The WinWin group of companies (“WinWin” or the “Group”) comprises a series of
established businesses and ventures with focus on real estate investment,
development, advisory, brokerage and travel in Cyprus
WinWin’s activities are undertaken by three main subsidiaries as follows:
– WinWin Estates provides advisory and brokerage services to investors,
property buyers and high net worth individuals interested to invest in real
estate opportunities
– WinWin Developers is a developer and licensed contractor for third party
and/or joint venture projects and also invests/co-invests the proprietary

The Group was founded by Andreas Findiklis after a successful career of 38 years
as the General Manager of the Leptos group, the largest real estate and
hospitality player in Cyprus

Mr. Andreas Findiklis
is a seasoned real estate and
hospitality executive after a successful career of more than 38 years as the
General Manager of Leptos Estates, the largest real estate developer in Cyprus.
Mr. Findiklis also served as a Non-Executive Director on the board of various
private and public companies including Leptos Calypso Hotels Public Ltd,
Hapides Andreas & Sons Construction Co Ltd, Avax Investments Public Ltd,
Benacon Builders Ltd, Harbour Shore Estates Ltd, Lin-Mar(Paphos)
Developments Public Ltd, Paphos Plantations (S.M.K) Ltd, West Park Ltd.
Mr. Findiklis holds a Bachelor's of Science in Chemical Engineering from the
National Technical University of Athens and is fluent in English and Greek.
Mr. Stephanos Fintiklis
is one of the three partners in
Roussos & Angelides Ltd, a leading valuer and property consultant with offices in
Limassol, Nicosia and Paphos.
Mr. Fintiklis holds a real estate brokerage license and is a member of the Technical
Chamber of Cyprus with a license to conduct property valuations.
Mr. Fintiklis is an elected board member of the Cyprus association of valuers and
property consultants.
Mr. Fintiklis has conducted property valuations on behalf of international and
local clients, including all major Cyprus banking institutions, and has been
involved in the valuations of most of the country’s golf, marina and resort
developments.
Mr. Fintiklis holds a Land Management degree from Reading University (England)
and is fluent in English and Greek.

The immigration laws of the Republic of Cyprus provide investors an inimitable opportunity
to invest in Cyprus economy and gain Permanent Residence (investment of €300K) or
Citizenship (investment of €2.5m). There is high demand from nationals of mostly non-EU
countries to obtain a Cyprus Permanent Residence visa in order to enjoy certain privileges
relating to their stay in Cyprus and/or their movement within the European Union or a
Cyprus passport which grants its holder the full benefits of a European citizen.
New Accelerated Procedure for Permanent Residency
A new and accelerated procedure for granting Immigration Permits according to the
provisions of Regulation 6(2) of the Aliens and Immigration Regulations has been
introduced by the Minister of Interior for applicants that are third country nationals and
invest in the Republic of Cyprus. It is estimated that the application will be examined in no
longer than two months from the date that the application is submitted. Any third country
national that has applied for an Immigration Permit under Category F can submit additional
documents in order to have their application examined according to the provisions of
Regulation 6 (2) of the Aliens and Immigration Regulations on a much faster basis. The
application will be examined on a fast track basis by the Civil Registry and Migration
Department and will be submitted immediately to the Minister of Interior for a decision.

WinWin Travel is a licensed tour operator and the first of its kind to organise and
operate packaged tours from China to Cyprus
The company’s core business benefits from favourable fundamentals:
– Approx. 2.5 million tourists visit Cyprus, c.60% of whom from the UK and Russia

Immigration – Residence Criteria
Appendix 1.0

The applicant must prove that he/ she has at his/ her disposal a secured minimum annual
income of €30,000 from sources other than employment in Cyprus. The necessary minimum
annual income is increased by €5,000 for each dependant person. The required income
could derive from salaries of employment abroad, pensions, rents.
The applicant must also submit a confirmation letter from a Cypriot Bank stating that they
have deposited a minimum capital of €30,000 in an account that will be in a fixed deposit
account for three years.
The applicant must also buy a property in Cyprus for a minimum market value of €300,000
and proof of payment of at least €200,000 or if the property is bought from an off-plan
project the first stage payment must be proved.
The applicant must not engage in any work or business in Cyprus. The applicant must not
constitute in general, a threat against public order or security in Cyprus and must therefore
have a clean criminal record.

project then the first stage payment receipt is required. If the title deed is issued then this deed is required. The
contract must also be stamped and deposited at the local Land Registry Office

Cyprus is a member state of the European Union and thus the Cyprus Passport will
entitle the applicant to travel, live and work freely within the entire European Union
and also travel without a tourist visa to more than 140 countries
As per the government announcement of March 28th 2014, the Citizenship by
Investment Program provides as follows:
– A € 2.5 million (plus vat) passport program is available for investors applying after
the 1stof June 2014, subject to complying with the following criteria:
– The applicant owns and retains one property in Cyprus as a primary Cyprus
residence, whose value is equal to or exceeds €500,000; and
– The applicant has investments of at least an additional €2,000,000 in any form of
property in Cyprus, including residential, commercial and/or land.

The following conditions apply:
The investment properties must be retained for a minimum period of 3 years. During
this time the properties can be rented out or exploited commercially;
If an applicant already owns properties in Cyprus that have been purchased in the last 3
years, then those properties can be included in the calculation of the €2.5 million
amount. If one property is of a minimum value of €500,000, that property can be used
to satisfy the residence requirement;
There is no requirement for applicant to live permanently in Cyprus;
The applicant can expect to receive his/her passport within 2 to 3 months from the
date of application;
The passport program applies for the main applicant, the spouse and any dependent
children (up to the age of 28 at the time of application); and
The applicant has to be a part of a collective investment scheme of €12.5 million (five
applicants for the €2.5million package). Please note that the investment does not need
to be in the same project. WinWin Estates has the ability to put together the other five or
six investors from our extensive pool of applicants to satisfy the collective application
requirements.
