Secretary John Ballantyne
Welcome to Foxborough and HOMEARAMA®
2011, our 49th edition of America’s Premier
Home Show! Foxborough, a community designed
by Cobblestone Development and The Drees
Company, is the perfect location for the 49th
HOMEARAMA®. We are proud to host this show
in West Chester, one of Ohio’s most thriving
townships.
Foxborough straddles one of the highest points
in Butler County providing sweeping vistas of the
countryside and the alluring, evening lights of
downtown. Another plus is that the community
is located in Butler County’s much-sought after
Lakota School District, one of the state’s highest performing school systems.
HOMEARAMA® has a rich tradition in the region and this year’s show is
no exception. You will experience quality craftsmanship, trendsetting designs
and decorating and some other “wow factors” that are always part of the
HOMEARAMA® experience.
Each of the homes will have a featured bedroom designed with a budget of
$2,500. Material sheets are available listing the item, price and source so that
you can recreate the same bedroom in your own home.
Our HomeZone tent provides a one-stop venue for attendees to check out a
variety of home products and services at the show. Many of these vendors offer
exclusive show discounts and prize drawings.
Be sure to complete the Peoples’ Choice entry form and drop it in the collection box at the show entrance. Vote for your favorite rooms and the overall best
home. A cash prize will be awarded to one lucky participant.
Thanks for being a part of this year’s show. Receive advance information on
the 2012 show by becoming a HOMEARAMA® Facebook friend or view our
website at www.cincybuilders.com.

The HOMEARAMA® tradition lives on at the 49th show
The HOMEARAMA® practice of bringing together a great
group of homes that make a statement is once again at
hand for this year’s show. The five offerings, ranging in
price from $672,000 to $1,000,000, evoke thoughts of
Europe, the Arts and Crafts movement, Northern inspirations and more that are sure to please even the most
refined viewers. The convenient West Chester Township
location is also a bonus feature this year. “These familyfriendly homes are based in the family-friendly community of Foxborough,” says Dan Dressman, executive
director of the Home Builders Association.
New faces and old favorites come together to create
dynamic spaces that will be remembered and perhaps
duplicated for years to come. The five formidable builders
who are represented, along with their architects/design
planners, interior designers and landscapers, showcase
their fascinating design elements on a practical scale. The
latest trends in technology, bathrooms, kitchens and liv-
12
ing spaces are married to the idea of mixing family time
with entertaining. Rooms flow into one another, master
suites are relaxing retreats and home offices have never
been lovelier.
“HOMEARAMA® offers you the opportunity to not
only see the latest trends in home design and decorating, but also learn why buying a new home continues to
represent an excellent value. Today’s new homes offer
more energy-saving features than ever before, and with
low interest rates and attractive pricing, there’s never
been a better time to buy,” says David G. Drees of Zaring
Premier Homes.
Many talented people have been working around the
clock to pull together just the right finishing touches for
HOMEARAMA® 2011 at Foxborough. So have fun, gather
great ideas and be inspired.
Enjoy the show!

West Chester’s accessibility, location and quality of life is a huge
factor in its fast and tremendous growth. In 2010 CNN/MONEY Magazine
ranked West Chester as the 32nd Best Place to Live in America.
The story behind West Chester
West Chester is a community of more than 60,000 residents and more than 3,000 businesses conveniently located along the I-75 corridor between Cincinnati and Dayton.
One of the first settlers was Joseph McMaken. McMaken
was born in Cumberland County, PA in 1755, and applied
for land in West Chester on July 4, 1791. The community
remained known as Union Township for more than 100
years until June 28, 2000 when Union Township became
known as West Chester Township, to reflect the identity
of the area.
West Chester is approximately 18 miles north of
Cincinnati. Its history is connected to the beer industry
having been home to the Muhlhausers, the Moerleins
and other beer baron families. It’s also home today to
prestigious residents including Speaker of the House John
Boehner. West Chester’s accessibility, location and quality
of life is a huge factor in its fast and tremendous growth. In
2010 CNN/MONEY Magazine ranked West Chester as the
32nd Best Place to Live in America.
Today, West Chester is Greater Cincinnati’s 5th largest community and is the largest township in the State
of Ohio by population. West Chester was ranked as the
fastest growing community in the region (1990-2000)
by population growth. The community offers exceptional
services including a full-time professional police and fire
department.

