hockey League's
Ottawa 67's play out of Lansdowne Park's Civic Centre. The city's professional women's
hockey team is the Ottawa Senators (CWHL). Ottawa recently hosted the 2009 World
Junior Hockey Championships and hosts the annual Bell Capital Cup tournament. In
2013OttawawillhosttheIIHFWorldWomen'sHockeyChampionship.Thebenefitsto
the City are projected to be $80 million dollars in additional revenue.
Ottawa has the highest per capita concentration of engineers, scientists, and residents
with PhDs in Canada. It is known as the "most educated city in Canada" with over half
the population having graduated from College and/or university. The city has two main
public universities Carleton University and University of Ottawa, and two main public
colleges Algonquin College and La Cité collégiale. It also has two Christian universities
Dominican University College and Saint Paul University. There is also the University of
Quebec en Outaouais, Cégep de l'Outaouais, and Heritage College in the neighbouring
City of Gatineau. There are four main public school boards in Ottawa. English, EnglishCatholic, French, and French-Catholic. The Ottawa-Carleton District School Board (OCDSB)
is the largest board with 147 schools, followed by the Ottawa Catholic School Board with
85 schools. The two French language boards are the Conseil des écoles catholiques du
Centre-Est with 49 schools, and the Conseil des écoles publiques de l'Est de l'Ontario
with 35 schools. The Ottawa Public Library was created in 1906 as part of the famed
Carnegie library system. The library system had 2.3 million items as of 2008.

The choices noted above may be chosen from Vendor’s standard sample packages
provided they have not yet been ordered or installed and that colours and materials are
available from suppliers and provided that the Purchaser shall not delay construction in
making his selection. If the colours and materials chosen are not available, or occupancy
or closing will be delayed by reason of such choice, the Purchaser shall forthwith make
new choices failing which the Vendor shall have the right to make such selection on behalf
of the Purchaser. All colour and material choices must be submitted to the Vendor within
seven (7) days of being contacted in writing or by telephone by the Vendor’s representative.

The Vendor reserves the right to substitute any materials used in construction of the
unit provided that such substituted materials are of equal or better quality than those
represented to the Purchaser. The Vendor further reserves the right to make minor changes
or modifications in the plans and specifications at its discretion. The determination
of whether or not same are minor shall be made by the Vendor’s architect whose
