y grandfather always said, “Greet everyone as a friend until they
prove themselves a stranger.” Whenever a visitor crossed our cattle
guard into the barnyard, the coffee pot was ready and a jar full of cookies handy. In 1902, my
great grandfather was looking for stray cattle 40 miles from the home place in twenty-below
weather during a Montana February. Nightfall came and a poor homestead family pitied him,
sharing half their meager meal, half their bedding, and granting repose from the cold. He wrote
down this event, ensuring that his children never forget true western hospitality.
When fourth or fifth generation ranchers gather, all have
similar stories. These values bind the west together. It is
the foundation for brandings or neighboring to ship cattle.
It is why the entire county will fight a grass fire or mourn the
latest loss of another old-timer passed. It defines rural. It is
our fabric. It draws outsiders to us where together we create
new community and a New West.
In the late 1880s, as Teddy Roosevelt shared his western
adventures enticing more easterners to join, western
hospitality was there to greet them. Neighboring the Eaton
family's Custer Trail Ranch, Roosevelt’s visitors were soon
receiving the Eatons' highly regarded hospitality. In the
spirit of the west, all visitors were greeted as friends and
taken in. The books soon revealed 2,200 free meals given.
With a harsh winter followed by the Panic of 1893, the
economics of western hospitality could no longer pencil.
Guests had to now pay for their room and board. Thus,
“Dude Ranching” was born, an industry founded on greeting
everyone as a friend and returning as family. Eastern visitors
cherished accessing the land horseback and being part of
a ranch community gathered by a triangle bell for common
meals in cook houses and lodges scattered throughout the
west.
The HF Bar Ranch at Saddlestring, Wyoming is one such
historic dude ranch. Started in 1911, by Frank Horton
from Iowa, the HF Bar quickly became a favorite gathering
place for Frank’s
mid-west and
eastern friends.

had realized
that it was
time these friends became paying guests. The ranch was
incorporated with his partners Warren and Demia Gorrell,
from Chicago, and the HF Bar Ranch soon became a
multigenerational vacation destination.
Western Hospitality
Today, the third generation has the reins, continuing the
traditions and ethics upon which the ranch was originally
founded. In 1981, Margi Schroth inherited the ranch from
her then-fiancé, Jack O. Horton, Frank’s grandson, who had
died unexpectedly of leukemia. Today Margi and her five
children run the ranch supported by a key group of longtime,
year-round employees.
The core value of the ranch - and one which brings people
back to the HF Bar - is the western value of an honor code.
“There is not a single lock on any cabin. The kitchen is open.
The honor code allows you to help yourself and feel completely
at home. For example, after a dance at 11:00 at night, people
are in the kitchen making sandwiches and helping themselves
to ice cream. Guests feel at home and that is the gift we want
to give them - particularly in this day and age.”
The HF Bar Ranch is a multigenerational community. Just
as the owners are into the third generation, so are the guests.
“Guests come as children and often transition to then working
here as teenagers. Many have gotten engaged here, gotten
married here, and then come back with families of their own.”
Another partner in the growth of the dude ranch industry was
the Great Northern Railroad, which quickly saw that dude
ranching gave visitors a destination and a reason to ride the
rail west. Deep Canyon Ranch, located west of Great Falls
along the Teton River, benefited from this critical partnership
with the railroad, a partnership that started in the 30s during
the depression. Bordering the Bob Marshall Wilderness,
Deep Canyon Ranch has thrived thanks to over 50 years of
stewardship by current owners, Chuck and Sharon Blixrud.
The quiet trails hold stories and tell tales, and Chuck has
spent a lifetime contributing to them. Coming back to the
historic lodge, one is greeted by the infectious kindness of
Sharon followed by a quality, homestyle meal now prepared by
her daughter, Debra.

