General Information
Hours of Operation
The Meijer Store in which the Licensed Premises is located is open 24 hour a day, 7 days a week
operation (with the exception of closing at 7pm on Christmas Eve and all day Christmas Day). All
Licensees are required to follow the Business Hours per section 5.3 of the License Agreement.
The Meijer Team
The store is run by a Store Director (or a Store Director in Charge) who is your greatest resource for any
questions, comments or concerns about the store you are in. The Store Director is supported by a Retail
Administrative Assistant (RAA). We highly recommend regular communication between the Store
Director and Licensees to build strong working relationships. At any time, your store director (or store
director in charge) can be reached at extension “611” from any Meijer phone.
Sexual Harassment
Meijer has strong policies against sexual harassment. If a licensee employee feels that someone has
said or done something that was inappropriate, please advise the Store Director immediately. And
inversely, the licensee and its employees must take care to watch what they say or do or they will be
reported to the Store Director and proper action will be taken.
Smoking
Smoking is not permitted in or around the Meijer store. Smoking breaks are only allowed outside in your
car or at designated smoking shelters (where applicable); never in front of the store, near store doors, or
elsewhere inside the Meijer store. In Ohio, state law does not allow smoking anywhere on the property.
The smoking policy is strictly enforced.
Emergencies
It is appropriate to dial 911 from the phone in your space if an emergency arises. If time permits, please
notify your store director who can help assist with any emergency vehicles, etc.
Dignity and Respect
Meijer holds strong to the principles of Dignity and Respect in that all Meijer Team Members and
Customers are treated the same, to the best of your ability. Meijer expects that all Licensees will uphold
this principle as well.
Customer Complaints and Feedback
Any customer complaints or feedback received by Meijer will be forwarded to the Licensee for
resolution in a diligent and timely manner where applicable.

No Solicitation Policy
While encouraging the success of Licensees, please keep in mind that Meijer has a very strong NonSolicitation Policy. Solicitation of Meijer customers or employees outside of the area 2-3 feet in front of
the Licensed Premises is prohibited unless Meijer in its sole discretion allows specific and defined
promotional activities. Such prohibition shall include but not be limited to: the parking lot (materials
distributed on cars), the greeter stands (flyers), the aisles of the Meijer Store (any marketing) and
Meijer employee areas (promotional materials in break room).
Storage
All items must remain within the Licensed Premises. Additional storage space within the Meijer store is
not permitted.
Appearance
Licensee is expected to maintain a professional appearance when operating the Licensed Premises.
Name badges or company logo is recommended and is required when entering non-customer areas of
the Meijer store.
Loss Prevention
Meijer takes security and safety very seriously with Zero Tolerance for theft. Please note that all
merchandise must be purchased through the check lane prior to entering a Licensed Premises. Licensee
may not take and hold things in the space to ‘pay for later’. Meijer maintains that the best policy is to
purchase the merchandise and take it directly to your car. If anything is kept at the space, you must
keep and tape your receipts directly to the item.
Parking
In order to provide the best spaces for all of our customers, the Licensee must adhere to the Meijer
parking rules which requires that the Licensee and all employees park their vehicles in the Meijer Team
Member designated area. The Store Director will be able to direct you to the appropriate area.
Break Rooms and Conference Areas
These areas are for Meijer Team Members only. Meijer does provide café seating areas in many stores
for your use.

Licensee Build-out/Construction Process
Step 1: Initial Documentation
A preliminary submittal including the proposed layout of the Licensed Premises, a scope of work and
detailed cost is required after signing and returning the license agreement along with the security
deposit.
Any plans and specifications (including drawings showing the dimensions of the Licensed Premises and
any architectural or mechanical drawings) provided by Meijer to Licensee are provided without
representation or warranty as to their accuracy, content or completeness.
Licensee is responsible for field verifying the accuracy of the information provided.
Step 2: Submittal of Construction Documents
A complete submittal includes architectural drawings, one color board and copies of each contractors’
actual cost estimates/bid/proposal (i.e. architectural/design, general contractor, electrician, plumber,
mechanical contractor, signage company, etc.). See Exhibit A for examples.
Required Architectural Drawings/Specifications:
Meijer requires that each drawing listed below be sealed/stamped by an engineer of record. Please
indicate N/A on the submittal coversheet if no changes are contemplated for a specific category
noted below. Both existing and proposed plans must be submitted for each. Further engineering
specifications by Meijer are included in Exhibit B.

