Longhills Village residents enjoy nearby amenities

Longhills Village, located off of Highway 5
between Benton and Bryant, is nestled in the
midst of the beautiful Longhills Golf Course.
The neighborhood underwent development
in 1999. Dan Moudy and Mike Duke of Phillips-Moudy-Duke Real Estate were two of the
developers of Longhills Village.
“At the time, Phillips-Moudy-Duke was the
exclusive real estate company for the neighborhood,” said Tom Baxley, principle broker
and co-owner of Phillips-Moudy-Duke Real
Estate.
Today, there are 272 existing homes. The
area has a total of 304 lots, so there are still
available lots for new construction.
Homes on the golf course have a minimum
of 2,500 square feet, while homes off the
course have a minimum of 2,000 square feet.
There also are a number of garden homes
available and a small number of remaining
garden home lots. These homes have a minimum size of 1,500 square feet.
“These garden homes are great for emptynesters looking to downsize,” Baxley said.
The prices of homes range from approximately $200,00 to $500,000, with the average
price being $250,000, Baxley said. Homes on
the course lean toward the upper end of the
price scale, he said.
“I think about half of the homeowners in the
neighborhood either live on the golf course or
can see it from their house,” said Ken Quick,
president of the Longhills Village Property
Owners Association.
Quick and his wife have lived in the neighborhood for three years. Quick said he has
been active in the POA since moving in, and
has served as the association’s president for
the past year.
The annual dues for the POA are $100 and
are used for general upkeep and maintenance
of neighborhood common areas.
“We use the dues to maintain the entrances, street lights, landscaping and water bills,”
Quick said. “We also use the money for projects such as cleaning out our creek or building Strategically located between Benton and Bryant, Longhills Village centers around the Long Hills

“I like the location. It’s convenient to Little
Rock and close to airport,” Quick said. “Plus,
the neighborhood is well maintained, and everyone abides by the bill of assurance. You
don’t have to worry about someone’s property
going downhill and making your property value go down.”
One benefit of the neighborhood’s location
is that part of the homes are within the public
school district of Benton, while other homes
lie in the school district of Bryant.
All the advantages of the neighborhood
bring new homeowners to the neighborhood
and keep the existing ones for a long time.
“It’s been surprising how many people have
rebuilt in the neighborhood,” Baxley said. “We
have some families that are on their second or
third house in the area.”
