Notes from Sequoia Management:
ARC Spring Inspections

Senior Community Manager
Fairfax County Health Department routinely sets traps to
recover mosquitos for West Nile virus surveillance.
The initial spring inspections for Green Trails have
been completed. If you received a violation letter,
please notify our office in writing if the work has been
completed or if you need an extension to complete repairs. This helps keep the association notified and
saves in sending out a second notice of violation.
During the summer, the management company will
conduct follow-up inspections. If work is not completed,
a second notice will be sent giving 10 days to complete
repairs.
Management will also continue to conduct weekly drive
through inspections, inspecting homes for yard maintenance and trash cans in public view.
Traps are typically placed in parks, on school property,
or other public places.
Traps are clearly marked “Mosquito Trap”.
Health Department staff who set the traps drive clearly
marked vehicles and wear county-issued identification.
Trash-can sized traps are set on the ground, traps set
on the ground are 5-ft long. Traps are placed under
suspended tarps.

Trash, Recycling and Lawn Debris Reminders

Community Manager
Trash is collected on Tuesdays and Fridays. Please note
that trash shall not be placed on the curb (in front of your
home) prior to dusk on the day preceding trash pickup.
You may contact American Disposal if you have a special item pickup. You must call them to schedule this service. The number is (703) 368-0500. Typically, special
pickups are scheduled for Fridays.
The following items cannot be collected by the contractor at your curb. However, you can contact the local landfill for special collection times. The items that cannot be
picked up include:
• CONSTRUCTION & DEBRIS: blocks, bricks,
cement, concrete materials, rocks or stones,
whole decks
• COMPOST: branches thicker than 3” diameter,
dirt, manure, mulch, sod, tree stumps
• METAL/SCRAP: automobile parts, engines, riding mowers
• ELECTRONIC WASTE: TV’s, stereos, computer
equipment, fax machines, printers, VCR’s, scanners, cell phones, cameras, video game equipment, MP3s, electronic tablets
• UNACCEPTABLE HAZARDOUS WASTE: acids,
ammunition, antifreeze, all large amounts of liquids, asbestos, car batteries, caustics, chemicals, dead animals, explosives, fire extinguishers, fluorescent bulbs, herbicides, motor oil,
paint, pesticides, poisons, propane or helium
tanks

Recycling is picked up on Tuesdays.
Please keep in mind the weather conditions for the recycling day. On Tuesdays with inclement weather, wait
until the morning to place open recycling bins on the
curb. This will minimize the amount of recycling that
blows into yards and common areas.
Acceptable recycling: aluminum cans, aluminum foil and
trays rinsed and cleaned, metal food and beverage cans,
clear and colored glass, #1 through #7 plastics, plastic
bottles, with mouth plastic containers and rigid plastics,
newspapers, mixed paper, junk mail, magazines, phone
books and catalogs, empty aerosol cans, cardboard, paperboard (including cereal boxes without the lining and
frozen food packages, etc.) and corrugated cardboard.
Moving boxes are recyclable and must be placed out
with recycling collection. These items may be commingled in the same recycling container. Please do not use
plastic bags for recycling.
The following items do not belong in your recycling bin:
• No heavy metal pots and pans
• No food covered paper plates and napkins
• No glassware/heat resistant glass
• No Styrofoam products
• No light bulbs
• No ceramics
• No batteries
• No clothing
• No tires
Yard debris shall not be placed on the curb prior to dusk
on the day preceding yard debris pickup. Single family
homes are picked up on Wednesdays and townhouses
are picked up on Fridays.
Grass clippings and leaves need to be placed in biodegradable paper bags or a personal trash can marked
“yard debris.” Tree limbs and brush must be no longer
than 4 feet in length and 6 inches in diameter. These
items must be bundled and tied with rope or twine in arm
length bundles. Items that are bagged and bundles cannot exceed 50 pounds. The contractor collects a maximum of ten bundles of tree limbs and brush per pick up
and a maximum of ten bags of leaves per pickup.

Architectural Review Committee

The GTHOA has issued a revised Architectural Guidelines and Regulations document. The Document is on
the ManorGate website and can be accessed by clicking
on “Forms” at the top of the page. The GTHOA Request
for Architectural Modification form has also been modified and is also on the ManorGate site on the right hand
side of the Home page.
The revision was needed to clarify some items and to put
items back into the document that had been inadvertently dropped off in the administration of the update in 2010.
The major changes that are in the new document deal
with specific requests for Modification requiring that the
homeowner get the “acknowledgment” signatures of adjacent or affected homeowners of the request. Again, it is
an acknowledgment not approval. This will allow the parties to submit, in writing, to the Association, within ten
days of signing, any concerns they may have with the
requested modifications. The sections of the new Guidelines and Regulations that require acknowledgment have
the phrase “NEIGHBOR ACKNOWLEDGMENT REQUIRED” at the end of the paragraph.
As noted in the April/May ManorGate Messenger by Angela Barnedo, ManorGate is a Fairfax County Community Parking District 5, which limits parking of certain types
of vehicles in the community. These restrictions are also
in the original Declaration of Covenants, Conditions and
Restrictions. The revision to the Architectural Guidelines
and Regulations includes the parking information.

I have been contacted several times by anonymous
homeowners regarding a problem they may be having
with another homeowner in terms of items stored where
they should not be, lawns not maintained (weeds), items
stored on the drive way, etc. When this information is
received, Sequoia Management investigates and if the
homeowner is in violation, Sequoia Management issues
a violation. If the violation is not taken care of promptly,
then a hearing is held and the homeowner could be fined
for not correcting the violation. All of this takes a bit of
time so when you tell us of a violation, please be aware
that we will investigate it, but the resolution may take
some time. Sequoia Management, the ARC, and the
Board of Directors are not allowed to disclose the name
of a person or homeowner who reports a violation.