Demolition Plan

Floor Plan or Layout - include any demolition or construction of walls (noting height)

Storefront Elevation - construction of storefront. Gates of any kind are not permitted. Any
enclosing storefront must be constructed of tempered glass and anodized aluminum.

Reflected Ceiling Plan

Floor Finish Plan - adjusting existing or adding new floor covering

Detail Sheet - door and hardware schedule

HVAC Plan - adding or modifying any ductwork, air balancing, adding diffusers or intakes. Note:
All hair and nail salons as well as any business that may emit odors must have a tempered glass
and anodized aluminum storefront with an exhaust fan to adequately remove fumes from the
Licensed Premises [and Meijer Store to the satisfaction of Meijer] ***See section 5.7b of the
license agreement for addition information regarding proposed work on the Entire Premises

Plumbing Plan - modifying/adding plumbing. Licensee may only tie into the Meijer cold water
line. If hot water is needed, a separate water heater or instant tankless system must be
supplied.

Fire Protection Plan – modifying/adding sprinkler system, alarm system, etc. ***See section 5.7b
of the license agreement for addition information regarding proposed work on the Entire
Premises

Lighting Plan - adjusting/adding/removing lighting fixtures

Power Plan - adjusting/adding/removing any outlets, switches or other power fixtures (include
panel and circuit information). ***See section 5.7b of the license agreement for addition
information regarding proposed work on the Entire Premises

Communications Plan - note layout and any wireless devices (See Wireless Technology
Requirements)

Satellite Dish - If the License Agreement allows for a Satellite Dish, specifications and layout
plan are required. (See Satellite Dish and Mounting Information)

Security Plan (alarm system, CCTV systems, night depository)
Color board: Provide samples of paint colors, wall coverings, plastic laminate, pre-finished
paneling, floor tile, carpet, vinyl base & molding, etc. A distinctive design should be utilized to
reflect your unique business (plain white walls and a counter are not adequate). Note: the color
board will be retained by Meijer for verification of compliance with the approved interior finish
materials.
Step 3: Approval Memo
Meijer will provide approval and/or comments via emailed. Please allow approximately two (2) weeks
for review. Licensee may be required to resubmit plans if changes or additions are required or if the
plans/cost estimates do not fully address the scope of work.
NOTE: Meijer approval does not equal municipal approval. Licensee must, at its sole
cost, obtain any necessary municipal/governmental approvals and/or permits. In
addition, some municipalities require that drawings be signed and sealed by an
architect/engineer in order to obtain a building permit. Meijer approval does not
constitute a representation that plans meet engineering or design standards.
Step 4: Insurance
Licensee shall not take possession of the Licensed Premises until insurance certificates specified in the
License Agreement is provided.
Step 5: Payment of Construction Security Deposit
Licensee shall not take possession of the Licensed Premises until any required Security Deposit and/or
the Construction Security Deposit have been provided and approved by Meijer. Please see Section 5.5 of
your agreement for additional information.
Step 6: Pre-construction Meeting
The Approval Memo will include contact information and instructions for Licensee to coordinate a PreConstruction meeting with the Meijer Construction Coordinator (please allow approximately ten (10)

