construction has started.

Construction/ Post-construction Program - Plan Reviews, Pre-construction
meetings, As-built Reviews and Project Meetings (Construction and Post-construction
BMPs) - Stormwater site plan reviews that incorporate consideration for water quality impacts and
attempt to maintain pre-development runoff conditions are required by our SMS4 permit.
Plan reviews were conducted during January for: AT&T Store Redesign, Parkside at Lismore
Eastwood Homes Lots, Lavender Flats, Redcroft Phase II Lot Grading Plan, and Aran Packaging
Facility Upfit.
Pre-submittal meetings were conducted for: The Residences at Century Park, Wade Hampton Mini
Storage and Renovations at Century Park.
Pre-construction meetings were held for: AT&T Store Redesign.
As-built Reviews were completed for: Victor Hill Electric Substation and Enclave at Lismore.

Project-closeout Inspections were conducted for Thrive Greer and Cook Out.
Post-construction: Post-construction stormwater pond inspection for Avalon Chase Apartments.
Bonds – Stormwater bonds were received for: AT&T Store Redesign.
Miscellaneous –

1) Continued with scanning plans for electronic filing project.
2) Attended a meeting on the new dog kennel so that it could be incorporated in the Recycle Center
plans.
3) Selected a consultant for the GIS/Stormwater Billing project.
4) Attended a meeting regarding an illicit discharge complaint from a residential home.

Stormwater Inspections - Stormwater Construction Inspections – Per the 2014 Small Municipal
Storm Sewer System Permit, (SMS4), all newly permitted sites must be inspected within the first two weeks
of beginning land disturbing activity and at least monthly during construction. All inactive sites must be
inspected at least bi-monthly.

These reports comprehend monthly and year to date information as it relates to Boards and Commissions of
the City of Greer. It further contains activity of Planning and GIS staff with fees collected.

Summary
January 2016
The Planning Commission (GPC), reviewed two annexations and one rezoning,
our Annexation Planning Committee (APC), also reviewed the annexation for
property located beside Greer High for a single family detached dwellings and
property located at Genoble and Robinson Roads for the expansion of Velocity
Industrial Park. The rezoning for property located that fronts Wade Hampton Blvd.
at the intersection of Finley Ave. with the intent to construct a fast food restaurant.
Board of Zoning Appeals (BZA) and Board of Architectural Review (BAR) had no
docket items submitted for their regularly scheduled meetings for the month of
January.
The Planning Advisory Committee (PAC) met to go over the development of the
properties located at 107 & 111 Brannon Drive for retail space for the Grain Loft.
Property at S. Buncombe Road & Lancaster Ave for the construction of mini
warehouses located behind the old Ryan’s Corporate Headquarters. The expansion
of the Rich Glenn community to include 45 new single family homes with a starting
price point of approx. $250,000.00. The committee also reviewed another
expansion of Velocity Park with property located on the southwest corner of
Genoble and Robinson Roads.
We issued only 50 residential and commercial zoning permits for construction and
new business start-ups, along with sign permits, collecting $2,567.15 in fees.
