Welcome to the 2009 Romanelli and Hughes Parade Home.
Our focus in design and construction of this home is to present an
American approach to old world European artistry showcasing
the French penchant for Joie de Vivre (the Art of Living).
Our home is based on French provincial styling married with classic
European elegance. To create this feel, the main design themes
that are carried throughout include:
§
Understated elegance of the extensive wood trim. Clean
lines, raised paneling, and custom circle detailing liberally
used throughout the floor plan.
§
Handsome, heavy doors with old-world styled egg shaped
hardware.
§
Aged stone and hardwood floors timeless in character.
§
Wrought iron detailing, used liberally throughout, is indicative
of the long history the French have of making magnificent
ironwork. The dark wrought iron also offsets the typically light
color pallet in French homes.
§
The use of polished chrome lighting and plumbing fixtures is
consistent with the clean lines and functionality of classic
European styling.
§
Color selection consistent with 18th century France’s old world
shades of Ochre, come from the Lubéron village of Roussillion,
which is an important source of that pigment sold around the
world. These pigments range from oxblood with undertones of
brown to the many varying shades of yellow.
§
An eclectic mix of furnishings typical of the French penchant
for passing furniture from generation to generation with each
family adding their own favorite pieces.

This house design will fit any 95’ and 100’ wide lots in Tartan Ridge and most
100’ wide lots in other developments, depending on side yard requirements.
As a company we met to decide what kind of house we wanted for the parade.
We decided on the European country style that we felt gives this house great
character and curb appeal. We felt that the market was for a house with
school age children, thus we wanted a second floor master bedroom.
We strived to make this not just a “showcase” house, but a home that people
could envision living their everyday lives. Much thought was given to the flow
and use of the areas with ample hallways and doorways between the areas.

We decided to make use of the space between the kitchen and
the dining room by incorporating a first floor wine room and
butlers pantry. This provides easy use for everyday as well as a
great highlight for entertaining.

It was decided to make a large open foyer as a strong focal
point when entering the front door. This was accomplished with
plenty of space for welcoming guests, lots of windows and a
turning staircase. The first floor was designed to include a spacious
and functional family management center. Great thought and
consultation with the design center resulted in a well planned and
organized room to meet the needs of a family with school age
children. This room also functions well for all living styles providing
a means to organize the clutter that normally accumulates at the
family’s main entry point of the home.
By opening the Kitchen, informal dining and great room to each
other it provides the common living space for everyday and
openness for entertaining. The space also opens to the covered
porch and the outdoor living space.
We elevated the Master suite above the rest of the second floor
to give a feeling of privacy. Two other bedrooms were lowered
two steps, for a kids wing with back stairway to the kitchen and
the family management center. The fourth bedroom is then for
family or guest. All bedrooms were given separate bathrooms
and walk-in closets.
The two and one split car garage has extra space for storage
while accommodating 3 cars.

IRISH IS AN ATTITUDE...
DUBLIN OHIO
Around 1808 Peter and Benjamin Sells gave their brother
John Sells a 400 acre piece of land along the Scioto River,
which he organized and platted as a village in 1810, with
a Dublin Ireland native, John Shields. That is now known
as historic Dublin. The rich traditions of Dublin’s early 19th
Century architecture have kept the city in high regard
among the Columbus Suburbs.
With the insight of the community leaders Dublin has
preserved the old while adding the new, many of its original
buildings remain and are listed in the National Register of
Historic dwellings. Dublin was transformed in 1970s into
a suburban business center with the convenient freeway
access of I -270 Columbus outerbelt. Many corporations such as Ashland Chemical
& M.A.G. led the way in the Metro Center development followed by numerous
commercial developments.
Dublin progressively invested in technology with the DUBLINK city owned
underground multi-conduit high capacity fiber-optic system allowing companies to
interconnect multiple locations within the City of Dublin creating a virtual corporate
campus. This forward thinking mentality will keep the Commercial and Residential
balance for healthy growth of Dublin.
Muirfield Village and its Golf Club was a stellar addition to the Village and with its

The Uptown District, with its historic shopping
district, bed and breakfasts, and homes
dating back to the 19th century, is a sort of
21st century Mayberry. Uptown Westerville
was the center of town when founded in 1858,
and it remains the heart of the city today.
Otterbein was intentionally and uncommonly
inclusive with respect to women and people
of color. Otterbein was among the first
coeducational colleges in America, and
probably the first college in the United States
to be founded as coeducational and to admit
women to the same programs of study as male
students. Its first two graduates were females.
From its opening, Otterbein employed female
faculty members, and it was probably the first
college to do so. Otterbein was also one of the
first three colleges in the United States to be
open to students of color, and College historians
have argued that it deserves to be considered
the first to be founded with that philosophy.

