Welcome to Rarity Bay
It’s so nice to have you here. We would like to invite you to join the Rarity
Bay Women’s Club. On our website, you will be able to receive a
membership list and a monthly newsletter informing you of activities at
Rarity Bay. We will provide information on the method to access this
website once you join the Women’s Club. An application is enclosed.
The Rarity Bay Women’s Club meets on the first Tuesday of every month,
year around unless otherwise announced. Members meet in the Rarity Bay
Club House at 9:30 AM to socialize, conduct business, enjoy speakers and
have lunch. You will be invited to a Neighborhood Greeter Social in the
near future. The schedule is included in this packet.
If you have questions about any aspect of life in Rarity Bay, please call
your Neighborhood Greeter.
Rarity Bay Women’s Club (RBWC)
Mission Statement
To provide and support an inclusive social environment, foster informational
programs, enhance community relationships and promote charitable works.
About RBWC
Established in 1998 with 38 members. We continue to grow and presently have
over 290 dues paying members.
The RBWC meets the first Tuesday of every month except for the month of July.
Meetings are held at the Rarity Bay Club House and begin at 9:30 AM. We
socialize, conduct business, often have speakers and finish with lunch.
We invite you to become a member of the RBWC as soon as you purchase property
in Rarity Bay. Residency is not a requirement.

RARITY BAY WOMEN’S CLUB APPLICATION FORM
The mission of the RBWC is to provide and support an inclusive social environment, foster informational
programs, enhance community relationships and promote charitable works.
The RBWC meets on the first Tuesday of every month, year around unless otherwise announced.

Female property owners and/or residents of Rarity Bay may become Members. A Member who is no
longer a property owner or resident of Rarity Bay may become a nonvoting Associate Member. Single male
property owners and/or residents of Rarity Bay may become a nonvoting Affiliate Member. Dues are $25
per year for Members, Associate Members and Affiliate Members ($12.50 if joining on or after July 1). If
dues are paid on or after November 1, membership shall be for the balance of the current year, as well as
for the next calendar year.
Officers and members are not liable in any way for any accident, injury or other difficulty incurred due to
or in relation to any activity or involvement related to the Rarity Bay Women’s Club.

LOCAL LIBRARIES
There are several libraries that Rarity Bay residents frequent. They are:
Rarity Bay Libraries: Community Activity Center (CAC) and Enrichment Center:
Rarity Bay residents established two of its own libraries at the CAC and the Enrichment Center consisting of used, donated
books, books on tape, video tapes and DVDs. The CAC library is located on the backside of the CAC and accessible to all Rarity
Bay residents through either an interior door if the CAC is open or from an exterior entrance that accesses the library only and
this door is open 24/7. The Enrichment Center library books are stored in the lockers in exercise room that houses the elliptical
and treadmill equipment on the lower level. These books are available to residents who have club membership access to the
Enrichment Center. Book/tape/DVD check-out is on an honor basis and for a reasonable period of time. Additional used
books, books on tape, video tapes and DVD donations to either or both of these Rarity Bay libraries are always welcomed.

Recycling for Rarity Bay Residents
Recycling in Tennessee is voluntary and is not as well developed as it is in many places from which Rarity Bay residents moved.
There are 3 Convenience Centers that accept recyclable material from Rarity Bay residents, regardless of the county you live in.
All three also accept trash, BUT you must live in the county where the site is located if you want to leave trash.
As of late 2009, the 3 Convenience Centers are:
Vonore (in Monroe County) – located in Niles Ferry Industrial Park. Take Hwy 411 toward Maryville. Turn left off 411 just
before the new Fort Loudon Electric Maintenance Facility (before crossing the river), take the first right and continue around the
Lowe’s Facility to the Convenience Center.
They take newspaper, cardboard, plastic (1 through 6 only), aluminum and steel cans, and glass (green, brown and clear). They
do not take magazines.
Madisonville (in Monroe County) – located in the Madisonville Industrial Park. Take Hwy 411 through Madisonville. Cross
Hwy 68, go about ½ mile, and turn right into the Madisonville Industrial Park, follow signs to the Convenience Center.
They take newspaper, magazines, cardboard, plastic (1 through 6 only), aluminum and steel cans, and glass (green, brown and
clear).
Loudon (in Loudon County) – located just at the north end of the bridge in Loudon. Take Hwy 72 to Grove Street to Mulberry
Street (the Tic Toc Ice Cream Parlor will be straight ahead on your left). Turn right at the traffic light, cross the bridge, turn left
onto Grigsby Road just as you leave the bridge. Convenience Center is about 100 yards ahead on the right.
They take newspaper, magazines, white office paper, cardboard, plastic (1 through 6 only), plastic bags, and aluminum and steel
cans. They also take used oil, car batteries and old computers and monitors. They do not take glass.

