We treat our lowest-paid part-time worker as respectfully as our top-paying customer. Everyone is equal in the eyes of the Lord. Some commercial cleaning franchises have earned a reputation for indulging in some questionable practices. They might divide up an office building contract among a number of franchisees, for example, or carefully control the sales process in such a way that the franchisee has difficulty growing his business. At Office Pride, we believe in teaching our franchisees how to fish, metaphorically, rather than just giving them a fish, in keeping with the tenets set forth by the Bible. We know What we believe Our Guiding Principles: God’s Word teaches how to operate a successful business. All things are possible through Christ. A business is a tool that God uses to accomplish His purpose. We should treat all people fairly and with respect. We take the high road when dealing with customers, employees and vendors. 8 8 whether you live in Little Town, USA, or Big City Metropolis. Every one of those businesses has offices, stores or warehouse spaces, and every one of those spaces has to be kept cleaned. Every toilet scrubbed, every carpet vacuumed, every floor waxed and buffed. Now, take a mental walk down the block. You’ll find more rows of businesses, stores and commercial spaces. Nearby, there may be factories and medical centers. You’re probably beginning to see how quickly the customers can stack up. When CEO Todd Hopkins started Office Pride on a shoestring budget in 1992, he saw all those possibilities in the ultimate scalable business: commercial cleaning. Todd prides himself on never asking franchisees to do anything he wouldn’t do, and when he first Praying for God’s favor and wisdom is a key started out, like many of our franchisees, he did part of strategic planning and daily implementa- his own cleaning. And then he prayed on it, seeking God’s favor and wisdom. Within weeks, contracts were being signed. Either franchisees are not allowed to do their own selling, or they are highly restricted on who they can or can’t sell to. Some franchise commercial cleaners may subdivide a single office building by selling different floors to different franchisees. This makes it difficult for franchisees to make money. We train and coach our franchise owners on sales skills and work with them to make sure they reach their operational goals. We will go with you on initial sales calls to provide support and guidance. The Office Pride marketing program is devoted to the success and consistency of our brand. The Office Pride franchisees live in New Haven, Ind., a suburb of Ft. Wayne, where Dean is the list-maker and Nancy is the potter. The pair joined the Office Pride family in 2009 and are loving their new lives where they get to be their own bosses, help their fellow man and live out their faith. “Our mornings are easy,” says Nancy. “Most days we have a casual breakfast and coffee on the patio and work a little in our jammies and get ready for our day. Basically, we have our office meeting over breakfast.” They have no set time, but it’s not unusual for them to have breakfast around 10 a.m. That’s 12 12 “That’s our rejuvenation in the mornings,” adds Nancy. Despite the gentle start to their day, the pair are very busy. “It’s all day long and it does not stop,” says Dean. One day this spring, Dean gets out of the house after breakfast to handle a day cleaning job. Most jobs happen at night and on weekends, but there is some call for day work. With this newer account, Dean hasn’t yet had time to fill the position so he handles the job himself. The pair have 25 employDean and Nancy with Office Pride founder/owner Todd Hopkins ees handling their 54 accounts, but they often help out with the cleaning crews themselves as their business is still growing. “I know it won’t be this when the pair will discuss the day’s tasks ahead and review the last evening’s work with their 55 accounts. Their accounts include four churches, some medical facilities, and a lot of banks — about 25-30. If there were any problems, complaints or is- way in a couple of years,” Dean says. They both took the Office Pride training to heart, and they 13 13 make sure their employees understand the company’s way of doing things. “This is a proven system,” Dean says. “We’re going to run it the way we’ve been taught in training. We take the time to train our employees.” After the Huntington training session, Nancy says, “we have another outlying town where we need to clean an account there because somebody quit last night at the last minute. This is a typical day.” Two cleaning jobs come after that one. Dean and Nancy are filling in with those crews until they can find the right people for those jobs. Then it’s on to the bulk of their accounts, which are mainly cleaned in the evenings. They like to check in on all the crews, even when they aren’t doing any cleaning themselves. A typical day wraps up around midnight, Dean says. The couple is pleased with how their business is going, and they attribute that to their faith in God. “There’s a lot of prosperity gospel going on, and it’s not like that,” Dean says. “We’ve gone through a lot of hard things that have made us stronger, but if you keep God at the center of everything, that helps you get through it.” How Big is the Commercial Cleaning Industry? Recession-resistant commercial cleaning market has lots of untapped potential There are an estimated 77 billion square feet of commercial floor space in the United States and a potential commercial cleaning market of $115 billion, according to Marketdata Enterprises Inc. Currently, the commercial cleaning industry is an estimated $78 billion a year business, and as you can see, there’s still plenty of opportunity. Office Pride is capitalizing on that opportunity and relying on its expanding roster of franchisees to secure as much of that business as possible. Chris Middleton, an Office Pride franchise owner from Noblesville, Ind., really enjoys his role as mentor to some of his 50 employees. “Lots of great people work for us; some lack life skills, like how to make a budget living week to week on a paycheck. I get to do a What Makes Office Pride Unique? Our core values are more than words The commercial cleaning business is attractive for entrepreneurs — there’s little overhead, the earnings potential is good even for a one-person operation, and there are tens of billions of square feet of office space in the U.S. that need to be cleaned. That’s a lot of earnings potential. But the commercial cleaning industry is very fragmented. It’s populated by a lot of mom-and-pop businesses that have varying degrees of reliability. Franchises make up only 5% of the commercial cleaning 23 23 industry. And among those franchises, Office Pride is proud of its reputation as a faith-based commercial cleaning franchise. Let’s look at some of the things that make us stand out from the crowd. A different approach We offer great support to our franchisees. We want to help them avoid the pitfalls that can hold back independent commercial cleaners. We have developed processes over the last 20 years that systemize the cleaning process, making it easier for Office pride franchisees to train their crews. We offer ongoing business coaching, professional training and support, from the local level to the corporate office. When you succeed, we succeed. We don’t fragment our accounts. Unlike some cleaning franchises, we won’t subdivide an office building or retail space among several franchisees. That kind of competition only lowers your earnings potential, creates the potential for unhappy customers and, quite frankly, isn’t the sort of business practice that meets the Office Pride standards. We also train franchisees to do their own sales. At Office Pride, we treat others We practice what we preach. We don’t just with respect. That means our customers and our say we’re a faith-based business, slap a Christian franchisees are treated fairly. Office Pride franchisees come from all walks of life. Our franchisee family includes people from Who Makes a Good Office Pride Franchisee? Motivation, work ethic and dedication to integrity are key A chain is only as strong as its weakest link, and a franchise system works much the same way. 28 28 • Persevere with a servant’s attitude • Accountability to Commitments An ideal Office Pride franchisee must be driven, self-motivated and have support from family and friends. They must be willing and enthusiastic about using the proven Office Pride systems. Why would you buy a franchise if you just want to turn around and run things differently? The strength of a franchise lies in its proven systems. Management experience is important, but it doesn’t matter whether it’s in the cleaning business or something completely different. If someone is willing to work hard and listen to what Office Pride has to teach, we can all be successful. As the Office Pride name suggests, we take pride in what we do, and we want to make sure every franchisee feels the same way. We also want to make sure every franchisee agrees on certain key points. We have core values at Office Pride, and we look for franchisees who are willing to embrace them: Finding the right fit At Office Pride, we want someone who is willing to persevere. Before signing a franchise agreement, candidates talk with our other franchise owners and employees. We encourage that because it’s good for both Office Pride and the potential franchisee. Our owners and employees will provide valuable feedback to the candidate, and they’ll also provide valuable feedback to Office Pride, because we all look out for each other.
