Moreover than not, golf courses have historically been valued as a business
rather than as a piece of real estate. Zoning and restrictive covenants often
encumber the underlying land and thus minimalized its value. But what if
this could be changed?
PMRG’s Golf and Land Group has the expertise to explore the issues and
expose a properties true value. In 2014 and 2015, PMRG helped uncover
over $125 million worth of land value in several golf courses whose
combined NOI was about $1 million.
CASE STUDY
Maximizing Land Value
In 2015, the City of Sumner Washington will finalize
the sale of Sumner Meadows Golf Links to Principal
Financial Group to build up to 2,700,000 Square Feet
of Industrial buildings.
The City built the golf course 18 years ago. The 154acre parcel was part of a larger land acquisition by
the city in 1993. In 2012, city officials determined
they couldn’t continue subsidizing the golf course
without raising taxes or utility rates.
As a golf course with negative cash flow, the
“business” had negative value. The adaptive–reuse of
the property yielded the City of Sumner $53 million.
