The Max Broock Story
It was 1895 when a young Max Broock, age 24, showed one of his clients some desirable
farm property in Detroit. That subdivision later became part of what is known today as
Virginia Park, a historic Detroit neighborhood. They also assembled the Highland Park
project for Henry Ford in 1905. Many of the luxury residential communities in the greater
Birmingham and Bloomfield area were developed under Max Broock Realtors’ careful
guidance between 1937 and 1960.
Bowen Broock, the grandson of Max Broock, opened their first branch office in Orchard
Lake in 1965. In 2002, Max Broock joined the Real Estate One Family of Companies. The
merger into the Real Estate One Family of Companies as a signature division combined two
third-generation family brokerages and the extensive market knowledge they both possess.

another. Even now, most published data (Case-Shiller, Zillow, etc.) will show homes
are appreciating at a 2 – 5% annual rate, however that data is 4 – 8 months behind.

Comerica Bank’s Michigan Economic Activity Index stabilized in November, rising 0.4 percentage points to a level of
101.0. The November index reading is 41 points, or 69 percent, above the index cyclical low of 59.9. The index has
averaged 103 through the eleven months of 2012 to November, 12 points above the index average for all of 2011.

The condition of your home’s exterior is most
important when it comes to buyer appeal.

nHouse number should be easy to read
n Chipped plaster and paint touched up and
repaired
n Lights on timers to ensure house is lit up
after sunset
n Leaky taps and toilets repaired
n Eaves, troughs and downspouts in good
repair
n Burned out light bulbs replaced
n Garage/carport clean and tidy
n Litter picked up
n Mirrors, fixtures, and taps cleaned and
polished
n Cracked or broken window panes replaced
n Seals around tubs and basins in good repair
n Doorbell and door hardware in good repair
n Closets and cupboards neat and tidy
n Touch-up trim paint on doors, window
frames, fascia, etc
n All torn screens should be repaired or
replaced
n Mow, edge and weed the lawn frequently
until the home is sold
n Avoid repainting the entire house unless
current colors are very loud or offbeat
n Overgrown shrubbery should be cut back to

Preparing to Show Your Home
Agents from many real estate firms will want to show your home.
Please make your home as accessible as possible for agent showing appointments.
It is suggested to allow a lockbox to be installed on your door, you’ll increase your odds
for a sale by allowing more qualified buyers to view your home.
n Open all draperies and window shades
during daylight hours
n Turn on all lights and replace bulbs with high
wattage bulbs where needed
n Open windows one half hour before showing
to circulate fresh air
n Open all the doors between rooms to give
an inviting feeling
n Place fresh flowers on kitchen table and/or in
the living room
n If possible, bake cookies or bread to add in
an inviting aroma
n Bathroom should sparkle with towels folded
and toilet lid down
n Replace any items not included in the sale, or
tag them appropriately with “to be replaced
with..” or “not included” signs
n Floors cleaned, garbage containers emptied
n Closets and cupboards neat and tidy
n Valuable property out of reach, out of sight,
or locked away
n Pets absent or contained during showings
n Make beds and have clothes picked up
n Fireplace lit in cooler weather
n Air conditioner turned on in warm weather
n Appliances cleaned
