Madeira
Resorts
The beautiful island of Madeira, known as the ‘Jewel of the Atlantic’, is situated 600kms off the coast
of Morocco and is easily reached with direct flights
from major European airports.
The islands natural landscape is truly breathtaking,
with over two thirds of the island being protected,
and a large expanse of forest declared by UNESCO as
a Natural World Heritage Site. The dramatic contrast
between alpine lush green mountains and the balmy
temperatures along the coast makes the island a

Madeira Beach Club, Funchal
Our first resort, opened in 1987, it forms part of the 5 star Madeira Carlton Hotel
complex. With direct sea access, multiple eateries, indoor and outdoor pools and
it’s proximity to the city centre, makes this a firm favourite with members.
Pestana Palms, Funchal
Opened in 1993, this lovely oceanfront resort is the winner of numerous awards
for hospitality. The centrepiece is the Clubhouse, a lovingly restored building,

The Algarve with its mild climate, abundant sun and gentle
rain, make this a region where there is a wide variety of
plants and animals, many of which are indigenous to the
region and fill it with sounds, colours and aromas that are
well worth taking some time to appreciate.
The region has a wide range of different areas where
nature is still to be found in an essentially pure state.
These protected areas are where animals and plants are
kept safe from the dangers of modern life and are visited
by migratory birds.
Countless species of birds, some of them extremely rare,
and others that are in danger of extinction, concentrate in
the Algarve countryside and can be easily observed by

Portugal is a country with a rich culture, and each region
has its own particularities. This is certainly the case with
the Algarve, where you can see people’s way of living
through their arts and music and confirm how different
they are from other Portuguese regions.
Even today, you can still see the Moorish influences and the
legacy of five centuries of Arab rule. Just look at the
ceramics, the flat woven baskets, the chimneys with the

The local culture and many of its representing works are

Algarve
The diversity of its nature is one of the great strengths of the Algarve region of

Selected Resorts
Currently there are a total of fourteen Pestana
Vacation Club resorts, 6 on Madeira Island, 6 in
the Algarve and 2 in Brazil, available for internal
exchange to members who qualify to use our
Pestana Exchange Network (P.E.N.).
These resorts are featured in the upcoming pages. Exchange cancellations made within 14 days of the check
in date, will be subject to the forfeiture of the exchange fee
P.E.N. exchange terms & procedures paid.
The exchange rights and privileges attached
to your membership cannot be transferred in
the event of the sale of your week(s). However,
if you have willed the remainder period of your
membership to a third party, they will, by the
payment of any applicable fee(s), be allowed to
exchange said membership within the P.E.N.
System.
All maintenance fees of the weeks being banked must be
paid before the time of exchange. Weeks borrowed one or
two years in advance to be deposited internally, will pay the
maintenance fee at the rate of the year that the exchange
is confirmed for.
In the case of a split week exchange, the normal exchange
fee will be charged for each of the 3 or 4 night periods.
Any Pestana Vacation Club week(s) that were Periodically, Pestana Bonus Weeks are made available;
purchased privately after the 31st of January they are for the exclusive use by Loyalty members.

Exchanges are accepted on a ‘first come, first served’ and
‘like for like’ basis, unless agreed by the Member and P.E.N.
Reservations. No waiting lists for requests are kept, but we
will always offer alternative dates and or resorts.

As with the ownership of any property, there are annual
running costs incurred. Local taxes, VAT, utility costs
and maintenance, cleaning, security, to name just a few.
As a Pestana member you have the luxury of knowing
that costs are controlled; and, that you have that
assurance you will not be faced with large unjustified
increases, because, any increase year on year, cannot
exceed the official government quoted inflation rate
Your home resort fees are levied in Euros. A Sterling
equivalent is shown on the invoice. The conversion rate
used will have been the one that applied on the day that
the invoice was produced. You can elect to pay by
cheque in Sterling or Euros. Alternatively you can by by
credit card in Euros.
Your apartment is fully furnished and will have an
equipped kitchenette or full kitchen facility. TV,
radio, all bed linen and towels are provided,
increasingly they may have air conditioning and
DVD players. We service our apartments on a daily
basis. All you need do is bring yourselves! Oh, and
some clothes of course.

Seasonal Rules
As with the use year, seasons are based on the
calendar year January 1st to December 31st.
There are 3 seasons within the use year - Peak,
Mid and Low.
These vary from location to location and the
following rules apply:
A Peak season week can be exchanged throughout
the entire year.
A Mid season week can be exchanged with its own
and the Low season periods.
A Low season week can be exchanged only within
its own seasonal period.

2. How much does it cost to become a Loyalty member?
A registration fee is payable at the time of enrolment, this cost depends on the number of weeks owned
and it covers the entire length of the lease.
3. What are the annual costs of membership?
There are NO annual membership fees to pay. Once registered, you only pay for your exchanges, which is
at a much lower rate than through P.E.N (Pestana Exchange Network)
4. How late can I request an exchange?
Exchange requests can be made up to 7 working days before the check in date, subject of
course to availability.
5. How far in the future can I Bank my week?
Members can bank their weeks up to a maximum of 2 years prior to their starting date.
6. What are Pestana bonus weeks?
These are weeks at Pestana resorts that are predominately in Mid and Low season periods, that can be
booked by Gold, Platinum and Prestige Loyalty members for just the cost of the relevant
resort apartment maintenance fee. Subject of course to availability,there is no limit to the number
of bonus weeks a member can request.
7. What are Partner resorts?
There are an increasing number of quality resort companies who, like us feel that their members
do not necessarily enjoy the level of quality exchange options and availability through the more
traditional holiday exchange providers. They therefore are happy to offer an informal, private
exchange option to Pestana Gold, Platinum and Prestige Loyalty members.
8. What is meant by ‘split week’ exchange?
To increase the flexibility to owners we are able at certain Pestana resorts, offer the option to split your
week’s membership into a 3 night and a 4 night stay at different times and/or locations. If you choose to
use this option you will pay the relevant exchange fee for each visit.
9. If I buy weeks at a Pestana resort privately, can I add them to Loyalty?
We regret that unless your weeks were purchased through an official Pestana agent they cannot
be used to access the P.E.N. Nor do they qualify for Loyalty benefits.
10. If I inherit a week at a Pestana Vacation Club resort, can I add it to Loyalty?
Yes, providing the week(s) was purchased from an official Pestana agent, then any week inherited can be
included in Loyalty.
11. Why is there no set discount for Web offers from the Pousada and Hotel divisions?
Each division works as a separate entity within the Group structure, their marketing structures
differ greatly from ours as they are dealing with time in a different way. Therefore it is extremely difficult
for them to offer a set level for long term discounts. Each enquiry/booking we make on your behalf will
qualify for the best discount we can obtain at the time.