All Home Depots take rechargeable batteries for recycling. There is usually a drop box near the entrance door.
Used printer ink cartridges (and several other items) can be dropped in a box near the circular stairs in the Club’s
Enrichment Center. They will then be donated to a program that helps students at Sequoyah High School in Monroe
County.
Walmart, Kroger’s and Food City, among others, take the plastic shopping bags.
Hazardous Waste Days will be announced in the newspaper periodically.
Waste Connections, the trash hauler in Rarity Bay, begins curbside collection of certain recyclables for $4.50 per month.

SEWER SYSTEM NOTE
FOR RARITY BAY GUESTS
Rarity Bay has a very delicate sewer system. In order to keep the system
operational, residents and their guests must ensure that certain items do not get
into the sewer system.
Below is a concise message that many residents have printed and framed for their
guest bathrooms as a means of informing their guests in a dignified manner what
can and cannot be disposed of in the Rarity Bay sewer system. This message is
provided as a courtesy, for your use and convenience .
To Our Guests
This sewage system is a Pump Effluent System.
It accommodates ONLY BATHROOM TISSUE.
Items such a facial tissues, paper towels, tampons, Q’tips or
cigarettes will damage the pump and shut down the system causing
expensive repairs.
It is very IMPORTANT that you place any item other than bathroom
tissue in the wastebasket.

E-­‐911 Light Switch Residents of homes and villas are encouraged to install an E-­‐911 switch to activate a flashing porch light in case of emergencies. When you dial 911 during an emergency, every second counts. Unfortunately, precious minutes can be wasted as emergency personnel try to locate the correct house -­‐ especially at night when many areas in Rarity Bay are very dark. The Emergency Light Switch insures your house will be found as quickly as possible. Simply replace the front porch light switch with the 911 Emergency Light Switch. It has three positions (on, off, flashing) and it installs and functions just like a standard light. When you switch it to the special 911 position, the porch light will flash on and off, helping emergency personnel quickly locate your home. After help arrives, you can move the switch back to the on or off position. The switch is easy to install during building or to retrofit into an existing switch, typically taking less than 10 minutes, and can be done by any licensed electrician or homeowner with electrical knowledge. Sloan’s Tellico Village Hardware carries one type of emergency switch and another such switch, the “GE Emergency Switch Flashing Light Activator” is easily located at many internet sites. Both average $15 to $20. Use of the E-­‐911 switch was first encouraged by the Rarity Bay Homeowners Organization and was subsequently adopted as a fund raising project by the RB First Responder organization. The RB First Responders purchased a number of switches, and some flashing-­‐type light bulbs that work in regular sockets, made them available to residents and even helped with installation. Although they no longer have switches, there are a few of the bulbs remaining, available for free. Contact Ed Harless, RBFR Board member, for information. The recommendation to install an E-­‐911 switch is included in the Rarity Bay Architectural Guidelines and has the full support of the Rarity Bay Homeowners Organization, who pioneered the use of the switch, the Rarity Bay First Responders and local EMS organizations, and the Rarity Bay Women’s Club. VONORE FIRE DEPARTMENT $100 SUBSCRIPTION
Background: Fire protection for residents of Rarity Bay, regardless of whether you live in Monroe or Loudon
County is provide by the Vonore City Fire Department.
Residents of Rarity Bay are not in the city limits of the city of Vonore. That means that we do not pay Vonore city
taxes, and that we do not pay any taxes in support of the Vonore Fire Department.
The Vonore Fire Department serves the citizens of Vonore. They also respond to calls within five miles of the city
limits of Vonore, provided that the homeowner in these outlying areas has paid the subscriptions fee. Fortunately,
the Rarity Bay Market and Deli is within the city limits of Vonore, so all of Rarity Bay is within five miles of the
Vonore city limits. Kahite is another example of an area covered by the subscription service.
We are fortunate in that the Vonore Fire Department has a station in the industrial park just down Route 72 from
Rarity Bay. This station responds to a fire cal in Rarity Bay.
The Vonore Fire Department has both full-time professional members and volunteers. The industrial park station is
staffed 24/7 with at least one full-time professional. All professional members that work out of the industrial park
station have been trained as “first responders.” The Vonore Fire Department purchases and maintains equipment
needed to respond to our fire calls, and they also spend money to train their full time members as qualified “first
responders.”
Ambulance service is also provided out of the same center in the industrial park. The 911 ambulance (and staff) is
paid for by the Monroe and Loudon county taxes, although the Monroe County Rescue Squad does conduct an annual
fundraising campaign.
Recommendation: We all love Rarity Bay. That is why we came here. It has many great characteristics.
Unfortunately, one of its shortcomings is that we are a considerable distance from a hospital. First responders, 911
ambulance personnel or trained fire department personnel can fill that gap for us between an incident and arrival at a
hospital.
It is recommended that you pay the $100 subscription fee to the Vonore City Fire Department. It is vital for our own
self-interest that we help the town keep the equipment updated and the staff trained. Some of you have received a
“reminder bill” in the mail if you have not received a reminder bill, go to the Vonore City Hall and sign up. It is
money well spent. As further incentive, we have been told that if you have not paid the $100 annual fee you may be
liable for a minimum of a $1,000 charge if the Vonore Fire Department responds to your call. Also, we have been
told that the subscription fee is a charitable contribution if you itemize deductions on your federal income tax return.
VONORE FIRE DEPARTMENT CONTRACT
This contract is made and entered into on this ______day of __________________, 20___, by and
between the Vonore Fire Department of the City of Vonore, hereinafter called the Fire Department and

