The weather did not stop the Forest Ridge Womanʼs Club from hosting
the Forest Ridge Master Homeowners Association Lighting of the Lights
festivities.... on the contrary...with 4 tents to cover the cookies, drinks,
Santa & the Toys for Tots, and residents coming with their rain gear &
umbrellaʼs...the event was a huge success.
The Town of Davie Fire Department Hook & Ladder
truck arrived, right on time, with Santa Claus
and Mrs. Claus... The children were already
lined up to have a photo op and tell Santa
their wish list for this year. Smiling faces
and laughter was everywhere.
Everyone
enjoyed the music and the Lighting of the
Lights by FRMHOA President, Duncan
Bossle.
There was plenty of sweet treats and
beverages served FREE to all.. Many residents
b r o u g h t unwrapped toys that were being collected for the US
Marine “Toys for Tots”... as usual, and thankfully, it was a successful
evening despite the weather. See more photoʼs through out issue...

My article last year started out with these words: “Our
annual event – on Saturday, December 6, 2014 –
gloriously achieved our theme – RAZZLE DAZZLE!!
It was truly a RAZZLE DAZZLE day – thanks … to
Mother Nature for the beautiful weather, …”
Yet today, the 27 members of the all-volunteer parade team are still
reeling from our necessary decision to cancel this yearʼs parade and fair. At
8 am on parade day, December 5, 2015, Duncan Bossle, President of our
Master Homeowners Association, and I made the call to
cancel due to the very soggy grounds and the rain predicted
for the day. The weathermen were right. So our parade
planning for many months involving many people to
decorate floats, set up signs, handling all of the details including inspiring over 40 groups of participants to be in the
event - will have to be re-engaged for next year. Continued on page 11

The past few months have been devoted to
preparing the community to look beautiful and to
look beautiful in time for holiday visitors,
homecoming residents and in preparation for
the Holly Day Parade.
To that effect, Management has a real
juggling act to creatively time everything to
come together all at once.
This includes
sprinkler repairs, mulching, pressure cleaning,
annual flower rotation, concrete repairs and the
stringing of over 15,000 lights at the front
entrance alone.
Add to this Holly Day Parade preparation,
the annual meeting and routine maintenance
and you can imagine that the staff at Forest
Ridge has been quite busy. We believe that the
results were just wonderful. The community
looks beautiful and in time to show well to
visitors who come for the events and the
holidays. Makes me wish I could live here…..
In January, the Managers, community
volunteers and the violations coordinator begin
a new round of violations with a fresh eye and
reminder residents to look at your home for the
following items:
•Landscaping needs
•Roof repair and cleaning
•Mailbox repairs
•Unauthorized signage
•Unapproved architectural changes
With that little reminder our big reminder is to
let you know that we, the staff at First Service
Residential, dedicated to Forest Ridge Master,
do wish you and yours a safe, joyful and
contented holiday season, and a happy, Healthy

A Happy New Year to all in Forest Ridge.
Our Budget increased to the Sub-Associations
for 2016, in order to accommodate road work on
our Pine Island road entrance, security cameras at
our three (3) Entrances, as well as, refinishing our
six (6) tennis courts.
We did some “one time”
changes to our
Holiday Lighting, as a test. Comments were pro
and con, but we will stay with less white lights and
some less dangerous than the lawn scrolls. We
had incidents, in the past, of children trying to
climb on them and knocking them over.
Our hedge project is in its final stage and is
looking excellent. Benches will be installed in
2016 around Forest Ridge Circle for our walkers,
joggers and strollers. This will compliment the
ones at the Basketball court and Tennis courts.
Sorry we had to cancel the parade and fair.

Here it is, 2016! Hope all homeowners had a
great holiday season. Except for some rain on
November 21, the lights were beautiful. The
parade is always a success as well.
SIDEWALKS: Our sidewalks were pressure cleaned
in November and they turned out great for the start of
the holidays.
POOL RECREATION AREA: The fence was
pressure cleaned and painted at the pool and
the deck and pool house were also pressure
cleaned. Our current project includes working on
the inside of the pool house. The bathrooms will
be getting new tile, countertops, sinks and
mirrors.
2016 BUDGET: The Board passed the new
budget and there will be a small increase in
maintenance. Remember, if you use Autopay or
payment through your bank, please notify them
of the change in payment. You can also set up
Autopay directly with First Service Residential,
with this setup, you wonʼt have to notify anyone.
BOARD OF DIRECTORS: We have a new board
member, Connie Falzone-Tarrant. She will be our
Secretary. Welcome aboard. The other three Board
members remain the same: Mark Valderrama,
President; Doris Curtis, Vice-President; and Jerry
Deakyne, Treasurer.