days lead time for scheduling). At the Pre-Construction Meeting, a copy of your construction schedule,
your contractors’ insurance certificate and permit(s) must be in hand and will be reviewed with the
Meijer Construction Coordinator along with the Meijer Code of Conduct and scope of the project. Those
required to be in attendance are the Licensee, the general contractor and the Meijer Store Director. Only
after the Pre-Construction Meeting is held will Licensee be authorized to start construction. The Meijer
Construction Coordinator will be the Licensee’s main contact for construction until ready for the
Preopening Walkthrough with the Meijer Tenant Coordinator.
Step 7: Licensee Signage
Licensee is required to install a concourse sign above the Licensed Premises which must be reviewed
and approved by Meijer. Meijer will provide concourse sign specifications, as well as an electronic form
on which to submit your sign proposal. Final approval will be provided by Meijer via email. Note:
Fabrication of signage can take several weeks depending on the company and materials required - it is
advised to allow at least one (1) week for approval by Meijer and two (2) weeks for fabrication by your
chosen company. Please see Exhibit C for specifications and an example of a fully completed request
form.
Step 8: Pre-Opening Walkthrough and Checklist.
Two (2) weeks prior to completion of construction, Licensee must notify the Meijer Tenant Coordinator
of progress and schedule a Pre-Opening Walkthrough. The Licensed Premises (including signage) must
be fully completed and concourse signage installed prior to the Pre-Opening Walkthrough. Barring any
issues or tasks that need to be resolved, permission for Licensee to open for business will be granted at
the end of the Pre-Opening Walkthrough.
Step 9: Construction Security Deposit Return
Following the completion of all construction and construction related activities, the Licensee will provide
the Certification form in Exhibit D along with original Full Unconditional Lien Waivers for each general
contractor (which should state the full amount the general contractor was paid for the project),
subcontractor and signage company related to the project to Meijer. If no other information is required,
the construction security deposit will be returned.

Satellite Dish and Mounting Information
For any Licensee desiring to install a satellite dish system on the roof of a Meijer Store, the existing
license agreement must first be amended to reflect the installation and use of a satellite dish. Before
any work begins on the installation of the satellite dish, the following must be submitted to Meijer Real
Estate for review and approval.
1. Information on the satellite dish and the non-penetrating roof mounting system including the
total weight of the satellite dish and mounting system (with ballast), size of the base of the nonpenetrating roof mounting system, the distributed loading in pounds per square foot,
information on the slip sheet, and a picture of the proposed unit
2. Sketch showing where the satellite dish is proposed to be located, where and how the coaxial
cable is proposed to enter the building, and the proposed routing of the coaxial cable inside the
building.
After approval, Meijer will provide an amendment to be signed by both parties prior to the contractor
obtaining any needed local permits. Once all approvals, contracts, and permits are granted the
equipment may be installed. The party desiring the installation and use of the satellite dish system is
responsible for obtaining any necessary governmental approvals.
The installer of the satellite dish system should visit the site before providing a proposal to the party
desiring the satellite dish system. The site visit should be coordinated through the Store Director.
The satellite dish should utilize a non-penetrating roof mounting system. A slip sheet should be placed
between the roof and the non-penetrating roof mount. The slip sheet should be of material similar to
the roofing membrane. The satellite dish should be placed over a beam or joist and in a location that is
not viewable from the ground, does not obstruct the sight line of any existing dishes, nor hinder the
operation or maintenance of existing equipment located on the roof.
The coaxial cable should enter the building through existing points of entry, such as where the coaxial
cable from the existing Meijer satellite dish enters the building or where the cables from the existing
Meijer CCTV cameras enter the building. However, in order for the existing entry points to be utilized,
the existing entry point should contain a weather head or 180 degree bend in the conduit to facilitate a
drip loop. The existing entry points should not be used without a weather head or 180 degree conduit
bend for a drip loop. Other existing roof penetrations may be used if determined to be acceptable by
Meijer Property Management and Services. Wherever the cable enters the building, the entry point will
need to be properly sealed. Once inside the building, the coaxial cable should be routed along and tied
to the top side of the bottom chord of the joists.
If a new roof penetration is required for the coaxial cable then a Meijer approved roofing contractor for
that specific store will need to be utilized in order to keep the roof warranty in place. The need for a
Meijer approved contractor also extends to any cutting, repairing, or patching of the roof. The conduit
for the new roof penetration should extend 14 inches above the roof and be attached to the building
steel below the roof deck. New roof penetrations will need to be properly sealed and use an approved
weather head.

