As REALTORS® and Affiliates we
recognize that we work within one of the
most active industries in Texas, and in one
of the best real estate markets in the country, but perhaps we do not take full advantage of all that is so readily available to us.
We work hard to ensure that our seller
client gets the best price possible for their
home when they sell, and that our buyer
client gets the home that meets their needs
and for the best possible value. And we
frequently encounter investors anxious to
find the best properties that will not only
allow them to earn some extra money but
that could also offer them an opportunity
to help people facing distressful life event
situations.
During the course of my 38 years in
the real estate business I have thought
many times about my doing some real
estate investing but concluded that first of
all, I had no idea what is involved in the
process and second, that I know nothing
about handling the financial aspects of this
type of transaction, nor did I know where
to seek the answers. I recently learned that
next month there will be a one day program, to be held in San Antonio that looks
like a great opportunity for anyone to get
all the information needed to (1) determine
if the ins and outs of investing could work
for them, (2) learn the costs that could be
involved in investing and (3) find out what
resources are available for securing the
investment monies necessary.
The 3rd Annual Texas Real Estate
Investor Expo will be held this year on
Saturday, May 21, 2016, at the new Norris
Conference Center, 618 NW Loop 410
(under the Alamo Drafthouse Theatre)
from 8 AM to 5 PM and registration is now
open at www.TexasExpo.com. For the best
value, the admission cost from now
through April 30 is only $49, (enter promo
code: REALTOR.) The price will increase
to $79 for registrations made between May
1 and May 20 and at the door on May 21
the cost will be $99.
The Expo will open at 8 AM when
there will be coffee and a Continental
Breakfast available for registrants. During
that time attendees will be able to visit
with the more than 50 investment related
exhibitors on hand to offer them assistance. The educational offerings will begin
with a 30-minute session titled “Real
Estate Investing 101 – The Basics” starting
at 8:30 AM. That will be followed by 5
real estate breakout sessions each hour, at
9:00 AM and 10:00 AM. The afternoon
breakout sessions will be at 1:00 PM, 2:00
PM and 3:00 PM.
Throughout the day there will be
several expert speakers offering a variety
of investment related sessions dealing with
subjects
such
as:
“Multi-Family
Investing;” “Vacant Homes;” “Lead
Generation Systems;” “Leasing to Buy;”
“How to Find Deals with the Right
System;” “Invest in Self Storage Centers;”
“12 Ways to Profit from Real Estate;”
“Foreclosures and Finding Abandoned
Homes;” “Assisted Living Facilities;”
“Purchase and Rehab Loans” and finally
“Self-Directed IRAs.”
The Main General Session will be
from 11:00 AM – 12:00 PM, during which
a lunch will be served to paid attendees.
This will be followed by a Panel
Discussion from 12:00 to 12:25 on “How
to Owner Finance for More Closings.” The
first of the event’s closing activities will
occur from 4:00 pm to 4:30 pm, when
there will be “Must Be Present to Win”
drawings with valuable prizes that include,
among several other desirable items, three
Big Screen TVs. The final 30 minutes will
provide attendees more opportunities to
visit with the exhibitors.
The Expo is being promoted by a
strategic alliance of the area’s real estate
investor groups and clubs, spearheaded by
the San Antonio Real Estate Investors
Association (SAREIA), which has been
active since it was established in
2002. SAREIA’s current President is Real
Estate Attorney, Broker & Investor Victor
M. Maas, who has been working diligently behind the scenes to provide a meaningful experience during this 3rd Expo for all
those who may have an interest in investing in real estate. SAREIA is San
Antonio's largest real estate investor association and holds regular monthly meetings starting at 6:00 PM on the first
Tuesday of each month at the Norris
Conference Center and everyone is cor-

According to Victor Maas, the main
purpose for the Expo is to help prospective
investors, especially REALTORS® and
Affiliates, along with those who are
already current real estate investors at all
levels, add to their knowledge by introducing them to industry experts who have
extensive experience in successful investing. The table Exhibitors will be there to
offer information about products and services to assist with investment information
including how to obtain "hard money" to
finance various projects. The Expo also
provides a perfect opportunity to network
with others who can provide helpful information as to why this would be a good fit
for your particular investment goals.
Real estate investing may or may
not be in your future but it could be to your
advantage to learn what it entails and to
discover all of the assistance available if
you are currently interested or were to
consider venturing into that field. As
REALTORS®, having this knowledge
could also enable you to more effectively
advise your investor clients. The Expo is
intended to be a major investor event and
should prove to be exceptionally informative.
It is anticipated that attendance this
year will greatly exceed that of last year’s

