First things first. Over the past
few months, Ghelamco made
world news through the sale of
three major office buildings in
Poland. This record deal, which
has been the largest transaction on the Polish property
market in 2014 so far, involved
an amount in excess of 200
million euro. The unusual and
exceptional sale of three office
buildings at the same time is
also the biggest contract in the
history of Ghelamco.

Some people are wondering whether the property market is likely
to start suffering under the influence of increasing digitisation,
which will apparently mean less demand for office space. That
certainly was the number one topic of conversation at Expo Real
in Munich, an international real estate fair for investors. The key
question there was what will the effect be on the required number
of square metres of office space.

bewezen dat een mobiele werkplaats de productiviteit, teamgeest
en efficiëntie van de werknemers naar beneden haalt.
But the trend towards more mobile workplaces will be far less
pronounced than is often assumed. A five-star hotel can be as
luxurious as it likes, but you still sleep best in your own bed at
home. The same thing applies to office space, where employees
want to have their own office or workspace. It has also been scientifically proven that a mobile workplace actually brings down
the productivity, team spirit and efficiency of employees.

Ghelamco geselecteerd werd bij de laatste drie kandidaten voor
de bouw van het nieuwe nationale stadion in Brussel. Ook in dit

In Gent vormt de nieuwe voetbalsite, met de Ghelamco Arena als
ankerpunt, stilaan een nieuw stadsdeel. De laatste functies worden
er momenteel ingevuld. Een business center van 10.000 m² met
auditorium en conference rooms opent in januari zijn deuren en zal
nog meer mensen samenbrengen op de site.
In Ghent, the new football venue, focusing on the Ghelamco
Arena, is gradually creating a brand-new part of the city. The final
features and functionalities are currently in the process of being
completed. A 10,000 m² business centre, with main auditorium
and conference rooms will be opening its doors in January, attracting even more people to the site.

Finally, we are eagerly anticipating the topping out the Warsaw
Spire. This building, which soars to a height of 220 metres and
provides a unique view over the skyline of Warsaw, will be the new

In what marks one of the biggest office transactions of the year in the dynamically
developing Polish real estate market, Ghelamco, a leading office developer in the CEE
region has finalized the sale of three major office projects to a controlled affiliate
of leading global private investment firm Starwood Capital Group.

The three properties comprise
78,000 sqm of total office space. T-Mobile
Office Park and Łopuszanska Business
Park, both completed in May 2013, are

conveniently located within the business
areas of Warsaw’s Mokotów and Włochy,
while Katowice Business Point, constructed in 2010, is situated in the very center
of Katowice. The buildings have already
been a commercial succes, as they are
almost 100% leased to prominent tenants
including T-Mobile, Citibank, Allianz, Alior
Bank, Tauron, PwC and Zywiec.

Methodology). T-Mobile Office Park was
the first building in Poland to obtain the
BREEAM Excellent certification - one
of the factors that helped the property
receive several presigious awards, such
as Green Building of the Year in Central
and Eastern Europe for 2013, Green
Building of the Year in Poland for 2013
and the Essa Green Award.

Deze ongeziene verkoop van drie kantoorgebouwen bewijst de groeiende dynamiek

Het T-Mobile Office Park en het Lopuszanska
Business Park werden voltooid in mei 2013
en bevinden zich strategisch in de wijken
Mokotow en Wlochy, het financiële hart van
Warschau. Het Katowice Business Point in het
centrum van Katowice werd al in 2010 opgeleverd. Samen beslaan de drie sites liefst 78.000

T
he Warsaw Spire is a dynamic
city complex with unique architectural vision and the very latest
technologies, which propels the
Warsaw environment firmly into the 21st
century. The Warsaw Spire offices are
ideal for open space, cellular offices or
mixed arrangements and were designed to
the highest ecological standards.
One part of the entire 107.000 m²
complex is the Frontex building, which
smoothly waded through all procedures
required on this fully operating site. The
Frontex space of 14.500 m² was delivered and fitted in time. Now it’s time
for Frontex’s IT specialists to install the
systems and facilities they need to ensure
a full operating status for the agency. in
January 2015, the entire EU institution will
actually move to the Warsaw Spire.
At the time we were working on the
Frontex fit out, another success was
achieved. Only a few weeks ago, building
B has been added to the EU Green
Building Programme, initiated by the
European Commission to unlock energy
saving potentials in non-residential buildings. This is already the fifth Ghelamco
building that has been invited for a
partnership with this important European
initiative.
While informing you about the Warsaw
Spire we cannot miss the status of
building A. It is now 127 metres high

and already dominating the Rondo
Daszynskiego area, the new business
center of Warsaw. The construction of
the tower still grows with one level per
week and gains more and more interest
from Warsaw’s inhabitants every day.
The height of the building is also distinguished by a special cover assembled
around the highest currently constructed
levels and moving according to the
growth of the building.
This cover is an RCS system, a very
helpful self-climbing platform for the
construction of high-rise buildings. This
system also offers the opportunity to
install corporate branding on it. Therefore
Ghelamco and Warsaw Spire logos were
placed there, with perfect visibility from
all directions.
The construction works on the tower
building are the most spectacular ones,
but we’re also continuing the construction of building C on which the installation
of the façade is being finalized. We have
also started preparing the site for works
connected with the European Square
arrangement.