WESTERVILLE OHIO
Westerville’s humble beginnings
can be traced to 1806, when
Revolutionary
War
veteran
Edward Phelps and his friend, Issac
Griswold, settled along Alum Creek
at Blendon Corners, which today is
Westerville Road and St. Rte. 161. In
1809, Garrit Sharp and his family
became the first people to establish a residence in what is now
considered Westerville city limits.
New York natives Matthew and Peter Westervelt scouted the
central Ohio area sometime between 1814 and 1816. Matthew and
Peter were part of a lineage of pioneers in the Westervelt family,
beginning with their ancestor Lubbert, who left Holland in 1662 for
what is now an area near Brooklyn, New York. The Westervelts
were attracted to what is now the Westerville area because of the
considerable amount of cheap, available land. On January 24, 1816,
Matthew and Peter bought 890 acres of land along the eastern
bank of Alum Creek for $3,562. By 1818, four Westervelt siblings
were living in the area that would become Westerville.
In 1820, Gideon Hart built a home on his farm along Hempstead
Road. This home is significant, as it is the oldest home still standing in
Westerville and one of a dozen community buildings on the National
Register of Historic Places. It remains a private residence.
Westerville’s population had increased to nearly 700 by 1830. In
1840, the community was officially named Westerville after the
Westervelt family, in part due to their generous land donations.
Westerville has been a Franklin County symbol for equality and
education since before the Civil War. Westerville’s own Otterbein
State Street just west of Old County Line Road (both buildings are now
home to various Westerville businesses). The Timothy Lee home, another
Underground Railroad home on Sunbury Road, remains a private
residence.
In 1855, the Westerville School District was established. One year later,
the district celebrated the opening of its first new schoolhouse, a oneroom building on West Home Street.
Westerville was incorporated as a village in 1858, and John Haywood
became the community’s first mayor.
In 1860, Westerville’s Fire Division was established and remained a
volunteer fire division for more than 100 years. Today, Westerville’s Fire
Division consists of 79 full-time personnel.
The Westerville railroad was built in 1873, spurring economic activity
for a number of mills throughout Westerville, including the Everal Tile
Company. In recognition of its community heritage, the Everal family barn
and homestead were recently renovated and are the focal points of the
community’s Heritage Park.
In 1898, Westerville established its own electric division. In 1901,
Westerville had a burgeoning population of 1,462, and officials opened
the city’s first water treatment plant. More than 100 years later,
Westerville’s water plant treats up to 7.5 million gallons of water per
day.
Westerville became the epicenter of a national debate about the
legality of alcohol in 1909, when the Anti-Saloon League moved its
headquarters from Chicago to Westerville. The debate continued for
more than two decades.
Westerville’s first paid police officers were hired in 1915 (today, the Police
Division is comprised of more than 80 trained personnel). The following
year, Westerville became the third municipality in the United States and
first village in Ohio to adopt a council-manager style of government. The
council-manager government establishes city council as the legislative
and executive body, and provides for professional management through
an appointed, trained municipal administrator. Day-to-day operations
are the responsibility of the city manager, who serves as the city’s chief
executive.
In 1930, Westerville’s first public library was opened in the old Purley
Baker home, which was owned by the Anti-Saloon League. Three years
later, the Westerville municipal government offices also moved into a
renovated home, this one owned by B.T. Thomas at 21 S. State Street.
The move and renovation were part of a federal government relief
project during the Depression.
College, founded as Otterbein University in 1847 by the United
Brethren Church, was the first institution of higher learning in the
United States to admit women without restrictions, the first to include
women on its faculty, and one of the first to admit students of color.
Lewis Davis, the President of Otterbein College prior to the Civil
War, was personally involved in Westerville’s Underground Railroad
efforts. Many Underground Railroad homes still stand today,
including the George Stoner home on State Street just southwest
of the Westerville Public Library and the Alkire home on North

Construction on Westerville’s first city park began in 1934. Known today
as Alum Creek Park, it remains one of Westerville’s most popular play
and relaxation areas.
By 1940, Westerville’s population had grown to 3,146; 10 years later,
it was 4,102.
In 1955, the Westerville Public Library moved to its current location at
126 S. State Street. Thanks to public support, a massive library expansion
occurred in 1998.
PRESERVING A RICH HERITAGE
The 1960s brought other changes to Westerville: It was recognized
as a city for the first time, and passed its first city charter; Westerville
South High School was dedicated; Westerville’s first shopping
center was opened at the northwest corner of Schrock Road and
State Street; Westerville hired its first full-time fire chief; a Parks &
Recreation Department was established; and Westerville’s current
Water Treatment Plant on Main Street was built.
Westerville experienced a population surge from 1970 to 1990. In
1970, the city’s population was 12,530. It exploded to 23,414 by
1980 and 32,269 by 1990. During the 1980s, when Westerville’s
land use was approximately 90-percent residential, city leaders
began to focus on business development efforts to ease the future
tax burden on residents for city services. As a result, Mount Carmel
St. Ann’s Hospital became central Ohio’s first planned suburban
hospital. Soon after, the Brooksedge and Eastwind areas became
prominent business developments in Central Ohio; they remain vital
components of Westerville’s economic development efforts, along
with the Westerville Commerce Center, Uptown District, Westar
Center of Business, and other Westerville business districts.
In 1999, the Cleveland Avenue and Polaris Parkway extensions
were opened to traffic for the first time, providing direct east-west
access to I-71 from northern Westerville.
The 96,600 square foot Westerville Community Center offers a leisure pool
with water slides and a lazy river; an 8-lane lap pool; walking & running track;
gymnasium; fitness room; indoor climbing wall; locker rooms; program rooms;
public meeting areas; a youth game room; an indoor playground and a “Kids
Wait Room” child care area.
In 2001, the Westerville Parks & Recreation Department received
a national gold medal for its service excellence. That same year,
the Westerville Community Center was opened to the public and
became the city’s 38th park or recreation facility.
In August 2003, the editors of Sports Illustrated named Westerville
Sportstown Ohio. Later that year, Westerville’s third high school,
known as Central High School, opened its doors to its first
students.
In 2006, Westerville Central High School celebrated the graduation
of its first class.
Today, Westerville land use is now approximately 65 percent
residential and 35 percent industrial or commercial. Westerville
provides more city services than any other central Ohio suburb,
with more than 150 trained full-time police officers and fire fighters,
an electric division that serves all of Westerville, a water division
recognized as one of Ohio’s best, a state-of-the-art community
recreation center, and countless other important city services.
The Westerville School District’s estimated student enrollment is
approximately 14,000, with three high schools among more than
twenty total schools in the district.
Westerville has gone through many changes during its nearly
two-century history. Through it all, Westerville citizens have shown
themselves to be rich in heritage, culture, pride, and vision – from
the original settlers who took part in the Revolutionary War and
those who risked their lives as part of the Underground Railroad,
to today’s residents who continue to aspire to make Westerville a
better community for future generations.