Wireless Technology Requirements
Meijer stores now offer free Wi-Fi to our store customers. Please be aware that this service is
for the store customer only and will be limited to an average session time that a customer
would be shopping in the store. We ask that you refrain from using this resource.
Devices with wired, versus wireless, communication connections are preferred. This eliminates
the chance of interfering with the main store’s wireless infrastructure. Meijer Real Estate must be
contacted at least 30 days before any new or upgraded wireless device is activated in a Meijer store
building. If it does not restrict the ability to do business, it is preferred that wireless devices not be used.
The following devices are allowed:

or 5 GHz.
Hard-wired modems or routers installed with category 5 or 6 Ethernet type cable
Closed Circuit Cameras installed with category 5 or 6 Ethernet or coaxial cable
Wireless Access points and Wireless Routers with manual adjustment settings for both their:
• RF Transmit Power settings
• Must be set to 1 milliwatt or the lowest possible transmit power setting
available on the device
• Physical RF Channel assignment
• For 2.4GHz - use channels 1, 6 or 11
• For 5GHz – use any channel except: 36, 40, 44, 48, 52, 56, 60, 64, 149, 153, 157,
or 161
Most off the shelf or Internet service provider based wireless access points and wireless routers
broadcast their RF signal at full power by default. This setting must be set to 1 milliwatt or the lowest
possible transmit power setting available on the device. These same devices have the ability to have
their channel set on both the 2.4 and 5 GHz frequencies. The Tenant should engage their Internet
Service Provider customer support for instructions on how to set the channel and power setting.
*Other wireless devices not listed above must be approved for use by Meijer Real Estate before
activation.

Other RF devices that transmit in the 2.4 and / or 5 GHz frequency
RF Jammers – these devices are meant to cause harm to a wireless environment, anyone found
using such devices may be subject to legal action.

Additional Licensee Signage
Required

"Coming Soon" banner or sign - to be hung upon signing of the License Agreement and removed
upon opening for business.

"Grand Opening" banner or sign - to be hung once Licensed Premises is open and may remain in
place a maximum of two (2) weeks.

Hours of Operation - must be professionally produced, not handwritten. Must be present and
easily visible at all times and accurately reflect the hours specified in Section 5.3 of the License
Agreement.

"Be Back At…." clock or sign – The Licensed Premises should not be left unoccupied during
posted business hours but if it must be, a sign must be posted with the time of return and
should be no more than 30 minutes.
Optional (Subject to (i) provision for such signage in License Agreement; (ii) availability, and; (iii) receipt of municipal approvals)

Exterior Building Sign - to be designed and fabricated per the provided Meijer specifications.
Please see Exhibit E for specifications and an example of a fully completed request form.
Additional Special Signage Exception (Subject to (i) provision for such signage in License Agreement; (ii) availability, and;
(iii) receipt of municipal approvals)

Development Pylon/Monument Sign Panel (where applicable) – shall be designed and fabricated
per specifications provided by Meijer (provided by request only – Licensee is responsible to field
verify specifications.) An annual fee will be charged by Meijer for such panel. Licensee must
request to utilize the Pylon/Monument sign and a separate agreement will be signed for this
use.

Promotions and Marketing
All sign content must be considered ‘appropriate’ and ‘family friendly’ by Meijer store and
office management. All sign art must be created by design professionals or follow a professional
template for design. No hand-written or collage-assembled signs are allowed. Any signs or
flyers outside of the Licenses Premises (“tenant space”) require Meijer approval.
Promotional signage inside the Licensed Premises
This is permitted, providing each sign is displayed in a sign holder. The amount of promotional
signage and size of such, are at the licensee’s discretion, provided that the interior of the tenant
space remains organized and professional in appearance (not over-cluttered) and is
professionally created (not hand-written).
Promotional signage outside the Licensed Premises