Rondo Daszynskiego is currently the fastest developing area in the Polish capital.
With excellent public transport links, including a second metro line, and a wide range
of office, retail and residential projects, it is set to become Warsaw’s new business and
residential quarter. Situated opposite the Warsaw Spire, it will also serve as a location
for new Ghelamco projects.

ienna Towers is a unique
mixed-use office and retail
space project. The site will
cover an area of 100,000 m²,
distributed between three towers (two
measuring 130 metres and one 90 metres
in height) on a common podium. The
tallest towers will consist of 31 levels,
each of which provides approximately
1,300 m² space. The lower building, with
18 levels, will offer approximately 1,000
m² of space on each floor.
As well as 87,000 m² office space, Sienna
Towers will include almost 13,000 m²
retail space on its basement, ground and
first floor. For the maximum convenience
of its tenants and customers, the complex
will be the first commercial building in
Warsaw to have a direct underground
link to the metro station on Rondo
Daszynskiego. Moreover, the project will
have approximately 1,000 parking spaces
on four underground levels.
This project is another example of
Ghelamco’s efforts to transform Warsaw’s
Wola district into the city’s cutting-edge
office, retail and residential area. Together
with the Warsaw Spire and stunning
European Square, Sienna Towers
and other future projects, the Rondo
Daszynskiego will become a perfect and
harmonious combination of office spaces
and public facilities. At the same time, it
will be the most spectacular example of
how modern, carefully designed office
projects can benefit the city and its

inhabitants, by creating public areas and
providing much-needed facilities.

on Warsaw’s Mokotów, just a stone’s throw away from our Mokotów Nova site.
This office building, with space for retail outlets and services, stands out for its mobility,
visibility, functionality and configuration.

works have started. It will
provide 20,000 m² of office space right
next to our successful Mokotów Nova
project. It will boast eleven above-ground
levels, including ten floors dedicated to
offices. Its ground floor, with two independent reception areas, will also offer
space for retail outlets and services.
Wołoska 24 is another example of
Ghelamco’s sustainable vision when
it comes to construction, as it was
designed and will be built according to
the BREEAM certificate requirements. In
addition to the highest quality standards
and a variety of environment-friendly solutions, the comfort of future tenants will
also be enhanced by amenities, including a canteen, kiosk and cash machines.
There will also be facilities for cyclists,
such as secure parking, changing rooms
and showers. Future tenants will be
offered useful floor spaces ranging from
1,400 m² to 2,500 m².
During the first construction phase, the
existing buildings were demolished. We have
now started to build the diaphragm wall.

nother strength of this investment project is its excellent
location. This project is easily
accessible by car, has convenient parking areas and is located next to
the major residential districts. This means
that it has a catchment area of over
26,000 people. The Plac Vogla site has
already been leased to a food specialities
store, a tour operator, a telecom company,
a high quality optician and a newsagent.
Ghelamco’s Polish retail project recently
gained two new tenants.
Cosmedica pharmacy will occupy a 200
m² business unit. Cosmedica is a fastgrowing pharmacy chain, based in Poland,

which sells medical products and high
quality beauty products. The company
currently boasts 28 shops and predicts a
dynamic growth over the next few years.
Moreover, at the Shopping Center Forum
in September, we finalized our negotiations with the Rosmann pharmacy
company, which will lease approximately
400 m² in the project. Rossmann Poland
is part of a capital-purchasing group,
which includes Rossmann GmbH and A.S.
Watson. The group employs over 100,000
workers in total. The company has
operated in Poland since 1993 and has
930 stores in nearly 380 towns and cities.

Dmitrov Logistics Park is located 30 km from Moscow’s city centre and
will offer 228,000 m² of built-to-suit warehousing space. Sub-base works for
the third building are advancing well. All of Building A has already been let,
while 70% of building B has been leased and negotiations for the letting of building C
are looking promising.

