Waterfront Plaza is special in many ways; with its campus style set-up it is
unique among office properties in Honolulu. With a property this size and ever
increasing expenses for most products and services, it has been challenging to
contain operational costs while still meeting our individual goals.
One of our main focuses of containment is electricity costs. Electricity has risen
to astronomical levels when compared to years past. You may have read the
articles; “Honolulu inflation rises at fastest rate in 4 years – February 17, 2012”
and “Electric Utility blames high rate on oil refineries – October 13, 2011” both
articles published by Star Advertiser; if not I recommend a quick read.
The reason for the increased costs are: higher petroleum rates, decoupling*and a
hike in the electricity base rate. Electricity is what we consider an uncontrollable
expense -while we can’t control the cost, we can still mitigate a portion of this
expense by lowering the usage. Examples of ongoing programs at Waterfront to
cut usage are: high efficiency lighting and ballast upgrades, Saturday on demand
A/C service, central plant optimization and much more.
We welcome and encourage you to reach out to our staff of professionals to set up
a one-on- one meeting so we may identify energy efficiency opportunities within
your workplace and assist in planning for our mutual energy related goals.

Energy Saving Tip
Does direct sunlight hit the windows of your office, in the
morning or afternoon, making a funny cracking sound?
That sound means the window is heating up, with the heat
then radiating toward the inside of your office. Closing the
blinds can greatly cut down on this radiating heat as well as
conserve energy because less air conditioning power will be
required to keep the room cool and comfortable.

Hurricane Preparedness Training
We’re proud to offer a Hurricane Preparedness Training Seminar that will be
conducted by the American Red Cross on July 11th from 10:00 a.m. to
11:00 a.m. in Building 4, Suite 300.
Hurricane season in Hawaii started June 1st and continues through November
30th. This one-hour seminar will assist you in being the best prepared for a
Hurricane disaster. Topics that will be covered will be:
1) General background information on hurricanes. What they are and what they
can do;
2) Hurricanes of the past: Iniki and Iwa;
3) Preparedness – what items to include in your “go” kit so that you’re prepared
for evacuation or sheltering in place “home”;
4) Special circumstances such as babies, pets, or medically frail individuals.
Pamphlets will be distributed for ”go” kit building.

Sun Safety Tips
Sun Exposure is the most preventable risk factor for skin cancer and premature
aging of the skin. You can have fun in the sun and be “Sun Smart”
•Apply a broad-spectrum with an SPF of at least 30 to all exposed skin. Broad
spectrum provides protection from both ultraviolet A and B rays. Re-apply
every two hours, even on cloudy days, and after swimming or sweating.
•Wear protective clothing, such as long-sleeved shirts or “rash guards”, widebrimmed hats and sunglasses.
•Seek shade when possible, especially between 10 am and 4 pm when the sun’s
rays are the strongest.
•Use extra caution near water and sand as they
reflect the damaging rays of the sun.
•Get vitamin D through a healthy diet that
includes vitamin supplements.
•Don’t tan! If you want to look like you’ve
been in the sun, consider a sunless self-tanning
product, but continue to use sunscreen with it.
•Check your birthday suit on your birthday. If
you notice anything changing, growing or
bleeding, see a dermatologist. Skin cancer is
very treatable when caught early.

Polar Plunge:
Our very own General
Manager, Steve Sullivan
was a Super Plunger this
year. A Super Plunger has
to raise a minimum of
$1000 and jump into the
icy cold pool every hour for 12 hours! This year’s
Polar Plunge brought in $50,000 of donations for
Special Olympics Hawaii!
Hawaii Food Bank:
The day of the Food Drive
was a blast, free Zumba,
dunking booth, music and
a lot of great volunteers!
This location alone, with
efforts from all of our
tenants and being a large donation site, collected
a total of $20,101.35 and 7,048 pounds of food!
The Hawaii Food Bank reached their goal in
raising enough food and money to provide one
million meals for 183,000 Hawaii residents. A
special thank you to McCorriston Miller Mukai
Mackinnon for their efforts in raising money
and their generous donation. If you have any

Kaka’ako Cleanup:
The 1st annual Kaka’ako
Community Cleanup was
held on Saturday, April
21st, 2012 promoting
community involvement
with local businesses
and residents via a street
and park cleanup in honor of Earth Day. The
cleanup included landscaping and beautification,
from pulling weeds, painting storm drain
environmental warnings, collecting litter, to
cleaning up graffiti, painting playground and
park restrooms and the surrounding areas. The
cleanup brought together different businesses,
organizations, government entities and more
than 58 volunteers. Thank you to Farmers
Insurance for volunteering!

Did you know?
In order to pay for State’s required improvements of the
sewer lines, the Department of Environmental Services
have been increasing the sewer fees annually and is effective
every July 1st. Currently, the cost of water is $3.430 per 1000/
gallons and the cost for sewer is $13.160 per 1000/gallons. As you
can see, there is quite a bit of a price difference between the water fees
versus the sewer fees. Further, the way that sewer fees are assessed is based
on a 1-to-1 ratio with water usage, meaning for every 1000 gallons of water
used, you are billed that same 1000 gallons in sewer fees. However, there
are certain areas where the amount of water used does not require the
use of the sewer system and therefore no sewer fees should be applied.
For example, when watering landscaping, the water used doesn’t utilize
the sewer system. Unique to commercial buildings, the cooling towers
uses cold water to produce the cool temperatures for our air conditioning
system. With the water used in the cooling tower, there’s a portion of water
that is subject to evaporation and again does not utilize the sewer system.
The Department of Environmental Services does recognize these special
circumstances and does allow commercial customers to place a sub-meter
on the landscaping lines and the cooling tower. Each month, the building
takes a reading of the sub-meters and submits them to the Department of
Environmental Services, who then calculates a sub-meter adjustment that
shows as a credit against our current charges. On average, the monthly submeter adjustment is $4,900.00 per month or nearly $59,000.00 annually.