WHEREAS, the County of Monroe has given permission for the Vonore Fire Department to answer calls
made by Monroe County residents who are situated outside the corporate limits of Vonore; and
WHEREAS, the City of Vonore has, by appropriate Ordinance, authorized it’s Fire Department to answer
such calls.
NOW, THEREFORE, THE PARTIES HERETO AGREE AS FOLLOWS:

It is the responsibility of the Owner or Tenant to provide clear and concise directions which will enable those
personnel responding to quickly and easily locate the property of the Owner or Tenant which is the subject of
this agreement.
2. The terms of this agreement shall be for one year and will automatically renew if fees are paid in
advance for each additional year, with payment to be made on or before the commencement of the new term.
A contract which has lapsed for failure to pay may be reinstated by the payment of appropriate fees by the
landowner, which reinstatement shall be retroactive to the date on which the Contract lapsed; SUBJECT
however to the condition that the Fire Department has not been called upon to respond to an emergency on
the Owners premises during the time the contract has lapsed. Nothing contained herein shall prohibit the
landowners from obtaining a new Contract after a prior Contract has expired or lapsed; SUBJECT however
to the requirement that any indebtedness owed by the subscriber to the Fire Department, if any, including
for services rendered, shall be first paid. For the purposes of this agreement, it is agreed that the Fire
Department shall be entitled to receive an amount shown on the Schedule of Fees for different types of fires
adopted by the City of Vonore for any call responded to fight a fire during such time as the Contract is
suspended for nonpayment, which amount shall also be charged to new applicants who have received services
prior to applying for this service. As in the case of the annual fee, the Schedule of Fees may be altered from
time to time at the election of the City and when al altered the new Schedule shall be applied uniformly, with
copies being made available upon request.
ANNUAL FEE
3. The initial annual fee shall be $___________________. The Fire Department reserves the right to
alter, from time to time, the annual fee which shall be charged uniformly for all persons or organizations in
the same class of category.
4. Upon receipt of a fire call for assistance, the Fire Department will respond with equipment and trained
personnel.
5. It is agreed that fires in progress in the City will be answered first and no liability shall attach the City
for failure to answer a fire call outside the City limits if, in so doing, the City’s fire protection is diminished to
the point that it cannot adequately protect property within the City.
6. The Fire Department personnel shall use their discretion with respect to answering calls which do not
involve homes or permanent improvements to real estate or an immediate threat to homes or improvements of
real estate.
7. This contract shall be for the property herein described and none other. If the owner owns separate
parcels and they adjoin, this shall be considered one parcel. If they do not adjoin, a separate Contract is
required.
8. The contract shall be considered breached for violation of any of it’s terms and conditions, including the
nonpayment of the annual fee. It shall be the affirmative duty of the Subscriber, Owner or Tenant desiring
to maintain this Contract in full force and effect to pay the annual fees when due regardless of whether or
not the Fire Department volunteers to send out reminders or termination notices.
9. It is further agreed that the City of Vonore and the Fire Department shall not be liable in damages on
account of any alleged failure to exercise or improper exercise of judgement by the Fire Department or City
personnel when responding to such emergency as is contemplated by this agreement.
10. The parties agree that fighting fire is a dangerous and uncertain enterprise and that the Fire
Department and City of Vonore make no guarantees as to the results of it’s efforts when call upon.