West Chester boasts three highway exits from Interstate
75—Union Centre Boulevard, Cincinnati-Dayton Road
and Tylersville Road—with each district having a distinct
personality. Businesses have flocked to Uptown, Midtown
and Downtown West Chester, bringing significant corporate investment and vitality in a community with traditional suburban benefits. Fortune 500 AK Steel chose West
Chester for its corporate headquarters and businesses such
as BAE Systems, GE Aviation, Amylin Pharmaceuticals,
AdvancePierre Foods, Totes/ISOTONER and Procter and
Gamble Manufacturing Supply Technology have brought
jobs and new investment to the community.

New Brunswick
Zaring Premier Homes • 513-874-3534 • www.zaring.com
The New Brunswick features three levels of living
with a finished basement. The New Brunswick plan’s
namesake comes from our northern neighbors—the
Canadian coastal province of the same name and channels some northern inspiration. A delicate balance
of modern and traditional can be seen in the entry.
Informal areas of the kitchen, morning room, and
gathering room take advantage of the exterior outdoor
setting with expansive glass throughout the back. The
family foyer provides a functional drop zone for coats,
shopping bags and backpacks when entering from the
garage. A first floor guest room could easily be converted to a home office offering flexible uses. Upstairs,
the owner’s retreat bath and sleeping area are separated
by a formal alcove, the spa bath to the left and the bedroom with double tray ceiling to the right.
Featuring 5,493 square feet, the New Brunswick
is expected to sell for $973,000.

Manchester
Jack H. Wieland Builders Inc. • 513-383-9918 • www.wielandbuilders.com
The Manchester is meticulously customized to
meet the lifestyle needs of its owners and young
family. Each area of the home has been specifically
designed for the children, the parents, and their
careers. The Manchester represents a transitional
design with quality and craftsmanship throughout.
The first floor master suite provides a comfortable
owner’s retreat with a glamorous bathroom and
a relaxing sitting area. The second floor is for the
kids with their own living and entertainment area,
a bonus room and large bedrooms. The kitchen
and great room flow together and connect to the
covered rear deck, for a massive entertainment and
gathering spot. The home office and workspace
have been specifically designed to allow for the success of a career while simultaneously enjoying the
comforts of home. Throughout the interior and exterior particular attention to woodworking and details
on craftsmanship are obvious.

Willig Greystone Custom Homes • 513-379-5787 • www.greystonecountryhomes.com
The Kimberly Ann is named after builder Dan Willig’s
wife, whom he says “has been instrumental to our success.” This authentic Arts and Crafts detailing throughout
this LEED home recalls a bygone era while the amenities and layout are tailored to current technology and
lifestyle. The beamed ceilings and tapered Craftsman
columns are present throughout the wide open foyer, formal dining, and great room areas. The kitchen and great
room have a vaulted ceiling anchored with a series of
rustic stained trusses and accented with a two-story stone
fireplace and stained built-ins. The master suite offers a
relaxing respite with the tray bedroom ceiling along with
the floating tray in the master bath. An open stair with
its paneled wall and wood railing leads to the lower level
entertaining area that holds a billiards room with stone
wainscoting, bar with tin ceiling, game area, and fully
furnished media room. The lower level offers a walkout
with access to the rear and connection up to outdoor
covered porches with stained wood ceilings.
Featuring 5,000 square feet, the Kimberly Ann
is expected to sell for $769,000

America's finest homes are
being built on our foundations.
Maybe it's because Superior
Walls is the leader in residential
precast foundation systems.
Maybe it's because our highstrength concrete walls are
created in a factory-controlled
environment with built-in
insulation. Or maybe
homeowners just like warm,
dry basements. Whatever the
reason, more new homes are
resting on Superior Walls
foundations.

Builders, interior designers and architects’ top picks
for their most memorable concepts and spaces
By Alice P. Drake
Like choosing a favorite color, ice cream flavor or type of music, sometimes it feels like there is no decision tougher to
make. So naturally we asked this year’s HOMEARAMA® builders, architects and interior designers to tackle those hard
choices by asking them: What is the interesting/unique aspect (or WOW feature) of your home? After much mulling
over, they came to their own conclusions and some of their answers are as different as black or white, chocolate or
vanilla and classical or country, while others picked the same selection without hesitation. Here are the spaces that
this talented group thinks you will sing your praises about for days, even years, to come.

Manchester by Wieland Builders

The home office with workshop is a highlight of the
Manchester, according to architects Ken Bowerman and
Darren Myers. The homeowner can do office work and
assembly work in two adjoining spaces, which are located
in close proximity to a half bathroom. Also, the secondary
entrance allows for easy access for business clientele.

