Pastures Typical view of an improved pasture area. Owner intentionally encourages trees and palmetto shelter for wild game and birds. Buildings The privacy of this property along with the lake frontage, residential and recreational areas would be an ideal location for a Corporate retreat, camp for disadvantaged children, Boy Scouts, Churches, etc. or if you just liked the privacy and ranching, continue the present operations of commercial cattle, citrus and sale of exotic animals as well as hunting operations for trophy animals. The property would also lend itself to a hunting lease operation. It could be reasonably assumed that the State of Florida would have interest in this to expand existing wildlife conservancy operations. These operations will not pay for or amortize the purchase of the property. A buyer would just want to have it and/or possibly have an additional alternative use for it. This could be an ideal IRS 1031 exchange whereby the buyer could utilize “Greenbelt” tax advantages while waiting for possible future land development or other such uses. Watusi Cattle Watusi Cattle. Large horned cattle from Africa. An ancient breed and in Africa they were primarily used for milk. They are unique and famous for being the largest horned cattle. Some horns known to be 8 ft. from tip to tip. They come in all colors, resistant to drought, heat and direct sunlight. They can utilize poor quality and limited quantities of food and water. Watusi Steer: Extremely Powerful necks! Watusi/Longhorn Cross MaryAdsit.com
Water Buffalo Originate from Asia and South America; valued for their meat, milk and draft animals. The milk is the traditional and preferable raw material for mozzarella cheese. It makes amore quality cheese than cow’s milk. Meat is tasty and lean with lower saturated fat than beef or pork. The buffalo survive on lower quality roughage than commercial cattle and adapt to either drought or wet, swampy conditions. The ranch has 5 herds with 1 bull‐per‐herd. Typically about 100 cows but varies. Zebu Cattle Typical Zebu cattle: The Zebu on this ranch are considered a miniature cattle and ranch is establishing a registered herd, (2 groups‐1 bull‐per‐group) All adults are registered (adult is 3 years old) with IMZA.(International Miniature Zebu Association.) These animals make good pets and do well on native pasture. They also sell the animals at private sales or at the exotic sales. These animals are also being sold as “show” animals and the Polk County Youth Fair now includes this breed. MaryAdsit.com
Land The ranch includes areas of wetlands and swamps in addition to the Native and Improved pasture areas. These areas serve a specific purpose as they provide areas for the “Game Farm” and Trophy hunting operations. They are also ideal habitat for native white tail deer, hogs, Osceola turkeys, gators, quail, dove and combined with the improved pasture, service the commercial cattle herd. These areas also include primarily pine and Oak timber stands on the property. They are very important to the ecology of Florida and in the future may be desirable to the State of Florida who owns considerable acreage to the West (The Lake Wales Ridge State Forest). The Western boundary of the property adjoins the 6,034 Walk‐in‐Water Wildlife Management area. The 13,530 acre Arbuckle area to the South makes a great game corridor. The property is bounded on the South by CR 630, on the North by Lake Walk in Water, 2,000+ acres to the East owned by a developer (no development activity at this time) Note the 5.07 acre “out‐parcel”. Polk County has purchased this parcel and has drilled large wells on it for possible future County water needs. The owner has reserved 250,000. gallons per day capacity for use for development in the event this parcel should ever be developed. This water capacity agreement would transfer to a buyer and is part of the package. There is very little public access to Lake Walk‐in‐Water. This property has the advantage to good access and there is a 476 ft. long dock at the lake. Property is about 12 miles east of the Int. of US 27 (4 and 6 lane major North/South FL Hwy) and 630A at Frostproof. Property is on the North side of CR 630 and goes from the highway north to the Lake. Coming from East:Go about5‐1/2 miles west from the intersection of Hwy. 60 at Indian Lake Estates.(Hwy. 60 is a major East/West FL Highway going from coast to coast.) There are signs on the property. Lake Weohyakapka aka Lake Walk‐in‐Water: Lake Walk‐in‐Water spans 7,528 acres. The lake is spring fed and maximum depth about 12feet. It is Polk County’s largest body of water. On a clear day with smooth water, you can see thebottom. This lake is nationally known for its trophy largemouth bass. The ranch available in this package is ideal for access to this lake.Clear water encourages boating, scuba diving, water skiing, fishing, and other water sports.Details of the Polk County Property Appraisers’ land use analysis as well as other detail are availableupon viewing the property. Lake Walk‐in‐Water does permit amphibious planes and there is area at the dock/landing thatwould support plane parking. 2010 Real Estate Taxes were $ 13,183. Future Land Use is A/RR (Agricultural‐Residential Rural. This ranch has many distinct advantages. The entrance road which is paved to the house andservice buildings then goes straight North to the lake and would provide great public or privateenterprise access to the lake. The large wells owned by Polk County could be very beneficial to a land owner in the event ofpotential development. The fact that the property adjoins the Nature Conservancy, proves to be a great potential acquisition forthe State to provide public access to the lake.