you believe it... 2016... It sounds like something
out of a futuristic movie... but it is true!
At the CHHOA Budget/Annual Meeting held in
November, 2015, the 2016 budget was approved.
Unfortunately, we had to increase the monthly
payment to $180. You should have your new
coupon books, but if you donʼt, please contact
Karen Kubinec, our property manager, ASAP. The
board remains the same.... thank you to all of the
board members for continuing to dedicate your
valuable time to Chapel Hill HOA and itʼs

In 2016 we will continue to refresh the
landscaping, prepare the trees for Hurricane

do what is necessary to keep our community
looking beautiful and running smoothly.

monthly maintenance on time. Remember there is

The Violationʼs Review continues and if you
receive a letter, please handle the violation
quickly.
If you have any question about the
violation or feel it is not correct, please contact
Shayna Webster (contact information is listed in
the letter) ASAP.
By painting your house;
pressure cleaning your house, roof, walkway to
the front door and keeping a clutter free front and
side yard, will help to keep the community looking
beautiful. It will also allow the lawn/landscape
crews to do their job without obstructions.

Remember, the CHHOA is responsible for the
Front and side yards maintenance...YOU are
responsible for the maintenance of the rear yard.
(trim trees and plants BEFORE hurricane season)
If you have a CHHOA Common Fence in the rear
yard.. PLEASE keep your landscaping OUT of
the wood slats... If your landscaping damages
the fence .. we will fix it, but you will be billed for
the work. Report any loose or broken boards.
Oak Park has a new board, headed by President
David Ennis... We welcome the new board and look
forward to working together on Pool /Recreation area
issues, etc.
We wish to thank Linda Arnold (past
president of OPHOA) for all of her years of service to
Oak Park and working with Chapel Hill.
At a recent meeting with David, we discussed the
locks at the pool gates, bathrooms and other joint
issues.
I am happy to report that the locks to the
bathrooms are now set for 6 PM until further notice.
Your gate key will not work on the bathroom doors any
longer. The gates will be dealt with soon. Possibly a
new keyless system.. It is in hopes that the vandals,
that continually climb over the gate/fence, (and brake
the gate/fence) will no longer be able to do so. A new
sign will list the rules of the Pool/Recreation Area.
Please abide by them. If you see anyone, being
disruptive or destructive, please report to the Town of
Davie Police and Karen Kubinec.
The pool deck has been pressure cleaned and
sealed. This should protect the pavers for quite a long
time. New landscaping has been and will be done to
the Pool/recreation area.
We hope everyone enjoyed the Lighting of the
Lights Ceremony (even though it RAINED). We
were saddened that the 16th Annual Holly Day
Parade and Fair events had to be cancelled, and
look forward to the 2016 Event. We still want to
thank....the Forest Ridge Womanʼs Club, the
Events Committee, the Forest Ridge Master
HOA Board and all contributors that make these
events possible each year... Save the date for
the next event..THE SPRING FLING on
Saturday, March 19..(look for the signs...)

Hello from Hidden Hollow!
I want to wish everyone Happy Holidays! We have gotten our neighborhood ready for
the holidays. We had all of our sidewalks
pressure cleaned in the community, along with
mulching of the common areas. That was
completed before Thanksgiving.
We also have contracted to have the call box

HAPPY NEW YEAR TO ALL!
We did not have a quorum of homeowners in
attendance at the Annual Meeting, therefore your
Board of Directors will continue to serve in 2016. We welcome Philip Toman to the Board.
Our increased quarterly homeowners' dues
are the result of increased costs of maintaining
the Forest Ridge Master Association. Naturally,
the burden of the added expenses of the Master
Association filter down to each sub-association to
be shared by all.
A major project is planned for 2016. The
Board is negotiating contracts to repair sidewalks
and rejuvenate the asphalt pavement. Funds
have been set aside for many years in
anticipation of this project and as Lake Park
begins its 22nd year, it is time to take action.
Thank you to all homeowners who responded
to violation letters. It is a benefit to everyone that

