DIRECTIONS
From the A1 – Take the A428 signed to Cambridge. At the first roundabout turn right staying on the
A428. At the next roundabout (with Tesco on your left) turn left towards St Neots. Continue over three
roundabouts. At the fourth roundabout turn right onto the B1046. Turn right at the first set of traffic
lights, continuing on the B1046. After approximately one mile take a sharp right fork signposted Abbotsley
Golf Club. Pass the Cromwell golf complex on your right. A little further on there is a left turn signposted
to Abbotsley Golf Club and a sign to Abbotsley Country Homes. Our site entrance can be found after
approximately two hundred yards on the left-hand side of the golf club access road.
From the M11 – Leave at junction 13 and turn onto the A1303 (signposted Bedford A428). Follow road
directions for the A428. Continue on the A428 in the direction of Bedford. At Croxton take a left turn
signposted Abbotsley. After approximately 2 miles turn right at a T-junction onto the B1046. Pass through
the village of Abbotsley and after a further 2 miles take a sharp left signposted Abbotsley Golf Club. Pass
the Cromwell golf complex on your right. A little further on there is left turn signposted to Abbotsley Golf
Club and a sign to Abbotsley Country Homes. Our site entrance can be found after approximately two
hundred yards on the left-hand side of the golf club access road.

Exterior
The structure of your home is supplied by Norwegian Log Buildings
Limited, and if properly maintained should last a lifetime. Upon
completion of their purchase, each Abbotsley Country Home Owner
will be provided with a 5-year warranty which is extendable up
to 25 years subject to participation in the service agreement and
compliance with the terms of the warranty.

Within 28 days of receiving your reservation fee we require
completion of the plot sale and exchange of contracts signed for the
supply of the lodge. At this point we would require a further deposit
payment of £50,000 which is held by the Company’s solicitor.

extractor fan, refrigerator (with ice box), freezer and dishwasher.
Gold Upgrades
Once you have decided to purchase an Abbotsley Country Home, you
will be asked to complete a reservation form, to be returned with
your non refundable reservation fee of £3,000.
Within 5 working days of receiving your reservation fee the
Company’s Solicitor will send to your solicitor a full legal pack covering
the purchase of both your plot & the lodge to be sited upon it.
Upon delivery of the lodge kit to site, £20,000 of the deposit will be
released to the Company with the remaining £30,000 being released
upon completion of the lodge shell prior to internal fitting out. No
further monies will be required until completion and handover of the
lodge.

There is an annual service charge, including a contribution to a
sinking fund, estimated at £750 plus VAT. This charge is reviewable to
cover site and maintenance costs defined within the lease. The lease
designates two car parking spaces per home for the sole use of the
homeowner.

The first document is between you and PI Estates Ltd. This Company
owns the 125-year lease of the land commenced on 17th July 2003.
The Company will grant to you a lease expiring on 16th July 2128 for
the plot upon which your home is to be sited at an annual ground

the Retail Prices Index (RPI).

1. Are there any special conditions relating to the purchase of an
Abbotsley Country Home?
5. Is Council Tax payable?
Conditions of the planning permission mean that you are required to use your Abbotsley Country Home as
a holiday home, rather than as a primary residence.
The homes will be subject to Council Tax (Band D). However, Huntingdonshire District Council currently
charges second homes at 90% of this rate.
6. What other property charges apply?
Each plot occupied by a home is sold with the benefit of the remainder of the 125-year lease.
An annual ground rent is payable for each Abbotsley Country Home. This is currently £1008 per annum, to
be reviewed annually in line with the Retail Prices Index (RPI). There is an annual service charge, including
a contribution to a sinking fund, estimated at £750 plus VAT. This covers the cost of maintaining landscaped
areas, lighting in common areas and maintaining roads and site infrastructure, as well as sewage treatment
charges arising from the on-site sewage treatment plant.
The lease also grants rights to park two cars in designated spaces adjoining the home, and provides access
over the common parts of the development used by all homeowners.
An optional service agreement with Norwegian Log Buildings Ltd covers all external and structural
maintenance of the home.
2. Are the homes sold freehold or leasehold?
The whole site is owned under a 125-year lease granted in July 2003.
The management company will ensure that the maintenance charges are set at a level that maintains the
high quality of the development.
3. Can I rent out or sell my home?
Electricity and water are metered to each home separately, and will be charged to the homeowner directly.
Yes. You may rent or resell your Abbotsley Country Home.
However, all lettings are subject to strict site rules to protect the environment and maintain security for
homeowners and compliance with planning conditions.
7. What is the normal lifespan of an Abbotsley Country Home?
Norwegian Log Buildings last indefinitely with minimal maintenance – there are log buildings in Norway
more than 1,000 years old.
4. Will I have to pay stamp duty?
The service agreement with Norwegian Log Buildings provides a transferable warranty for each Abbotsley
Country Home which is extendable to 25 years.
Stamp Duty is not normally payable on holiday homes.
Purchasers are advised to consult their solicitors for full details.
This is far longer than the standard 10-year warranty normally available for a conventionally constructed
new home.
