Tenant Selection
Stocker Preston has in place a meticulous tenant selection
process to thoroughly check the backgrounds of prospective
tenants. Stocker Preston is a member of REIWA Tenancy
Database which is an Australia wide service whereby tenants
can be checked for previous references, and for any instances
of malicious damage or absconding owing rent.
Current and previous rental histories are verified together with
employment status and character references.
The Stocker Preston tenant vetting has been developed
over many years to ensure property owners receive the best
possible chance of a trouble–free tenancy.
Once a tenant has been selected, an initial Property
Condition Report is completed and signed by the tenant and
the allocated property manager.
The report identifies all chatels, fixtures and fittings in the
property and describes their condition, making it impossible
for tenants to avoid responsibility for any damage caused
during their tenancy.
A bond is secured, equivalent to four weeks rent, which is
held in a Trust Account for the duration of the tenancy. The
bond is only returned when the Stocker Preston property
manager is assured the property has been left in a satisfactory
condition.

The Residential Tenancies Act (1987) outlines the legal
obligations of both owners and tenants. Owners who