Looking around central Ohio, the number of outstanding communities is
truly staggering. But in one little corner of southern Delaware County is a
suburb that shines brighter than the rest: the city of Powell.
Even though Powell has expanded from a small farming village into a
modern suburb, it has maintained its heritage and small town charm. The
historic downtown area surrounding the intersection of Powell and Liberty
roads has always been at the heart of the community. New businesses have
grown up next to the established buildings that have stood there since the
late 19th century. These new buildings even resemble the old, giving the
illusion of strolling through a place lost to the modern grip of the 21st century.
Almost all of the small businesses in the area are family owned and operated,
and have kept the charm of the town. Powell’s family atmosphere and laidback style led Money magazine to list it as the 18th best place to live in the
United States in 2005.
Powell has a rich and storied history as a small-time, family-oriented town.
First settled around 1801, the area was originally known as Middlebury.
Judge Thomas Powell brought the first post office to the town in 1857, and the
grateful residents adopted his name for their community. The area remained
small and agricultural up until the 1980s, when Columbus’s urban sprawl
finally caught up to Powell.
Since the 1990s, Powell has been in a constant state of development.
Between 1990 and 1999, Powell’s population grew 189.5% as people moved
out of the big city and towards the suburbs. With a population of 12,162
people in July 2007, Powell has grown into a thriving, upscale community.
The housing market, though very diverse, holds onto its upscale appeal
of this upscale suburb. The majority of homes in the Powell area are less than
20 years old, and the estimated median home value was $344,621 in 2007.
90.6% of homes are family households with an average of 3.2 people per
home. Though the majority of homes are single family households, Powell also
has several thriving condo and apartment communities. These offer residents
affordable living options while maintaining the feel of approachable luxury
that surrounds the area.
One of the major benefits of Powell is the excellent education that the
Olentangy Local School System has to offer. Olentangy Liberty High School
was recently ranked the 291st best high school in the nation by Newsweek
Magazine, one of only 28 schools in the state to make the list. The Delaware
Gazette published an article stating that “95% of parents approve of the
work being done by classroom teachers at the Olentangy Local Schools”.
The district has received the state’s “Excellent” rating several years in a row,
and Liberty High School has had a graduation rate well above 90% since it
opened in 2003.
The city of Powell’s Department of Parks and Recreations also offers
residents a great deal of opportunities for residents to get active. There
are five city-run parks, including a skateboard park, a water park, and the
Powell Pool, that provide families with places to go and have fun. The city
also maintains miles of bike and running paths for residents that wind through
the beautiful forests and fields that Powell has to offer. The annual PowellFest,
put on by the city, attracts people from all over central Ohio, offering food,
live music, and lots of other entertainment options for people of all ages. The
festival gives Powell a chance to show itself off, and is even concluded with
a professional fireworks display.

In addition to its parks, Powell
lies conveniently close to
many attractions that this side of Columbus has to offer.
Two country clubs, Kinsale and Wedgewood, as well as
two other golf courses, the Shamrock and the Safari,

skills minutes from home. Just west of downtown Powell
lie the Columbus Zoo and Aquarium and Zoombezi
Bay. Ranked the number one zoo in the country, it
is an excellent place to take the family for a day trip.
And Zoombezi Bay water park is full of slides, rides,
and other attractions to help keep visitors cool though the hot summer months. Powell is
also only minutes away from Lewis Center and S.R. 23, which offer residents dozens of
shopping opportunities. Go a few miles farther down Powell Road and the Polaris area of
Westerville, with its mall, movie theater, and other entertainment options, can be found.