Interior Promotional Floor Stand Sign – to be placed no more than 3’ from the tenant space
entry and which adheres to the following specifications. Sign must be displayed in a floor-stand
style sign holder (A-frame styles are not permitted), no greater than 24” in width or 60” in
height. Sign design must rotate after 8 weeks of display.
Interior Meijer entrance 22”x28” 3-tier signs - This is a sign that you create and provide for
Meijer to install in our 3-tier sign holder at our entry door, which follows the following
specifications. Allowed 4 promotions per year (no more than one per quarter), for specific
traffic-driving message (not general brand message). Display period 1-2 week maximum per
promotion. Must be requested to Meijer Advertising Department ([email protected])
and is subject to sign schedule and approval of message.
Flyers
Licensee may stand two to three feet outside of the Licensed Premises and hand out flyers to
customers.
Mascots
Licensee’s mascot may stand two to three feet outside of the Licensed Premises
Meijer Mass Marketing Program Opportunities
Please visit http://www.meijervendornet.com. Any items listed must be requested of the Meijer
Mass Marketing group. Options include the In Store Broadcast Network (audio), Meijer Insite
Network, and Catalina Checkout Coupons. Contact information is available through the website.

Prohibited Methods
 Banners on the exterior or interior of any Meijer building.
*Only exception- when approved by Real Estate, banner may be installed on the interior
of the store at the tenant space, for a “Coming Soon” or “Grand Opening” event.
 Tables set up outside of the tenant space in the concourse
 Blinking signs
 Window Paint
 Signs or sign stands placed on the pavement/sidewalk at the exterior of a Meijer entry
 Yard signs or wind wavers
 Bannered trucks or trailers in the parking lot
 Promotional materials distributed via any manner in the parking lot

Maintenance
Licensee is responsible for all maintenance and cleaning of the Licensed Premises. This includes but is
not limited to changing light bulbs or ballasts, sweeping or mopping of flooring, dusting air diffusers,
unclogging or repairing leaks in plumbing fixtures, replacing ceiling tiles and cleaning any storefront
windows.
Pest Control
The Licensee is responsible for maintaining a clean environment within the Licensed Premises so as not
to promote any pest control problems. In the event of a pest control problem within the Licensed
Premises, the Licensee must notify the Meijer store director to coordinate approved remedy; which may
be at Licensee’s cost.
Trash Removal
Use of the Meijer trash receptacle and cardboard baler is permitted. The trash receptacle is opened
several times per day by a Store Director or Store Director in Charge either at specific set times or via PA
announcement. Licensee is responsible for bringing any trash to be disposed of to the appropriate
location at the designated times. Please do not leave any trash in the backroom areas. The cardboard
baler is available for use at all times and must be operated by a person age 18 or older.
Lessee shall comply with Applicable Law in all respects, including, but not limited to, (i) acquisition of
and compliance with all permits, licenses, orders, requirements, approvals, plans and authorizations
which are or may become necessary for conduct of Lessee's operations on the Premises; and (i)
compliance with all regulatory requirements relating to such operations or the substances and
equipment used or the emissions and wastes generated.
Waste disposal


Waste Water Discharges: Tenant shall not use the sewage disposal system for the disposal of
anything except sanitary sewage. Tenant shall not improperly discharge, any substances, waste,
or waste water (collectively, “Prohibited Substances”) into sewers, sinks or elsewhere on
Landlord’s property, including without limitation storm drains located on the Premises or the
property
Refuse Disposal: Tenant shall not use the Meijer municipal waste disposal container for disposal
of anything except non-Hazardous general refuse. Tenant shall not improperly place any
regulated substance or liquid waste in the general refuse container, including but not limited to
chemicals, solvents, or liquid wastes.
Maintenance Issues
Meijer agrees to supply all utilities to the Licensed Premises including electricity, cold water, heat and
cold air. If Licensee believes there to be a functional issue with a Meijer utility to the Licensed Premises
(not an issue with an improvement made by the Licensee), please contact the Store Director for review.
In the event of a roof leak, please contact the Store Director immediately. A Meijer contractor will repair
the leak; any associated damage is the responsibility of the Licensee.

