Property Description
The Deaconess Clinic Portfolio consists of 260,520 square feet of gross
leasable area (GLA) and is comprised of three campuses; Downtown
Campus, Gateway Campus, and Westside Campus. The Downtown Campus
is a 365-bed acute care teaching hospital located less than 1.5 miles from
the Deaconess Hospital. The Gateway Campus is located on the campus of
Deaconess Gateway Hospital. The Westside Campus is located in Evansville
and serves the University of Southern Indiana.
The portfolio is fully leased by Deaconess Clinic, Inc., an affiliate of Deaconess
Health System, Inc. (DHS). DHS guarantees all five clinic leases and carries
an investment grade rating of A+ according to Standard & Poor’s and Fitch.
DHS is not-for-profit and consists of five hospitals: Deaconess Hospital Main
Campus, Deaconess Gateway Hospital, Deaconess Cross Pointe Hospital,
The Women’s Hospital, and Tri-State Regional Rehabilitation Hospital. DHS
currently occupies 100% of the portfolio with approximately 14 years
remaining on a triple-net lease.

Location Information
The Downtown Campus is located less than 1.5 miles from Deaconess Hospital, a 365-bed acute care teaching
hospital which serves residents of Southern Indiana, Southeastern Illinois and Western Kentucky. The Gateway
Campus is on the campuses of Deaconess Gateway Hospital, a six-story hospital completed in 2006 with a capacity
of 116 beds, and the adjacent 74-bed Women’s Hospital. Construction has commenced on a second patient
tower on the Gateway Campus which will add an additional 110 beds. The Westside Campus is Deaconess Health
System’s sole facility in West Evansville and is integral to serving the needs of the surrounding communities and
the University of Southern Indiana, the fastest growing college campus in Indiana.
The Downtown Campus is located in Evansville’s central business district, the primary general office market
and government center for the region and the largest collection of office space within a 100 mile radius. The
Downtown Campus has a strategic location within Evansville, as the city has recently announced plans for an
extensive development project totaling $127 million that will include a new arena to be located two blocks from
the campus on Seventh Street.
The Gateway Campus is approximately 10 miles east of the Downtown Campus, at the intersection of Interstate I-164
and the Lloyd Expressway. This rapidly growing new campus now includes a new state-of-the-art 116 bed hospital
facility opened in 2006 to service the growing healthcare needs of Warrick County.
The Westside Campus is approximately five miles west of the Downtown Campus in Evansville and approximately two
miles east of the University of Southern Indiana. The campus lies one block off the Lloyd Expressway, the major eastwest corridor, at the border of the largest commercial area in the west side of Evansville and Vanderburgh County.
The Evansville, Indiana-Kentucky Metropolitan Statistical Area (MSA), with a high percentage of residents over
the age of 55, presents a favorable demographic profile for healthcare service providers. The MSA currently has a
population of 356,006, which is projected to reach 366,756 over the next five years. The city of Evansville, where the
majority of the portfolio is located, accounts for 30 percent of the MSA ‘s population. Evansville is home to a diverse
economy, with several corporations including Alcoa, American General Finance, Atlas Van Lines, Mead Johnson,
Old National Bank and Toyota having either headquarters or major manufacturing operations in the area.
Deaconess Health System is a leading, non-profit healthcare system based in Evansville, Indiana that serves as the
parent corporation to Deaconess Hospital, Inc. as well as Deaconess Clinic. The system is the largest health system
in Southern Indiana.