The 2014 Rarity Bay Couples Golf season is starting in March. Annual Dues include awards
dinner in October. There will be a scramble every Tuesday night and Friday afternoon play
once a month. There is a bulletin board in the pro shop where you will find sign-up sheets and
other information concerning Couples Golf.
Continue the tradition – One of the oldest traditions at Rarity Bay is the Tuesday evening
“Nine and Dine”. A nine hole mixed scramble followed by dinner in the clubhouse. Held every
Tuesday evening, weather permitting, starting in March through the end of summer. No
handicap is required. This is a great event if you want to play with good friends and no
pressure.
Friday Evening Golf – This year we are continuing the monthly Friday evening golf. The
format will be the best net ball of the couple. The combined best score of three of the six
monthly Friday scores will be used to determine the Couples Golf Champion. A handicap is
required to participate in this event and a $2.00/ per couple fee is collected to provide a prize for
the Couples Golf Champion. Golf will be followed by dinner at the club. The first Friday event
will be held in April.
Couples Awards Banquet – A night of fun and revelry with dinner by the clubhouse chef.
There will be a putting contest, door prizes, recognition for accomplishments, and awards for
the Couples Golf Champions.
We certainly hope that you will join the group, regardless of ability, as our primary goal is to

What is TLTA?
TLTA is Tellico Lake Tennis Association whose mission is to grow and support the sport
of tennis in East Tennessee. We are a Community Tennis Association which is an
organized group of dedicated volunteers and professionals who come together to
support community tennis programs. As an association, the group works to coordinate
and maintain programs and services and guarantees they are open and accessible to
all. These tennis enthusiasts may act as advocates, program administrators,
promoters, or fund-raisers. Fueled by local volunteers, this not-for-profit corporation
exists to promote and develop the game of tennis in the community. As an Umbrella
CTA, the organization delivers a full menu of programs and services to the entire
community, regardless of age, gender, cultural or socioeconomic background, physical
ability or skill level. Anyone at anytime has the opportunity to try the game, learn the
skills, play with friends, or compete in match play. TLTA, like CTAs across the country,
is striving to promote the benefits of the game to new players. New players can benefit
by learning the game, playing the game, and increasing overall fitness levels as a
results of the game. TLTA is also very much committed to promoting tennis to juniors in
the surrounding communities. TLTA is a member of the United States Tennis
Association, the national governing body for the sport of tennis in the U.S. As a
member of the USTA, TLTA profits from the benefits offered by this national
organization. These benefits include, but are not limited to, insurance coverage for the
organization, training opportunities, receiving funding through grants, and the ability to
offer players the opportunity to play in the USTA Leagues at the local, state, sectional,
and national levels. League play begins in early spring and continues through late fall.

implemented the purpose of the association. Membership is not limited to any

to participate in various social activities conducted throughout the year such as two
winter indoor social events, a summer picnic and an end-of-the-year banquet.