Architectural Specifications
A. Record drawings are provided for reference only. All information provided needs to be field verified
against actual conditions.
B. The installation shall comply with all laws applying to building construction in effect by all local
codes and authorities having jurisdiction. Drawings shall include code compliance information for
the license space.
C. All work by the Licensee within the premises shall be completed with new materials. All materials
and workmanship shall be of a uniformly high quality and performed in accordance with the very
best standards of practice (in any event not less than the Meijer base building standards).
D. All work shall be completed by qualified licensed contractors experienced in installing respective
materials within the Licensee premises.
E. All work associated with tenant space shall be the responsibility of Licensee’s contractors.
F. Any damage to the premises or the Meijer building caused by the Licensee or any of its employees,
contractor(s), or workmen shall be repaired forthwith by and at the expense of the Licensee.
G. The Licensee’s storefront design shall incorporate individuality and creativity, which will contribute
interest and character to the overall Meijer building environment.
H. The Licensee’s storefront is to be located on the agreement line. However, where the closure line is
set back, Meijer may require the base building finishes to be carried into the closure line at the
Licensee’s expense. At Meijer’s option, Meijer may supply and install such finishes, or approve such
work for installation by the Licensee.
I.
Meijer Licensees do not have a rear exit and may require a storefront egress door in addition to any
sliding doors provided, to suit code requirements.
J.
The Licensee acknowledges that base building stud and drywall demising walls are not designed to
support wall-mounted fixtures.
K. Plans shall include graphically and/or in schedules items that identify:
a. Existing and/or new construction.
b. Plan views showing dimensions with construction detail references. Specify the use of
existing and proposed room(s): location, type, and configuration of existing and proposed
doors and windows. Provide existing and proposed location of required exits, and
accessibility features.
c. Room finish schedule.
d. Key plan showing location of the premises within the Meijer building.
e. Column line naming convention matches and aligns with the existing building column line
information.
f.
Floor finish schedule.
g. Reflected ceiling plan.

h. Elevations.
i.
Demolition plan.
j.
Details of construction and tie-ins to existing construction. Show all existing and proposed
walls, indicating each. Also provide a wall section detail showing stud size and type, plates,
method of attachment at floor and ceiling or roof, etc.
k. Show handicapped access route from tenant space to public concourse, which conforms to
all local codes and jurisdictions having authority.
l.
On the drawings identify locations where tempered glazing is located.
m. Provide an abbreviation and symbols key.
L. Finishes shall be compatible with existing Meijer finishes with a complementary color palette.
M. Drawings prepared by a professional architect or engineer must be licensed to practice in the state
of the License space. They must be signed and sealed by the architect or engineer of record.

Electrical Specifications
A. Record drawings are provided for reference only and are schematic and diagrammatic in nature. All
equipment and interconnection points, measurements, and details should be field verified.
B. The installation shall comply with all laws applying to electrical installations in effect, the N.E.C., and
all local codes and authorities.
C. All electrical work shall be completed in a first-class, orderly manner by qualified licensed
electricians experienced in installing respective materials and equipment, and shall be tested in
accordance by the standards of U.I. and manufactured in accordance with the National Electrical
Manufacturers Association Standards (NEMA) where such a standard has been established for the
particular material and equipment.
D. All fastening devices connected to structural supports for conduit shall be of the clamping type
typical of: “Superstrut”; #M-778, “Minerallac”; 700 Series with B Series Conduit Clamp, “B-Line”; BC1
Series with BL Series Conduit Clamp, “Erico/Caddy”; BC Series with CD Series Conduit Clamp. Strut
with Strut Clamps and Strut Straps are also acceptable. In no case shall any building structural
member be drilled. The use of supporting hardware attached to the wires or grid of the suspended
ceiling is specifically prohibited.
E. In all areas open to the public, all new circuits shall be run in conduit concealed within walls.
Conduits concealed within walls shall be Electrical Metallic Tubing (EMT). All backroom areas
including storerooms, mechanical rooms, and electrical rooms shall be run in exposed conduit. In
backroom areas, conduits run from finished floor to 48” above finished floor shall be Intermediate
Metal Conduit (IMC) or Rigid Galvanized Conduit (RGC). Conduit runs above 48” A.F.F. shall be EMT.
EMT conduit fittings shall be compression steel with insulated throat connectors. New conductors
shall be minimum 12 AWG THHN/THWN; stranded copper. All conduits run in and thru coolers and
freezers shall be sealed with duct seal.
F. All work associated with tenant space shall be the responsibility of the tenant contractors.
G. The existing circuits shown were obtained from available engineering drawings and are for
information only. Existing circuitry and related conditions shall be field verified. Upon project
completion, the E.C. shall provide new typed panel directory to reflect correct circuitry. The existing
panel directory shall not be removed during this transition.
H. New conduit, J-boxes, Unistrut, and threaded rod supports exposed at the ceiling shall be painted to
match the ceiling color, and conduit exposed along the walls shall match the wall colors.
I.
Unless a specific panel is indicated on the electrical drawings, the E.C. may obtain power from the
nearest non-emergency electrical panel of the desired voltage; lighting panels shall be used for lights
only. Do not connect to refrigeration or standby panels. If no power distribution panel exists within
the space, tenant work shall add a new panel, 100A minimum. Additional panels, disconnects, and
power distribution equipment shall be located on permanent demising walls. Tenant may locate
electrical equipment on the nearest Meijer electrical mezzanine.
J.
When the tenant drawings indicate that the E.C. shall disconnect a piece of equipment or an
abandoned circuit will not be reused, the E.C. shall remove wiring back to power source and turn
circuit breaker to “off” position. When the drawings indicate that the E.C. shall remove a circuit
breaker from an existing panel, the E.C. shall provide and insert a “blank cover” over the removed
circuit breaker; exposed panel bus bar(s) are not permitted. Also, see note “G”.

