Lakeside Chalets
The pretty Lakeside Chalets have been constructed on
the banks of beautiful Lake Hallstatt. These traditional
style chalets are located in an open and sunny position,
with a stunning mountainous backdrop and breathtaking
views across the lake to the historic village of Hallstatt.
The Lakeside Chalets form a small ‘village’ which is
also home to a central farmhouse-style building with a
restaurant, bar, swimming pool, wellness area, children’s
zone and a shop. All of these traditional chalets feature
lovely wooden balconies, a private parking space and
freehold tenure.

Hallstatt
World’s Oldest Salt Mines
The historic village of Hallstatt is located in the Upper
Austria province and lies on the banks of Lake Hallstatt,
just 20 minutes from Upper Austria’s largest ski region.
The village is home to many quaint shops and restaurants
and there is also a pretty ferry across the lake which runs
365 days a year. Additionally, Hallstatt is home to one of
the world’s oldest known salt mines which is now open to
the public and is a great place to explore. You can take
the funicular from the centre of town to the top of the
mountain and then travel deep into the mountains with
wooden slides providing access to 12 levels of tunnels
and an incredible salt-lake cavern - making it great fun
for all the family!
Hallstatt has been listed as a UNESCO World Heritage
site since 1997 due to its beauty and cultural heritage.
The village is also known to be one of the oldest human
settlements in the world dating back to 5500 BC.
Hallstatt is made up of little wooden homes, some
of which stand on stilts in the river. It was virtually
inaccessible until the late 19th century when a road was
blasted through the mountains.
Train station to Salzburg
The village of Obertraun lies directly across the water
from Hallstatt. Obertraun itself is a pretty village with
several shops and restaurants and a disco. It even has
its own train station which will take you to Salzburg in a
little over two hours.
This tranquil village is also easily accessible by car at
just 70 minutes from Salzburg airport, 1 hour 45 minutes
from Linz airport and 2 hours 30 minutes from Munich
airport.

These pretty Lakeside Chalets are positioned in a beautiful
spot alongside Lake Hallstatt. They have lots of sunshine
and romantic sunsets thanks to their south westerly aspect.
The chalets are located in an exclusive pedestrianised
‘village’ setting and are within easy walking distance of
several restaurants, a bakery and a supermarket.
These properties all have private parking spaces at the
entrance to the ‘village’ with pretty landscaped pathways
leading to the chalets and on to the lakeside beach which
is perfect for swimming and sunbathing.
This location makes the chalets perfect for year round
use with the lake providing summer fun and the local
Krippenstein ski region offering great winter sports only
five minutes’ drive away.
The village is being built in two phases; construction of
phase one (which includes 59 chalets) is already complete
and the second phase of chalets will be built to order.
The central ‘farmhouse-style’ building is also finished so
owners can enjoy the village facilities from day one.
The Lakeside Chalets have been designed in a traditional
Austrian style with pretty balconies, large terraces and
chunky overhanging roofs where you can enjoy the
fantastic views. Available in five different styles, the
chalets vary in size from 64m 2 to 148m2.
These rustic two to five bedroom properties have been built
to a very high standard and feature spacious open-plan living
areas with wood-burning stoves and flatscreen TVs, plus fully
equipped luxury kitchens with combination microwaves with
ovens, induction stoves and dishwashers. The chalets have
ensuite facilities, lockable private storage areas with washing
machine connections and downstairs toilets.

The Farmhouse
Fittings and Furnishings
The Lakeside Chalets can make use of a superb central
‘Farmhouse’ building with a lounge, restaurant, shop
and children’s area - all exclusively available for owners
and their guests. There is also a swimming pool, sauna,
wellness facilities, a gym and massage and beauty centre.
The developers of the Lakeside Chalets have appointed
interior designers to provide every comfort and all the
chalets are fully furnished to make your purchase as
smooth as possible. Furniture includes sofas, wardrobes,
bed linen, curtains, cutlery and crockery is included in
the price of your chalet.
As you enter the building there is a welcoming lounge
and reception area where you can collect your keys and
mail and even a village shop where you can pick up fresh
local produce, including daily deliveries from the bakery.
The Farmhouse also has a rustic restaurant serving
Austrian and European cuisine which is open throughout
the day and into the evenings, making it a great place
to meet friends and family. Buffet breakfasts are also
served in the morning and there is a large terrace area
where you can sit out and enjoy the unobstructed views
of Lake Hallstatt.
These chalets have everything you could need to enjoy
your new Alpine home; the fully equipped kitchens
includes combination microwaves plus an oven,
induction stove and dishwasher. There are also flatscreen
televisions in both the lounge and bedrooms and WiFi
throughout. The lockable storage areas have washing
machine connections. Additionally, these properties
include garden furniture on the balconies and terraces.