SAMAC Encourages Participation
The San Antonio Metro
Area Chapter (SAMAC) of the
National Association of
Residential Property Managers®
(NARPM®) had a busy March.
The first event of the month
started things off with a great
time with a social event at
Roo’s Pub which offered all a
great opportunity to relax and
get to know their fellow REALTORS® & Property Managers.
The following morning we had
our Chapter Meeting &
Educational Event with guest
speaker Lia S. Davis, an attorney with Disability Rights
Texas, the federally mandated
protection and advocacy organization for Texas residents with
disabilities.
For the relatively large
number of members in attendance, Ms Davis covered a wide
range of topics, including veter-
an's issues, use of service animals, housing rights, employment rights, disability rights in
homeless shelters and transitional housing. She helped us to
better understand the laws that
affect people with disabilities
and how we must know what to
do as we try to provide a living
space that will accommodate a
tenant with disabilities. There
can be so many things involved
in the logistics of executing the
lease such as who pays for the
accommodations, if you can
charge a deposit to return the
property to its original condition at the end of the lease, etc.
It is essential that we do the
right thing to stay out of trouble.
SAMAC continues to bring
its members high quality educational events, including two
recent six hour Educational

Classes “Developing Rewarding
Owner Relationships” and
“Personnel Procedures
(Advanced).” As much as we
love our businesses and continue to learn more so we can better ourselves, we also know
how to have fun and to support
our PAC which does so much
for our industry. Our team had
a great time at the TREPAC Top
Golf Event, and loved to support TREPAC and all that it
does for real estate issues.
SAMAC also loves to give back
to the community, which is why
we joined an event with Habitat
for Humanity and helped complete projects at a construction
site for a family, well deserving
of that great new home.
The next few months
would be a great time to come
join us for the events we have
planned for property managers
and for REALTORS® that are
interested in the possibility of
opening a Property
Management Division in their
company. Property Management
laws are ever changing so
Brokers, if you want to avoid
finding your or your agent’s
name on the TREC Advisor list,
I would suggest that you and
your agents join NARPM to
benefit from the education that
can help keep you, your agents,
your owners, and your tenants

safe.
Our next social event will
be on Wednesday April 20th at
MHN Properties at 7300 Blanco
Road Suite 403, San Antonio
Texas 78216 from 5 pm to 7pm.
Social events are a great way to
meet fellow property managers
and share questions and
answers concerning operating
the business and how to better
serve clients and customers.
They are also an opportunity to
learn more about one another
which helps create strong longlasting relationships. Our next
educational event will be on
May 18th from 10am to 1pm at
the Norris Conference Center
(410 & Blanco) where Darryl
Lyons, CFP®, AIF® CEO and
Investment Planner with PAX
Financial Group, LLC., will present information for small business owners and discuss personal investments so we may be
able to retire in the near future.

Keeping Up with San Antonio’s
Rapid Growth
The City of San Antonio continues
to grow and we are only scratching the
surface. Estimates indicate that by 2040,
Bexar County will grow by an additional
1.1 million new residents. Where will
these people live? How will they get
around? What kinds of jobs will they
have? These are the questions that REALTORS® ask and answer on a daily basis.
They are the same questions that the City
of San Antonio is trying to answer through
SA Tomorrow, a comprehensive community-wide planning effort.
SA Tomorrow is an initiative by the
City of San Antonio to guide development
during this time of rapid growth. SA
Tomorrow is actually three interrelated
plans—a comprehensive plan, a sustainability plan, and a transportation plan. The
goal is to build on the community vision
outlined in 2010 through the SA2020
process and extend it to 2040.
The growth mentioned above is
greatly concerning as the demand for
essential services increases. Fire and
police, trash pick-up, and basic street
maintenance will all become more challenging with a 40 percent increase in
rooftops. Not to mention, the availability
of affordable housing and traffic congestion will only be exacerbated. These are
not just problems for city government, but
for every resident. SA Tomorrow hopes to
jump ahead of that curve and solve the
problem before it becomes one.
For the past couple of decades,
much of the growth and development has
gravitated to the northern and western portions of the county. How will these patterns change with an additional 1.1 million
residents? Likely, it means an increased
demand for denser housing options inside
the city limits, many of which are not
available today. A 2013 survey by the
National Association of REALTORS®
indicates the demand for more mixed use,
walkable neighborhood housing options
may be as high as 50 percent nationwide.
The City’s interest in this long-term
planning is good news for REALTORS®.