K. All new receptacles and snap switches (including GFCI) shall be specification grade; 20 AMP rated
receptacles and 120/277V 20 AMP rated snap switches. Color shall match existing devices within
respective areas.
L. Tenant will not be allowed to connect load to the Meijer non-emergency generator circuits.
M. Emergency lighting and life safety systems may be tied into the appropriate Meijer system, per local,
state, and N.E.C. codes.
N. Meijer Engineering requires drawings to include Lighting Plans that identify:
a. Existing and/or New Lighting Equipment Schedules.
b. Manufacturer and Model Number, wattage, bulb, & voltage of Lighting Fixtures.
c. Target Foot-candle levels during operation & night setback.
d. Design for 1 watt / sf or less.
e. Reflected ceiling plans with night and emergency fixtures identified.
f.
Switch locations, including occupancy sensors for temporary occupancy locations.
g. General & Keyed notes addressing specification guidelines.
O. Meijer Engineering requires drawings to include Electrical Plans that identify:
a. Existing and/or New Equipment Schedules.
b. Manufacturer and Model Number, wattage, voltage, any special connections.
c. Receptacle, motor, & special connections.
d. Disconnect, transformer, & panel locations.
e. All distribution equipment shall be located on a permanent demising wall.
f.
Switch locations, including occupancy sensors for temporary occupancy locations.
g. General & Keyed notes addressing specification guidelines.
h. Provide updated panel schedules for all power panels utilized (new and existing), on tenant
submittal drawings.
i.
Do not connect to refrigeration or standby panels. Lighting panels may be used for lighting
loads.

Fire Protection Specifications
A. Record drawings are provided for reference only and are schematic and diagrammatic in nature. All
equipment and interconnection points, measurements, and details should be field verified. Upon
project completion, the M.C. shall provide as-built drawings.
B. The design & installation shall comply with all laws applying to fire protection installations in effect
and all local codes, authorities, NFPA, and Zurich Insurance requirements. See Meijer Fire Protection
Design Guidelines.
C. All work shall be completed by Meijer’s fire protection service contractor.
D. All fastening devices shall be supported from the top of joist. In no case shall any building structural
member be drilled. The use of supporting hardware attached to the wires or grid of the suspended
ceiling is specifically prohibited.
E. All work associated with tenant space shall be the responsibility of the tenant contractors. Hot water
requirement for the space is to be provided by the tenant.
F. New piping, Unistrut, and threaded rod supports exposed at the ceiling shall be painted to match
the ceiling color.
G. Contractor to coordinate with Meijer Loss Prevention personnel 24 hours in advance of temporarily
disrupting fire protection systems to complete work.
H. When the tenant drawings indicate that the contractor shall disconnect a piece of equipment or an
abandoned section of piping will not be reused, the contractor shall remove back to source and cap.
I.
Tenant plans to include legend, connections to existing systems, clear distinction between existing
and new work.
J.
Plans shall include an equipment schedule that identifies (where applicable):
a. Existing and/or new equipment.
b. Manufacturer and model number.
c. Capacities.