In the meantime, Fran Smyth, our
wonderful Chair of Raffles and Silent
Auctions, lead a team at the “Sunny
Raffle and Silent Auction Sale”, Dec.13,
to offer to the community, 19 Raffle Bags, 3 Silent
Auction items, & T-Shirts at bargain prices. Our
purpose was to highlight the thoughtful donations we
received from area merchants, and to make some
income for our event, in spite of the cancellation.
Next year we will be bursting at the seams to
provide the best parade and fair ever. And we
plan to follow the same theme, “Jingle Bell
Rock”.
That will help the many costumed
participants to recycle their plans for next year.
As in the past, this year we were expecting not
only several hundred individuals to march in the
parade, but also hundreds more in the spectator
crowds along the parade route. Bead necklaces
and candy were all ready for tossing to the
eager, smiling children (and adults). We have
stored the beads for next year!
Some members of the parade committee
were undaunted that morning, though. At 1 pm
on parade day, in the rain, about 10 of us – in
costume, on golf carts, with homemade cookies
to hand out, trailed by Duncan in his car with
supplies and dry seats – walked part of the
parade route to greet disappointed spectators
and wish them happy holidays. We laughed
through our disappointment and got very wet.
And remembered why we do this every year – to
spread cheer in the community!

and End of Year Wrap Up
Hello and Happy Holidays to everyone in
Forest Ridge! I figured now would be a good time
to just briefly mention some legislative changes
impacting HOAʼs before we embark on the new
year, so here is a short list of the recent changes:
•
•
Section 720.317 was added to allow electronic
voting. The association may conduct elections
and other membership votes through an
Internet-based online voting system if an
owner consents, in writing, to online voting and
provided certain requirements are met.
Section 720.305 was amended to clarify the
order of the proceedings that are necessary for
imposing a fine or suspending an ownerʼs right
to use the common elements for nonmonetary violations. Also, the legislation
clarifies that the role of the committee is only
to confirm or reject the fine or non-monetary
use right suspension proposed by the board.
This means that the board actually levies the
fine or suspension of use followed by a
committee approving or denying same.
• Section 617.0721 was amended so that a
complete copy, facsimile transmission or
other reliable reproduction of the original
proxy may be used instead of requiring the
original.
• Section 720.303(2)(c)(1) was amended
so that meeting notices may be sent via
email even if the bylaws donʼt authorize
email notices as long as the owner consents
to receive such notices via e-mail.
• Chapter 720 which governs HOAʼs is now
called the Homeowners Association Act.

Yes, it rained on our parade. We canceled, and we were sad.
Yet the team rose again to create a silver lining in our black cloud.
Fran Smyth, our one-and-only raffle chair - with the help of a quickly
assembled “Sunny Sunday Raffle Sale” team - pulled off a GREAT
event just 8 days after the soggy parade date. We were determined
to put the raffle and silent auction items out for sale while folks were
“in a holiday buying mood." FirstService Residentialʼs residentsʼ
email list - as well as several residentsʼ email blast lists - helped us
get the word out as fast as possible.
In spite of the rain – again! – the sale was a smashing success.
Thanks to all who came out and supported our fast and furious (and
fun) sale at the statue on 4 pm on Sunday, December 13. 17 raffle items and 3 silent auction items
found new homes. And new monies were added to the parade treasury for next year.
Congratulations to Fran and her team. And congrats to the fabulous Forest Ridge community!

OAK PARK PATTER
by David Ennis, President and the Oak Park Board
Happy New Year and best wishes to our
entire community for a fantastic 2016! We begin
with announcing a new board of directors for Oak
Park. AND please join me in thanking our previous
members; Linda Arnold (the outgoing president) for
her many years and dedicated commitment. I like
to refer to Linda as our “Pit-bull for Pennies”, in her
relentless efforts to fight for “every cent owed” to
our community, without which we would not be
appreciating the strong financial status we have
today. Linda has agreed to chair our “Financial
Committee” which will oversee our accounting
records, helping to maintain what she has worked
for years getting perfected. Also, Nina Parsons has
agreed to move over as our ARB Committee and
Howard Nehls … well, Howard has this never
ending willingness to give back to Oak Park. He
will stay on the board as a director, his years of
experience and guidance will be a great value to
the new board as we move into 2016.
The New board of directors will be David Ennis
as President, Heather Furlong as Vice President,
Mike Timmes as Treasure, David Shapiro as
Secretary and Howard Nehls as Director. As
volunteers, participating in these positions, it our
combined wish to involve other residents of Oak
Park, forming other committees to keep the
community well developed. Richard Conway and
Richard Sibble have agreed to create the
Landscaping Committee, offering their expertise in
what will help beautify Oak Park as a whole. I want
to thank these individuals for offering their special
“expertise” for the committees which are a valuable
component in maintaining the pristine look for Oak
Park.
At this reading our final 2015 projects,
mulching, sidewalk & pool deck pressure cleaning,
pool deck sealing, a new water fountain at the pool,
and all the tree replacements have been
completed. We even were able to get some much
needed replacements done to Oak Park Circleʼs
damaged Ficus hedges at Magnolia. With proper
maintenance and growth it will fill in the gaps and
offer privacy once again to these residents.

