Alpharetta, Georgia-based McAlister's Deli, a leading fast casual restaurant, today announced
plans to develop seven restaurants in New Jersey as part of a new multi-unit development
agreement.
The development of the seven restaurants will be done by a new McAlister’s franchisee, A3
Investments. A3 Investments expects it will take five years to complete their build out and expects
the initial locations to open in Northern New Jersey in 2014. While new to McAlister’s, A3
Investments is familiar with the market as it already owns and operates full service restaurants and
other businesses in the northern half of New Jersey.

McAlister’s has had a very strong year of signing new franchise contracts. In addition to New
Jersey, McAlister’s has signed a development agreement for 24 new restaurants Texas, New
Mexico, Utah and Idaho as well as four franchise deals which cover Tennessee, Kentucky, Indiana,
North Carolina, South Carolina, North Orange County, Florida and Buffalo, New York.

Southern deli chain ventures north to Jersey
Franchisee bets on McAlister's Deli, a 'better sandwich' joint
An expanding Southern restaurant chain, known for its sweet tea and huge baked potatoes, is
coming to New Jersey. It's initially targeting Paramus and looking for other sites
in Bergen and Passaic counties.
McAlister's Deli, a 320-unit fast-casual chain, is entering the Northeast market via the Garden
State, with seven of the restaurants slated to open in the state during the next five years. Initial
target locations include not only Paramus but Wayne, Clifton and Totowa.
Based in Alpharetta, Ga., McAlister's Deli has reached a multi-unit development deal with A3
Investments of Jersey City. That franchisee is scheduled to debut one of the restaurants — which
tout their Southern hospitality, big portions and sandwiches — in North Jersey early next year.
"McAlister's has a loyal fan base and we are experiencing strong same-store sales growth, which is
driving interest in additional development," McAlister's President and Chief Executive Officer Frank
Paci said in a statement. "We see a big opportunity for McAlister's to expand throughout the state."
A3 Investments, which owns and operates restaurants in Middlesex and Passaic counties, expects
to create 70 to 100 jobs when it builds the seven McAlister's.
"McAlister's Deli is a strong brand with great growth potential, making it the perfect addition to our
portfolio," Ash Ram, an A3 Investments managing partner, said in a statement.
Privately held McAlister's, founded in 1989, is in the "better-sandwich" restaurant category,
competing against rivals such as Jason's Deli and Firehouse Subs, said Darren Tristano, executive
vice president of Technomic Inc., a Chicago-based research firm.
"What's interesting about this brand is it focused on Southern hospitality, good-sized portions, great
quality service and a destination that promotes dining at the store, in addition to takeaway,"
Tristano said.
McAlister's is known for its "Famous Sweet Tea," according to the analyst. "What we've seen with
sweet tea is it's gone from being a Southern favorite to being more of a national play," said
Tristano. "It's no longer just a specialty of the South."
McAlister's other trademark menu item is its "enormous spuds," which "look like small footballs," he
said.
"They cover them with sour cream and bacon and green onions and cheese and chili," Tristano
said. "These just become a really high-value … very crave-able product for them."
McAlister's posted $419 million in sales last year, Tristano said, citing Technomic data. The chain's
average annual sales per restaurant are $1.3 million, above the overall national average of $1.1
million for the fast-casual category. Privately held Firehouse Subs averages a per-restaurant
volume of $750,000, while Panera Bread and Chipotle, both public companies, average $2.3
million annually.
McAlister's has been more cautious and strategic than some other restaurant chains, Tristano said,
at 2 percent to 5 percent annual unit growth rather than the 10 percent to 12 percent of some other
chains.
The deli chain has already announced growth plans for 2014. In November, it said it had reached a
deal with franchisee Texas-based Southwest Deli to open 24 restaurants in Texas, New Mexico,
Idaho and Utah.
Jacksonsville, Fla.-based Firehouse Subs is scheduled to debut in New Jersey next year, with
restaurants opening in Totowa and Wayne. Ever Santana, the franchisee opening those Firehouse
Subs, was unperturbed by a rival sandwich restaurant group debuting in Passaic County.
"We have restaurant chains that come in all the time into this area," he said.

McAlister’s Deli Coming To New Jersey Next Year
Locations for fast casual chain McAlister’s Deli will likely open in New Jersey sometime next year.
As part of a multi-year agreement, the company has signed a deal with franchisee A3 Investments
for seven restaurants with initial openings to target Bergen (we’ve been told Paramus is on the list)
and Passaic counties. This is the first wave of expansion into the Northeast for McAlister’s, which
was founded in 1989 in Mississippi. There are currently over 320 locations in 24 states.
The concept is known for their sandwiches and spuds (baked potatoes) which include “premium
ingredients” like Black Angus roast beef, Black Forest ham, caramelized onions, brie cheese,
roasted corn & poblano pepper relish and artisan breads like baguette, ciabatta and focaccia. All
items are made fresh to order and are brought to your table instead of picked up at the counter.
McAlister’s also has a number of items on a “secret menu” (which has been popular at chains for
quite sometime), which apparently isn’t too secret as they are listed in the menu section of their
website.
Marketing materials also heavily promote their signature beverage, the McAlister’s Famous Sweet
Tea™. The tea is brewed fresh in house everyday and made from a black tea blend using both
