Portfolio Overview
1400 Building- The “1400 Building” is a 30-unit condo/hotel/timeshare located within
the Liki Tiki Village Resort. This operating resort includes a clubhouse, lobby and

heated swimming pools, two Jacuzzis, a wading pool, pool house building, water park

Sales Center- Known as the Club Navigo Reception Center, this 16,075 SF, block and
stucco office building was built in 2009 and is completely built out and operating as a
resort sales center. It is located on over two acres of land and has a large parking lot with
46 parking spaces.


Location: located at 17777 Bali Boulevard, Kissimmee, Florida, directly off U.S.
Highway 192. The 1400 Building is located within the Liki Tiki Village Project.
The 1400 Property is on the western boundary of the Liki Tiki Resort, bounded on
the west by the county line for Lake County on the north by Bali International
Resort Club (sometimes referred to Bali I, being the initial phase of development)
and on the south by Isle of Bali II.

Project Description: The five-story masonry building was completed in 2007, is
100% turnkey, includes full FF&E, and is currently operating as a hotel. This
operating resort includes a clubhouse, lobby and reception area, two lighted tennis
courts, a basketball court, children’s playground, two heated swimming pools,
two Jacuzzis, a wading pool, pool house building, water park recreational facility,

Timeshare Declaration: A Declaration of Covenants, Conditions and
Restrictions for 1400, a Timeshare Resort, was recorded on February 11, 2009 at
O.R. Book 9827 beginning at page 4654. Although a timeshare resort was created,
it is not a condominium and no units were sold pursuant to the Timeshare
Declaration and therefore the Timeshare Declaration can be undone if desired.
The property has been used in the interim for transient stays and as a hotel.
o The Timeshare Declaration allows for the creation of a floating use plan or
a multi-site timeshare plan. It also reserves for the developer the right to
operate or permit the operation of a nightly transient accommodation
program, rental program or hotel using its timeshare interests as it
determines in its discretion.

