MANNER OF SALE: This real estate will be offered in 5 individual tracts only. There will be NO
COMBINATIONS OF ANY TRACTS. Auction procedure and increments of bidding are at the discretion
of the auction company.
TERMS: 10% down day of sale, with the balance to be paid on or before January 15, 2016, or upon such
terms as may be acceptable to the Seller. Personal and corporate checks are acceptable for the down
payment with the final payment to be made in certified funds. All funds will be held by an identified
title/escrow company. Bidding is not contingent upon financing. Financing, if necessary, needs to be
arranged and approved prior to the auction. A 5% Buyer’s premium applies. Announcements made
day of sale take precedence over printed material and previously made oral statements.
MINERAL RIGHTS: All of the Seller’s interest in the mineral rights will transfer to the Buyers at closing.
CROPS: There are no growing crops.
FSA INFORMATION: Any future FSA farm program payments will be subject to FSA program elected
provisions made at the time of signup, and any future FSA payments will be paid pursuant to FSA
regulations. See chart below for cropland and base acres.
CRP PAYMENTS: There are approximately 74.9 acres enrolled in CRP on Tracts 2 and 3 and 100% of
the 2016 payments which will accrue from 10/1/15 through 9/30/16 will go to the Buyers. See chart below

CLOSING: On or before January 15, 2016.
POSSESSION: Date of closing.