As a new board, we have all asked our property
manager, Stacie Warren, (call 954-378-1099 or E
mail her at [email protected]) to
help us meet with every vendor doing business with
Oak Park. This will allow us to review and evaluate
our 2016 business commitments with each entity. I
want to thank Stacie for her dedicated efforts to our
community, as our new property manager. I have
received compliments from many residents to her
responses to requests for help and information.
Understanding that with a new board and a new
manager, this will be an ongoing growth experience
for both of us in maintaining focus on our goals for
2016.
New projects for 2016 will start with new Stop
Signs, for proper illumination both daytime and at
night, reminding drivers that care should be exercised
with our growing “family community”. We will survey
all residentsʼ mailboxes; many of the damage ones
have been replaced immediately so not to interrupt
mail service. The other will be given a new coat of
paint giving a bright clean appearance. We will be
looking to seal coat the parking lot at the pool,
including new striping. This will help the longevity of
the asphalt beneath and stop the deterioration. We
also received a detail report on the condition of our
road throughout Oak Park to schedule appropriate
maintenance so we maximize the life of the asphalt
and avoid costly replacement.
Finally, with the aide of FirstService Residential,
Director of Client Relations, Angie Carroll, we will be
developing a Community Website & Email messages
site to the HOA board. This effort hopefully is so we
can create some transparency to the scheduled
projects. It will also allow input addressing concerns
and opinions that may enhance making things run
smoother or get attention to being fixed faster. This
tool is an opportunity for “constructive, honest,
validated communication”. It is not to be an open
forum for “venting frustrations from the past” or
“bashing someone of dislike”. Then given the right to
be heard, will be responded to and addressed, if it has
the concern of the communityʼs best interest, which is
what we all want. Join in helping the new board in
making a great start for 2016.

The different between an herb and a spice is very simple. An herb comes from the leafy and green part of

The last few months have been filled with
fun..... and rain. But nothing stopped us.
not stop the kids and their parents from standing in
line, umbrellas open, waiting to sit on Santaʼs lap. It
was a wet but VERY MERRY night.
Santa wants to thank all the boys and girls who
dropped off their letters...(look for his letter in this
issue)..He was very busy when he returned to the
North Pole, but he did get around to personally writing
to all the boys and girls to thank them for visiting him.
We had a giant Halloween gathering at Riki
Frankelʼs home.
She even provided a fortune
teller for all of us who wanted to know what fun laid
December came with MORE rain. the FRWC
Dancing Divas, thanks to Riki, practiced for hours,
getting ready to perform on stage. No only did Riki
work on the dance but she spend MANY hours
designing and with help, building our float for the Holly
Day Parade.
We showed up Saturday morning all
ready to board the float, but alas, the weather won
out. For the 2nd time in the history of the parade, it
was called off due to the weather. As it turned out, it
was the correct call. However, that did not stop some
of us.
Several of the Dancing Divaʼs and HDP committee
members, got in golf carts or walked, around in the
rain, handing out cookies to anyone we saw
working in the garage and neighbors that we
knew were home. Sorry we could not have
delivered the cookies to everyone, but we did
out best... and had a great time doing it!!!
ahead!! The theme of “GYPSIES, TRAMPS AND
THIEVES” brought out the best in all of us.
From there, we went into the LIGHTING OF
THE LIGHTS mode. We spend most of November
working with Riki as she designed and established
the theme of this years event.
Santa and Mrs.
Claus were once again on board with providing all
the kids in this community a wonderful time.
Everything was in place except the weather.
Preparing for the worst case scenario, FRWC
member, Patty Accorto asked her brother, Brian
Huether of So. Orchard, to provide and set up the
3 tents for Santa, and the food and drink stations.
It really made all the difference for the
event...thank you Brian and Patty...
As the firetruck delivered Santa and Mrs.
Claus, so was the rain delivered. However, this did

Next came our house decoration contest. The
night I went was a clear night, so the lights were
shinning bright! Everyone did a wonderful job. Some
of our favorites were all lit up, some added even
more lights and some new neighbors joined in the
fun... See page 6.. for the list of the TOP 10 winners..

The year has come to an end and once again I
want to thank all the gals in the Forest Ridge
Womanʼs Club for providing me with a year of fun,
laughter, and great memories.