Chuck’s passion for the land is easily evident. Chuck
loves taking visitors horseback to a hidden vista for “a wow
moment” and to experience “the peace you have with the
country.” He is an ambassador for this spectacular region of
Montana known as the Rocky Mountain Front. “During our
lifetime of hosting visitors and sharing this special place, we
have worked hard at making sure this land will be preserved
for generations to come. Threats to the landscape will always
be present, but our connection to the land and to Deep Canyon
Ranch keeps us mindful of how special this Rocky Mountain
Front is.”
In 2007 at the height of the real estate market, Jim Manley the founder and chairman of Atlantic-Pacific Capital, a boutique
private investment firm, purchased the Ranch at Rock Creek. Growing up on Westerns, at the age of 10, this New Jersey boy
vowed that one day he would own his own ranch. The ranch he envisioned was based on his Hollywood 1800s depictions
from childhood: vast open space, a town unchanged by tourism, and neighbors
tucked away on their own large spreads.
The Ranch at Rock Creek afforded him and his family and friends this coveted
luxury. Soon, the tradition of western hospitality infected this easterner as
well. Friends and colleagues from the east coast were entertained, returned
for more, and the place thrived with an energy that only occupancy can bring.
Quickly he realized that to create a legacy ranch that would continue into future
generations, the property would need to be profitable. He channeled that
western hospitality, grew resort-caliber amenities and became one of the leaders
in another diversification of dude ranching: resort ranch experiences.
As economics drove friendly ranches to charge room and board
in the late 1800s, the tightening margins and low cattle prices
of the 1980s influenced working ranches to open their doors
to paying clients, thus diversifying the dude ranch industry to
include working cattle ranch experiences.
In 1983, the Shively Ranch in the Pryor Mountains on the
Montana/Wyoming border accepted its first paying guests. Joe
and Iris Bassett, with the encouragement of their daughter
Jennifer Cerroni, needed to diversify while facing foreclosure.
They focused on their core strengths: high caliber horses
and the strong value of family. Founded on the philosophy of
“treating guests as we would want to be treated,” they decided
to bring in dudes. They built four cabins and in their first
season entertained 93 visitors. Now into the fourth generation
and moved next door onto the Dryhead Ranch, the Bassett
family enjoys welcoming guests to become a part of the crew
and, even more so, a part of the family. Jennifer reflects
today, “This kind of a vacation really changes peoples’ lives.
I think about that. What kind of vacation could I take that
would change my life? Not many. But this is the experience
that guests leave with and why they come back year after
year." Rand G. Smith, a guest since 1991 who is introduced
as “part of the family,” concurs, “This is a place to come for
freedom. Here, you will experience what they mean by Big
Sky Country.”

Today, The Ranch at Rock Creek is the only ranch to receive
a five-star status from Forbes Travel Guide and to be included
as a member in the elite Relais & Châteaux, an association of
the world’s finest hoteliers, chefs, and restaurateurs that sets
the standard for excellence in hospitality. Jim splits his time
between the east coast and Montana, but his commitment is

Western hospitality today is as diverse as the people who call the West home.
Each ranch is an embodiment of the family that owns it. Whether western
hospitality includes access to the massages and wine lists of today’s resort
ranches or early morning rides to get ahead of the heat on authentic cattle
ranches, what remains consistent is that everyone is greeted as a friend and
never a stranger. And more often than not, they return for generations as family.

University of North Carolina with a

then moved to Colorado and began a
nine-year career in the ranch and resort
industries where he managed a ski lodge
in Winter Park and served as managing
partner for a historic Colorado guest
ranch.
His admiration for the wide open spaces and the abundance
of recreational opportunities in Montana inspired his move
in 1997. After farming and ranching in central Montana, B
settled in the Bozeman area and guided fly fishermen on southwest Montana’s renowned waters for seven years. He was licensed in real estate sales in 1999, earned his broker’s license
in 2002, and is currently a licensed broker in Montana and
Wyoming. His lifelong recreational interests and professional
background in ranching and the resort industries naturally led
to a real estate focus in ranch and recreational properties.
B treasures the time spent with his family on their small ranch
and home along the Madison River, where they raise hay and

s we move into the fall season we are compelled to report that the status quo is alive and well in the world of rural
real estate in that not much has changed since our spring report. We did recently receive the official numbers from
the USDA which indicate that the value of all lands and buildings on farms in the U.S. is up 8.1% over 2013. Pasture
land values were up 11.1%. Keep in mind that these are very broad averages that cover a large area of the country.
We find that our team of brokers, appraisers and mortgage bankers tend to have better intelligence about what is really
going on in our various unique markets. What follows is our take on the rural land markets.

RANCHES - Since our last report there has continued to be strong demand for working ranches. Also, continued strong cattle prices
have resulted in more generational family ranches willing to enter into the marketplace to expand their operations. This is very
gratifying and we feel is positive for our ranching communities. Overall, however, while inventory continues to be limited, and
although prices have strengthened considerably, buyers have generally resisted very high asking prices.
