Overview
Our lovey home is a luxury 4 bedroom 2 bathroom villa with a large 30ft pool and deck area. It is mainly used for our own personal holidays, we have wonderful
memories of family holidays in Florida and want others to be able to make similar memories of their own. Come and enjoy all Florida has to offer whilst enjoying
our relaxed, quiet, home from home villa.
Orange Tree is an exclusive private community set amongst beautiful orange groves situated off Highway 27 and only 2 miles from the 192. It is located
approximately 15 minutes from Disney and 45 minutes from Orlando International Airport and is close to all amenities. The community has free tennis and
basketball courts, a soccer pitch and two children’s play parks. There is also a small lake teaming with wildlife and a nature trail that circles the entire community.

"On arrival we found the villa had been cleaned to a satisfactory standard. The bedrooms were spacious and comfortable, especially the Minion themed room
adored by the grandchildren. Every appliance/tool required could be found in the kitchen. The games room offers various entertainment for those hours not spent
in the theme parks. The large pool and surrounding area are an ideal family space which we particularly enjoyed. There are even pool toys. We were very happy
with the security system installed. The owners have taken a lot of care and attention to detail to make sure that anyone staying here will get that home from home
feeling. Thank you for a superb fortnight stay. "

"Spacious, comfortable, relaxing, quiet haven, well situated in proximity to theme parks, supermarkets and other amenities. The residential community is a very
quiet, well laid out and attractive place and has lovely orange groves. This villa has everything anyone could need . The living/ dining area is large and
comfortable with two tables and an extremely well stocked kitchen. The master bedroom has a huge bed and is extremely comfortable with a huge bathroom and
walk in closet. The other rooms are all very good sized and there is enough space for 4 adults and 4 children easily! The pool is bigger than average with sun
beds, tables and chairs and gets the sun for most of the day, perfect for breakfast outside in the morning. This was just the perfect place to be when you want
some space and relaxation away from all the parks and busyness that is Florida"

"We had the pleasure of staying on the Orange Tree villa for my son's 4 year birthday vacation. There was more than enough room- he was very excited to see a
room decorated with the minion/despicable me theme as it is a favourite of his. There were things to keep us busy if we were stuck indoors- a pool table, movies,
games, etc.
We did pay for the pool to be heated- it was lovely to be able to come home and enjoy a swim after a long day at the parks. The beds and furniture were very
comfortable, the kitchen was stocked with anything we needed to cook and make the best of our time there. To get to the parks was easy and short drive. The
location was close to grocery stores and a few places to eat if you decided to go out for dinner.
We originally had booked 5 days, but enjoyed it so much we called David and asked to extend our stay. He was very friendly and was able to allow us to stay the
duration of our trip. We look forward to booking with him for this home the next time we come to FL. Thank you!!!!"

About Luxury Florida Villa with Large Pool 15 mins from Disney
Welcome to our home, we purchased this beautiful villa in October 2014 to use as our own vacation home. We redecorated and upgraded all of the bedrooms in
November 2014. We have also redecorated the open plan living space and upgraded the majority of the furniture in November 2014. We plan to further upgrade
the games room and supply some baby equipment in 2015. With free Cable TV and free Wi-Fi our vacation villa is home from home just bring clothing and fill the
fridge! Our relaxing executive villa is fully air-conditioned throughout, with ceiling fans in most bedrooms and sliding patio doors to the pool area from the living
room and master bedroom. It has a large open plan living area consisting of well-appointed formal dining room, living room, fully equipped kitchen/utility and nook.
It sleeps 8 and has one en-suite master bedroom, one double bedroom and two further bedrooms each with twin beds (one Minion themed) that share a family
bathroom with door leading to the pool area. The garage is being used as a games room. Outside, our large 30' screened swimming pool with removable safety
screen is simply stunning, with underwater lighting and steps; the deep end is 6’ and the shallow end 3’. The pool area has a large paved sundeck, sun loungers,
table, chairs and covered lanai fitted with ceiling fans all providing a chance to soak up the wonderful Floridian climate or to relax either before or after a busy visit
to one of the nearby Disney/Universal parks or other attractions.

The living room is open plan, fully carpeted and contains a 3 seat sofa, a 2 seat sofa, an armchair, coffee table and 2
matching end tables. It has a 40” flat screen TV with Cable and DVD/Audio CD Player and telephone. On the cabinet
you will find some games and DVDs for your entertainment.
Dining Room
The formal dining room is fully carpeted and contains a formal dining table with 6 chairs. It looks out to the front of the
villa through 2 arched windows.
Nook
The nook is adjacent to the kitchen and has a dining table and 4 chairs and overlooks the pool and sundeck. Perfect
for breakfast or snacks. On the bookshelf are an IPOD player and numerous books for you to read if you wish during
your stay.
Kitchen
The kitchen is fully equipped with modern appliances. Full oven and hob, microwave, sink with waste disposal, large
refrigerator/freezer, dishwasher, toaster, kettle, coffee maker, mixer, juicer, bread maker and electric can opener. The
adjoining utility room contains a washing machine, tumble drier, 2 airers, iron and ironing board. A selection of pool
towels are provided for your use during your stay.

The master bedroom has an American king sized bed, dresser, 2 night stands, clock radio, and 32” flat screen TV with
cable. There is a ceiling fan for added comfort with remote control and patio doors lead directly onto the covered porch
and pool area. It has an adjoining en-suite and closet.
Master Bedroom En-Suite
This is a large en-suite bathroom leading off the master bedroom with two vanity basins, bath tub, large walk-in shower
and separate WC. There is a closet containing towels and hair dryer/straighteners are provided for your use. There is
also a large walk-in closet for your clothes which also contains a digital safe for your use.
Bedroom 2
The 2nd bedroom has a double sized bed, a dresser, night stand and alarm/clock radio. There is a ceiling fan for
added comfort and a built-in double closet for your clothes.
Bedroom 3
The 3rd double bedroom has 2 twin beds, dresser, night stand, flat screen 22” TV with cable and PS2 with some
games. There is a ceiling fan for added comfort and a built-in double closet for your clothes.
Bedroom 4
The 4th double bedroom is decorated in a Minions theme and has 2 twin beds and a dresser with alarm/clock radio.
There is a built-in double closet for your clothes.
Family Bathroom with Door
to Pool
The family bathroom is centrally located to the bedrooms and has a door conveniently leading out onto the covered
porch, lanai and pool area. The bathroom comprises of two vanity basins, a bath with overhead shower and WC. There
is a closet containing towels and a hair dryer is provided for your use.
Games Room
The double garage is being used as a games room and is accessed from the kitchen area. There is a darts board,
tennis racquets/balls, billiards table and basketball game. There is also a sofa and a small table and chairs for the
children’s snacks and drinks. We will be upgrading the games room in 2015.
Pool Deck
The large 30' swimming pool has underwater lighting and steps, the shallow end is 3’ deep and accessed via the
steps, and the deep end is 6’ and has a seated area. It is well screened and has a removable safety pool fence for
safety aspects around small children. The surrounding patio has upgraded pavers for coolness underfoot. A large patio
table with 6 padded chairs and 4 padded sun loungers are provided. The covered lanai/porch area has 2 ceiling fans
with lights for added comfort. There are security bars and door locks on all doors leading to the pool area from inside
the villa to ensure the safety of your children. The large 30' swimming pool can be heated if required at an additional
cost.