It is possible to have this chalet configured either as

Flexible Rental
As with most holiday homes in Austria, these chalets are
required to be rented out for part of the year. The benefit
of this is that your property is earning an income for you
when you are not using it and you can also reclaim some
or all of the VAT on the purchase price - a saving of up
to 20%. The developer will pay the VAT for you and then
reclaim it back so you only pay the net price. There is a
choice to either claim back all or part of the VAT. If you
rent your property commercially and do not use your
property at all for yourself then the developer can claim
the full 20% VAT. If you declare in advance that you will
be using the property partly for your private use then
the amount of VAT you may reclaim depends on the ratio
of usage - personal to rental.
These chalets will offer fantastic summer and winter
rentals which will be professionally managed by the
developer together with an Austrian tour operator. The
company will deal with marketing and managing your
property and can even provide a tax advisor to complete
your tax returns so there is absolutely no work for you to
do. The rental arrangements are very flexible and owners
can book up to 10 weeks a year for private usage which
is nearly three months!
Bookings should be made six months in advance for
owners’ use but as the tour operator uses an online
booking system it is also possible to take extra weeks at
short notice (up to seven days) if your chalet is free as a
last-minute booking.
All the income from the rentals will be put into a rental
pool and divided between all the chalets. Any weeks an
owner spends time in their chalet they will simply opt
out of the rental pool for that week.
The only costs will be for the cleaning and laundering of
the property, tourist tax and VAT. The tour operator will
pay the rental income to owners on a monthly basis.
As a chalet owner you also own a share of the resort and
annual meetings are held with all the chalet owners to
discuss budgets, rental, prices, marketing, maintenance

Purchase Costs
Bank Finance
Purchase costs for buying a property work out about
6.6% of the gross purchase price. The purchaser will
be required to pay the notary fees after the contract of
sale has been signed and the notary has sent off all the
papers to obtain the foreigner purchase permit.
The developer has arranged for the local bank to lend up
to 70% of the purchase price for buyers over a period of
20 years.
Fees are calculated as follows:
• Purchase Tax ‘Stamp Duty’ – 3.5% of the gross price
• Entry to the Land Registry – 1.1% of the gross price
• Notary’s fees – 2% of gross purchase price plus VAT
• Court costs, administration fees – approx. 150 euros

Variable interest rates are currently at around 3% and
it is possible to take one year or five year fixed rate
mortgages. If you take a mortgage the fees add up to
roughly 4% of the value of the loan you will be taking.
These comprise a bank set up fee of around 2%, an
appraisal fee of 0.5% and a 1.5% mortgage registration
fee.

Family FRIENDLY
In winter the Krippenstein–Dachstein–Obertraun ski region
offers a great choice of skiing for all abilities and just a
20 minutes’ drive away are the Dachstein West mountains
which form Upper Austria’s largest ski area.
This region encompasses the villages of Gosau, Russbach,
Zwieselalm and Annaberg and offers 152km of slopes
serviced by 52 lifts and cable cars ensuring good skiing
for everyone.
Located in the Salzburg province at 1,400m, this is the
perfect place to enjoy skiing in the Alps: quiet, tranquil
and perfectly set apart from the hustle and bustle of the
usual tourist traps.
The family-friendly ski resort of Krippenstein is also right
on the doorstep. The Krippenstein resort not only has a
good selection of groomed pistes but is also excellent for
off-piste skiing with over 30km of safe terrain.

152km of skiing
In winter this region provides some of the loveliest skiing
areas in Austria, with pistes ranging from very easy family
runs to more difficult black runs. However, the beauty of
this area is the great number of intermediate slopes to
enjoy and in deep snow conditions the sides of the piste
make for powder heaven.
Additionally, there is a free ski bus which can take you
from Obertaun to both ski regions and in addition to all
of this, there is also plenty of cross country skiing and
other activities on offer, such as dog-drawn sleigh rides
and snow shoe hiking.

Summer Activities
Summer
In summer this region becomes paradise for nature
lovers as there are numerous activities: such as hiking,
boating on the lake, scuba diving in the crystal clear
waters (which are clean enough to drink), and taking
one of the many walking routes within the villages.
The region is also home to many adventure playgrounds;
beach volleyball, mini golf, Alpine slides, horse riding,
rafting, canyoning, mountain biking, hiking (with
multiple day tours possible), climbing, kayaking, diving
and fishing.
Just over an hour away is the beautiful city of Salzburg
which is steeped in history and culture. It also boasts
wonderful shopping and world class restaurants.