& B, which provide 135,000 m² logistics
space for the Moscow market.
Building A covers almost 60,000 m² and
has been fully let to five different tenants.
Building B, with a total surface of 75,000 m²,
has now been commissioned. 70% of
the available space has been leased and
final negotiations are taking place for the
remaining 30%. The works on building C
are progressing as we speak. Preliminary
piling has been completed and sub-base
works are fully on schedule.
Even more good news: a great deal
of interest has already been shown in
leasing this building and lively discussions are taking place with a potential
tenant for a built-to-suit space of about
32,000 m². In the current market context,
this proves the skill and diligence of the
Ghelamco Russia team.

75.000m² is intussen voor 70% verhuurd.
Voor de resterende 30% zijn de finale
onderhandelingen aan de gang. De werken
aan gebouw C vlotten snel. De paalfunderingen zijn uitgevoerd en de grondwerken
zitten goed op schema.
Nog beter nieuws is dat er concreet interesse bestaat voor een built-to-suit ruimte
van 32.000 m² van een kandidaat huurder
waarmee momenteel gevorderde onderhandelingen gevoerd worden. Rekening
houdende met de actuele marktsituatie
toont dit gegeven des te meer de bedrevenheid en de inzet van het Russisch
Ghelamco team aan.

LOCARNO:

Op enkele maanden tijd werd in Knokke het project Locarno gerealiseerd.
Het project omvat een ondergrondse parking, een commerciële ruimte van
360m2 op het gelijkvloers en daarbovenop vier bouwlagen
met ruime zonneterassen.

ij Ghelamco gaan snelheid en
kwaliteit hand in hand als resultaat van geoefend en beproefd
teamwerk in alle stadia en in alle
onderdelen van de bouwwerken. Locarno
toont aan hoe Ghelamco de garantie voor
een succesvol vastgoedproject ziet. Een
strakke timing betekent lagere werkkosten, een kortere financieringsperiode,
minder algemene kosten, en een perfecte
beheersing van de kwaliteit.
Knokke-Heist en de ligging doen de
rest. Het project Locarno zit aangenaam
vervat in het straatbeeld, het nodigt uit,
het voetpad begeleidt de gasten. Locarno
is met zijn werkelijk aantrekkelijke, hoge
vitrine een monument in Knokke en een
anker, een nieuw icoon geheel in lijn

De stad Brussel bouwt binnenkort een nieuw voetbalstadion voor het EK 2020,
dat in verschillende Europese steden georganiseerd wordt. Het hoeft geen betoog
dat dit project van groot belang is voor het imago van België in het buitenland.
Ghelamco werd geselecteerd bij de laatste drie kandidaten
voor de constructie van dit gloednieuwe voetbalcomplex.

De 55 m high tower with student housing facilities.
Studententoren Waterview is de nieuwe Ghelamco-parel aan de Vaartkom in Leuven.
De werken op de site vorderen met een indrukwekkende vaart. Met een hoogte van 55 meter
en een totale oppervlakte van 55.000 m² toont het project zich vandaag al in zijn volle grandeur.

et project Waterview maakt
deel uit van de herontwikkeling
van de Vaartkom in Leuven.
Ghelamco is er reeds actief
met onder andere residentiële realisatie
Waterside en bureel- en retailruimte Vander
Elst. De nieuwe studententoren, een ijkpunt
in deze prachtige binnenstedelijke ontwikkeling, torent nu overal bovenuit.
De laatste betonstort vond plaats amper
acht maanden na aanvang van de betonfunderingswerken. De ruwbouw van
het monumentale parkeergebouw naast
de toren (in nagespannen, ter plaatse
gestorte betonvloeren) is intussen ook
volledig klaar. De werken aan de vijfde
verdieping bovenop het publieke parkeergebouw, waar eveneens studentenkamers worden voorzien, zijn momenteel
in volle gang.
De ontknoping van dit Leuvense project
is niet veraf meer: tientallen technici
zijn al gestart met de elektrische en
sanitaire installaties. Het plaatsen van
de raamconstructies is volop gestart.
De karakteristieke gevel van het gebouw
is een prachtig samenspel van glas met
verschillende tinten en rode bakstenen,
gevoegd met moderne dunbedmortel.
De studentenkamers zijn luxueus afgewerkt en beschikken over een eigen
toilet en douche.
Met deze zeer goed uitgeruste kamers
kiest Ghelamco voor een nieuwe
standaard in deze studentenstad. De
verkoop loopt dan ook uitstekend, met
reeds 150 verkochte kamers. We zijn
ook fier om het Leuvense filiaal van de
voedingsketen Albert Heijn te mogen
huisvesten op de site.
De aanloop net voor de eindspurt is
ingezet, de planning staat op scherp,
begin maart 2015 zullen Albert Heijn en
het publieke parkeergebouw volledig
operationeel zijn en worden de eerste
studentenkamers opgeleverd.