The two-sided circular fireplace in the lower level, which
accents the gaming and media areas, is what interior
designer Jill Neverovich finds to be one of the exciting
features of the New Brunswick. She adds that another
room in the home that is eye-catching is the classic
kitchen. The space offers a built-in service/china hutch,

many eye-catching details, the most of which is a custom

The architectural team of Paul Studer, Mike Studer and
W-I-C of The
Mike Frimming agree that the study is a highlight
Augusta, but for a different reason. “The working home office
is one of the more unique features of this home. It serves the
needs of the growing number of employees working out of the
home with the use of Internet access,” they say.

Out with the
Old,
In with the
New?
With so many
housing options
available in this
buyer’s market,
here is some help
in determining
what is best for
you
By alice P. Drake
It’s the age-old question:
Should you buy new construction or go with something
that has been around for a few
decades? Sentimentality might
draw you towards the old colonial-style home that you grew
up in, while something with a
more contemporary flair that
offers the trendiest bells and
whistles might catch your eye.
When it comes to home buying, one size definitely does
not fit all.
If you are in the joyous
throes of parenthood, you
probably are most likely leaning towards a single-family
detached home, rather than
a downtown condo. The big
issue now is to decide whether
you want a brand-new home
that no one else has lived
in or an existing home with
some history, character and
charm. Both selections have
their pluses and minuses, and
understanding how each home
choice differs is crucial to finding the one that completes
the picture for your particular
lifestyle.
Nowadays, many new
homes are built in communities with a unified style that
offer enhanced amenities,
such as a clubhouse, pool,
playground, tennis courts
and more. These subdivisions

It’s not easy being green
A brief summary to understanding what it means to be “green.”
What is green building?
Green building is the practice of building more sustainable, healthier, and more energy efficient buildings. There is no one single way to build a green building. There are many ways for
homebuilders to go green and many programs available
to certify homes as being green built.
What goes into a green home?
Green homes incorporate environmental considerations and resource
efficiency into every step of the building and development process
to minimize environmental impact. The design, construction,
and operation of a home must focus on energy and water efficiency, resource efficient building design and materials, indoor environmental
quality, and must take the home’s overall impact on the environment into
account. However, many of the processes and technologies that go into a
green home happen behind the scenes and behind the walls.
What can a home buyer look for in a green building?
—Energy-efficient features
—Water-efficient features
—Resource-efficient features
—Indoor air quality features
—Third party verifications through
nationally accredited programs
Here are some links to nationally accredited green building programs. These third party
certifications are practiced by many of our local homebuilders. Please search the individual
websites to find a green builder in your area:
The National Association of Home Builders (www.nahb.org) is bringing green to the mainstream with the NAHB National Green Building Program (NAHB Green) for all home builders and remodelers. The technologies and practices required to build a green home to NAHB
green criteria will result in lower costs to operate the home. Explore this site to get started.
Energystar™ (www.energystar.gov) is a green program run by the U.S. Environmental
Protection Agency. Products in more than 50 categories (including newly constructed
homes) are eligible for the ENERGY STAR certification. They use less energy, save money,
and help protect the environment. To earn the ENERGY STAR, a home must be at least 15%
more energy efficient than homes built to the 2004 International Residential Code (IRC),
and include additional energy-saving features that typically make them 20-30% more efficient than standard homes.
The U.S. Green Building Council (www.usgbc.org) is a 501(c)(3) non-profit community of
leaders working to make green buildings available to everyone within a generation. Their
Leadership in Energy and Environmental Design (LEED) Green Building Rating System™
encourages and accelerates global adoption of sustainable green building and development
practices.

