Why the City of Langley?
 We recognized the future growth potential of the area and in
particular the property provided the visibility, accessibility and space
to build a luxury auto mall
What is the trade area of your clientele?
 The Fraser Valley, but we expect to draw more clientele from outside
the trade area as regional road infrastructure continues to improve
How would you compare developing in the City of Langley to other
municipalities in the Lower Mainland?
 We found the City to be very professional and welcoming. The City of
Langley support has also been noticed and appreciated by our
automotive manufacturer partners

Why the City of Langley?
 We have been looking in Langley for the past 10 years. We feel that
Langley is a key town centre that services both the Surrey and
Langley demographic
How would you compare building in the City of Langley to other
municipalities in the Lower Mainland?
 The City is very proactive and very responsive. I can say that the City
took a legitimate interest in having us in their municipality and they
help you with your plans and give you good productive feedback to
expedite the process

What are the long term plans for Willowbrook Shopping Centre?
 We are in VERY preliminary discussions with the City, Township and
Translink about the potential of light rapid transit on Fraser Highway and
are under taking a VERY preliminary master planning exercise which
would contemplate the development of new retail, office, residential and
potentially a hotel. Densification of the site makes only good sense.

Why the City of Langley?
 Interesting things are happening in the City and we felt there is an
opportunity to build something consistent with the City’s vision of high
density to capitalize on a high end condo market that does not currently
exist in the region
Who is the target market?
 For residential the target market is well established empty nesters that
would be downsizing from acreage in Surrey, Langley & Abbotsford
 For commercial the target market is businesses that desire close
proximity to transit: drug stores, banks, medical, dental and professional
What is the pricing strategy?
 For residential asking prices will range from $500 - $1,000 + psf
 For commercial asking lease rates will start from $36 psf and sale prices
have not yet been determined

In Conclusion

The City of Langley is a very small yet densely developed
municipality, but despite this there are some very
interesting projects and future plans in the municipality

City staff are very helpful and motivated to assist
businesses and developers do business in the City of
Langley – all developers and businesses interviewed in this
exercise had nothing but positive things to say about City
staff

Get creative, source change of land use opportunities in
the City of Langley and bring forward your ideas – city staff
has an open mind to development
