Description
Drumble House was constructed in 1996 by the current
owners. The property has light spacious rooms with good
ceiling heights throughout and has been designed to take
full advantage of the far reaching rural views.
A front entrance porch leads into a spacious reception hall
with a galleried landing above. To the right is a substantial
open plan living kitchen which has a range of base and wall
units with oil fired Aga. There are also spaces for an
American style fridge freezer and dishwasher. There is
ample space for a breakfast table and is open plan to a
family room which has a bay window overlooking the
grounds and French doors out to the garden. Off the kitchen
is a laundry room and door to the rear courtyard.
The dining room can be accessed via double doors off the
reception hall and also via doors from the drawing room
and kitchen. The drawing room is a lovely open space with
an inglenook fireplace and wood burner. There are double
doors into a further reception room which could be used as
a study or smaller sitting room.
The first floor has four spacious double bedrooms. The master
bedroom has a walk-in wardrobe and an en suite with a spa
bath and separate shower cubicle. The guest bedroom has
an en suite shower room. There are also a family bathroom
and a substantial walk-in linen cupboard.
Outside
Drumble House is approached via a sweeping drive to a
substantial block paved courtyard. To the front of the house
is a lawned garden with fabulous views over the fishery and
surrounding countryside. The garden also has a ha ha
separating it from the surrounding pasture land.
Adjacent to the house is an extensive range of outbuildings
set in a courtyard formation. The substantial L-shape brick
and tile range currently provides extensive garaging and a
workshop. These buildings would be suitable for a range of
alternative ancillary/leisure uses if desired, subject to
planning. There is also a detached garage. The range of
outbuildings extend to approximately 3208 sq ft.
Land
To the north and east of the house is pasture land suitable
for grazing or amenity purposes. Within this area are also
four growing pools which can be utilised for the fishery
business.
Adjoining the pasture land is an area of woodland known
as Drumble Wood which extends to about 5.04 acres. This
area comprises mature deciduous species including oak,
ash, beech and cherry. There is a natural spring within the
woodland which provides water to the breeding pool of the
fishery.

commercial coarse fishery with the benefit of spring fed
water, four well stocked lakes, fishing on the River Sow, large

Adjacent to the café is a static caravan (non-residential)
and empty storage building/container.

The Izaak Walton Fishery was run by the current owners as
a commercial day ticket fishery until 2010. The fishery was
