This parcel has approx. 80 Ac that lies on the north side of the year-round creek

There is a weekend retreat building site situated on the high ridge overlooking a pristine
natural habitat that is prolific with all species of wildlife
o The access is rustic and located just before descending the hill to cross the creek
o The cabin and other building improvements situated on the property do not belong to
the Seller, however, they may be available for sale

From the building site there is a cleared trail on top of the ridge that follows the creek and
moves into the next quarter section; the area on the north side of the creek that belongs to
NE-06-62-06-W5M is estimated to be 20 Ac

Although no testing has been done to date; there is strong evidence that the gravel reserve

The gravel reserve on this part of the parcel has light tree cover on approx. 55 Ac and is
open farmland in the SE corner that comprises approx. 10 Ac
Details on NE-06-62-06-W5M:

Legal access to this parcel is through NW-06. At present the trail in is across the adjacent
property simply for the sake of convenience (a proper access approach can be obtained very
easily when necessary). Once inside the south boundary the first 250 +/- Meters is open
along the boundary line; it then angles to the NE along an established trail through the light
cover of trees (as evidenced from the aerial imagery). As you emerge into the open farmland
there is a 10 +/- Ac parcel that is part of the NW ¼ before you enter the NE ¼.

Near the middle of the NE ¼ there is a burrow pit exposing the evidence of the gravel
reserve. As well, testing was underway with a powered auger when the auger became
jammed underground by rocks in the reserve. Efforts to dislodge the auger have not been
successful; the contractor has decided to cut the auger beneath the surface and abandon
further testing in this test-hole location.

There is 135 +/- Ac of open farmland all of which is believed to be gravel reserve