offer anywhere from a small
amount of homes on a culde-sac, to hundreds of homes
from a handful of builders.
These homes will have to be
constructed to the latest building codes, and will most likely
be both energy efficient, or
“green” (see sidebar) and more
expensive than older homes of
a similar size.
Does newer always
mean better?
Do those features equal a
higher price tag in your mind?
Exact options and materials
will vary from house to house,
and builder to builder, but take
the time to write down and
consider these thoughts in
support of buying new when
making your final decision.
When it comes to new
homes, you get the chance at
contemporary styling, such
as the always popular open
concept living, with some flexibility in floor plans and materials during the design and
construction.
Repairs and maintenance
will be lower due to the newness of the appliances, materials and more, and extended
warranties will be offered. The
idea that no one has lived in
the house before may appeal to
you, as the home will truly be
a blank canvas for you to make
your own, while homeowners
associations will make sure the
properties don’t become “too”
unique, i.e., lawn ornaments
will stay at a minimum.
You can do hours and hours
of research online to check
out the builder you could
be working with, or meet-
homearama® 2011
059-061 nNewVsOld.indd 60
5/26/11 10:18:49 AM
ing face to face might just do
the trick. Regardless of your
chemistry with that particular person, you should also
find out about the builder’s
track record through references and sources such as the
Home Builders Association,
the Better Business Bureau
and Angie’s List.
If it is possible, it will
behoove you to walk or drive
around the new subdivision
to get a feel for how full or
empty it really is. This will
also give you a chance to ask
current homeowners in that
community about the builder’s
quality of work and whether
or not contractual obligations
were met.
Even though a builder can
show you a model home,
remember that is not what
you are buying. You will be
seeing the crème de la crème
of features (granite countertops, theater rooms, walk-in
showers), but your budget
may not be able to afford such
luxuries.
Above all, work with a
real estate agent you trust!
Whether you are buying new
or older construction, the real
estate agent is your advocate
and is working for you and
your best interest.
Does older also
mean character?
Obviously new construction is a popular choice; we
would not be having a 2011
HOMEARAMA® home show if
that was not the case. However,
there are massive amounts of
older homes on the market,
with roughly 1 out of every
569 in foreclosure. Because
of this, older construction is
selling at rock-bottom rates,
but that does not mean that
buying a house at a low price
upfront will mean a lower
price in the long run.
There are many surprises
that might crop up with that
older home that has generally
gone untouched. Plumbing,
electric, roofing, windows and
foundation problems are big
ticket items that will drain
your savings account faster
than you can deposit your
paycheck.
The pros of buying an older
home may include lower or
negotiable prices and an
established neighborhood.
Because the foreclosure rate
is at an all-time high, the cons
may include more maintenance, less-energy efficiency,
outdated interiors (wallpaper, shag carpet, Harvest
Gold appliances) and general
unseemliness. Of course,
the option exists to have the
home inspected, from foundation to roof and everything
in between.
What it boils down to is location, budget and your needs.
Don’t waste your money on
someone’s forgotten headache
unless you are willing to go in
with eyes, and wallet, open.
Also, don’t let the shiny brilliance of new construction
seduce you into becoming
house poor, or a foreclosure
statistic. Approach your purchase using your head, not
your heart, and realize this
purchase is much more than
about money, it is about your
lifestyle.
Why buy new?
Top 10 answers to that oft-asked question
1. When you buy a new home you get exactly what you
want. You won’t have to replace old carpet, countertops or aging appliances or roofs. You select the floor
plan, appliances, window treatment and flooring.
2. New homes carry better warranties.
3. Today’s new homes can be wired to take full advan-
tage of the latest communication, security, home
office and entertainment technologies.
4. New homes often sell at higher resale values than
older homes.
5. Builders today are subject to more stringent disclosure standards than existing home sellers.
6. New homes are safer than older homes. They have
the most up-to-date wiring and electrical components and have been constructed to meet today’s
stringent building codes.
7. New homes are healthier because asbestos, lead, and
other hazardous materials are no longer used in new
home building.
8. New homes are more energy efficient. Newer window technology, increased efficiency in heating and
cooling systems, better insulation and better control
of air infiltration are just a few of the things that
make new homes far superior in energy efficiency
than existing homes. New homes are twice as energy
efficient as homes built prior to 1980.
9. Existing and/or older homes are more expensive to
maintain and require additional maintenance and
upkeep vs. a brand new home or condominium.
10. New homes offer more updated floor plans, typically
featuring more storage, larger rooms and modern
features.

throughout the home with surprising organic
elements,” she adds. “A classic wainscot molding
is updated by using a staid nail head trim and
linen walls.”

the inspiration for the Augusta by Justin Doyle
Homes started with the homeowners. “The
homeowners have lived and traveled extensively throughout Europe. Their dream home

incorporate American amenities and products.
They have fused together global accents with

Whether you are freshening up your décor for the
summer or staging your house for a quick sale, there are
a couple of ways to give your space that extra “oomph”
without breaking the bank. New window treatments
add charm, faux painting or wallpaper add dimension,
and window boxes and artwork add bursts of color to
any home. here is some important information you will
need to get started.
Window treatments
Are you bored with the same old window treatments? Bright colors, funky patterns and organic materials offer exciting new ideas
and options for the adventuresome spirit. Changing the window
treatment in any room can instantly update the space and change
the point of view. Remember to measure your windows and jot
down that information before heading off to your local shop,
so that you will have a perfect fit without wasting your time or
money. To get you started, here is a short list of the types of window treatments available.
1. Cornices: A board usually covered with batting and fabric that
sits on top of a window.
2. Lambrequins: A cornice with extensions that come down the
side of the window.
3. Swags, cascades and jabots: A swag is a piece of fabric
draped over a pole that runs across the top of the window.

