Building Managers’ Inc.
Regular Meeting held at
The Old Castle Pub
My Fellow Members,
Our next regular will be held on Thursday June 9th in The Old Castle, located at 160
West 54th Street.
An NYBMA outing is being organized for a New York Yankees game on Monday July
25th. The Yankees will be playing the Seattle Mariners at 7:05PM. Tickets are $50 each
and include food, snacks and non-alcoholic beverages, and we will be located in the
Malibu Rooftop Deck. Seating is limited, so please let me know if you plan on attending
and how many tickets you would like.

at 8:05pm. Chaplin Sham Hosein led
the invocation. Michael Goldfarb led the

A roll call of officers found all present,
except Vice President Straub whose position was filled by Conal Tompkins, and
Financial Secretary Negron whose position was filled by Gary Farrell.

Our annual golf outing will take place in Dyker Beach, Brooklyn on Wednesday August 3rd.
Please mark it on your calendar as it promises to be an excellent day out. More information
will be distributed by Golf Outing Chairman Chris Hayes in the coming weeks.

10 Energy-Efficiency Myths By Tom Sahagian
It’s more important than ever to operate your building as energy-efficiently as possible.
Unfortunately, there’s a lot of bad information about saving energy and “going green”
out there. You can sidestep the most expensive mistakes by learning the truth about
these 10 energy-efficiency myths:
1 – Window replacement is a great way to save energy.
Window replacement may be a great way to reduce chilling drafts and outdoor noise,
but even at today’s energy prices, the payback is far too long.
2 – Your boiler is on its last legs and must be replaced ASAP.
Many people assume a boiler is ready for the scrap heap once it reaches a certain age.
But as long as the boiler itself is not requiring lots of repairs, replacement is unnecessary.
For buildings with steam heat, a new boiler is not going to be much more efficient than
the old one. In buildings with forced hot water heat, there could be a big efficiency
improvement – but the payback period will still be pretty long.
3 – Gas is more efficient – no, oil is more efficient – no, gas…
Broadly speaking, for steam systems, oil has the potential to be more efficient than gas.
For forced hot water systems, oil still has the theoretical edge unless you install a condensing gas boiler. Problem is, most retrofits can’t take advantage of this high efficiency.
4 – An energy management system (EMS) will save big money
It might. But so will adjusting your existing control system, which will cost a heck of a
lot less. And an EMS, no matter what anyone tells you, will not solve the heat imbalance
in your building.

8 – You’ve gotta do this – it’s Code!
Whenever you hear this, ask for written documentation. Nine times out of ten the issue
will magically disappear.
9 – Geothermal systems provide free energy.
It’s true that the heat energy in the ground is “free”, in the sense that solar radiation is
free, but it’s not free to move it into your building. There are still pumps and compressors
involved, and they require something that is very much not free, known as electricity.
10 – Solar, wind and green roofs will save big money.
Solar systems take decades to pay back, wind is impractical for most buildings, and green
roofs save very little energy. With various tax credits a solar system can now be made to
make economic sense, but you need an awful lot of collector area to make even a small
dent in your energy needs. Do the conventional stuff first, and with the money you save,
install a solar system in a few years.

5 – Night setback does not work.
Night setback does work -- it’s been proven time and again. What counts is the average
temperature of the building – the lower it is, the less energy it consumes. Night setback
lowers the average temperature of the building, therefore…
6 – More steam pressure is better.
Nope – less steam pressure is better. It reduces leaks, off-cycle losses, short cycling and
several other losses. Most residential steam systems were designed to run on ounces of
pressure.
7 – Parts are no longer available – you’d better get a new model.
I’ve heard this line from contractors and then found parts sources on the Web in two
minutes.
