Vacation Investment Properties purchased the Wilberforce Veneer plant June 15th 2007 from Veneer Financing LLC Development plans will be based on approved uses in consultation and cooperation with the town of Wilberforce Development of the former site to be a long term benefit to the community of Wilberforce and business partner with Vacation Investment Properties Background Vacation Investment Properties International Inc. (VIP) owns land in the Town of Wilberforce having frontage on Pusey (Dark) Lake. The property which is about three hectares (ha) in area, historically operated as a veneer plant; consequently, it is zoned M2‐1 – Heavy Industrial. VIP would like to convert an existing 21,000 square foot (1,951 square metres [m2]) building into twenty residential housekeeping apartment units to be rented on a weekly basis to tourists and business travellers. At this point, plans also include a swimming pool and spa for guests and local residents. As most of the property has been significantly modified from its natural state to accommodate industrial uses, plans call for considerable landscaping with walking trails, a swimming beach, tennis and volleyball courts and docking facilities. As well, the re‐development will be serviced with potable water, a sewage treatment system and a treatment train of storm water control features which will be integrated into the landscape plan. As mentioned above, to accommodate the proposal, the property needs to be rezoned from M2‐1 – Heavy Industrial to CT – Tourist Commercial. This requires the preparation and submission of an Environmental Impact Study (EIS), in keeping with requirements of The Municipality of Highlands East. The Municipality at its discretion may conduct a peer review of the EIS. In the early summer of 2008, Michalski Nielsen Associates Limited was retained by Allan Clark on behalf of VIP to undertake the required EIS.