HVAC Specifications
A. Record drawings are provided for reference only and are schematic and diagrammatic in nature. All
equipment and interconnection points, measurements, and details should be field verified.
B. The installation shall comply with all laws applying to HVAC installations in effect, ASHRAE
Standards, and all local codes and authorities.
C. All HVAC work shall be completed in a first-class, orderly manner by qualified licensed electricians
experienced in installing respective materials and equipment. All ductwork to conform to applicable
SMACNA and ASTM standards. Flexible ductwork to be limited to 5’ in length.
D. All fastening devices shall be supported from the top of joist. In no case shall any building structural
member be drilled. The use of supporting hardware attached to the wires or grid of the suspended
ceiling is specifically prohibited.
E. All work associated with tenant space shall be the responsibility of the tenant contractors. Any
cooling or heating capacity required above & beyond that currently supplied to the space is to be
provided by the tenant.
F. If a storefront is being added to the space, plans must show an air-balance diagram. This will
indicate to both parties that the space has or will have adequate air temp and flow

L. Main water line connection for the tenant space to have an isolation ball valve near the main line
connection point.
M. Plans shall include an equipment schedule that identifies (where applicable):
a. Existing and/or new equipment.
b. Manufacturer and model number.
c. Heating and cooling capacities.
d. Pump horsepower.
e. Voltage, current information.
N. All supply piping above ceilings shall be insulated.

Structural Specifications
A. Provide a fully dimensioned plan(s) including the size and location of existing and proposed
construction. Core drilling and/or cutting of floors and/or walls may be required for Licensee
needing plumbing and/or additional mechanical HVAC provisions. These locations are to be shown
in plan and detailed accordingly.
B. Indicate framing member sizes, beam sizes, and construction details. (NOTE: this information may
be provided on the “architectural” plans showing floor plan, elevations, and details. Separate
“structural” plans may not be necessary.)
C. Concrete slab patching to match existing slab in thickness and finish.
D. Existing Integral Colored Concrete material is to be matched and patched with like materials
regardless of what other finish material may be applied above the concrete slab.
E. Where the concrete slab is removed and replaced, the patch should also contain dowels into the
existing slab to pin and prevent vertical migration of the patch above the surrounding slab material.
F. No unusual loads may be suspended from the underside of the roof structure without the Base
Building structural consultant’s prior written approval. The consultant’s fees for these reviews are
at the Licensee’s expense.
G. The demising walls are not designed to carry Licensee loads. All loads should be supported
independent of the existing demising walls unless designed and sealed by the Licensee’s licensed
structural engineer of record and approved by Meijer.
H. Indicate modifications required to the roof framing, and floor systems including the need for
additional footings.
I.
Meijer approved roofing penetrations must maintain a minimum 10’ distance from the building roof
parapet if the penetration is higher than the parapet. Local codes may also dictate the visible
distance a penetration may be viewed and required screening of the penetration. Work on the roof
must be by a Meijer approved roofing contractor certified by the manufacturer of the roofing
system at the store.
J.
The Licensee and its contractor(s) shall not impose a greater load on any concrete floor than the
design live load of 100 lbs. per square foot uniform load or point loads greater than 1,000 pound
concentrated loads prior to obtaining approval in writing by the Base Building structural consultant.
No unusual loads may be suspended from the underside of the roof structure without the Base
building structural consultant’s prior written approval. The consultant’s fees for these reviews are
at the Licensee’s expense.
K. Drawings prepared by a professional architect or engineer must be licensed to practice in the state
of the License space. They must be signed and sealed by the architect or engineer of record.