Window boxes
It is common practice to place window boxes under windows on
homes, but they can be installed other places such as fences, railings and balconies. The key to hanging window boxes is to find the
right box. The container
should reflect the architectural style of the space
while providing adequate
function. Wooden window
boxes make a great accent
to country cottages while
aging gracefully.
From terra-cotta window boxes with intricate
detailing, to woven baskets lined with moss, there
is a window box suited for
every home. Along with a
variety of styles, window
boxes come in an array
of sizes. Window boxes
tend to bring more balance to a space when they
are slightly larger than the
window.

Cascades and jabots are the legs that go down the side of the
window and are always attached to the swag.
4. Valances: Fabric treatments similar to a cornice that cover up
the top of a window.
5. Draperies and curtains: Draperies are pleated panels that
are hung from a traverse rod or a decorative pole and rings.
Curtains are generally stationary, although they can be adjusted
with tiebacks.
6. Roman, balloon or cloud shades: These shades raise and
lower by a system of rigged cords or a spring-loaded roller. They
are attached to a covered mounting board that is attached either
inside or outside the window trim.

Looking to change the mood of a room? You can pump up the
volume with color, pattern and texture by choosing the right
wall treatment for any room in your house. A bold paint color
can brighten up a dull room, while a softer hue can add subtle
warmth. The days of boring paisley and bad patterns are gone
when it comes to wallpaper. Through more modern prints, wallpaper is a great option to keep a room current.
Faux finish painting is one of the hottest trends in home décor
in recent years. A faux finish can do so much for a space, such as
create texture and depth, add a splash of color or elegance to an
otherwise boring room, or simply create a mood. A few examples
of faux finish choices are Leather, Marble, Suede, Clouds, Denim,
Parchment, Silk, Linen and Brick. You can achieve the look of

these natural materials with decorative faux painting at a fraction
of the cost of the real deal!
Artwork is also a diverse option that allows you to spend
a couple, hundreds, or even
millions of dollars on a piece
that will give your walls a
focal point. It is much easier
to move a painting from wall
to wall or room to room than
it is to change the wall treatment when the mood strikes.

About the HBA
Established in 1934, the Home Builders Association of Greater
Cincinnati is one of the nation’s oldest and most respected HBAs.
It represents companies affiliated with the residential construction industry in the counties of Butler, Brown, Clinton, Clermont,
Hamilton and Warren. The HBA’s mission is to aspire to be on the
leading edge of homebuilding through networking, education and
industry advocacy.
HOMEARAMA®, the HBA’s signature consumer show, was
established in 1962. In addition to this signature consumer
show, the HBA has produced CiTiRAMA® since 1996. This new
home showcase of urban lifestyles, in partnership with the City
of Cincinnati, is scheduled September 17-25 at the Villages of
Daybreak in Bond Hill.
A regional Cavalcade of Homes®, in partnership with the HBA
of Northern Kentucky, a scattered site show, is held annually in
May. The Tour of Remodeled Homes®, featuring renovation projects throughout the region will be held October 1-2.
The Greater Cincinnati Home Energy-Efficiency Expo, a
new consumer products show produced by the HBA, will fea-
80
ture exhibitors and workshops November 19-20 at the Duke
Energy Center.
Are you looking for new homes that are for sale? Visit the HBA
website, www.cincybuilders.com and click on New Home MLS from
the menu at the top of the page. You will find a complete listing of
all new homes included in the MLS of Greater Cincinnati.
Builder and remodeler members of the HBA provide a high
level of consumer confidence in the industry. All must abide by
industry construction standards, agree to conciliation of consumer disputes and provide a minimum one-year warranty on work
performed. For a list of HBA builders and remodelers for your
next new home or remodeling project visit www.cincybuilders.com
and click on Find a Builder, Product or Service from the menu bar
at the top of the page.
You can also search for HBA member companies that provide
specific home-related products and services. Call (513) 851-6300
