Property Market Summary - August 2016
Liverpool is a city with creativity in its DNA. The Baltic Triangle area is home to the
Liverpool’s new Tech City, which is set to rival London’s for innovation, investment and
reputation. Companies within the creative industries, from games developers to ad
agencies, are flocking to the port city to set up base or open new offices. They in turn are
attracting a new tribe of smart and entrepreneurial-minded young people, with creative
skills and tech knowledge.
Young and local talent is also being cultivated in the city. Mercia Technologies partnering
with two of Liverpool’s major universities, Liverpool John Moores University and the
University of Liverpool, to help new spin-off enterprises get off the ground in the area.
With a flourishing start-up culture and investment pouring in, the creative industries are
contributing millions to the region’s economy.
And it’s not just these emerging industries that are driving the local economy. A
combination of traditional industrial heritage and thriving tourism industry are driving the
local economy. According to the latest government data, its regional economy is one of
the fastest growing in England. In fact, output in the city has increased by 39% in the last
decade!
Liverpool is also a base for many major companies including Jaguar Land Rover, Maersk,
Barclays Wealth, who are investing heavily in the city. And then there’s Bibby Line, one of
Liverpool’s oldest major companies, who combine two of the city’s longest standing
industries: maritime and financial services.
A steady stream of tourists brings over £1 billion to the local economy every year. The
city’s economic growth is buoyed further by the proposed Northern Powerhouse, which is
drawing even more investment to the area.

In recent times, the residential property market in the North West has provided for higher yields
than any other region in the country, with an average of 7.1%. Liverpool has been one of the best
performing areas for investors in the North West in this period. This vibrant city has gone through
massive amounts of regeneration, to accommodate its booming population.
The Liverpool property market has seen extremely buoyant growth again in the last 12 months with
typical residential property values increasing on average by up to 10% ( Source: Homelet ) across
the majority of price ranges with recorded house price growth of 4.1% in Liverpool in the first

Rental values have also continued to increase, by approximately 2 - 3% with the ever diminishing
supply of stock. Demand is still as strong as ever City Centre and Docklands apartments from
future owner occupiers and potential tenants alike.
It is predicted that for the next 5 years at least, this current demand will continue to match and
potentially outstrip supply and therefore improve and increase values further, particularly in the City.
Liverpool city should continue to outperform the region, as it still offers good value compared to
other major UK cities such as London or Manchester. The prospect of further growth in the next 5 10 years is very strong, as Liverpool establishes itself as one of the leading city locations in the UK.
Many key investors are attracted by this prospective growth and the proposed future
groundbreaking developments within the City, including Stanley Dock which is a completely unique
development opportunity. Developments within Liverpool have historically (from 2003), had a
primarily “buy to let” focus. This has resulted in a lack of penthouse and premium quality

Why invest in Liverpool?
Network Rail and Liverpool City Region are investing £340 million in the Liverpool City
Region rail network to deliver more efficient and reliable railways by 2019, effectively
doubling the passenger capacity to handle the expected growth surge.
The new direct flight from the North-west to China on Hainan Airlines will facilitate
smoother visitor entry. It is expected to generate an estimated economic boost of £250m,

The private rental sector in UK continues to expand, with a growing number of younger age groups
joining in at a rate of 20% increase from ten years ago. Current trends suggest that the number and
proportion of private renters are set to rise further over the next five years, due to housing
unaffordability and onerous deposits.
Liverpool Vision is the mayor of Liverpool’s economic development company, responsible for creating
jobs, generating investment and marketing the city to investors and visitors. During the 2015 - 2016
financial year, Liverpool Vision directly delivered a total of 1,131 jobs, exceeding the target of 1,100 by
2.8%.
The figure of £90,801,240 generated by private sector investment is a notable increase on the

Key Schemes Changing Liverpool Forever
Liverpool Waters - The regeneration of 60 Hectares of Liverpool’s historic dockland to create a world-class,
high-quality, mixed-use waterfront quarter in Central Liverpool. The development will create a unique ‘sense
of place’ taking advantage of the sites’ cultural heritage and integrating it with exciting and sustainable new
development. Liverpool waters will contribute substantially to the growth and development of the city,
allowing ease of the movement and strong connections between the northern
end of Liverpool Waters, its hinterland and the city centre. It will accommodate
new and existing residents, attract national and international businesses and
encourage a significant increase in the number of visitors to the city, adding to
Liverpool’s cultural offer and providing a new and complementary destination.
Princes Dock is Phase 1 of Liverpool Waters and is already home to an array
of world renowned businesses including Coutts, KMPG and PWC.

Superport - Superport is an integrated cluster of logistics assets and expertise that will deliver
faster, greener global market access for business to and from the northern UK and Ireland via an enlarged
post-Panamax container port.
Superport provides rapid reach to 35 million people within a 150-mile
radius. It stretches from the historic Port of Liverpool along the
Manchester Ship Canal and the heart of the northern UK road and rail