Warm Wild Mushroom
Spinach Salad
Ingredients:
2 cloves garlic minced
1 medium shallot minced
2 teaspoons fresh thyme
3 tablespoons extra virgin olive oil
1 tablespoon balsamic vinegar
1 pound assorted fresh mushrooms cut in
equal sizes
3/4 pound washed spinach leaves dried

Cook-off.
Directions:
In a large bowl combine garlic, shallot, thyme and 1 tablespoon of the
oil. Add mushrooms, toss to coat.
Warm 1 tablespoon oil in large heavy skillet over medium high heat.
Add mushroom mixture; sauté until mushrooms are brown and just tentender, about 10 minutes. Remove skillet from heat. Season to taste with
salt and pepper.
In a large serving bowl, combine 1 tablespoon oil and vinegar, just
before serving, add spinach leaves to bowl and toss with vinaigrette.
Add warm mushroom mixture, toss gently until spinach is slightly wiltwilted. Serve war. Enjoy!

Don’t Be a Victim of Unscrupulous
Garage Door Repair Scams
As an independent, professional
garage door dealer in San Antonio, Texas,
I am very sensitive to consumer fears
regarding unethical conduct of a few
garage door repair services in my local
market. As President of the International
Door Association, I am also aware that this
type of activity is occurring in most markets in the United States, including San
Antonio.
We are seeing national television
programs such as Dateline, Good Morning
America and The Today Show, as well as
local news teams across the country,
revealing disturbing attempts to rip-off
homeowners. These undercover reports,
using hidden cameras and actors posing as
homeowners, have shown repair persons
attempting to charge hundreds of dollars
for unnecessary repairs and replacement
items, when the actual “problem” was no
more than a deliberately misaligned photo
sensor – the first thing a professional
repair technician would see upon arriving
on the property.
Typically, these scams are run
through national call centers, which then
dispatch an affiliated repair “technician”
to the customer. In most cases, the unsuspecting customer thought they were calling a local company. Once the “technician” arrives, he identifies a wide array of
problems associated with the door system.
Typically, the repair tech will want to
replace components that are not broken or
in need of repair or replacement, i.e.,
rollers, drums, photo eyes, the opener, and
so forth.
The companies that exploit unsuspecting homeowners by grossly overcharging for garage door repairs most
often advertise as local companies. Some
even advertise under names that are very
close to the names of established, reputable, local garage door companies.
You can navigate around these disreputable enterprises by arming yourself
with information. Here are some simple
tips that will help you avoid being ripped
off:
• Find out what a new garage door
would cost. It’s quite easy to do if all you
are looking for is a basis for what an ordinary replacement door would cost. If the
repair estimate is higher than that, you
know you have a better option. You may
even decide you want a nicer, newer and
safer door system once you see what’s
available.
• When calling a local company, ask
for a general estimate over the phone, if
you can generally describe what’s wrong
with your door. Also, ask for their physical address. Deal with companies that
have a local presence, and not just a phone
number.
• Look for the “IDA” logo, which
indicates the company is a member of the
International Door Association. All members of the IDA agree, as a basis for membership, to abide by a Code of Business
Conduct that, among other things, prohibits any unethical activities in sales,
installation or service.
• Look for “IDEA Accreditation”
when selecting a repair service. This designation is the garage door dealers’ only
independent, third party credential for
companies that install, service and repair
overhead garage doors. These accredited
door dealers have been tested and proven
to be knowledgeable of proper industry
practices, guidelines, safety, and professionalism and must maintain continuing
education to remain accredited.
• Use common sense. If you have a
broken spring, and your door was previously working perfectly well, does it make
any sense for a repair person to then tell
you multiple components on your door
system are in need of replacement?
• Check references. Ask your
neighbors who they might have used for
garage door service in the past, and who
treated them professionally and performed
quality work at a fair price.
One cautionary note: broken
springs are the most common reason for
garage door repairs, as they should be.
Springs are dangerous and should only be
replaced by trained professionals. Many
doors have dual torsion springs, which are
mounted above the garage door opening.
When one of these springs breaks, a good
technician will advise replacing both
springs, even though only one is broken.
Most springs in residential applications
have an anticipated cycle life of around
10,000 cycles, meaning 10,000 openings
and closings of the door. Assuming both
springs were installed at the same time,
when one spring breaks, the other is likely
to break in the near future. Replacing
them both will save the homeowner a second service call.
But don’t let yourself get grossly
overcharged for simple repairs on your
garage door. If you still have questions,