Owners/Residents agree:
1. That they have been provided with the Park rules and that they agree to abide by the rules
as currently in effect and as may be later modified by the Board or by the members of
DPRB.
2. That membership in DPRB is nontransferable to other persons.
3. That members may use the Park for dogs they own only if the dogs are listed on the
members’ applications, have current immunization records on file and have been
approved by the Board of DPRB.
4. That the Board of DPRB may limit, suspend or terminate the privileges to use the Park
for any reason and without hearing.
5. That the Board may further suspend or terminate membership in DPRB for any reason
following the member being given a chance to be heard before the Board of the DPRB.
If a member ceases to be an owner or resident of Rarity Bay, membership and the
privilege to use the Park shall automatically terminate.
6. All fees and donations are nonrefundable regardless of the reason for termination of
privileges or membership. However, owners/residents shall be refunded initiation fees
and the annual fee if they cancel their membership within the first 30 calendar days of the
date membership commences.
ASSUMPTION OF RISK, RELEASE, WAIVER AND INDEMNIFICATION
AGREEMENT
I understand that the use of the dog park (“the Park”) means that I am taking certain risks of
injury or damage to myself, my guests, my dogs, my property, and to others. I recognize that
injuries and damage, including serious injury and damage and death, may result when dogs are
present, even if they appear to be supervised and controlled. I hereby assume these risks to and
for myself, my guests, my dogs and my property. I agree to inspect the Park and persons and
dogs using the Park when I arrive and to continue to stay vigilant. I agree that it is my sole
responsibility to determine whether the Park itself and any particular situation involving other
persons and dogs are safe for my guests, my dogs, my property and me.
In exchange for the privilege to use the Park in accordance with the rules, I hereby release and
discharge the Dog Park of Rarity Bay, Inc. and Rarity Bay Community Association, Inc., and
their boards, officers, directors, members, employees, volunteers and agents from any and all
liability, claims, demands, causes of action, loss, damage or injury to person or property,
including from any death or serious injury, that may result from any incident, action or inaction
while I or my guests or my dogs are on the Park premises or while attending any event sponsored
by the Dog Park of Rarity Bay, Inc.
I also agree to be responsible for myself, my guests and my dogs and for any liability, loss,
damage or injury caused by me, my guests and/or my dogs and to hold harmless and indemnify
the Dog Park of Rarity Bay, Inc. and Rarity Bay Community Association, Inc. and their boards,
officers, directors, members, employees, volunteers and agents from any and all liability, claims,
demands, causes of action, including for attorneys fees and expenses, loss, damage or injury to
any person or property, including from any death or serious injury, that may result from any
incident, action or inaction while I or my guests or my dogs are on the Park premises or while
attending any event sponsored by the Dog Park of Rarity Bay, Inc.
I have the legal capacity to sign this Agreement, including the Assumption of Risk, Release,
Waiver and Indemnification Agreement. This Agreement shall be binding upon my heirs,
beneficiaries, next of kin, personal representative or executor and assignees.
This is a release of liability and a waiver and indemnification agreement. Do not sign if you
do not understand or do not agree with its terms.
I HAVE CAREFULLY READ THIS AGREEMENT, INCLUDING THE
ASSUMPTION OF RISK, RELEASE, WAIVER AND INDEMNIFICATION
AGREEMENT, AND UNDERSTAND IT AND FULLY AGREE WITH ITS
TERMS.

DOG PARK OF RARITY BAY, INC. (“DPRB”)
DOG PARK RULES
Revised February 4, 2011
Park Hours of Operation are Dawn to Dusk.
All persons using the Park assume all risks of injury to person, dogs or property. All
persons using the Park are solely responsible for all injury or damage to other persons, dogs
or property caused by them, their guests or their dogs. DPRB assumes no responsibility.
1. The use of the Park is limited to members of DPRB and their guests. Members may
permit their adult “dog sitters” to use the Park with the members’ dogs, but the
members remain responsible for the actions of their dog sitters and dogs.
2. Temporary adult guests of members of DPRB who do not reside in Rarity Bay may
use the Park upon filing the necessary Guest application and rabies immunization
record and approval of the DPRB Board. A member of DPRB must accompany
guests.
3. A member may take a dog belonging to a Rarity Bay resident who is not a member of
DPRB into the Park only if the member is caring temporarily for the dog in the
absence of the nonmember resident and only if a Guest Application is completed, a
rabies immunization record is provided and upon approval of the Board.
4. All children between the ages of 8 and 15 must be accompanied by an
adult and be supervised. No children under the age of 8 are allowed in
the park.
5. All dogs must have current rabies immunization records on file with DPRB.
6. Keep clear of the entrance gates when another dog arrives or exits or is in the washoff area.
7. Insure the gates are closed at all times. Do not share the gate code with nonmembers.
8. Dogs with a history of or exhibiting biting or aggression are not allowed in the Park.
9. Sick dogs and dogs in heat are not allowed in the Park.
10. Dogs must be supervised and under control at all times.
11. Only dogs weighing 30 lb. or more may be in the large dog area. Only dogs weighing
less than 30 lb. may be in the small dog area.
12. Dog feces must be promptly and properly disposed of in bags. If a receptacle is made
available for the Park, bags must be tied off and placed in the designated receptacle.
13. No food (for people or for dogs), bones, or glass containers are allowed in the Park.
Beverages are allowed.
14. Water bowls must remain on the gravel area provided.
15. Do not allow your dog to dig in the Park. Fill in any holes.
16. Only tennis balls, Frisbees and hard rubber balls are allowed in the Park for the dogs.
17. No strollers, bicycles, tricycles, wagons, similar devices or children’s toys are
allowed in the Park. Wheel chairs, scooters and walkers used by persons with
physical limitations are allowed.
18. Ask permission before approaching another person’s dog.
19. If your dog inflicts an injury, give your name and telephone number to the victim.