billion intermodal infrastructure investment, and from late 2015 the new

Liverpool One - Redevelopment of the prime city centre retail areas, Liverpool
ONE is the huge open-air shopping and leisure district at the heart of the city. It
offers a multitude of high-profile stores with more than 160 famous high street
shops, ultra-hip fashion brands and cool independent boutiques. Expect
famous names like John Lewis, Debenhams, Apple, Hollister and the only
Harvey Nichols Beauty Bazaar in the country. For the kids, there’s Lego and
Disney Stores, plus Build-a-Bear Workshop. This has created a far more
attractive city centre and it now acts as a major counter balance to the retail
draw of Manchester and Birmingham. Liverpool has since moved from the 17th
to the 5th most popular shopping destination in the UK.
Lewis’s building and Central Village - Adagio Apart hotel is already open in
the iconic Lewis’s building as it undergoes a multi-million pound
redevelopment. Behind the front doors a fully functioning gym is waiting to be
used, though PureGym has now delayed opening until April after initially
hoping to do so late last year. Meanwhile, Lidl is due to enter the site while one
of the site’s neighbouring buildings has been levelled this year as Renshaw
Street changes before our eyes.
New exhibition centre - The rooftop of the £58m Waterfront complex was
completed late last year and the developers behind Exhibition Centre Liverpool
are planning a grand opening of the site in September. Before then there will
be a series of summer events and opening celebrations to mark the completion
of this huge project, which will also see a four-star hotel form part of the new
complex.
Rat and Parrot - Earlier this year the ECHO revealed £1m plans to transform
the empty Rat and Parrot pub in Queen Square. The three-storey property, on
the corner of Whitechapel and Hood Street, has been empty since Christmas
2011 but it is set to be transformed into a retail and leisure complex. Passed by
thousands of people using the Queen Square bus station everyday, it is hoped
that the site will prove popular and work is expected start in the spring.
Doubletree at the Hilton - Liverpool’s new four-star Hilton hotel – housed in
one of the city’s finest historic buildings – is just months away from opening
and bosses have just announced Michelin-starred chef Jean-Christophe Novelli
will have a restaurant at the site.The Grade-II listed former Municipal Annexe,
at the corner of Dale Street and Sir Thomas Street, is being extensively
restored and is expected to be a show-stopping venue to add to Liverpool’s
hotel scene.
Lime Street - Developers Neptune are drawing up plans that would result in
large scale changes on Lime Street, with the landscape between The Vines
and The Crown are particularly expected to change dramatically. Last month
the company distanced itself from images showing student accommodation
and a hotel replacing historic facades, and said it hoped to keep the front of
the Futurist cinema, but expect more information to be revealed this year on

the plans for Lime Street. The image here is a "merely illustrative" design by Infinite 3D.
Castle Street - The listed Queen Building on Castle Street is undergoing a
huge renovation, with ongoing work obvious to anyone walking down this
busy street as the entrance remains hidden by hoardings. This year that
work is set to be complete with Tune Hotels becoming the latest hotel in the
city’s business district. The site will also see the arrival of popular
Argentinian-themed restaurant CAU.
Student development on Myrtle Street/Hope Street - If you travel into
the city down Myrtle Street it is impossible to miss the large scale student
accommodation construction site on the road’s junction with Hope Street.
The first in the UK to be built using bedrooms built abroad and shipped in
crates to be stacked up on top of each other on site, the scheme will see
more than 300 students accommodated in the building once it is complete.
More Student flats at Hatton Garden - At the other end of the city centre
is another large scale student accommodation development, costing £25m.
This 11-storey development will have 397 rooms, in addition to a student
bar, gym, parking and shops.There are lots of student developments in the
city, but the size of this project truly makes it stand out.
The Royal Hospital - On the outskirts of the city centre this is a project that
has a major impact on everyone in the city. Due for completion in 2017.
The new Royal is being built on the corner of West Derby Street and Low
Hill, behind the existing hospital, and will be an obvious change to
Liverpool’s skyline. Royal Court - The popular city centre theatre is undergoing renovation
work, the latest stage comprising changes to its entrance. The
refurbishment sees the extension of the building to fill the space currently
covered by a canopy which will allow the Box Office to be moved to the
front of the building. According to theatre chiefs the new entrance will be a
“striking addition” to the site while lifts are being added to all areas of the
theatre. A new basement venue will also be included.

Cains Brewery - Planning permission has now been granted for £150million
proposal to turn the former Cains Brewery site into a 1 million square ft mixed

restaurants and food market. Development partners are now being sought for
some of the elements of the scheme which will retain the grade 2 listed
brewery building and also include a 500 space car park and a micro- brewery.
Princes Reach - Liverpool Waters Moda Living - Situated in an improving
area of the city the proposed conversion of the former Princes Building into 35
luxury apartments promises to continue the regeneration of Dale Street. Whilst
the building had become well known for its music studio a redevelopment was
always likely as the building was under-utilised. The proposed apartments are
now being sold and will include a variety of studios, one and two bed layouts
with a café/restaurant to the ground floor. The developers are now on site.

• Stanley Dock is situated approximately 1.25 miles north of Liverpool City Centre. It occupies a
rectangular shaped site and has prominent frontage to the main commuter routes running north
from Liverpool City Centre comprising Regent Road ( A5036 ) and Great Howard Street ( A565 ).

Stanley Dock Description
The Dock Comprises of Victorian dock tide warehousing, in 4 principle buildings occupying a total gross

South Warehouse
Situated south of the Tobacco Warehouse, it has been subject
to several additions during the 20th Century. It is of brick
construction with solid floors throughout. Plans are in place to
convert the building into 248 Aparthotel/Hotel Suite
Apartments, with 3,960 Sq.m of commercial space at ground
floor level. The building itself is very similar to the North
Warehouse in terms of design and construction.
